Hi All,

I am in the verge of finalizing a site in Kodichikkana Halli. As I am going for the composite loan with Federal Bank (because my friend works there, processing would be faster) as a first step, I need to get into an agreement with owner.

Could you please share template that needs to be used for agreement and what should be the stamp paper value that is required? Also, what is the standard time that I can ask from owner before I go for the registration?

It all depends on the bank where you are getting loan. ask them for stamp paper value and also time they may take to disburse amount. If they say has 1month then get 2months time from owner for registration because there will be one or the other delay. I think you can get template in xerox shops near sub-registrar office.

Price is in the range of Rs. 3,000 to 4,000/sq.ft. Most of the sellers takes only the Government Value in the DD form, rest wants in Cash type. I feel the Govt Rate is around Rs. 1000/sq.ft.

Few people says there are some issue for few sites with the original land lords. But recently what i heard is that, it is sorted out with the society and agreed that, the land owners get some percentage of amount for each site sold here.

Read through this thread. There was a mention of the survey numbers. I dont have it saved on my laptop but the survey numbers were mentioned. I have purchased a site here and have had no issues with khata transfer and such.

Hi All,

I saw a DC converted land in Varthur where as the entire land comes under A Khatha. Builder is saying that I will get the 'A'khatha from BBMP for individual plot also of If I pay Betterment charges. I know it was there earlier that we get the Khata if we pay Betterment changer. I think that facility we do not have now.

can any one calirify me on this whether I get A khatha or not if I pay Charges?

As far as my experience goes (I have dealt with), if the entire layout has A khata (A khata for layout is issued only if it is DC converted), you can get the individual A khatas if you pay betterment charges. BBMP person will tell you how much is the betterment charges if u provide the details especially dimension of the property. The better way to deal with that is go to respective BBMP office and meet one of the tax collector and ask him to help you get A khata. He will take some Rs 2.5k as handling charges and will give all the required details. He will get it done in 2/3 weeks maximum.

Hi Ravindrabpl,

According to me this is how it goes:

How can someone have 'A' khata for an entire layout?? When the land is DC Converted, you are eligible for getting a Khata by paying betterment charges.. So you get 'A' khata for an entire stretch say '1 acre' by paying betterment charges for that extent. Then in ur case if that land is broken into different sites, why do u want to pay betterment again when it is already paid?????? So here, he gets 'A' khata for the entire stretch and not the individual sites.. He can get only sanctioned plan for the entire stretch(like construction of Apartments is possible).

To get individual 'A' khata, the developer should get the land DC converted, then form sites with Proper roads and other amenities as mentioned in the layout plan. Then the individual site owners have to get the 'A' khata by paying appropriate betterment charges(based on the dimension of the site) to BBMP and get it done....

But BBMP does not have jurisdiction to approve the layouts.

They may be providing the A khata for the old plots as per the village records or grampanchayat records. But they do not provide any A Khata unless the layout is approved. Thats why the Akrama-Sakrama came in middle.

It means though lay out approval is not there and the land is DC converted and entire land is A khatha and If the made the land with invidual plots we get the A Khatha for Each and every individual plot?I do not think ..we get the A khatha since layout is not approved.

Hello All...

I am renovating my flat (around 1000 sq feet). This includes, Re-tiling (vitrified priced at around 70 psf), changing electrical boards,
modularizing kitchen and paining (Emulsion paint). no major wood work.

Labor Charges :
Tile Fitter - 15 Rs Psf for floor tiles. (is wall tile fitting cheaper than floor tiles?)

Electrician: Flat contract of 8 k. This includes entire re-fitting of boxes, creating few new points, and other fittings like fan, etc etc almost thing rleated to power. Material to be provided by me.

Plumber: : So far have spoke to fe of them. Reasonable one are quoting 6 to 7 k per bathroom. This includes re-piping, re-fitting, water heater, washing machine. Kithchen will be charged exta. In all it is costing me max of 14 K(2 bathroom) + 2k(kithchen). Material to be provided by me.

Carpenter: : Exploring options. not sure how much they would charge. in all carpenter work is limited to re-sizing doors after tiles are fit and couple of odd jobs.

Painter.: : Full Contract 30K with material and labor. Premium emulsion paint ( 2 coat putti, one coat primer, 2 coat paint)



Is removing exiting ceramic tiles done by plumber or it is generally charged extra? If extra how much is it charged?
Are these rates reasonable? Need more inputs on Carpenter and Plumber negotiations.Any good reference of plumber
or carpenter with reasonable charges would help. please PM me thier contact.


Will keep updating as i progress. Last but not the least. if i find the workmanship good, i would definately recommend
them over here.

Is it BDA itself has given two sites as 100/A and 100/B? Or Is it the seller has bifurcated the site? As per BDA law you can't bifuracate any site. But after handed over to BBMP they can bifurcate.
If BDA itself has split the sites and allotted to your sellers, ask BDA to put the number. But they will take money and time. Instead as your owner suggested you can put a stone to give credibility to banker.
If it bifurcated by BBMP then BDA will not agree to put the number. You will have to do it yourself.
Since lawyer has cleared it, it should not be a legal issue.

Ask the bank to use some common sense and go by the schedule (checkbandi) of the title deeds issued by BDA and complete the processing. It is ridiculous to ask you to run behind BDA for a silly reason such as this. The site markings and identification stones do not stay forever, they do get stolen or washed away. tell them the site identification stones have no bearing on the completeness of the documentation. If the bank still insists, you can get a stone painted in yellow and the mark the site numbers and have it installed at the site. It takes much less time and effort to do this than get it done by BDA

Looks like there might be some litigation.

I have finalized a plot in first block (2100 range plot numbers). i approached a lawyer today and he said that there was a case going on and not sure if it is resolved or not. i have given the documents for legal opinion. however he suggests us to verify with locals who own plots in that block and check if there is any such litigation going on. Even though the seller is having the original BDA khata and registration certificate, my lawyer says that u can get it registered or sell to others while the case is still pending. i will wait till the legal verification is complete and try to contact some locals who have constructed house there.

If any one from this forum owns a plot in the number range 2100 and above or familiar with the area have any info on this, please share it. It would be very helpful.

Hi,

I would like to know the current market price for sites (60x40 & 50x80) in SMV layout 3rd block.

I visited there recently after a year long. I see no developments being done from BDA around 3rd block. There are no basic amenities also planned as far as I heard from others.

1. Also, I see the 60feet road still blocked by a 30x40 house and a banyan tree (probably a temple). Is this not going to be cleared or is there any legal problems?
2. Are there any legal issues around 3rd block?
3. Can anybody please shed some light on the price-range near 3rd boc SMV lyt, (right now Nov 2012)?

I attended today's Association meeting (Anjanapura 10th & 11th Block Owners) as per Sree's guidance.
Had a very nice experience and this is very much needed for our voices to be heard and get our basic necessities addressed and other amenities.

We need more help participation and registrations for our Association so request all the Anjanapura 10th & 11th block owners to join asap and get our voices heard.
Also we can get our doubts/informations addressed with the help of our Association members and others who have already build houses here.

What is the current price in this block for a NF 30*40 site? This site is near Karishma Farm. How is the growth prospects in this area? Will there be a direct approach road from kanakapura road? Then there is a small patch of slum. Is this illegal occupation? Please let me know.

We have a site in RLF phase 3 (Not from developers quota but BDA allocated ). Do we need to apply separately for water connection? (All application, fees etc...)
We are entitled to get this since its BDA site.

Price of a 30*40 in this layout is app 2200 end of last year, and after few months, somewhere between Feb-Mar this year it was 2400 for a 60*40 north facing. When I checked the brokers around July they said its 3000 .. This is the real picture, no guess work. If you are able to find one plot and negotiate it to the price mentioned by "ardesarchitects" we could envy your bargaining skills Anyway I don't find any legal issues here, atleast the plot I purchased(and the two other sales) had no issues. I agree that accessibility is a major concern here, you definitely require a personal vehicle, no big shops around, its a good place to live though. When I was planning to buy here I read some quotes in internet saying 1200-1500 is the correct price for this layout, I spent quite a time finding one in this area within that price range, also looked at JP Nagar 8th phase(Nayak Layout etc ..), but couldn't get anything .. either the owners are demanding more or the legal status is not clear(like no conversion etc .., heavily priced Nayak layout is not converted and its located very close to BDA..). Do through research and bargain more, all the best.

I was looking for a 30*40 BDA khata site in Telecom layout and came across only 60*40 size. The price surely over my intended budget and if anyone ready to buy combined ( I do not know whether it is possible to have the site divided and register separately, if possible then only we will proceed further), then I can approach the broker. There is one north facing and two south facing plots and the price quoted is 4200/sq.ft and 4000/sq.ft respectively. If anyone interested please let me know.

That is too high a percentage of black money that he is demanding. Maximum demand is generally 25%, though you should desist from paying that also to do your bit.
Anyway, practically speaking, there are people who are willing to sell their property completely in white and you have to specifically and firmly tell your broker or agent that you need such sellers only. In fact, I was and is one such seller, who sold the site in white (same value as you are quoting) although the broker insisted/cajoled that there will be few buyers who will pay complete white.
Brokers will certainly work towards your requirement of site without any black money portion as they also need to earn their commission, though they might try very hard to adjust for black money payment as that will ease their work very much.
At the end of the day, it is your conscience and your contribution towards a corruption-less society that matters while taking such decisions.

I have paid all in white for my real estate transaction even though the builder gave me an option to pay 10% cash which i did not choose. I am sure there will be many such seller who will agree for all white transaction.

when you sell later for white then u r capital gain is more and so is u r tax

If your only concern is "withdrawing and traveling with large sums of cash from bank", as already suggested - you can ask the buyer to collect it from bank.

Btw, the goons are trying hard to convert blacks to white. I wonder how you gave up to converting you hard earned white money to black so easily. That is a hefty sum of white going into black. Anyway, since you are in the midst of the transaction and done part payment, just go with it as it is wrong time to ponder over. But keep the future transactions (of same deal) bold and wise.

We are currently applying for a loan with hdfc and the layout plan we have has some signatures but does not have the bda stamp on it. HDFC says they cant go ahead without getting a certified copy and we are having a tough time getting it.

I am looking at buying a site in this layout. I will be grateful if you could help me with the following details -

1. Water and electricity have been made available for ALL sites in the layout now? See a huge water tank - but is it ready to pump water currently? - same with electricity?
2. Is there any monthly maintenance charges to be paid?
3. Could you please let me know the current rates? - should we be avoiding any sites in any particular locations within the layout - particularly in the far end of the layout - should it be priced relatively lesser?

High end models - Legrand and Crab Tree
Medium Range- Havells,Scheneider
Low- Anchor series,Lisha etc..

I would like to know in the medium range what I have mentioned above(Havells & Schneider) which is of better quality in terms of durability & maintainence,service interms of ease in replacing them and cost effective out of these two. As Iam in the process of deciding which one to use .All your expereince and suggestion will be appreciated .

To the best of my knowledge from what I have heard and seen, none of the switches you have mentioned have any product quality issues. So would recommend you to buy as per your budget requirement.

Here is the thumb rule for CFL equivalents.

1) 40 W Bulb = 11W - 14 W CFL based on the area of lighting.

2) 50 W Bulb = 18 - 20 W CFL

3) 80/100W Bulb = 23 - 25 W CFL

FYI, Philips Regular CFL Tubes comes with 3 types of CFL's for the same Power consumption/wattage, but different intensity/Brightness level. All these are available starting from 5W, 8W, 11W, 14W, 18W, 20W, 23W, 28W...etc


1) Essential: Which is cost effective and entry model

2) Genie: Mid level, bit pricier with higher Intensity for the same wattage.

3) Tornado: Premium CFL's, highest intensity and premium charge.

Also for Tube lights, Ensure to go for Electronic Ballasts which are most efficient and consumes very less power(less than 1W), whereas conventional copper coil chokes consumers an average of 10W, bulkier, makes humming noise in certain cases and in some cases it takes longer time to lit the tube light.


NOTE: CFL tubes to be handled very carefully. They contain dangerous Mercury. Please handle it with special case, Especially in case of damage or disposal. Leakage of Mercury is very dangerous for Human beings and also to the environment. Do not through it somewhere. This needs to be systematically disposed like e-waste.

I planning to buy vitrified tiles for my flat as the builder is providing very plain looking unbranded tiles. I would like to go for better tiles atleast for the Living and Dining area (about 500 sqft). Price range is from 60 to 80 Rs and would be good if I can get vitrified tiles that has Marble finish in that price range.
I have heard that scratches on the light colored tiles are more easily visible than the dark colored tiles, is this true? I prefer light color only for the living and dining and dark color is ok for Kitchen. Can I get light colored tiles that dont easily get scratched.
Can I get vitrified tiles that have good glossy finish but still are anti-skid? I have marble flooring in the current flat and if water is spilled on the floor it is not easily visible and leads to skid. I believe vitrified tiles will also have the same problem, so looking for tiles that have good glossy finish but dont have the problem of skidding.
Also looking for dark color tiles for Kitchen floor, should I go for ceramics for this?
Please suggest good quality tiles from any good brand like Kajaria, Nitco or Johnson that are scratch resistant and a good place to buy the tiles where I can get good discount.

Hello All,

I have been a user of this forum and its predecessor MSN group. I have benefitted immensly from this forum.

At last i am going to start construction of my House from Jan-2013. I plan to use this thread to share progress and request information from you all. So let me get started...

I have come up with a sketch using just EXCEL. I have discussed it first with my spouse and then with the contractor to whom i am planning to give the project. I have attached the plan with this post. It is a duplex on a 50x80 plot. I plan to use only the 30 feet at the back of the plot for my house and leave the rest for construction at a later point in time. Any review comments about the plan are most welcome.

I have started getting the plan drafted by a Guy who has office near the BDA office that approves the Plan.

My suggestion is to leave 7 feet for stairs. 6x3 is too small, you can leave 7x3 without any change in plan.

50x80 is a good size plot, you can construct a very good house on such a plot. I have seen many people who leave space in the front with the intention of using it in the future and the plan never materializes and they construct and live in a small cramped house. I hope you have a good plan about what to do with the open space in future.

you have to take into account the width of the walls. For the living room of 12x13, assuming the width of the walls are shared equally amount adjacent rooms, the living room will be 11.25 x 12.25 Feet. If you consider 3 feet door and walking space from the door to the interior of the house, the living room will be too small to fit large sofas, coffee tables, side tables, etc.

Hi Guys,
I am not sure if some one can give 30% discount with proper bill.I get flat 18% (inclusive of vat) discount on all ebco products (except few), 20% - 30% on hettich products.
This is what i get from my vendors on taking in bulk numbers.
30% discount is just a fake for sure,they give 30% and add 14.5% tax on bills so the effective is less than 15%.But in any case check if some one is ready to give so much discount.
In case a group of people forms the requirement i can get it in better price for sure.Individuals mail me the requirement i can make group purchases for you.
I cannot assure a better price deal but a better product for sure, so please do your market research before coming to conclusion.

You should decide between veneer and laminate on these factors
1.Decide on your budget first
2. veneer wardrobes and tractor emulsions paints to walls doesn't look good ( along with veneer other finishes should also match )
3.Scratches on veneer is not easy to be made ,unless some one intentionally makes it .
4.Veneer costs minimum 200/- per sft more than laminate finishes units
5.Laminates fade over a period of time ,they don't get damage in 5 years ,if proper glue is used it stays for not less than 20 - 30 years.But they fade so badly by then
6.Veneer can be re polished and made it to brand new look any time
7.Veneer are available and good looking only in wood shades can't get trendy designs in veneer finishes at all

I do agree that for the wardrobes, depending upon the budget we can go with the veneers.

You cannot use the veneer for kitchen at all,its difficult to maintain with oily stuff around.Also chances of scratches are more due to sharp objects .

I agree with Praveen on avoiding veneer for kitchen. I stayed in a new apartment for 3 years. The veneer on the shutter close to the hob was peeling off the edge after a year or so and it was difficult to fix it.

Cost of construction depends on whether you would want to go for a full contract or a plain labour contract. There is a gentlemen in this forum who completed at 1000/ SFT @ Labour contract....howz that???

Were you able find the dealers for steel pole kitchen cabinets in Bangalore? I also liked this idea of using steel pole for kitchen cabinet as should will be stronger compared to plywood. But wanted to know feedback from someone who has really used this for their modular kitchen as I am worried about the final outcome (fit and finish) and if it will be same as modular kitchen.

There was no proper response from Bangalore dealers of Sterling-wp who deals with Aluminium pole cabinets. There was a good response from Chennai dealers and am planning to visit their shop this month. There are even ready to supply to Bangalore but only concern is need a carpenter / labour who can install those Aluminium pole cabinets in bangalore along with normal ply shutters.

Vimal, My understanding is that Godrej kitchen is completely steel that is both the cabinets and shutters are made of steel. But the steel pole cabinets that I am referring to is just the steel poles that is used to make the cabinets. The shutter have to be installed on the steel poles. Rajasekar, Please keep the forum updated with your findings from the Chennai dealer. I was of the understanding that sterling-wp deals with only steel pole cahinets. Are you checking with someother vendor for aluminium pole cabinets?

Sliding wardrobes carcass can be done in ply or block board.Shutters has to be in block board (preferred water proof in case of no lamination in side since it bends due to large size shutters)
Go for simpler railway style railing system with wheel down side.It doesn't shake like the one fitted on top.

Thanks all. Rajuraikar, I did find a dealer who deals with Athungadi and other flooring options. Because the craftsmen are from Chettinad, the cost-effectiveness is gone. Also, the tile-layers are specialized in the craft and hence the cost is higher in that area as well. Overall, the cost comes upto vitrieied tile rates!

I had the same situation, these sites are initially given B Khata by the panchayat authorities. So every owner in this layout should go to BBMP Begur office and if they possess a valid panchayat provided khata, its getting converted to A Khatha. No owners are doing it unless they come to a point where they wanted to sell it, the conversion might cost them app 12k for 30*40. I had converted A khatha and before buying the plot went to BBMP office with the photocopy and verified that its actually converted as per the rules. After buying the site I was successfully able to convert that on my name with out any difficulties, the same is reflected in BBMP records, I paid the tax on my name.

@raghuhb: best thing would be to check with a lawyer. It depends on whether the area was under BDA or BMRDA jurisdiction when the panchayat issued the khata, if it was then that khata is most likely a bogus document.

The developer would have A-Katha for a single piece of land. There is nothing like A-Katha for layout.
Just because a developer has A-Katha for a piece of land, he can't simply split it into plots the way he wants and call it a layout.
One has follow BDA norms and get BDA approval.
Otherwise the layout formed will be known as "unauthorized" and and you won't get A-Katha for the individual plots in that layout.
You can get A-Katha by paying betterment charges for such plots. However, AFAIK, one has to wait till Akrama-Sakrama opens for this.

@binost: First and foremost, A Khata or B register is just an account for BBMP to collect taxes, it is not a certificate that layout is authorized and good. As hkrish says developer can get 'A' khata for entire land with conditional affidavit in some cases they also bifurcate the khata to sites, but this does mean the next purchaser of a single site will get A khata.

As per current market , In 3rd block price is around 2750 rs/sqft. If you are going to buy from direct allotted person then there wont be any problem. But please check legal things with lawyer before proceeding.

I plan to construct my home very soon(december),but haven`t planned it.I would like to get my building plan done with an architect,but don`t know where to get a good one.I plan to construct the house myself,but need to get a plan.So suggest me a good Architect,who is affordable and gets me a outlook of the house(3D).Am planning for 2 carpark in Ground floor with 2bhk,first floor 2BR house and 2nd floor 2BR house on 30*40 west facing site.

I have a proposal of 3 acres converted land near Doddballpura road which is 200mts from the main road. The owner is Quoting Rs.80 Lakhs per acre post negotiations. I am not sure if the deal is worth as i have no clue about the surrounding land rates.

Can you please share your views on the same:

1. As a investment and future developements
2. Want to buy along with 1 or 2 induviduals.
3. Can a layout be formed post buy?
