Hello Friends,
I just want to know pros & cons of buying an apartment in high rise bldings like 30-40 floors & 4-10 floors
My concern is about during earthquake, water, social life etc
Nowadays most of the builders are going for high rise bldings & price is not coming down.

I presume this being a bangalore specific blog...can you please provide references on 30 - 40 floor properties???

1. the structural design is taken care to handle earth quakes. this again depends on the magnitude @ the ritcher you would be referring to.
2. water is a concern in any of the flats, when there is no power supply & the water tables are dry. while water could still be stored in the under ground storage, flats are more likely to be hit hard when there is no power to be able to pump the water to overhead tanks.
3. social life - individual perspective & cannot be measured by the number of floors !!

My views are strictly personal:-)

Pros:
a) Due to the FAR requirements, High rises need to leave more absolute open area (not per person open area- more on that in cons) . Typical high rise projects tend to have more open space, more amenities etc for this reason. Many of these develop as independent townships with lots of options for dining out, malls, nearby hospitals etc.
b) I assume that the social life in high rises will be more vibrant given that more residents are packed in a smaller area. Naturally, more diverse perspectives to deal with - so it really depends.
c) collective bargaining power of a larger group of residents may help overall in dealing with external entities. I have heard that during election time, corporators woo big apartment residents:-)

Cons:
a) Refer pros a. I think maintenance expenses will be higher in high rises given the number of amenities to be maintained unless economies of scale help significantly. Some one else can confirm with data
b) FAR goes up though ground coverage goes down for larger plot sizes typical of multi story buildings. My perception is that per apartment open area in high rises will be less than low rise buildings. Refer Table 10: FAR and Ground Coverage in Residential (Main) in Bangalore revised master plan. Some one can confirm with data as the set back requirements are more for high rise buildings (table 9 : set backs for buildings above 11.5 meter height).
c) Due to the above; water problem in Bangalore hits high rises harder I believe
d) I dont trust fire security in high rise buildings. In the event of any calamity, I think the risk is higher in high rise buildings. If you have < 3-4 floors, you can at least run down the stairs or jump out of first floor. I have heard alternate view points that approval process for fire safety is stricter for high rise buildings. But I dont trust the approval process:-)

With 50 lakhs you can easily construct a good quality house with even italian marbles.
I know a contractor who charges reasonable price but does good quality of work.

I'm not sure where you got the number 40ft. In the "Revisied Master plan 2015, I'm seeing only 11.5 mts. For 40ft, it should have been at least 12 mts.
By the way, I'm also planning to construct a house in my 30x40 plot and looking for these details

Yes it should be 11.5 M (37.8 feet). I guess Satish was approximating.
If you are planning G +3, I guess you will get roughly 9.5 feet each floor?

During the search, a broker at JP Nagar 9th Phase area, has shown a plot 30 x 40 - North Facing - Opposite to HML City Apartment at JP Nagar 9th Phase I Block - BDA Site at a price of Rs.3500 Per Sq Ft. Kindly advise / share your info with me on the following:

a) Whether this price is worth?
b) Whether any Metro hit is expected?

When you go from Jambu Sawari Dinne to Konankunte, HM World City comes on your left side. Are you talking about the area which is the right side of that main road? I had seen some plots recently there , for my brother, but dint like it because the roads were not having the minimum width prescribed by BDA. Though I dint measure it, it looked really narrow to us and we skipped the area.

How are sites on the road that connects Jambu Sawari Dinne to HM World City? I think they can be used for both commercial and residential. What would the price on that road for sites? Are sites available on that road itself? Last I visited the area, I did find some that some shops have come up around midway between Jambu Sawari Dinne and HM World City.

I am not sure of the zoning (BDA) of that area. Based on that only we could conclude as it can be used for commercial or residential. Again not sure of the price of the commercial plots there. Even I would be interested to know the commercial pricing there , in that road. If you get to know about it , please share it.

Sure I would.
I had enquired around 2-3 years back. That time market was down. Proce quoted was around 1800-2000psft. But I did not proceed with it. Prices have gone much higher since then. Even BDA sites 50ft from that road used to be 2000psft back then.

I had spoken to a broker who was very active in that area. I will try to find his number and try contacting him.

Do you think investment on that road would be worth it if I am willing to hold on for 3-4 years?
By that time the area should have many more houses built. That may spur commercial activity as well.

I personally feel ( no high fund calculations ) that this area would go really commercial and there is immense potential for growth. Had I got money, I would have gone for a small commercial plot here. At present, I dont expect the commercial rate to be anything lesser than 5k psft there.

Tried reaching out. the broker said the price should be in the region of 5k/sft. but none available. I think at this price, one shuld only invest if he plans to build a commercial building and rent it out. But you may have to wait for 2-3 years to get good rental.

Is this is immediately after lake front phase III (next to Nilgiris) between 8th block phase II and the lake?

A year back, lake front phase III was quoting in the 3.2 -3.5 K range. The above price seems reasonable given that it appreciates 10-20% every year.

What is metro hit? Namma Metro is planned along Kanakapura road and Bannerghatta road. It is at least 3 KMs from this site.

Firstly thanks for the info right from the first post of this thread, they're very detailed and useful.

I am planning to buy a site in this layout phase 3, Appreciate your thoughts and info on the same, do you see any legal complications in the same ? Since you mention you have also constructed that must give you more idea into the actuals.

Also does induvidual sites have A khata (i.e. A Khata in say the purchaser / your name) or is it just A khata issued to the developer ?

I tried approaching JHBS ( located near sout-end circle) , an in-sensitive/lazy guy over there said that they can't give layout plan to any one.
he re-directed me to corporation , to whom them have given the layout plan.

Hi,

Just wanted to share a experience in transferring a Khata for BBMP A property.

The property was in my Father-In-Laws name who died in an unfortunate incident 5 yeas back. A week back I decided that I will have to change the Khata of this specific property in limits of Bommanahalli limits to my Mother-In-Laws name. Contacted a person in BBMP, he gave me a list of documents required as below, which was extensive because the Khata is now known as "Pauti Khata", which I was thinking makes proceeding more difficult.

- Sale Deed
- Mother Deed
- All previous deed if any
- current Khata
- Latest Tax paid receipt (11-12)
- No objection certificate from all children ( only one daughter, my wife in this case)
- Affidavit from my mother in law stating she is only legal wife, etc etc ( she was furious when signing this )
- Application form from BBMP
- Application from mother in law requesting Khata transfer
- Death certificate of FIL
- EC for 30 years

Now the fun part, I had most of the documents, and it took a weeks time for me to get others. I made a file and gave everything to this guy, he asked for 8K...its too costly etc etc, finally it was settled for 7K. Then I forget about it, it took 3 days, just 3 days for him to transfer the khata, which he had hyped its a Pauti khata etc, give me a call back to collect the documents!!

According to me its money that played the major role here, I could not have done roaming around offices to get work done, so had to settle it this way! I am sure that I paid him an amount which is too high, but just happy that now the document is clean

Recently I read in news paper that Karnataka High court had issued order that BBMP to resume collection of betterment charges for the DC converted revenue sites in the newly-added BBMP areas with immediate effect, at a uniform rate of Rs 550 per square metre.

I am owning a DC converted revenue site and last week inquired about payment of betterment charges to get A Khata. I am told that till date BBMP has officially not started collecting betterment charges, but A Khata can be issued if bribe is paid.

I am surprised - even after high court order BBMP has not issued any guidelines to public on the subject and publicly demanding bribe.

Anybody succeeded recently in getting A Khata for a revenue site after paying betterment charges? Please share your experience.

For last 3 months I and my friend was looking for a BDA site 60 X40 in SMv layout..We started with SMV Block 1, After several enquiries price was quoted around 3500 to 3800Rs..it was out of budget..So, we ended up buying a site in SMV 3rd block we were able to negotiate for 3300Rs/Sqft..

I am quite surprised, i bought a property in 1st block same time last year for 2400 rs per Sqft and now the value is in the region of 3500 to 3800. during June last year a broker approached me quoting 3000 per sqft for the same site. I have another property in 5th block, i was quoted 3800 to 3900 per sqft and almost same value now too. Not much appreciation in 5th block. Any idea why there is a lot of appreciation in land value for the 1st block sites, i have also noticed that the land value is high for sites in 8th block too.

From what i know, the high price in 1st block is because it is vast patch of land without any village pockets, near to ring road, NICE road, Mysore road, Shirke appts, Kengeri satellite town which is fully developed, upcoming metro station at Kengeri, Kengeri railway station, RV college, etc etc..
Also, i have noticed that almost all sites for sale are from resellers. The brokers buy the sites immediately (partnership deals) and lock them in the market and jack up the price. I came across some instances where the reseller has bought the site from original allotee and selling it again in just 3-5 months gap. During my entire hunt for a site, i could never meet a first allottee

One weird reason i heard from a broker is that "they are all vastu sites"

I had done deal in 1st blk in Jan2011 @ RS 1900 for 30x40 and one of my friend in Jan 2010 @ RS 1500, within 3 yrs it reached double plus
Prem mentioned valid reason for more price in 1st blk, once metro completes its Nayandahalli Jn and BDA and BBMP flyover JN work than also prices shoots up for 1st blk.

Thanks for the response Prem Shankar. I feel with rates going up in 1st block at approximately 100 Rs per month the resellers buy and sell within a gap of 3 to 5 months. But anyways it seems a little strange how the brokers are able to manipulate the prices by such a big margin.

The sites in the 1st block near to ring road are atleast 300 to 500rs/sqft more from last 4 or 5 year compare to other interior sites, also not all sites priced in the same range. The 1st block site adjoining to 2nd block are still might priced in range of 3000rs/sqft.

Please go further down you will see three BDA approved layouts (fully sold out). Krishna reddy layout, Cybele villa plots and Aasthi Tranquil (Near Builmann)
Krishna reddy layout went for 1800 psft, and Cybelle for 2350 psft (which i feel and felt is high), as after it only forest is there.
Couple of my friends and folks in forums also bought there.
And nearby Aasthi Tranquility is there for 1600 psft. You can check about these layouts and ENQUIRE anyone around, for last 3-4 years the locality has been same, without improvement as there is no major main or road that is frequently travelled.
I have travelled that side quite regularly, since there is no major main road passing, it is taking (will take)
real-real long time to develop. Nearest best main road is T.C.playa main road (Reliance fresh) and from old madras road must be 3.5 km or so.

And in the entire stretch from reliance to the layouts, in evening times, twice i have seen snakes crossing the road as in both left and right is quite busy/thorny.
One snake in opposite to Krishna reddy stone quarry and other near the hebron villas.
Snakes don't read that it is Confident High priced, High quality layouts so they should stay out !

My point is please negotiate HARD, they're NOT offering HEAVEN. They would have bough the land for 1500 psft, and BDA approval process is not that very costly, they would have paid some betterment charges for square meter.

(Im 100 % sure not many will listen, many will go and fall in the feet of confident developers and blindly listen to their prices).
Mostly NRIs, who buy layouts from abroad with some local GPA holder, will not even see the layout and purchase, so that builders can put a board "Sold-out in 2-weeks" etc,.
This is really sad.

One more disadvantage with TOO high priced layouts is:
If i buy a plot for 1500-2000 psft and wait for 2-3 yrs and sell for 3-4k psft, then there is appreciation.
But if the ORIGINAL price itself is already 3200- 3800 range, what will be the new appreciated price after 2-3 yrs, 5000 psft , who is buying or going to buy at that price , when the local price around is lower. And im sure, many folks with B-katha, panchayat katha, will get some way katha done through akrama-sakrama within that time.

Even if one is not going to sell it for appreciation, but build home, is it not a fantastic deal: 3800 psft in a forest

Personally i dont have anything against high priced layouts, in fact i was benefited by confident developers, as once they came near to my layout, my layout prices rose up. But morally im feeling v.bad, as the real-estate prices are unfairly cooked up, bloated up, making it difficult even for upper-middle class.
Government has to come up with some regulatory measures to limit the profit that developers/builders can make, like the way made in UK (only 20-40% profit) etc,.

On solution aspects..
If one is going to wait for atleast 2-3 yrs, then better look for BMRDA approved which could be few kms away, but the way bangalore is growing it will catch up in no time.

Pls check Singature tulips, Signature dreams in Old-madras road, budigere side (only resale, as the project already sold out) BMRDA approved
Bad/Grayed-out reputation ones: Berlin township, Lotus garderns (both BMRDA approved), Om Balajee Jasmines (BDA approved) - so better avoid these

Most of the above points are correct,I too have been thinking on the same lines and on thee look out for one since 2006 but couldn't finalize one until now. Most of the L/o had issues or couldn't finalise on one due to one it other -ves.
Yes I also wondered who is increasing or decides the prices or are there any deals happening at these exorbitant prices or not, but I could see lot of construction activities happening. When my friend bought a plot in Shanthy L/o, I thought it was jungle as the state of the area was very pathetic and see the difference now.
I think if you are buying for living and if you can afford then one can go ahead. This my opinion after having seen all the growth blr had had since 2005 in real estate.

Hi All,

Thanks for all inputs from every body (bhavesha, hkrish etc).
Confident group new project is beside hebron australian villa project.
The hebron project is pre-built villas which is in initial stage.
The confident group project is less than 1.5 km from reliance fresh. (so around 20 min walk)
The road leading to this road is ok and mainly doesn't have any slum or other such areas, it has decent locality.
Mostly all layouts, houses are built in scattered mode.
Bus frequency is very good in Tc Palya and the project as access from both K.R.Puram side (3 to 4 km) and Outer Ring road side (5-6 km)
If anybody is aware of Ramamurthy nagar/horamavu/Kalkere to get piece of land is like getting big time treasure.
The whole area has lots of litigation and to find clear titles is very difficult thats my experience from past 2 years.
All are B khata and some might be DC converted.
If we show B khata papers to our lawyers they will relate B khata as Bogus Khata.
Now coming to confident group, they are reliable in name and the cost is high but we don't have to roam for any verification.
If you make a any deal anywhere in ramamurthy nagar /kr puram for land, there will be black money and white money involved.
Confident group is good for who go for white money transaction, where in all transactions are recorded properly and we need not run behind bank people for loan. Confident group has tie up and they would take for it.
Regarding snakes/ other reptiles we can expect those as its barren land and still development is on its way.
We used to find snakes in our jp nagar 6-7-8 phases 5 years back. Later on it reduced and now none.
for development we always enroach their area. Thats the way development happens.
If you see BSK 6th Stage near Gubbala and karishma hills, its BDA layout but you can find snakes and other reptiles.
but its not populated now, once its populated everything should be fine.
Coming to back to confident group, you can check all the layouts in K.R. puram/ rama murthy /horamavu.
none of them are in finished state and papers also not clear.
If we invest now, don't think about it for 2-3 years so that surrounding area develop and later you can build house.
Ramamurthy nagar is ideal for development and government would surely do it.
I have surveyed it from 2 years, the land you see now is not available after a week.
Its strategically located near to ITPL, bagamane tech parks( cv raman and outer ring road), metro, manyata tech park.
Also near to all shops.
as hkrish suggested, one should negotiate to maximum.
Appreciation would always be there as its within gated community and moreover Confident group has good reputation of bringing project to completion.
While investing in these area always go for name that can be trusted.

I think if they keep on raising prices like this, some day some casual enquirer may have Cardiac-arrest listening to these prices, and confident has to confidently face the consequences, and be morally responsible for it.

Few more final thoughts..

When i bought a plot in BDA approved priv.layout (sold out now), the LIC agent said,
Confident does not contact them (All Agents) for their projects. I also checked in all confident layouts, somehow they dont
seem to be approved by top-3 banks, who employ the most deadly-legal verification:
a. SBI
b. HDFC
c. LIC

Typically confident goes ahead with Axis bank, IDBI etc,., who in general offer higher interest rates than above.

Infact the LIC-HFL senior agent, told that confident layouts legal is little weak. Im not sure about it though, as it varies from layout to layout.
But if they're dealing with major white-money transactions and if legal is sound, i wonder why they would not go for nationalised banks (who actually prefer only white money transactions majorly)

In final terms, it all boils down to affordability & proper legal verification of particular survey number& plot.

hkrish has rightly said sbi, hdfc and lic are not in bank list for confident group.
There might be some other factors attached along with deadly dose of legal verification
confident group might be getting low interest loan from axis,idbi etc for their project completion (project work)
this in return makes conf group to tie up with these banks for home loans for the customers.
so net-net bank and conf group are happy. Customer is also happy.
sbi, lic have burnt fingers by providing loans for b khata houses.
So if you see all along ramamurthy /kr puram stretch the danger of not clear titles prevail.
so only apartments get loan from such nationalized bank.
conf group has good things along with bad things
good things is they never force to buy in or persuade you to max.
also there is always an option to exit if one doesn't like the property without any cost, provided the reason is valid example legal not clear.
There is always an option to check the papers with our own lawyers, which should always be done. It takes 500 to 1000 for legal opinion.

bad thing is sbi lic loan not tied up.

survey number of any land can be checked in bhoomi.karnataka.gov.in website which gives details about current owner and mutation happened.
2001 to till date info is available in website, before that info can be obtained at taluka office. we can easily trace 50 yrs back documents.

At the end its matter of affordability.

I feel 3-4 year timeframe can be looked for improvement and appreciation.
if no appreciation atleast you can construct a ground floor house (10-15 L extra), stay peaceful in gated community and commute to ITPL/Manyatha/Bagamane at ease.
I have see these area from 2 years first i started from hoysala nagar now reached anandapura and still searching..

Hi Folks,

Found this discussion very useful. Just want to make a few points.

a) Getting an SBI or HDFC loan does not necessarily mean that there are no legal issues. It is just an additional check. From my personal experience I have come across apartments approved for HDFC/SBI Loans which have significant deviations or legal problems. There is no alternative to doing your own legal check and to a BDA/BBMP approval. This B Khatha, Akarma-Sakrma stuff is at best avoided as it will just keep giving people a chance to fleece you. What I understood from confident is that if they do not get an approval or there are legal issues, they will refund the advance with interest. Considering that you will be making the payments in batches, its not a bad option. Also, I have not heard of a scenario where they have defaulted on payments, which would work really bad for them as they are launching a huge number of projects. That is another lesson from my experience is to go with a builder who has something to lose.

c) Though there might be other layouts further up, an already tarred and good quality road makes a lot of difference. I believe that the layouts further up do not have a good road and no one know when they will. I know because we have waited more than 3 years for the road in front of our apartment to be repaired, and we are in the heart of bangalore. Moreover being next to Hebron and Ferns Cascading medows, this area might lookup soon. Even half a KM makes a lot of difference in how people perceive a locality e.g. Marathahalli vs bellandur .

d) The price they are quoting is high, no-doubt. Another way to look at it is that higher price means you will have richer neighbors who might build nice looking houses . Jus kidding.. But then its a question of peace of mind. 3500+ is the price being quoted for BDA approved layouts in in most places like haralur road, sarjapur road, whitefield extension etc. Compared to these, I think KR puram has more potential to grow as it is mid distance from whitefield, indiranagar and Rammurthynagar, Thanisandra etc.. It is also close to ORR which makes it easy to travel to ecospace as well as silk board junction, signal free. The KR Puram metro station should be just about 3-4 km away. Throw-in potential for hoskote to grow and the Peripheral Ring Road... There are also lots of lakes which mean the water table should be good. Plus I think BWSSB lines already exist close by. There is a report by knight frank which predicts 100% appreciation in KR Puram by 2017(http://www.knightfrank.co.in/content/upload/files/Resized_-_KF_Investment_Advisory_Report_2012.pdf), though I think thats exaggerated.

Anyway, these are my views and I should put a disclaimer, I am planning to book a plot here. So please do your own due-diligence.

Safety grills - 10mm horizontal round solid rods with 1/2 inch solid vertical plates - Rs.85 per KG.
Collapsable gate - Rs.330 per sqft.
Main gate (Arch shaped) - Rs.300 per sqft - made using MS/CR flat and round pipes.

Please let me know are these rates reasonable as I think he is quoting high...

i am planning to construct a duplex house and i need some help in estimating

My plan is
1) Ground floor for parking (this would be slightly below the road level as my site is in slope )
2) Duplex house of 30 sq (chadra) this excludes the ground floor where only pillars will be there no exterion walls

i have uploaded the estimate which i have derived from my architect and others, i wanted to know your comments on this estimate if there is any devition kind of thing

I am in the moulding stage and the M20 proportion is a debate. I have asked for 1:1.5:3 to masory ,and it will 4 Pots of cement:6 Pots of sand: 12 Pots of jelly , but one masory suggesting to add 4:7:6 more sand and less jelly. I am not sure which is right proportion as they all suggests to for more sand and less jelly but M20 suggests less sand and more jelly i.e double the jelly of sand as per proportion of 1.5 to 3. Anybody can share there experience.

In our 1 & 2 floor duplex house, we added ventilators only
in the second floor. Second floor roof slab is exposed directly
to the sunlight and will be cooked nicely in summer.
As the ventilators are above the lintel line, one problem
is how to provide for rainfall protection. We also used the
EBCO friction stay hinges, so that the ventilator can be pushed/pulled
vertically. Not sure how this arrangement will pan out.

All I am trying to say is that do the right thing - first get an architect to design a "home" for your needs. Once that is done, get the estimates of area/work as an itemwise specification. Then get quotes with couple of contractors from your reference and compare the quotes along with their construction quality of completed houses.

If you have enough time and patience then labour only contract also be a very good choice. If not itemwise contract could be he next best option.

If the contractor you have spoken to happens to be a close relative and trustworthy then no problem in trusting him - else there is every reason to doubt a lumpsum quote where someone has not given you the exact specification of each item and price for the same.

You only get one chance in lifetime to build a home unless you win a lottery or acquire some accidental fortune. So do the right thing and not just grab the first offer that comes your way..

That is just my view. May be other members can share their view here.

1650 rs/sqft is a bit more i think. Did you enquire with few other contractors?

The quoted proce depends on the materials he is using such as teak wood, flooring options, plumbing fixtures etc. From my experice ( house in finishing stage)
if you can get it for 150000 per square then I think its good rate for the decent house.

The way I understood them (in curde, layman terms) both was the 'gap to be left' in front of the road (or sides). The only thing I could think of is
that "building line" is applicable only in the road-facing direction, is that all ?

Interesting! Definitions in the document don't really provide much details.
"Building line: Means the line up to which the plinth of a building may lawfully extend within the plot on a street or an extension of a street. No overhead projections are allowed beyond the building line.
Building setback: Minimum distance between any building or any structure from the boundary line of the plot."

Would Chejja's/balcony's be included or excluded from setback? For setback purposes, I heard one would consider the position of the columns beams and chejja/balcony's are overhead projections outside the structure right? Building line definition seems to specifically say that no overhead projections are allowed.

In any case, I am told that no one religiously follows these in Bangalore:-)

At the very outset, let me Wish you all a Happy and Prosperous New Year.

Me and my friend co-own a joint property of dimension 30 X 44.
We wanted to construct one house for each of us for our own stay(not for rental) on this site.
The idea is as below:
1. Ground Floor/Stilt floor(GF) - Only Car Parking(Open on all the sides)
2. First Floor(FF) - 2BHK for myself
3. Second Floor(SF) + Half of Third Floor(TF) - Duplex house(1BHK on SF and 2B on TF) for my friend.

The questions are summarized as below:
1. Will we get BBMP Plan approval for the above specifications(mainly having independent kitchens on FF and SF respectively for each of us)?
2. After construction will we have separate Khatha(Khatha Bifurcation) for each of us? Currently we both own a single Khatha for the site where our names are mentioned together/jointly. If Khatha Bifurcation happens, on what basis BBMP does this ? Is it based on partition deed mentioning the UDS(Undivided Share)?
3. Currently since we both co-own/share the property jointly, we have 50% of share for each of us.
Now, as per above specifications, since our built-up areas would be different(my friend's built up area would be more than mine owing to his duplex requirement as mentioned above), will the share % of the site be same as before at 50% or will it change similar to how it is calculated for apartments based on UDS ?
4. Is the site dimension 30 x 44 treated as 30 x 40 site or site bigger than 30 x 40, for FAR(Floor Area Ratio), Plan approval, etc. calculations?

Hi Sathish,

Stilt floor (max of 2.4m) + Three floors (each max of 10.ft) will result in more than 11.5m. The setback you need to provide will be large (for left and right, the total width of 30ft is not enough!!!).
Since the property is divided between 2 parties, my suggestion is to take at most care not to violate any rule unknowingly.

If the 44ft is on the road side, it is best to bifurcate 22 + 22.

Refer to Bangalore revised master plan 2015 document, page 20 - table 8.

I guess, in your case the setback needs to be 12% of the depth on front and 8% on all other sides

My parents are old and have difficulty climbing stairs. I was exploring various options such as ramp for wheel chair etc but space is a problem. Lifts are too expensive for our budget (5-10 lakhs). Then I came across stair lift.

My layer is about to put POP on the granite. Saw these very informative
threads on the same topic. Layer is saying that we should not use newspapers
on the granite because if we do this will lead to three times the POP consumption
and POP may come off easily. Floor area is about 700 sq.ft and his estimation
is about 4 bags of 40 kg bags without newspapers. And ofcourse he wants to do
acid wash and buffing at the end. So, is the newspaper usage required ?

what is his recommendation - put it directly on the granite. If that is the case, I would say, tell him to use some alternative protection before putting POP. In our house, even though we used newspaper, there were spots where the paper had slipped or whatever and the POP set on the granite. Even after acid wash, it was hard to remove them. It is going to take a lot of mopping and scraping to remove the set portions.

I am in the process of getting a building plan approved with BBMP. I wanted the working plan to be as close to the approved plan as possible in my case. The BBMP approved architect has drawn a plan that is overall close to my plan but still has differences like the following. He says that we can construct according to working plan.
1. Overall built up area and FAR/coverage is matching between both the plans and the overall room layout is more or less similar
2. Approved plan has small deviations to take care of setbacks (I understand that this difference is expected)
3. One internal stair is missing in the approved plan
4. Approved plan has only one kitchen (BBMP guy says it will take more time and money to get 2 kitchen plan approved and no one will check the interiors)
5. Balcoy/walkin wardrobes etc are not show in approved plan.
6 The position of toilets is a bit different in some places.
7. Door positions are not matching between plans in several places


I have been asking the BBMP architect to follow my architect's drawing- but he seems reluctant to change this further. Anyone had any experience dealing with this situation? Or rather does it matter as I am told that we have to keep inspecting officers in good spirits irrespective of deviation or no deviation?

My builder has recommended GM Modular electrical switches & V-Guard Brand wires. Also VIP brand pipes for plumbing. He says that from his past experience these are very good products. VIP pipes are thicker than others it seems.

1. do not go for v-guard brand...unless some one has a vested interest in your money. you might consider anchor or havells in this segment. finolex is also good, but there are several imitations, which will confuse you even more.

2. Supreme is the most sought after brands in pipes. not sure on the vip....visit few of the dealers on sp road, enquire with them & cross reference this with the supreme dealers. this will help you arrive at a decision.

Hm- Is 25-30 Rs/sq feet the prevailing rate? I am no longer in need of an architect - but this seems almost half of what I thought to be a reasonable rate. Does this include structural consulting and end to end services including project supervision?
It may be better to negotiate a fixed rate even without dependency on sq feet based on initial idea of requirements.

my architect charged 4% of the estimate for the house. He provided complete services from design/drawing, help in selecting building contractors, estimation, purchase of materials (and got us discounts on many things), carpenter (for interior - kitchen etc.), structural engineer services when needed, regular inspection and monitoring. I had expected it would increase as my cost kept increasing, but it was based on the initial estimate that he gave for the house.

Iam not sure what there expectations are and what options I have as my document says 30/40 and iam ok to use only that bit which I own.

@tvsh thanks for the information, we decided to remove the motor and clean the borewell, so that we know the actual depth. Got the clean vehicle an they clean the borewell, got all the debris out. The confirmed the depth is around 240 ft and water of 2inch, though not sure how they concluded the water to be 2".

I assume HDPE is flexible, since the borewell is inside the house and I would like to take the pipe from the motor to outside the house. Is HDPE easier to maintain in case of any issues with the motor, so that I can lift the motor out and fix it, without much damage, as the roof is at 10ft?

so are you saying the borewell is 240 feet and not 450 feet as you had earlier thought? or is there silt between 240 feet and 450 feet?

How much did they charge for cleaning the borewell? what did they do and how much did they charge?

Given that you have the ceiling at 10 feet, GI pipes come in lengths of 20 feet and column pipes come in lenght of 10 feet, unless you plan to cut the pipes into smaller lengths and then use collars to join them, you only option is to use HDPE pipes for your borewell.

I have taken quotation for wardrobe work recently:

900 Rs. for wardrobes/sft - Commercial plywood with half white lamination inside and 1mm lamination outside from range of selections
1200 Rs. for Kitchen - Marine Ply (not Marine brand but waterproof plywood) with either laminated or machine made readymade shutters whichever we prefer
400 Rs. for lofts - only shutters with half white lamination inside and 1mm lamination outside from range of selections

Not sure about the brands to go other than greenply or century ply + how to identify whether the Marine ply is water proof or water resistant? Any suggestions around the brands + rates will be helpful.

Planning to go for Alpine or AK plywood since if we require greenply need to pay more. Feedback around these brands also will help me to decide accordingly.

Need suggestion. My contractor had loaded with TBW bricks from Jigani. I inspected the load and saw lot of unevenness in brick quality.
50% of them were very strong, but the rest had cracks and uneven sharpness. So, I checked one more brick by name Srinivasa Bricks from Malur.
Inspected the bricks and it was pretty strong/sturdy. Both are Rs.6.

Need suggestion on good strong bricks from you guys. Checked SCB, but its too expensive for G+2 floor construction.
Very difficult to find the correct quality of bricks. Please advice.

The quality was really good, bricks were uniform and strong. It is around 5.50. Later he changed to LTB (same quality, but bit more stronge), as LTB was the local guy and wanted my contractor to buy from him.

I am seeing termite problem in my house. It has foundation treatment done from PCI, but still it cropped up from garden area.
It has already eaten 100 sqft of wooden floor in living room. It seem to be infecting windows now.

All pest controls says, they can treat and give 5-10 year warranty, but none can tell for sure it will not come.

Any suggestions for appropriate treatment?

Hello,

I am thinking of installing a sliding single shutter external wood door. Initially, the idea was for the normal swing door and hence the normal frame was fixed to wall and the door was prepared. But due to space constraint, I want to make this a sliding door. I want this door to latch on to the door frame so that I can use a normal door lock to ensure safety. However, carpenter says, sliding doors can be fixed only with the bottom or top mounted rollers and it would not meet the door frame. I want to know is there a possibility that i can use a sliding door that can rest on the door frame while its closed and slide onto wall, when I need to open the door?

I also having the same problem......still haven't found any solution. Even thinking of sliding door for wardrobe as i constructed brick wardrobe with 3 ft size so keeping sliding door would save space for the room. Anybody do help.....

hello...as best as i could understand, sliding doors could be installed in 2 parts (not as a single door) over 2 aluminium rails installed at top & bottom of the frame. this can be latched at the sides when locked towards the frame. bolting is also an option that can be considered. with this kind of an installation, there shall be no possibility of swinging.

You can find bathroom tiles in most of the shops like Chhabria & sons, Hemadri, Katta ceramics, PC Mallappa etc.
These days there are digital tiles which looks great and also requires less maintenance. The costs range from Rs.50 per sq.ft onwards.
From what I have read online, I think the bathrooms looks bigger when you use light coloured tiles. Ventilation is all about the window opening in the bathroom.
You can google the shop names and find the address for the above mentioned ceramic shops.

Hi,
For bathroom tiles, prefer to go to small shops instead of showroom.
Almost all the people keep the same indian tiles but there is a big differnce in the price, unless you want some branded tiles like kajaria.

Just for example- for a tile of 12*18, I saw same varies from 85 to 45(same brand).
For 1x3 price varies from 150 to 100.

So I suggest better look for first at multiple shops and then decide.

Yes, it is always better to look around when selecting Wall tiles for bathroom.
Let me share my experience on Digital tiles which is the latest trend for bathroom tiles.
I have seen that all shops charge around 50rs onwards per sq.ft for Digital tiles of 12"x18" size.
Since Digital tiles also include highlighters in some shops that I have visited, they price all the tiles (Dark, light & highlighter) the same. However I have seen that for the same brand tile in Bangalore Ceramics, they charge Rs.250 onwards for the highlighter per piece and Rs.50 for Dark and light combination tiles. This indeed is a daylight robbery!
Also for some brand of tiles (from Gujarath) I have seen that the MRP print rate on the box is listed as Rs.250 for floor tiles, however the shops are quoting Rs.560 per box (9 tiles of size 1'x1' in a box'), and they have told me that the companies are printing lesser rate on the box to avoid taxes!! I already talked to the concerned person in the company who admitted this, that this is a normal practice for Gujarat compay tiles. Hence customers are taken for a ride and the shop owners quote the price depending on the customer. So dont be surprised when you order your tiles and when you receive the boxes and check the MRP the prices are almost 50% less than quoted by the shop owners.
I would recommend you to be extremely careful when you deal with these small shops, and people can be cheated easily.

BDA katha will cost around 5K to 6K ( assuming your site is 30*40, cost=bribe+govt fee)
BDA cant acquire from BBMP ( but its the other way around , then "acquire" can be termed as hand-over).

I dont see a need for BDA NOC , since you already have BBMP Katha.

Definitely you should get the BDA NOC before going ahead with purchase. If it is marked for Peripheral ring road project, then even if owner got the BBMP Khatha, it wont help. Better you apply for BDA NOC for the specific survey number with BDA.

I booked a site in ayushmaan bhava telecom layout. no progress on it yet. they are not even providing the seniority number. i visited their office 4 - 5 times to get seniority number....every time they ask to come or call next week. It is very difficult to get them on phone. Even if they pick up the phone they say that you can call after 5 - 6 days to get the seniority number. Is there anyone who has got seniority number after waiting for over 1 year? Is there anyone who has got the site allocated?

are saying don't go to for those sites. I have checked with two different lawyers and they both told no issues with the documents. and also checked

Sorry about the painful exercise but i am sure this learning will help you, as i too had gone through similar experience and lost some money before i finally bought one.
Please also note that many developers put "Whole land A katha", but individual plots will be only B-katha.
Also the confirmation deed asked by lawyer is very important. Atleast if the suit has been filed, they should give the complete Suit with final court decree (ie,. who won the case, and whose favour, what is settlement etc,.)

With mlvenkat12 experience i would also like to point out to many in forum that if a layout has bank-approval, it does NOT MEAN THE LEGAL IS THROUGH.
Banks only check whether the layout is legally fine AS-ON-DATE and if all the documents are in the developer/owners name. Banks DO NOT check for Litigation possibility or minor litigation possibility in future, which is the most cause of problems in all land/plot litigations.

Nobody gets in to trouble or litigation because of betterment not paid or DC conversion issues. Because all those can be set right by paying money to goverment bodies.
But what cannot be easily set RIGHT is the clear titles, for which they need PERFECT it and earn rights by making all concerned share holders to execute "Reliquishment deed" or "Confirmation deed".

Always listen to your lawyers, they're there to help you.

I had been to the layout on Sunday. 3rd and 5th Block inner roads are getting prepared to be asphalted. Those roads are now gravel roads prepared recently. In 1st Block, many inner roads (especially 40' ones) are getting cleared off weeds and being leveled. The workers there said that they BDA is going to asphalt those roads. Also, there are many contractors involved and only few have started the work. Not sure if they are going to cover all the roads or not.
Few buses ply on 100ft road and I saw "Atal Sarige" buses as well.

Hi Prem, thanks for the pics and the feedback on the current status. While I was there in Block 1 in July-2012, I had noticed that the internal roads in Block 1 were being cleared of weeds and also heaps of stone chips were lying on the internal roads ready to be levelled abd asphalted over. Looking at the pace at which the guys were working, I was pleased to see the sense of urgency. All this was nearer the road leading to the KHB development (on your right as you proceed on the road towards KHB. But from what you tell us now, looks like they lost steam and didn't progress much. On another note, did you get to hear the latest on Cauvery water supply?

Hi Parkom,
Yes they did asphalt some of the 40' roads in the area which you mentioned. Many are still remaining and hope they cover all those now. As I heard from the people (agents as well) there, BDA has given contracts to multiple contractors and each of them is assigned some roads. How fast they cover the entire layout depends on individual contractor .
Whatever the case may be, one positive thing is that people are coming forward and have started to construct. There is an association formed and it is actively engaged in providing guidance (in terms of getting things done from BDA, etc. etc) to the people who are constructing/living there. Things are progressing slowly. I guess once KHB multi storey is complete, you can see more activities in the neighborhood.

I had recently updated on the cauvery water supply. You can find it in the below link. Apart from this, I have no latest update.

Hi, I purchased a House in BDS Nagar, K. Narayanpura Road, Kothanur, Bangalore. The total area of built house is around 950 sqft though the total site area is around 1500 sq ft. The previous owner has constructed a 2BHK house in the ground floor and a couple of rooms for the PG in the first floor with total area of around 450 sq ft in First floor only. There is no second floor. The building plan is expired. Though he got approval for two independent floors for the house, he built only the Ground floor and half in the first floor. The site is a DC converted site. The BBMP is not issuing A-Khata yet. I learnt that the building plans are approved to only A-khata holders only. I want to either demolish the house and construct the house afresh or modify the existing structure. Is it possible to do it legally? What are your advice? I shall be grateful for those of you who reply.

Hi ,

I have come across few layouts in Mylasandra Near Electronic City, these plots are developed and marketed by Sai Realtors which is owned by Prabhakar Reddy, the area looks promising as its in between
Gottigere/bannegatta road and Electronic city and price being quoted in 1200 Rs/sqft(Negotiable).

I have went to their office located in Kormangala and its always crowded by people, the representative over there told me that complete layout is revenue land and we will get only panchayath katha, he also
informed that no lawyer will be recommending to buy a revenue land. But the interesting fact is he has already sold out few hundred of acres in the form of layouts and he is coming up with many new layouts with almost thousands of plots.

Can somebody tell me what are problems involved in buying these kind of plots and have anybody bought from this builder?
