You will never get loan for buying site or plot without katha... so majority of layouts in ramamurthy nagar, horamavu with not get loan from any nationalised bank..

many of the layout developers / builders can get you loan from punjab national bank, as they will bribe the bank manager to sanction loan for illegal and fake documents...

Buying this type of sites/homes in ramumurthy nagar/ horamavu is purely your own risk.....

People with only black money or free falling dowry money will invest in these areas and take risk as it is not their hard earned money.....

The loan which I have taken from ICICI has a clause which says I've to start construction in 2 years. I think Axis bank gives land loan without this clause, but I'm not sure. ICICI will sanction the loan withing 3-4 working days and then make the DD ready in another 3 days in case yours is a BDA plot (or a plot which does not require much legal verification).

I am in process of getting the agreement done for a site which is in Arkavathy Layout Block 3,sampigehalli.I am also buying the site from a person who bought it from farmer.
I happened to see this blog which exactly matches my need.I wanted to know whether the Loan processing was smooth?Do you see any house constructions , roads happening here?The only road to this layout is through Hegde Nagar-which is pathetic?Do you know any other road planned for this layout?

Thank you for enlightening the forum users with your gyan on SKC. Keep in mind that the people who made them "bakra" are not any tom dick and harry. It was the BDA who goofed up. Sarcastic comments in bold red fonts doesn't do any good to anyone.

As you said, "Everything that you hear is an opinion not the fact. Everything you see is a perspective, not the truth". This equally applies to you as well. What you heard from SKC is their version of the story. I hope you saw the attachment which Shankymysore provided.

What is the status on development? The builder is taking any interest at all? Can't the owners in LG lakedew get together and approach builder to keep up his promises. I invested 4 yrs back and there has hardly been any appreciation on the land. The condition of the layout has not changed one bit other than development in terms of occupation. Pity to see such a lovely lake side property going waste.

I doubt if the land developers will take any interest in doing up the layout anymore as they have sold out all land. Now the people residing will have to take interest in forming an association and decide about giving the layout an uplift.

Yes..but basic infrastructure needs to be done by the developers in terms of roads, lights etc. The promised club house is just a big hole. There is no pressure by owners on the builder. Will be glad to be a part of a committee to ensure developers takes care of his part of the deal. My individual repeated queries are just met with blank looks and ( we'll take care of it ma'am, we will do something soon ma'am )...this has been happening for 4 yrs now.

I guess it's along the GFG 1, 2, 3 & 4 road further down towards the IVC road by TELECOM EMPLOYEES' CO-OPERATIVE HOUSING SOCIETY. I haven't seen the location but find an advertisement in OLXY. I would like to know more info about this layout development.

I had visited this site a month back, and the promoters told that they have a tie up with Axis bank for loans. The roads are 25 feet wide and the adjacent sites are allotted to Arkavathy layout. Other amenities like drainage/ water supply, yet to come.

site size is 50x80' east facing. price is not clear - and hence the request for info on that. I hear the developer is now selling for rs. 450/sq. ft. Anything close that woudl probably be acceptable.

I'm lured by the price 11k I'm getting the gerbeit tank(no frame) + flush plate + cw 620
My plumber said its seat is very small and wont be comfortable sir.. go for hindware or parryware

But somehow my mind has pre-concived that TOTO is good brand whats your experience with flusing mechanism.
Did you check any other models before deciding.

Hi Chand,

Flushing mechnisam is not all the great. You have to keep pressing the button to flush and discharge all the six liter of water. I think it should be good at other higher end models, one touch kind..

If you go without the stand for the tank, I see two more issues. you have to buy the bolts separately at very high cost and not sure of the quality. Other thing is bolt with stand can with withstand people with extra weight(my opinion and not really analysed this one)

You have to be careful on the closet seat also. Soft closing ones with matching color will not available and the price you have to factor in before you decide on the brands/model. Also the most important things is you have check how smooth the surface of the closets. most of the time you donot get what you see at the showroom.

in the US the height is exactly 36" from floor to top of counter. From the top of counter to bottom of wall cabinets is 18". Height of wall cabinets can be anywhere from 36" to 42".

But in India, I think the height of counter is usually slightly lower - because when I asked for 36", my architect, the mason and a few others kept trying to confirm (multiple times), if I was sure I wanted it that high.

Hi,

I am in a very funny and awkward situation right now and need some inputs! I have a West facing 30x40 site and in the verge of starting construction, adjacent all 3 sides of the site is already constructed and I stay right behind my site, in a single floored East facing house.

Owner of the right side house to my site has abotted completely and built a 2 floored building. Left hand site owner is also abotted completely, 4 floors ( in a 30x40, damn!!). Now this left side owner calls me over the weekend and threatens me that "He will get a stay from high court if I don't leave 3 feet minimum set back, he says he know AE, AEE" ( basically everyone from A to Z ) all that…when I say you haven't left any space he tells me "you should have put a case then, what are you talking now? My construction is done, now you will have to leave minimum 3 foot". Tried to explain him that I got the recently, didn't work.

I didn't loose my cool on this guy and kept quiet then, but if he continues to insist, I have to get back to drawing board with design. In my current plan, I have left 2.5 feet already, but he wants more! Right side house owner has no issues though. (Thank god!)

Any inputs?

Even if he knows the president of this country also, he can't go for legal procedure. He is just trying to
threatening you. If he goes legally, even he gets trapped as he has to submit an affidavit, stating that he
has followed all the bylaws and built his construction accordingly. He has to admit his mistakes & eventually has
to correct it(whether he did in the past or recently is immaterial). He will get slapped first, before even proceeding
on your issues.

such a relief msn! This makes sense! by the way he got a constructed house as G+2, then he built another floor, broke a duplex house and built a stair case from outside to make it 4 different floors! Now let me fix this thing Thanks!

Same thing happened to my one of my uncle while constructing his house in (20x30) couple of years back, My uncle neighbour who haven't left any space demolished small portion of built wall. Later police & lawyer intervened & threatened him for damage he made to the property which made him silent.

Don't worry please go ahead with your construction 2.6ft is sufficient set back for 30x40 dimension. Even BBMP engineer will not standby him as your neighbour haven't left any space at all.

just make sure you follow all the rules and follow your approved plan. then you have a firm ground to stand on - no matter what either neighbor says. There is a related post in the last couple of days - neighbor has encroached 1 ft into this person's site and he wanted compensation, but can't claim it since he is building without plan approval and is breaking rules otherwise too.

I really wonder how these so called neighbors come with out knowing the facts .Kingsun i cannot comment on you violating the rules but you have all the rights to raise a complaint in BBMP even today and take action on your neighbor.There is no rule that says you should raise complaint only when the violation is happening.Talk to him and explain (irrespective of he knowing AE/EE. show him todays toi newpaper about AE /EE or some bbmp engineer suspended immediately for allowing a building violation G+8 floors that fell down yesterday) ,take all the actions required before you take up your construction so he knows what the law says.
We had similar situation about two years back ,after we explained them about their building violations they kept quite and supported us all through out the construction .

Firstly law is same for everyone. It doesn't give any privilege to some one who builds first for violating it. So he can't take the advantage saying he has already built it and you can't question him and only you need to follow the law.

Alternately If you are ready to follow the Bylaw and really want to have big fun and want to trouble them, you can file complaint against your neighbor about their violations to the "BMTF Task force" and also to Human Rights Commission.

1) Once BMTF Task Force accepts the Case & files an FIR, whoever your neighbor knows i.e. AE, IEEE or A to Z - no one has courage to interfere in the case. That's why even the Councillors, MLA's & MPs are shivering the moment they hear the name of R.P Sharma(BMTF Chief i.e. Additional Director General of Police who is similar to Lokayukta for BBMP Activities).

2) As they've violated the bylaws it leads to violation of your fundamental rights of access to natural Air/Ventilation necessary for your healthiness and also a danger for your safety. So you can challenge their acts in the Human Rights Commission. No Government comes to interfere here also.

Automatically both neighbors will fall at your feet.

Doorframe + fixing (flush door) - 65/sqft
main door - 230/ sqft
wardrobe (inside paint/outside laminated) - 185 /sqft
wardrobe (bothside lamination) - 335/ sqft

Please let me know if this is on the higher side and the reasonable price as of today.
I could not get wardrobe rates on any forum, can somebody me point if there is any.

Wardrobe looks expensive to me. My carpenter is charging me (labor only) me the following:
Wardrobe Rs. 170 / sft (both side lamination) only for shutters and few drawers since I already have structure made from masonry
Kitchen (box inside and outside laminate): Rs. 230 / sft

if it is both Side laminate then 180 to 250rs sqft

for kitchen he charged 250rs for below counter and 300rs for above counter both side laminate and drawer is tandem box if it is regular baskets then it is lesss

Hi,
Engineered quartz are not same as acrylic solid surfaces (Lg, DuPont,samsung etc brands).
Engineered quartz are mix of marble powder with chemicals to make it hardest and zero porosity slabs.
Acrylic solid slabs are MMA (Methyl Methacrylate)Resin and PMMA (Polymethyl Methacrylate) Resin based.These slabs can be bent in any shape at high temperatures .
Engineered quartz is available in 6'x10' approx slab sizes like granite (Price range 300 - 700/- per sft) ,can be cut and used like granite
Acrylic solid slabs comes in 2'x15' sizes approx, needs special skills to fabricate with hot press etc..

In the attached floor plan, the two big red circles are the entry and exit of horizontal beam. Can we avoid it.
Or move it to different place. Can that create imbalance of the structure.

ideal riser - 7" (lower is better, but there are some which are more than this and it is harder on your knees)
ideal width - 3.25' (the wider the better)
ideal tread width - 11" (if the tread width is not big enough for an adult to keep their feet completely on the step while using stairs, it becomes hazardous)

try not to make the stair case too narrow - particularly since you have a U shape, it will become difficult to carry large things (like dresser/bed/cot etc.) up the stairs.

It should be 1;2 ratio 6 inch to 11 inch is a good dimension , afte laying granite or any stone a one inch extension will be give for tread , width wise 3ft 3 inch is best, but make sure the step connecting Fromm floor and roof should ve deducted and added floor tbickness , 15X 6'6" is the best dimension for stairs .No of risers will be 20 Treads 19

I haven't heard about "AG sand", from what you have mentioned it looks like he is planning to use filter sand.
From my experience I can tell you one thing, do not fall into such things, just use materials which everyone is using, even if it turns out to be costly up front, you will have peace of mind later.

1) Is it advisable to have no partition wall between Living area and dining and then to kitchen.This will give us more space for us to move around. Is this is what is called as open kitchen

2) Point 1 means from living area my dining and Kitchen will be visible.Does this mean its over exposed to all the people visiting us.

3) Is it true according to vastu that dining area should not be visible for visitors (living room).

I need to decide If I really need a partition wall between Living and Dining at the earliest .Please suggest the pros and Cons of this with your past expereince.

first off, I am not an expert, but will give you my opinion on your questions
1. Your answer to question of open floor plan is exactly what you describe - the kitchen is visible from dining/family area.
2. In my opinion (everybody's life style and preferences differ), it is better to have them all open. If one person is busy in the kitchen they will not feel left out of the family/guest mingling, they can still participate in the gathering. If your TV is positioned properly, then you can enjoy it even while working in the kitchen.
3. don't know about the vaastu points, but my architect who insisted that he will only build per vastu, agreed to our house being built in the open style (our kitchen living and dining rooms are all open to each other).
hope this helps you in some way to make your decision.

some advantages of the open style -
1. the couple of ads I mentioned above.
2. less cost to build, since the number of walls are reduced.
3. you will have more ventilation (light and air flow).
4. the house will seem much bigger than if you did with separation walls (which take up room and also make each room appear smaller).

1.Does your life style demands privacy in the morning times (do you expect guests at home right in the morning while the lady of house is cooking or cleaning the kitchen ,since you cannot expect women to get ready neat and then start working in the kitchen)
2.How comfortable to maintain the dinning table aesthetically clean every time.Since Indian style we leave some brought over food or pickles right on the table
3.Is it practical for your food style to keep kitchen aesthetically clean all the time
Considering the above issues you can plan for a visual partition between dining and living like roiling blinds that you can roll as and when required.

one can use PPC, but it takes more setting time than OPC, we advise only OPC (43 & 53) for entire building from our experience in bangalore.

Structurally its ok, rate difference will be Rs10 to Rs 15 per bag.

My neighbour has enroached almost half feet of my land and constructed house and sold it to the person who is currently residing. When i went and asked to compensate for the same he is telling to give complaint to BBMP in legal manner and let it be on record and let engineer and other BBMP related persons, revenue people will come and measure the site and decide on the rate and settle. If i do so then i may be in trouble becoz i started constructing house in my site almost 30% complete without plan approval (means not leaving space around as per rules).So please suggest.

You have landed yourself in a predicament.
1. Building without approval
2. Not per rules.

It would be hard for anyone to come and fix it, since the owner has seen through the errors you made in not getting approval and not following the rules, and knows that you are in a bind. So he knows you have very little leeway in fighting this via the legal channels. You really have to work with him in a nice way to get your compensation.

Hi,

After 4 months of research, I could finally come up with 80% vastu design. Instead of saying it as vastu,
I would like to say it as Spacious, free flow of Air, no dark and bright spots, better usage of sunlight etc.

why 80%?
the design have some issue in spacing the horizontal beams( marked in red big circle). The structural analysis
needs to be done and the plumbing on nothwest corner can be exposed to road, so, to avoid i need to provide
it under a shaft.

Any better suggestions?
