Since yesterday we are seeing the max connections issue too frequently and some of our users have also brought this issue to our notice.

My friends have contacted the banks after going through Foreclosureindia website,but some of the properties are sold on"AS IS WHERE IS BASIS" in which case the owner of the property would be staying in the property with tenants if any and you be required to vacate them,as banks don`t take any responsiblity to vacate them.So in my opinion it is better to go for a property which is already in Posession of bank.Check for Posession properties on foreclosure website and enter the auction.it would be safer.
According to www.foreclosureIndia.com, the banks will start the auction at a price 25% less than market value. Now if the property has had a good appreciation from the time it was bought, then there's a chance that one could even be able to make some profit?
The downside here though is that one's credit history will get spoiled and that would impact future loan eligibility severely.

Is it a must to get a legal verification by ourselves for an apartment that is already approved by various banks? In particular, I'm interested in one called Gunina Felisa in Jyothinagar, Gottigere. It is BBMP approved under construction project and pre-approved by State Bank of Mysore, Union Bank of India, GIC, Indiabulls, etc. One other bank I spoke to said they have rejected application for that project. The sales agent was not able to give me any details as he said that is all there is mentioned in there system. I'm not sure if he meant that the application rejected was because of the apartment or the eligibility of the loan seeker.
Please advise, how to proceed further. Also if I need to make my own verification done, I'd be thankful if someone can PM me a reliable lawyer who can get it done quick.

@veeren i think only after BWSSB NOC BDA approves the layout plan ... maybe others who know about this can comment
today when i went to the layout workers who were working on the BBMP road were not to be seen .. only road leveling was done and no tar so far but i could see machines parked on one side .. not sure if they are planning to tar the road or not
on the other hand inside the layout tar roads were being laid and cabling work was happening ... also saw soil test or some such thing going on for metro on the main road

Metro is planned along the service road on Hosur Road right? The metro station is likely to be near the Hosa Road Junction just before the commercial complex which is under construction opposite to Skylark Zenith Apartments but this is probably just speculation.
I am planning to visit in the coming two weeks and will post about the state of the road repair then if I find out.

Today i asked a mason to plaster the internal wall cracks by filling motar (cement + sand in proportion of 1 to 3 ratio).
He suggested me to embedd 4 mm mesh. I was not sure why he suggested me to do that. He had no explaination but
said, if i want the cracks not to appear again then we need to embedd the mesh.
Is this right approach to cover up cracks that 1 inch in width and 5 feet long. these are mainly right below beam.
any Tips to permantly eliminate these cracks.

1. Check faucets and pipes for leaks
A small drip from a worn faucet washer can waste 20 gallons of water per day. Larger leaks can waste hundreds of gallons.
2. Don't use the toilet as an ashtray or wastebasket
Every time you flush a cigarette butt, facial tissue or other small bit of trash, five to seven gallons of water is wasted.
3. Check your toilets for leaks
Put a little food coloring in your toilet tank. If, without flushing, the color begins to appear in the bowl within 30 minutes, you have a leak that should be repaired immediately. Most replacement parts are inexpensive and easy to install.
4. Use your water meter to check for hidden water leaks
Read the house water meter before and after a two-hour period when no water is being used. If the meter does not read exactly the same, there is a leak.
5. Install water-saving shower heads and low-flow faucet aerators
Inexpensive water-saving low-flow shower heads or restrictors are easy for the homeowner to install. Also, long, hot showers can use five to ten gallons every unneeded minute. Limit your showers to the time it takes to soap up, wash down and rinse off. "Low-flow" means it uses less than 2.5 gallons per minute.
You can easily install a ShowerStart showerhead, or add a ShowerStart converter to existing showerheads, which automatically pauses a running shower once it gets warm. Also, all household faucets should be fit with aerators. This single best home water conservation method is also the cheapest!
6. Put plastic bottles or float booster in your toilet tank
To cut down on water waste, put an inch or two of sand or pebbles inside each of two plastic bottles to weigh them down. Fill the bottles with water, screw the lids on, and put them in your toilet tank, safely away from the operating mechanisms. Or, buy an inexpensive tank bank or float booster. This may save ten or more gallons of water per day.
Be sure at least 3 gallons of water remain in the tank so it will flush properly. If there is not enough water to get a proper flush, users will hold the lever down too long or do multiple flushes to get rid of waste. Two flushings at 1.4 gallons is worse than a single 2.0 gallon flush. A better suggestion would be to buy an adjustable toilet flapper that allow for adjustment of their per flush use. Then the user can adjust the flush rate to the minimum per flush setting that achieves a single good flush each time.
For new installations, consider buying "low flush" toilets, which use 1 to 2 gallons per flush instead of the usual 3 to 5 gallons.
Replacing an 18 liter per flush toilet with an ultra-low volume (ULV) 6 liter flush model represents a 70% savings in water flushed and will cut indoor water use by about 30%.
7. Insulate your water pipes.
It's easy and inexpensive to insulate your water pipes with pre-slit foam pipe insulation. You'll get hot water faster plus avoid wasting water while it heats up.
8. Take shorter showers.
One way to cut down on water use is to turn off the shower after soaping up, then turn it back on to rinse. A four-minute shower uses approximately 20 to 40 gallons of water.
9. Turn off the water after you wet your toothbrush
There is no need to keep the water running while brushing your teeth. Just wet your brush and fill a glass for mouth rinsing.
10. Rinse your razor in the sink
Fill the sink with a few inches of warm water. This will rinse your razor just as well as running water, with far less waste of water.
11. Use your dishwasher and clothes washer for only full loads ( as applicable!! )
Automatic dishwashers and clothes washers should be fully loaded for optimum water conservation. Most makers of dishwashing soap recomend not pre-rinsing dishes which is a big water savings.

Inexpensive water-saving low-flow shower heads or restrictors are easy for the homeowner to install. Also, long, hot showers can use five to ten gallons every unneeded minute. Limit your showers to the time it takes to soap up, wash down and rinse off. "Low-flow" means it uses less than 2.5 gallons per minute.
You can easily install a ShowerStart showerhead, or add a ShowerStart converter to existing showerheads, which automatically pauses a running shower once it gets warm. Also, all household faucets should be fit with aerators. This single best home water conservation method is also the cheapest!
6. Put plastic bottles or float booster in your toilet tank
To cut down on water waste, put an inch or two of sand or pebbles inside each of two plastic bottles to weigh them down. Fill the bottles with water, screw the lids on, and put them in your toilet tank, safely away from the operating mechanisms. Or, buy an inexpensive tank bank or float booster. This may save ten or more gallons of water per day.
Be sure at least 3 gallons of water remain in the tank so it will flush properly. If there is not enough water to get a proper flush, users will hold the lever down too long or do multiple flushes to get rid of waste. Two flushings at 1.4 gallons is worse than a single 2.0 gallon flush. A better suggestion would be to buy an adjustable toilet flapper that allow for adjustment of their per flush use. Then the user can adjust the flush rate to the minimum per flush setting that achieves a single good flush each time.
For new installations, consider buying "low flush" toilets, which use 1 to 2 gallons per flush instead of the usual 3 to 5 gallons.
Replacing an 18 liter per flush toilet with an ultra-low volume (ULV) 6 liter flush model represents a 70% savings in water flushed and will cut indoor water use by about 30%.
7. Insulate your water pipes.
It's easy and inexpensive to insulate your water pipes with pre-slit foam pipe insulation. You'll get hot water faster plus avoid wasting water while it heats up.
8. Take shorter showers.
One way to cut down on water use is to turn off the shower after soaping up, then turn it back on to rinse. A four-minute shower uses approximately 20 to 40 gallons of water.
9. Turn off the water after you wet your toothbrush
There is no need to keep the water running while brushing your teeth. Just wet your brush and fill a glass for mouth rinsing.
10. Rinse your razor in the sink
Fill the sink with a few inches of warm water. This will rinse your razor just as well as running water, with far less waste of water.

I just bought a plot in Green Field garden phase 3/4 2 weeks back and i had checked on this approach road issue but i think this problem is only with phase 1 and the same also will also get resolved soon is what i understand. Teelcom society has a good track record and most of similar issues in other layouts were dealt promptly.
Having said all this , am hoping that there will not be any issues. Moreover you will not get plots so close to airport for such low prices in any other layouts...so this is certainly a low cost high risk high return deal

The layout is not planned well. There were 167 nos 40x60 sites, out of which 33 were of odd dimensions. This is very poor planning I would say. Ironically there was mad scramble to get that 33 odd sites too of all shapes & sizes. There were traingles/ trapeziums....but no circles

Why do you want to take risk, when majority opinion is not positive on this layout. Instead of looking for individual opinions, collect the documents and submit to a bank for home loan process. If its successful, its well & good. Aishwarya Developers who made this layout is just a GPA holder, not a original land lord and he is not accountable for any of the issues related to this land presently or in future also.

I had been to 5th G block today. Saw some work going on with Namma Metro board around it. It was near to some quarry. Checked with a local RE agent who told that the Metro station is coming up there. The track will be above ground along the main road. Not sure though since the width of the road seemed inadequate for a Metro track.
Whitefield, Mahadevapura side, already Phase II work or identification is started. Seen the Metro barricades showing that the Geo-Technical Investigations are being done in that area (as per the metro Phase II Map).
So if you seen any particular barricades indicating that it is for Metro, it is be reliable.

The work in 5th G block , AFAIK , is not Metro Station or anything. There are two quarries which have stopped and the debris from the metro work in other places ( like underground tunnels ) are supposed to be filled in these quarries. I had talked to one of the quarry owner there and he gave me this info. Since day and night trucks comes and fill these quarries, there is a Metro Board placed there. Yes , its related to Metro but not really metro station or anything.
Agents are Agents ...look for every reason to jack the price..!!!!

Incidentally, I was checking out the various layouts in an around Anjanapura in wikimapia today and noticed there's an area mentioned as BBMP garbage dump. For exact location, you'll have to check wiki.
The one visible in wikimapia was in Anjanapura 3rd block and it is already closed now.

The SKYTOP green city doesnt come under MUDA limits.So no question of MUDA approval. By the way, the initial price was 270 RS I believe

Vasundhara Layout, is not a part of Shree Ananth Nagar. Moreover this layout is in the green belt region & not approved (Am talking about Ananth Nagar). As for Vasundhara Layout not sure if 2k-2.5k is the right price. You can get a site in a better place if you part with 3k on Hosur main road. You can also try Reliable Lavender, its a much better location than Vasundhara Layout expect for the fact that its a gated community.

We are planning for the solar water heater location. We are planning to put the solar heater on the south side, just above the master bedroom slab, while the water tank is @ 10 feet height from the slab. We are planning to pass the solar water heater line through the geyser. Will this affect the water pressure coming from solar heater? Should we raise the height of the solar heater?

We have ours in exactly the same position - the water tank is on the south west corner at a height of 10' above the terrace, the solar panels and water tank for it are on the south east side facing south. And solar water passes through the geyser (though we don't have a geyser in all bathrooms - we have provision for that to be done when ever we decide to install one). We get decent hot water and good pressure. We have installed pressure booster - but even without that being turned on, we get good hot water.

3.If you are passing the connecting pipe to an electric geyser, initially you will be getting cold water equal to the volume of the electric geyser + that in the connecting pipe.
We have been using the SWH without an electric connectin for the past 10 years and we save 100 units per month.

We bought revenue Land 6 sites ( 30*40) from a developer who had 1 Acre and 10 Guntas of Land , Developer sold 1 acre of land to some REDDY and he retained 10 Guntas of land . in September 2011 he sold 6 sites ( 30*40) each to all our family members and we got Khata and we paid yearly tax to Panchayat office .
I started constructing my dream house in October 2012 , took building plan approval from panchayat office .
When we started construction the Reddy people claimed Land belongs to them , he informed to stop the work immediately otherwise he will get JCB and demolish our foundations and my bore well . I went to sub registrar office and got Reddy sale deed it was clear that the property doesn't belong to him as he claimed . when we approached the developer he suggested let the survey people come . Again the Reddy claims Land developer has come to an agreement with Reddy much before our sale deed in September 2011 and he has already taken money for 10 Guntas. Reddy is not showing the agreement .
I gathered information , all the developers in that area are doing the same practice to grab the land and sell to Reddy at higher Rate . I would like to Take Court stay order and start construction . Pls advise .

I wanted to go for single phase connection for my house. But my architect now says that the electric points in my house is such that I have to apply for 3 phase connection. I wanted to go for single phase to reduce the electricity bill. But he says that there wont be any difference in bills between 3 phase and single phase . Is that true ? What is the electric point limitation here? Based on how many kilo watts, should I be mandatorily taking a 3 phase connection ? Between single phase and three phase , which all stages ( initial deposits/bribes ) will I have to pay more ? Will the monthly bill be all the same ?
Hi, I was also asked the same by my electrical contractor. There will not be any additional charges for 3-phase tariffs and there will be around 30/- extra for the minimum bill amount.
But, you have to spend little more, around 8-10k (as per my contractor) to get the 3-ph connection when compared to the 1-ph connection as it includes meter cost, and other deposits/KEB charges.
But, do remember that the tariff plan is same for both 1-ph and 3-ph domestic connection.

@rainbow_flat: Can I get vitrified tiles that have good glossy finish but still are anti-skid? I have marble flooring in the current flat and if water is spilled on the floor it is not easily visible and leads to skid. I believe vitrified tiles will also have the same problem, so looking for tiles that have good glossy finish but dont have the problem of skidding.

(these are usually 2'X4' or 1 meterX1 meter tiles). If someone is aware of getting tiles around 80-100, kindly request you to share details.
You are right JollyRogers. For marble finish thats the rate I also got. Finally I went without marble finish, thats RAK Sonic IV series and it came to be around 78Rs (psft) after discount.

I had gone Havell's tube lights, of slim type design with the electronic ballast. I felt that CFLs are expensive and less illuminations.
in the slim type tube lights, I got 5W (1 feet length) for bath rooms, 9W (2feet length) for bed rooms and then, 18W for the living areas. I am happy with my decision.

As per my knowledge in India, Only Philips and OSRAM (Siemens) have their own R&D and manufactures as per their specified standards. Rest of the brands like EverReady, Bajaj, Oreva...etc simply imports from Chinese third party manufacturers with their name labelled.
Also length of the tubes makes difference in spreading the light uniformly inside an area. Hence we shouldn't compare CFL tubes directly w.r.to a Tube light. These are meant for replacing the incandescent Bulbs. Lengthy tubes spreads brightness in more balanced way. if you want to compare CFL Tube Brightness w.r.t to the Tube light, within Philips brand, there is a series called Bonsai having around 1.75 ft length comes with 36W 4 Pin CFL Long tubes, Its brightness is too good compared to any conventional Tube light.

You can also use some easy to use software and try drawing one. We used www.floorplanner.com
I had also made to-scale rooms from cardboard and tried various ideas on a table top. Low-tech, but unbeatable for testing ideas rapidly
I have found that a full architect service is not needed at all. (This saved me 1.5L for architect as well as about 5-6L in savings in floorspace - architects tend to "waste" space)

Sweethome3d is an excellent free software for 3d plans. I tried this and has given excellent results. If you are computer savy it will take about a week to get a hold on this software. Once you get control over this software you can draw your floor plan and view it in 3D.

Your kitchen needs a regular clean up, it can help remove clutter and prevent unnecessary hoarding.
Also if you are using utensils that are a little chipped or flaked off, it is time to stop using them. It is indicative of toxins being released. To prevent scratching of utensils, use wooden spoons to stir food, avoid steel ones. Don't stack pans or at least put a paper towel between them if you stack. Good cookware can last up to three to five years. Dr Smita Verma, gynaecologist from Delhi says, "people often ignore chipped vessels and pots and continue to cook in it. It's very harmful especially for pregnant women and children. We must either switch completely to steel or keep changing the non-stick varieties."
Also changing the counter top can add an instant fresh look, but instead of replacing it with high-end granite, marble, or man made quartz, cover it with a laminate top that lends it a granite-like finish. Cookers, hobs and ovens consume gas or electricity. So opt for natural gas. Induction electric hobs are more efficient than conventional electric, ceramic or halogen hobs and respond as quickly as gas. If you're still hooked to your mother in law's mixer grinder, then it's time you change this energy consuming appliance to something more efficient.
A new, energy efficient washing machine or dishwasher may use up to 40 per cent less energy than an old, inefficient model. Also check on the longevity factor of the machine.
Even if it costs a little more initially, if it lasts 20 years in place of five years then it is a good replacement. It is good for you and the environment. Induction cooking uses 90 per cent of the energy produced as compared to only 55 per cent for a gas burner and 65 per cent for traditional electric ranges.
