Hi all,
Below mail I've received from Sugati - a non-profit developmental organization aiming to bring social development through child education. Sugathi's President Srinath was a former colleague of mine and he was always passionate about social causes. He started Sugati way back in 2007 along with couple of friends and have been supporting Sugathi all these years.
Please go through below post and lend your helping hand for the people in need. Yesterday there was an article in news papers that a lady was dead who was one of the member who lost their home (http://newindianexpress.com/cities/bangalore/article1433358.ece). Though there may be many other sever conditions in any other part of the world, we now have the opportunity to work with the passionate people and lets take part of the cause. Please don't forget to pass on in your circle also.

Hi,
You might be aware of the recent developments involving demolition of Ejipura EWS Colony by Bruhat Bangalore Mahanagara Palike on 19th Januray with the help of police force. Nearly 2000 men, women and children turned shelter-less. Keeping aside the legalities of residents, in an inhuman gesture, Govt has done this to allow construction of a shopping mall.
As an association of socially responsible, committed individuals, we propose that Sugathi should help them in whatever way possible, within our feasible boundaries. This can involve helping in terms of funds, food, water, material like food, blankets and winter wear etc. Later we can plan to help those children for education, in long run.

The team working at Ejipura Slum (near Koramangala) ensuring basic necessities like food and water reaches them needs support all day today also. They are just around 5- 6 people trying to support close to 1500 displaced men , women and children. They have been tirelessly working since last Saturday since the entire land had been made flat. Akshay Patra is supplying major portion in the night, but there is shortage for close to 500 people everyday.
SUPPORT NEEDED : Funds to buy food , anyone who can supply food on time especially for dinner , blankets for night , Volunteers who could help in local logistics of distributing food. Contact Gee: 85475-09848 OR Sumathi: 98451-65143 if you are willing to volunteer , provide funds or supply food packets . We do not know for how long they would need support since most of them have no means of finding another place for stay. Few have left in the past few days taking loans for paying a hefty advance amount.
The people on the land with no roof above are burning plastic, old pieces of wood to ensure safety and to fight cold in the night . If anyone has better means of providing lights , it would help in ensuring children are not exposed to toxic smoke everyday .

The team working at Ejipura Slum (near Koramangala) ensuring basic necessities like food and water reaches them needs support all day today also. They are just around 5- 6 people trying to support close to 1500 displaced men , women and children. They have been tirelessly working since last Saturday since the entire land had been made flat. Akshay Patra is supplying major portion in the night, but there is shortage for close to 500 people everyday.
SUPPORT NEEDED : Funds to buy food , anyone who can supply food on time especially for dinner , blankets for night , Volunteers who could help in local logistics of distributing food. Contact Gee: 85475-09848 OR Sumathi: 98451-65143 if you are willing to volunteer , provide funds or supply food packets . We do not know for how long they would need support since most of them have no means of finding another place for stay. Few have left in the past few days taking loans for paying a hefty advance amount.
The people on the land with no roof above are burning plastic, old pieces of wood to ensure safety and to fight cold in the night . If anyone has better means of providing lights , it would help in ensuring children are not exposed to toxic smoke everyday .

I purchased an agriculture land 1 year ago, We recently entered into an Agreement to sell the land. The present owner of the land is my Mother (land is registered in my mother's name) but the buyer paid 1 lakh rupees and took signature on the agreement paper by my Grandmother(not the owner of the land) who lives in the same village where the land is, because he didn't want to take any trouble coming to bangalore which is 140km from where he lives. We live in bangalore and our grandmother lives in the village where the land is there.
The land is 2.42 acre in total out of which 12 cents that touches the road has been mortgaged by previous owner in SBI bank for buying a Tractor 5 years ago, the bank took back the tractor, but the recurring interest hasn't been paid by the previous owner. We were informed this when we purchased the land and we were okay with it as the previous owner is making his own arrangements to pay the balance amount to the bank and willing to clear this mortgage on his expenses.
The entire land got registered in my mother's name without any issue, but the mortgage entry shows up in the encumbrance certificate. Which we are aware. Only 12 cents land is in bank mortgage and the other 2.30 acres is absolutely clean title.
Due to sudden requirement for money(health issues) we wanted to sell this land. Now the person to whom we are going to sell this land seems to be afraid of this mortgage issue and seems to be wanting to take his 1 lakh rupees amount back which he paid at the time he entered into agreement (signed the agreement paper). We got this buyer through a mediator, we informed the mediator months ago about the mortgage, but the mediator doesn't seem to have told the buyer about it and canceled this matter until the agreement is over for his commission, now the buyer says that he doesn't know about the mortgage and asking to reduce the sale amount.
Both the Mediator and Buyer asked us to visit the village last week for the land registration, we visited the village, after visiting, the buyer said first the survey of the land has to be done and that the surveyor will come only in the first week of february, I asked the buyer to go for the registration and take the survey at a later date when ever the surveyor comes but he didn't listen. So we returned back to home (bangalore). For survey we paid the mediator five thousand rupees.
Now the buyer and mediator are calling us again to visit the village for survey and land registration during first week of february.
For them it has become like a kids play calling us to visit when ever they like, my mother has health issues and she is quite old to travel again and again. And that I have to take leave from my work on loss of pay.
I am planning to tell him that once we(my mother and myself) already visited the village on my own expense as he(buyer) said that he will go for registration, that didn't happen anyways in our first visit. And now he is asking to visit once again.
How good is it to ask him(buyer) to pay for the transport charges for the next visit?
I wanted to ask this because, I am worried if he troubles my mother again and again asking to visit and not do the registration and insist on the survey to be taken first which is uncertain as government surveyor is not dependable and no guarantee if he(surveyor) visits promptly on the date that he gives.

1) You collect a copy of the agreement, get it translated to your known language through a reliable/known person. Based on the content of the agreement, you can decide the best possible way to come out of your issue.
apart from that,
2) its better to meet the original seller and try to get the mortage issue settled and get the NOC from the BANK. If the amount is not very high, better to pay off from your hand and get it resolved for ever. This will make your life easier.
3) Since your Grand mother is neither actual owner nor a GPA holder, entering into a sale agreement to sell a property for which she doesn't have any rights, leads to Fraud/criminal charges against her, if the agreed buyer goes for legal action.
4) Unilaterally, you can't back out of the agreement for your personal reasons. In case you back out of the deal, then mutually you and the buyer need to compromise and you may have to compensate the losses as per the agreement.
5) no way you can ask for any kind of travelling expenses for your transaction, unless it is agreed during the sale agreement in written.
6) If distance is the concern, check out is there an option for registration in that state, like in karnataka for registering a property in any of the registrar office in that state, So that you can make the registration at a place of your convenience like Hosur.
7) Regarding the survey, either you or the buyer need to invest time/effort to get the land surved and document it. If the buyer takes the initiative, then you need to trust him and compensate the expenses. Since proving the stated dimensions of the intended property as per the document lies on you.

I met the original seller and the bank too in the past, original seller along with his other brothers kept another 8 acres of their property along with this 12 cents in mortgage. Original seller says that he will clear the mortgage but takes time. I approached the bank, bank says that all the 8 acre + 12 cents mortgage has to be cleared at a time and they will not be able to separate this to enable us paying only the partial amount to get only the 12 cents cleared from mortgage.
Regarding my Grand mother, if the buyer takes a legal action, would that be a court's civil case or a criminal case in which the person would be put behind bars?

Verification of papers genuinity & survey of the land w.r.to the records is the responsibility of the Buyer. Unknowingly u might have ignored this. Hence you have landed in this issue.

I think your best option is to divide the 2.42 acres into 2.3 acres and .12 acres and sell 2.3 acres with an agreement to sell .12 acres when the loan is cleared. You will get 2 different RTCs.This way you can retain the loan on .12 acres.
ramashome, it appears you messed up big time by not paying attention when you purchased the land. You should have thought about at least basic things like getting survey done before you purchased, getting the mortgage cleared from the original owner, how were you going to deal with the property related transactions if stayed so far etc. It appears that you are purchasing land in Tamilnadu, staying in Bangalore. The best options for you now is to do as TVSH suggested or give a GPA to some trusted person in your village who can handle all the surveyor interactions, registrations etc so that you don't have to travel every time.

As far as I know any agreement would have value only if the parties involved are capable of entering into agreement. In this case; the agreement was made with your Grandmother and not with your mother - so in the first instance the agreement on ground rules has no significance unless your grandmother had a GPA to eneter into agreements on your behalf;
Secondly does your grandmother understands Tamil? Read and write? - if she does not then was there a translator present at the time of agreement? and was there two copies of the agreement made in languages that is understood by both your grandmother and the buyer?
If this was not done then even the agreement made with your grandmother has no value and should be declared Null and Void on ground rules since your grandmother did not meet the minimum requirement for getting into an agreement.
An advocate should be able to give your more inputs once they gothrough the agreement. If you are really keen on going through the sale then take sometime and finish the formalities; make sure .12 cents are clear you do not want to be running behind for it again.

After taking the money from me the previous owner is not at all bothered to respond to my phone calls. But he still have to clear the 12 cents land because along with this 12 cents land he also kept his 8 acre coconut farm under mortiguage. So he is already in the process of pooling up his money to repay the bank.
The land is a straight rectangle and there are farm bunds that separate our land from the neighboring lands. The previous owner would have taken the survey when he was a owner, I have seen one or two survey stones at the border of the land, but I am not very sure.
For 12 cents land, I took risk and bought the land, I was very well aware of the mortgagee. We bought it still, because apart from the 12 cents the previous owner also kept his 8 acres of coconut farm under mortgage for buying the tractor as a whole. So I assumed that when he clears his mortgage, my 12 cents will also be automatically cleared. That was the safety I was thinking about.
I already visited the village as the mediator and the buyer asked us to visit during last week saying that land survey and land registration will be over and that they have the cash in full to pay us. After visiting the village they said they don't have money and the surveyer also didn't come. To prove that we visited the village during last week, I kept all the bus tickets with me.

I think since you are new to the process of buying and selling farm lands,you are being taken for a ride. You can get private surveyors to do the survey. The buyer needs to know if the area of the land is the same as mentioned in the RTC. Once this is confirmed and since the farm boundaries are clear as per your knowledge, there should not be any dispute with the neightbors.
I am still not clear on how you can say that the mortgage is only for the 12 cents of land, if the land is not divided. If the RTC shows 2.42 acres, then the bank has mortgage on the entire extent of the land and not 12 cents.This is what is preventing the buyer from buying your land.

I am no lawyer do not construe this as legal advice. You might be better off consulting a lawyer. Get hold of the agreement and understand your obligations and risk.
1. The only mistake from your side is that your Grandma has signed the agreement papers without having the legal authority to do so. You need to get a copy of the translated agreement to understand what exactly she has signed. You need to create a GPA that gives her the legal authority that she needed. You need to consult a lawyer on how to do that. You can always tell the buyer that you had given GPA to your grandmonther to sign on your behalf(there is no need to show a copy of the GPA and only if needed you can say that you lost the GPA). She is not cheating the buyer as it was done with your understanding and you are standing by the agreement. So the buyer cannot claim to have been cheated by your Grandmother. GPA is a legal document that formalizes the intent of giving legal power to your grandmother.
2.Since there are 2 pahanis, there will be 2 sketches for the land in question with the revenue department. You can ask the buyer to buy the 2.3 acres of land and hold the payment for the 12 cents until the mortgage is released.
3. The buyer at his expense needs to get the survey done as it is he who is doubting the area of the land offered. You can ask him to get it done and let you know if there is less land than shown in the papers. Then you can get a joint survey done. This may change if in the agreement, you have agreed to get a survey done.
4. You be adament and tell the buyer, if he does not get the land registered within 3 months, you will cancel the agreement as you do not intend to sell the land anymore and you have arranged the funds needed somewhere else. I am no lawyer do not construe this as legal advice. You might be better off consulting a lawyer. Get hold of the agreement and understand your obligations and risk.
1. The only mistake from your side is that your Grandma has signed the agreement papers without having the legal authority to do so. You need to get a copy of the translated agreement to understand what exactly she has signed. You need to create a GPA that gives her the legal authority that she needed. You need to consult a lawyer on how to do that. You can always tell the buyer that you had given GPA to your grandmonther to sign on your behalf(there is no need to show a copy of the GPA and only if needed you can say that you lost the GPA). She is not cheating the buyer as it was done with your understanding and you are standing by the agreement. So the buyer cannot claim to have been cheated by your Grandmother. GPA is a legal document that formalizes the intent of giving legal power to your grandmother.
2.Since there are 2 pahanis, there will be 2 sketches for the land in question with the revenue department. You can ask the buyer to buy the 2.3 acres of land and hold the payment for the 12 cents until the mortgage is released.
3. The buyer at his expense needs to get the survey done as it is he who is doubting the area of the land offered. You can ask him to get it done and let you know if there is less land than shown in the papers. Then you can get a joint survey done. This may change if in the agreement, you have agreed to get a survey done.
4. You be adament and tell the buyer, if he does not get the land registered within 3 months, you will cancel the agreement as you do not intend to sell the land anymore and you have arranged the funds needed somewhere else. Once the 3 months is over, you need to give a legal notice terminating the contract as he has not got the property registered.

It has been told by one of the reliable broker in that area.. even it is confirmed by one of the villager of Kudlu who is very old man about 60 years when enquired. I don't know exactly where it is located but it seems true. But anyway if documents are checked properly with lawyers then problem. thanks.

People have started building houses in this block as well. There were about 10 houses close to each other.
Electricity is definitely there, no idea about sanitary and water lines. I couldn't get much info about these.
But the excavation process for water pipes along the 100 ft road is complete and the road is tarred again. I have posted that pic in the album.
However, still not sure if water is available for the layout.
Have to enquire someone or check for these info in some of posts in this blog.
Except for the main roads (60ft roads I suppose), other's are not tarred yet. They are not even metalled.
I have taken some pics of this block also. Let me know if you want , I can share em.

Pyaretaj - Why quickr ? There are plenty of other sites(like Sulekha, 99acres.com) where mostly brokers have listed properties for sale. You will not get an accurate picture from looking at these posts.

Now the grown bushes are routed out by BDA as part of our effort also Naming boad has been put in place for each and every cross roads of 10th and 11th block.

@Sandeep, 4500/- is too high for JP nagar 9th phase 7th A block (Raghuvanpalya ) and JP nagar 9th phase 7th block ( beside lake)...a year back transactions were happening in between 2700 - 2900/-.
@Mr Shankar, i recently visited this area ...BDA has cleaned all the bushes... now these blocks looks neat...also there is an apartment under cunsturction near Raghuvanpalya towards JP angar 8th pahse beside 80 feet road..hopefully BDA will soon tar the roads in these blocks.

Forget the brokers. Deal with the owner directly. Anything less than Rs 2500 is a pretty good deal.

I dont know why he said like that. I had got it from an agent who says that we need to bribe 50-100 rs to get it. Anyways, if he is insisting for a written letter, you can address it to the RO. As I remember, the content should be that you, son of (father name), residing in (your residence address) have purchased so and so site number in so and so area from (seller name) and got it registered and you now need to transfer the khata to your name from the seller.
You need to provide 3 Stamp size photos and the application form has to be attested by a gazetted officer.

Sorry for the long story/explanation, but I guess some of these details helps few people who are looking for more detailed information about Site rates at BSK 6th Stage.
I have been following the site rates in BSK 6th Stage for the last 3 Years & have visited many times, since I stay close by locality on Kanakapura road.
BSK 6th Stage 3rd, 4th, 5th & 6th Blocks are good locations to buy for future investments, since location-wise those are nearby reaching Kanakapura Main road and similarly Block 7,8,9, 10 are good since these are nearby to Mysore road. An Advantage of 8, 9 & 10 blocks is that the NICE road connectivity is nearby which connects the ramp leading towards PES Engg College to enter into the B'lore city.
During the 2H-2010 the rate in BSK 6th Stage 3rd, 4th, 5th & 6th Blocks were between Rs.1100~1200 per sqft & rate for Blocks 8, 9 & 10 were much lower.
Assuming there has been an average 15% per annum price increase Year-On-Year the most appropriate Site rate today during early 2013 should have been between Rs.1580~1600 per sqft in BSK 6th Stage 3rd, 4th, 5th & 6th Blocks.
However the actual situation on ground is totally different, since the Real Estate Brokers are artificially hiking per Sqft rates sky high by quoting between Rs.3500~4200 Per Sqft which is totally unrealistic prices (its a Pure Market Manipulation by RE Brokers), when there is absolutely no development or not many new houses being built, there is no cauvery water or area borewell water facility available, no proper street lights etc..
Some Brokers have obtained GPA (General Power Of Attorney) from the Site allottes who are current Owners of the Property(s) who want to sell their Sites in this area & hence the Brokers are artificially hiking the Prices to Buyers and at the same time Brokers are negotiating a lower rate to the Sellers in order to make good margin/commissions as middle-men.
I spoke to few BDA Public Relation Officers and the news is that BDA does not have any plans to announce eAuctions in BSK 6th Stage for any of the Blocks atleast until the next 2 years until the time this Area is developed with more houses build by the allottees. BDA doesn't want to come with eAuctions in this locality, since the Government Rate for the Site in BSK 6th Stage is still lower and that means it would fetch lower revenue to BDA if they announce eAuctions as against the current BDA eAuction Prices for example in BSK 5th Stage which was Rs.39000 for 111.48 SqMeters as minimum bidding price (i.e. for 1200 Sqft for 30x40 dimension plot) that costs a minimum of Rs.43.47 Lakhs as bidding price and there after Rs.100 as bid price increase for 111.48 SqMtrs.
Conclusion: It would be better to buy sites in BSK 6th Stage in any of those required Blocks through BDA eAuctions only, but for that we need to wait for a 1 or 2 years until there is good development happening at BSK 6th Stage (more people building houses), so that BDA will announce eAuctions in this locality and it would mean that you pay Government recommended Prices in that locality without being target for Market Manipulation.

This weekend KBH is allotting around 5000 sites in suryanagar phase 3. I think at least now prices will be stable for some time in south bangalore.

Hence the auction price is expected to the same as equivalent to the market value or more.
Better to buy now during the non development of the layout for higher gains.
same for Anjanapura, Smv and BSK 6th stg - BDA layouts are low risk with High gains -

In an Auction normally land mafiyaa guys, rowdys, chellas of politicians, business men guys will represnt it.. and these guys will have lot of black money and they are rich by illegal means... so they will bid the site for 3 times more than the guidence value...

Sachin, if you are thinking of getting a BDA site at a discount in an auction, unless you are very lucky, you will be in for a big disappointment. I have participated in a few auctions of MUDA in mysore about 9 years ago. One of the auctions got cancelled as the winners of the previous auction came with some lawyers and created chaos, prompting MUDA to cancel the auction and police had to be called in. MUDA had declined to give the site to the winners of the auction due to the price being much lower than the market value (even though it was higher than the guidance value). When inquired, I was told by MUDA officials that the previous auction was for sites in a minority dominated area and so there were only a few bidders and they came to an understanding among themselves and there were minimum bids and the winning bid was very close to the reserve price. (the reserve price was gov't guidance value), hence MUDA cancelled the sites. So if the price of the site is much less than the market value, BDA might cancel the sale of the site.

Now BJP Govt is nearer to its 5 years completion some how. But none of these 3 Governements in the last 9 years made any genuine effort to clear the way for much hyped Arkavathy Layout. But several 100 G Category / corner & commercial BDA sites in all the developed and under developer layouts in bangalore as well as across other major cities were acquired by all the MLA's/MP/Rajyasabha members and their kins across the political parties giving fake affidavits.
If you would like to know the greedyness of the present politicians, few examples are -Recently one of the RTI info exposed the present ruling governement's decision, to give contracts for layout development of 4000 acres of Proposed Kempegowda Layout, where only 25%(1000 Acres out of 4000 Acres) is in the hands of BDA, rest all in running cases from local to Supreme court. This also started when the next general election announcement is awaiting anytime.

Apura, SMV, BSK were formed and allotted during congress rule. They are not developed yet. Only some partial development like tar roads, and street lights were done in the last few years while BJP was in power. Irrespective of who is in power, these incremental development works continue to happen as the officials and the politicians need to make money and such projects are a way for them to milk the system.
Lack of development of a BDA layouts has nothing to do with the ruling party. This is how BDA/govt has always dealt with layouts. It took years and years for HSR to develop. It also took years and years for Indiranagar to develop.

I am about to start construction of my house, while looking at new happening in brick industry. i read about winer berger and i saw YouTube Videos where they build the whole building using Glue and Clay hollow bricks.
Spoke to wiener berger representative in Blr. here what they offer
Bricks in size of 4, 6 and 8 inch (this replace 9 redbrick), and we can use their new "Dry Fix" solution which cost 1500Rs and can glue 90 bricks. No more cement/Sand/curing using water, No mixing. he suggested me to look at apartment behind Kalyan Nagar busstand who are using this (earlier they were using cement/sand)
Advantages
- Heat insulation
- Less cost
- If we get good flat vertical wall, we can finish whole wall in Putty instead of plastering
- whole thing will cure in 20 minutes
- If i choose to build whole house in this method they will allot a person who will visit our site almost everyday to oversee the brickwork
- Searched in net and found they are already popular in Europe

I have used porotherm bricks and it is a very good building material. I have done internal plastering and painted the bricks on the outside.Let me know if you have any specific questions about porotherm.

Material cost is lower, labor cost is higher, especially if you want to leave the bricks exposed. Labor has to make sure the brickwork looks pretty, hence will have to tie a thread and make sure the cement mortar is even between the bricks.
We completed our house in Oct 2011. So it has been about 15 months.
According to the CPRI compressive strength reports for porotherm brick, it is deem safe for G+1. Porotherm also mentions that it is safe for G+1. My house has longer spans hence I do employ semi-pillared construction. the structural elements were the same for normal brick work. I have planned only for G+1 and have no plans of constructing more than G+1. No fan of constructing more floors for rental income.

I have meeting with my architect today, and plan to discuss with her about it, but she did mentioned they wanted to sue this bricks for their office but stopped due to various reason which i want to hear and post it here.

In my case, the engineer was dead against using these. His reluctance to use it was due to "fear of unknown" and "fear of less profits.
I had to fight with him to use it, hence did not want to experiment too much with dryfix and using just putty on the inside. I have used traditional cement mortor (1:4) for the joints and 1:6 ratio for inside plastering.I was using item rate contract and did save money I would have spent on plastering the external walls.

You can get 45% discount on Supreme & Ashirvad products. I have used Ashirvad pipes and they have their own gum for fixing pipes.
For bathrooms, I have used Dr.Fixit when laying tiles. (and also during filling concrete).

@mahesh, I used Dr. Fixit Pidiproof LW+ for waterproofing.
Pertaining to the prices of diverter, it depends on the brand that you will prefer. ESS is cheaper else Jaguar is good. Just visit any vendors. They offer 18% discount Net on Jaguar products. Other brands I am not sure on the prices.

@Mahesh, I am using rain showes in my bathrooms, which also has diverters. My plumber informed me that Pressure pump is not required.
What he did was: he used 2 inch CPVC pipes from the Main tank running across the floor and then he has connected 1 inch pipes to it for bathrooms. He said this will help in receiving good pressure. When checking on taps, there is a good pressure, however I have not fixed the Rain shower to check if it works as intended. Need to wait and watch once he gets it fixed.

My contractor says his labour charges for Italian Marble (misnomer...actually from Oman) would be charged 65 per sft. (incl 7 coats) and chemical (epoxy) material charge around 20 p sft.
Where are normal Indian Marble he would have charged only 30 rs.

Actually for Italian Marble they say its very fragile as compared to other Marble and therefore need be more careful while laying, so they are quoting high for Italian Marble.

Today I bought Havell's metal boxes with a discount of 64% on MRP. No exta tax. The plastic cover has Havells and Crabtree names and I was told that the box can be used for both crabtree and Havell switches.
I also visited Havells Galaxy in Kanakpuraroad(Vinayak Electricals) and they said they offer 65% discount on Havells switches and 62% on Crabtree switches. I did not check whether this includes tax or not.

Surely think this is an excellent find if it includes 65% discount without taxes. Even with taxes (14.5%), its a good deal.

In Green or century there are 2 or 3 models for commercial plywood, the economy one should be around 70 Rs and the premium is around 90Rs.. Local non branded commercial ply should be available starting from 50Rs per sqft.. For the labour contract, it usually per sqft labour and this can range from 150 Rs/sqft to 300 Rs based on the carpentor..

I was having a huge cockroach menace at my home, and there is a guy who comes and puts some herbal paste balls (Self made and not commercial ones) which is safe (he eats it to show it is safe) and once you have this put, within the next week you will see some died coackroaches, and then after a week you will not see a single cockroach.
I repeated this exercise twice (once in three months), and now I dont have a single coackroach in my house since a year.
So what about the cost? (He charges between Rs.250 to Rs.350 depending on the area he has to travel from Mahalakshmi layout).
