I am looking to buy a plot to construct a house in 2-3 years. I came across a very premium gated community with great amenities ~5km from the Varthur bus stiop within Hoskote limits right next to Muthsandra bus stop . Right now the last 3 km to the site from varthur is not developed.
Its pretty convenient (comparatively) for me/my wife to commute to work from here. My questions are as follows :
1) What time frame would this area develop enough i.e. streetlights etc. ?
2) Are these areas safe ?
3) Will this place see good capital appreciation from ~2000-2500 psft ? i am not looking to trade this plot , but should be able to sell it for at least break-even cost in case i need to...
In summary is it advisable to invest in this as a place to live ?
Can someone enlighten me here ??

Bangalore: Buying property across Karnataka has become costlier as the government has quietly increased the guidance value (official cost of land) by 40-50% to fund its populist schemes. Bangalore's rates will be revised by August 1, sources said.
"We have increased the guidance value in 20 districts," said Inspector General of Registration and Commissioner of Stamps Syed Adoni Saleem.
This revision will fetch the government an additional revenue of Rs 1,000 crore. "In the upcoming budget, it is proposed to increase the stamps and registration duties marginally and it will bring Rs 500 crore to the coffers," sources said.
Saleem said that the revised rates came into effect in nine districts, including Mysore and Dharwad, on June 1. The revision was effected in 11 more districts on July 1. Bangalore and four other districts will be covered in the final phase from August 1.
With the hike in guidance value, sources said that the cost of residential sites has increased by 50%, commercial properties by 60% and industrial properties by 25% in the districts.
The justification given is: the unprecedented growth of secondary cities and towns and the proportionate increase in the value of land.
The state government, through a gazette notification dated June 13, had directed the local valuation committees to increase the rates to fund its populist schemes. It gave instruction on details on the mode for valuation of the properties in gated communities and also those along state and national highways.
LOOKING AT GUIDANCE
Rise in guidance value varies between 40% and 50%
It had not been raised in past four years
Guidance value has already been hiked in 20 districts
Rise in stamps and registration duties to go up marginally
Schemes need money
We are looking at loan

Agent quoting the rate as Rs 6000/- per sq ft... i really wonder is it the inflated rate by agent? and agent telling rate is not negotiable and owner need black money on top of the registration value only by cash...
Any way am not an entertainer of black money, as am going to drop it..just wanted to check the guidance value there..
So Guidance value Registration amount 2400 x 1200 Sf ft = 28.8 Lakhs and remaining 43 lakhs cash in black... is not a deal for a salaried professional like me..
A simple yard-stick I tend to use is to add a 20% premium over the Guidance value + compounded inflation (say 10%) over the number of years since the Guidance Value was last revised (Sept 2011).
In this case, the math would work out as:
(2400 + 0.2 * 2400) + (0.1 * (2400 + 0.2 * 2400)) + (0.1 * ((2400 + 0.2 * 2400) + 0.1 * (2400 + 0.2 * 2400)))
= 3494.8 per sq ft.
So it is a maximum of Rs 3500 per sq ft. It would be interesting to see how much the revised guidance value would be (due for announcement by Karnataka Govt on August 1, 2013).
Now, the guidance value is something that is applicable even for the most badly developed layout/vicinity/locality in that area. Depending on the state of the layout, you may add a premium which depends entirely on the condition of the layout. Even if you add a premium to a well developed layout, it should stand within say Rs 4000 per sq ft.
Even educated people are falling pray for this black money racket.. Any site or house owner who quotes higher than guidance value, or refuse to get it registered for market value on agreement paper and ask for black money need to be handed over to law..
I hope there should be a online option to lodge complaint against these junk owners and agents..pls suggest..

Latest update:
1) Due to my posts here I am getting quite a lot of calls from buyers interested in this layout. Good to hear that.
2) 2 sites have houses on it already(construction stage).
3) 2 borewells more dug.
4) I am also planning to go in for borewell to construct in the next 3 - 4 months
5) As mentioned request to all owners to keep this layout clean, have more trees , tap more into rain water harvesting and maintain cleanliness.

I finally managed to get my 30x40 and 20x30 SMV layout plots documents updated fully (Upto Date) with all relevant documents fully genuine and Tax paid upto 2014
Now that I have already sold my 20x30 plot couple of weeks ago, my 30x40 plot documents are now fully upto date with all originals intact. Phew...I was a bit hesitant as I was away from Bangalore for more then 5 years. But by God's grace, I managed to get some of my pending documents fully updated. Now all is safe and sound. Now I shall anxiously wait for the year 2020 to come and see the price of my 30x40 plot almost touch or even cross Rupees 1 Crore mark. Cheers.

After paying all instalments, did you also get the notice/demand to pay the cost escalation charges? I think this was Rs 50 psft. Once that is done, there should not be any delay. Perhaps you are in phase-2 or 3?
I am not sure about odd sites, or whether there were any in this layout.
Of course, the video is animated, so dont pay too much attention to that.
The pix on the site are real, though. Its very different [ in a positive sense, of course] from what it was a year back.

I had checked this property called "Wall Street" which is about a km (rough estimate) from Finance City this afternoon. I did get a nicely done up brochure as well. Price quoted is 2350 per sqft. This is apparently a pre-launch offer and the property is called "Wall Street 2" and is right next to a fully done up "Wall Street"

I'm not sure where is this Anjanadri arcade. But there was plot which owner is ready to sell for 40L, but it was opposite a grave yard. The owner said that is not functional now. But I did not prefer it.

Most of you would have seen the ad blitz from Vakil Housing for their latest villa layout venture called Vakil En Casa.
What do people on this forum think about this project? It is fairly close to Elec City and I found the place decently populated. There is a school nearby and Hosur Road is just a few mins drive. The area is seeing some residential development off late with DLF coming up very big with My Town project.
Is this a worthwhile investment? Is there a likelihood of this area picking up?
what are the issues that I should look out for if I am to book a villa here?

I took a legal opinion for one of the sites in Kanakashree layout, kannur. It seems to be a grant land and the grant certificate is not available. Advocate suggested not to proceed. Sincerely request the opinion of the experts in this forum.

This might sound a bit silly, however was a bit curious to know; how is property tax determined for Flats, as the UDS is way less compared to an independent house; An independent house of 30*40 can have a house of 2000 - 3500 sqft super builtup area and around 85% of carpet area; however an apartment will vary in size and also super built up area is usually higher in apartments with only about 70-75% carpet area.
Also additional car parking also attracts tax, where as in an independednt house you need not describe how many car parks you have made provision for.

1. Is DPC optional ? Architect says it is, since RCC structure should avoid moisture issues (I still don't have a clear idea why DPC is needed)
2. If soil is hard (mine was rocky at most places), is the Architect recommended SSM ok ? Btw, is one area has rocky soil, is is true for all others areas (mine is almost 40*60)
3. Our PL (Plinth Level) is 2.5' looks like (assuming PL means top of PB). Architect claims 2' is the norm...comments ?

Couple of point what i learned on Glulam/Engineered wood
- It's tried and tested process in other countries when you need longer beams over 50ft also
- Sustainable as you use fast grwoing wood
Than i had doub't on the manufacturing process in India, so went around and found that

I visited house almost three weeks back and satisfied with what saw (since the frames are machine finished the tolerances are better than mannnual work), currently our house construction going on without installing windows. waiting to receive updated window/door drawing from Architect.
I am going with Glulam/Acasia/Engineered wood
attached the quotes i received from Glulam & UPVC. note that Glulam quote is less because it doesn't include all glass panel/hinges etc
I visited KSFC (Karnataka forestry) in timber yard Mysore road, they do everything in Burma Teak (Manual made, no machine work) and for same size i got Quote for 4,75 lakh
So here cost break up,
UPVC -5,23,623 (Including Installation charges at 35/sqft)
Engineered wood - 3,00,000 (without VAT+other materials, Only Frames and shutter)
Burma Teak- 4,75000 (without VAT, Only Frames and Shutter)

Had been there recently to look for vitrified tiles for bedrooms and bathrooms, but whatever we liked nothing was below 120Rs/Sqft.
Is this the usual rate for a 2'x2'?

balcony tiles: 75Rs/sqft
Wooden finish tiles: 195rs/Sqft.
Matt finish tiles: 133rs/Sqft
Gloss finish: 135rs/sqft
The one we liked the most was a matt finished brown colored one which was quoted 210Rs/Sqft!!

A 30x40 west plot can be planned and made approx 80% vastu complaint. Here is the first floor plan.
The only problem is the beam that will be exposed.
After reading several books on vastu,
- From the stair case, 5' space should be avoided,
Make it is 3' to acheive rectangular construction.
- If you have a daughter and a son, then the stair case
should be put in south.
- For Girls room, the best place would be in noth-west direction
For Boys room , the best place is North east direction.
- Do not use south-east room for any purpose, it can be used
for UPS.
- Pooja room should not be in a corner. there should be space atleast
one feet on left and right side.
- Do not have a utility entry from kitchen. It is not according
to vastu. Have it dinning area.
These are my opinion and vastu is basically good lighting, ventilation, proper selection of colours.

I am constructing residential units for about 60sq. As per BESCOM rules, this building needs to have transformer. I would need about 33KW for the whole building, so Electric contractor says I would need 63KVA transformer. Can anybody who has installed transformers, please answer below questions.
1) Is it possible to get 50KVA transformer?
2) What could be the BESCOM charges (incl all) for getting the transformer sanction and meter chgs etc?
3) Is it allowed to purchase transformer from outside or only through BESCOM vendors?

Footing depth is generally 5' considering that we get a hard soil at that deep.So footing depth is always based on hard surface and ht of the building (once it goes beyond 4 -5 floors).
Footing size is based on the load factors on that specific column.If the loads are uniform on all the sides then the footing size is uniform all the sides of column say 5'x5' ,6'x6' etc.
Some times the columns are eccentric and u need a special footing design for it.

I too need to get my plan approval done. The site is in Kengeri - uttarhalli road...anyone has experience in getting plan approval in this area?
- I contacted a BBMP/Govt approved contractor/architect, who prepared building plan, affidavits, road cutting application forms, notary signature etc
- I had to give him - absolute sale deed, mother deed, plan that I have in my mind, Khata, and latest tax paid receipts along with his charge 2000 rupees
- He took 2 days give me a file, which had all the given documents, notorised, with blue prints of the design (10 copies in amonia paper)
- With the file went to BBMP office in Bommanahalli, technical department section for building approvals, spoke to case worker and handed over the file to him
- Next day Asst. Engineer called for a site inspection, I had to get him to my site, and he measured distances from nearest electrical pole, under ground drinage and cauvery water pipe for road cutting. He then and there gave me exact amount of DDs I need to take
- Next day I took DDs, submitted to AE, which went into my file
- Had to wait for 3 days, plan approval was signed and ready
PS - I also learnt that if someone is constructing single unit in 30x40 ( meaning only one house, be it duplex, triplex) its manual process
If its more than one unit in 30x40 or if its a anything more than 1200 sqft, new process of uploading documents into BBMP portal to be followed, someone else may had to help you with that, I am not aware of that process

1)From common borwell of our layout (No own borwell)
2) Water Tanker (most of the time water supplied by layout is not enough)
3) Rain water - I am planning to install Rainy filter and send the water to sump
4) Cauvery water when supplied in future
Water flow
Sump --> Overhead tank1 --> Solar heater --> House (overflow of overhead tank1 connected to overhead tank2 for cold water which again goes to house)
Requirement 1 - Whole house water filter (not purifier for drinking water)
I want to remove sediment, sand, dust etc., and if possible bacteria before the water gets pumped/reaches overhead tank. So ideally filter should be placed...
submersible pump -->Filter --> Overhead tank
Please recommend a filter which can do this job.

Will this place strain on submersible pump?
Can I filter the water even before it reaches sump?
Can I place the filter before submersible pump so that life of the pump is also extended?
Requirement 2 - Remove water hardness.
I am thinking of below setup
Sump --> submersible pump -->Filter -->Softener -->overhead tank1 --> solar water heater and secondary overhead tank2
After research I found there are two options to treat hard water and both of them have there limitations
a) Water Softener - Already discussed in this forum. Softener will remove Calcium and Magnesium which makes water hard and replace it with Sodium
Advantage
- Soft water is good for skin and hair
- better cloth washing
- No scaling on fixture, extends life of washing machine, pipeline etc.,
- Reduced usage of soap, detergent, shampoo
- I can install spring Solar water heater which is 10k lesser than induction based solar water heater which is meant for hard water. Plus yearly maintenance of induction solar water heater is removed (around 1k to replace fluid) --> http://www.emmveesolar.com/products/solarizer-ultra
Disadvantage
High Sodium content in water which is basically salt,
- Cannot water plants - salt in water will kill plants, hence I will need to make completely different arrangement for roof garden. Also used soft water going out through sewage line is harmful to ecology. Process to remove salt from water is very difficult
- Periodical regeneration - If I buy manual unit every 15 to 20 days, I will have to take time to do this.
- Regeneration takes around 200 litres of water and it cannot be utilized for anything
- High initial Cost (around 34 to 40k) and maintenance cost - Resin beads needs to be added every 6months to one year, every few years they must be completely changed. Resin are expensive, I think 1kg costs Rs.130. Please let me know if you know the exact cost.
- Have to use RO purifier to remove sodium before drinking - this is fine, not a big disadvantage as we already have an RO and will have to use it whether or not softener is installed
- Regeneration salt is not much of cost, very cheap and readily available
b) polyphosphate filter - this works differently than water softener. polyphosphate will mix with dissolved substance like Calcium and Magnesium and make them neutral. Hence Calcium and Magnesium will loose it property of scaling on fixture. Water does not become soft but it will reduce the effect of hardness (to what extent - I do not know)
Currently I know only one product which is from 3M, below adv, disadv is based on that. If you know other polyphosphate filters available in market, please let me know.
Advantage
- slightly cheaper than water softener. Initial cost (25k) and maintenance (cartridge replacement is around 3k to 6k)
- No need of adding filter as this comes with filter which is of .5micron. This will save me around 10 to 15k of adding separate filter which I discussed above
- Filter is transparent unit, we can see how much dirt is collected and clean it
- I do not have to plan a different setup of water supply for roof garden
- I can install spring Solar water heater which is 10k lesser than induction based solar water heater which is meant for hard water. Plus yearly maintenance of induction solar water heater is removed (around 1k to replace fluid) --> http://www.emmveesolar.com/products/solarizer-ultra
Disadvantage
- 3m filter inlet and outlet is 3/4 inch, our submersible pump to overhead tank line is 1inch pipe. This will place additional load on pump and pump can fail. To over come this problem 3m asked me to buy two filters and place them parallel. One filter is 12.5k and two filter will be 25k
- polyphosphate helps bacteria grow faster
- Not as effective as water softener (need more data on this)
So now I am thinking of using a combination of both
Use polyphosphate filter as whole house filter. Place it...
pump --> filter --> overhead tank1
Use smaller softener only for solar water heater. Place it...
pump --> filter --> overhead tank1 --> Softener --> Solar heater (overflow line from Overhead tank1 will go to overhead tank2 for cold water)
Adv
polyphosphate filter cost 25k + yearly 6k cartridge cost, saves cost of buying separate filter to remove sediment which I guess will be 10 to 15k
smaller softener cost 7k so saving of approx. 3Ok
Will get good soft water for bathing and washing cloths ( I have given hot water point in almost all location)
Reduced sodium usage which will again reduce cost of resin beads and regeneration, also good for ecology
Can use spring solar heater so additional 10k saving
Watering plants from overhead tank2
Disadv
I will have to climb to terrace where softener will be place for regeneration (Overhead tank is placed above staircase headroom) If I was using whole house softener then I could have placed it near car parking

Are you sure P80 is costlier than P63 grade??? One of shop person told other way.
One more thing: when you install the pipe, make sure you have enough gunny bags (at least 2 or 3). The casing pipe (if it is MS casing in particular) has very sharp edges. When the guys were installing the pipe for me, at one point the casing pipe edge shaved off the pipe outer layer. Thankfully we stopped before the damage was longer. We neded up adding more 'cushioning' around the sharp edge where the pipe comes into contact as it goes in....
