Hi All,

Me and my friend have finalized to buy two adjustment 20x60 plots and we have applied for bank loan. It is like a single 40X60 plot numbered 100 is split into two 20x60 sites with numbering 100/A and 100/B .

Now, the bank has stayed the loan processing for the site 100/B because this number is missing on the stone in the site. In the middle of the plot it is written 100, in the left side of the plot it is written 100/A, but 100/B is not seen anywhere.

But we have got the documents verified from lawyer and the documents appear clean. Schedule of 100/B has 100/A to its left and plot number 101 to its right.

How to go about this now? Is it enough to write 100/B ourselves as the owner is suggesting or should I approach BDA? I tried to access the http://ops.bdabangalore.org/bdaops/HOME.aspx to verify the presence of 100/B. But the bda website is down since yesterday.

Hello All,

The walls of my falt have couple big cracks. They are more than hair line cracks. The cracks are around 5 feet in length and width could be .25 inch.

What is the permant way to fix these cracks. Painter says it is not possible to fix these cracks. Is this true? I see add of Mr or Dr fixit. Can they help?

Cant we fix them using cement and sand?


Looking for efficient solution and amount i may have to shell out.

Cracks are on internal or external walls ?

Actually in our apartment, we have seen some cracks on the external walls. Some of us contacted an interior designers/constructions company and they widened the cracks and filled the same with some special chemical.

As per them, if you just use normal putty or cement filling, then it might not have joined to the old concrete mix and after some time it will come out. So they said they use some kid of special chemical mix to avoid that problems. Also I remember, they have given some warranty on that too.

MNRS, It is the internal walls that have cracks. Do you have any idea on how much they charge and any contacts.

There are some paste available like Dr Fixit. not sure if they are permanant fix for the problem

Price in this area may range from 12000 - 15000 Rs/Sft depending on location, residential/commercial, and other factors.

It would be difficult to find any selllers here because availabality is practically ZERO,

You may suggest what is that you are looking, it may help people to provide better info.

I think you can go upto G+2. You can check the BBMP or BDA bylaws for the same.

Number of floors depends on site dimension and also the dimension of the road opposite to your site. As mentioned, you can check the bda web site.

Friends,

My friend is buying a plot from a builder in Bangalore. As per the sale deed which he got it says builder has executed special power of attorney in favor of a person X who will represent him on the day of registration. As i know from other people buying property under general power of attorney is not good and may have legal problems. Is special power of attorney different from GPA? Is it ok to register through a person having special power of attorney? The bank which is funding the loan is ok with it but i was just curious as i am also looking to buy a plot in the near future.

Not much difference between GPA and SPA. GPA means giving blanket permission to a nominee for carrying out anything/everything on that piece of property and in SPA, its very specific to certain activities like selling/purchasing/renting....etc. Legally both holds similar values.

Remember as per supreme court order, Post October 2011, all Property transactions through third party GPA is illegal, unless the GPA holder is having blood relation to the actual owner like Brother/sister/father/mother/son/daughter within a family.

Thanks for your reply msn. So if the builder has given SPA to his lawyer who works in his company and this lawyer appears for registration on the day of registration on behalf of the builder it is not legal?
Also will the sub registrar office execute such registrations?

Sub-Registrar office do not validate anything. They just carry out their activity registering the property by collecting the registration + Stamp Duty and their fees. Its the 100% responsibility of the buyer to take necessary precautions before proceeding. Better consult a reliable advocate to get the detailed knowledge/implications post the SC order.

In Certain cases, The Chairman/President/Owner of a company gets special permission from the sub-registrar and designates someone else to register the sites on his/her behalf. Ex: BDA, MUDA, Judicial layout, etc. If this did not happen, then the chairman of the BDA will have to spend all his days at the registrar office signing title deeds. I am not sure if the designation of someone else to represent the chairman happens via a special power of attorney. It is better to consult a lawer or better still get a copy of the Special power of Attorney and read the T and Cs.

As far as I am aware, BDA/Society should have already got exemption from Subregistrars from personal appearance. Then on the day of the registration, said society issues a letter (definitely not a GPA/SPA) indicating who will appear on behalf or No one is appearing. It is not a GPA/SPA.

Thanks for the replies. As you guys said the power of attorney(which is also already registered) is only to present the deed in front of the sub registrar and it will actually be signed by the owners. Is there some risk associated with such registration? In the meanwhile my friend is consulting an advocate and I will update his findings here.

AFAIK both the MCEHCS and Central Excise layout near Hegade nagar are not approved by BDA yet. They are marked as Not-approved and unauthorized formation. It is possible they may get approved anytime, but it has been quite a number of years since they have come up. It is also possible that BDA might demolish all constructions at this site. So be wary of purchasing any sites here.

On the other hand, they look very promising but the prices are very high that too for an unapproved layout. I would say less than 2000 or even 1800 per sqft for this and definitely not 3000 or 3500 as they are being quoted.

Society had applied for approved of layout plan to the Authroity . But without submitting the required documents formed the layout unauthorisedly . Notice was issued as per KTCP Act 1961 Section17(4).

Look for page 4 of 32, Sl no. 15
Ministry of Comunication HBCS (isnt this MCEHCS layout near Hegade nagar, Sriramapura ? )
Socitey has applied for approval of layout plan . But without getting approval of layout plan from BDA, formed the layout unauthorisedly. Byatarayanapura CMChad issued khatha & building licence.Authority sub-committee for unauthorisedlayout in its meeting held on 05-11-2005 had decided to demolish the unauthorised layout.

Hi,

I learnt that this layout is not approved by BDA yet. and the developer has been served notice on 17(a). ie why was the illegal layout developed and to restore it to the original state as it is an unauthorized construction/development.

I heard recently that there is a metro line which is coming in the ring road which connects kengeri - Shirke Circle - Nagarabhavi ring road - Sumanahalli-Yeshvanthpur (Already there is an existing ring road).
I saw some Metro work going on in Mysore road to Kengeri. But I don't see any work happening at Nagarabhavi ring road.
I also heard that, this ring road will be widened and some buildings across these roads are demolished, amount has been already paid to building owners.

On this ORR stretch, we don't even have the Service Road, expecting metro.....!?

This stretch is nowhere mentioned in either Stage 1 which is expected to be operational by end of 2014 or stage 2(still in proposal and expected to be operational by 2018).

Hi All 20X60 Owners,

This dimension is not ideal for house construction, BDA has given these kinds of sites to the people as aleternative sites for the loosers in SIR MV and BSK6th stage.

My opinion is, Two owners (A&B part owenrs) decide to sell together as 40*60 and devide the money later buy 30*40.
or
either any one among themselves has to purchase others one and then sell or utilise for own purpose. This way only 20*60 peple can come out from this loop. If they are planning to sell alone as 20*60, tere will be no buyers, if they get buyers wont be getting fair value.

Prices in BSK 6th have gone up as have other prices. You can't get BDA plots for 4000 in any developed areas.

Not sure what is driving the rate. But bsk6 stage sites are in high demand. good friend of mine works in sub-registrar office told me that every week there will be 3-5 registration( many registered in price of 3500-4000/-). Another observation is that in private layout where there is no good roads, no chance of water connection and small layouts are quoting 3500-4000/sqft, may be because of this people are opting for bda sites where there is chance of water connection, good roads and big layout. Also last 12-18 months, site rates are increased in private layouts as well not only in bsk6 stage.

I wanted to know what is the current rate in these layouts and nearby Gottigere/JP Nagar 8th Phase/Jumbo Savari.

I feel that agents generally quote 500-1000/sft more than the actual rates based on my very limited interaction with few of them. There are more houses in South Avenue than Royal County but the rates are more in Royal County which I guess is because its a BDA approved layout. From what I've gathered, ~2200/sft seems the going rate in South Avenue. Does anyone have a good idea regarding this?

PS: All the plots I enquired about have A Khata.

Royal County rates are between 3500-4000 per sqft. Brokers might be quoting more than that. I can see quotes which are touching 4500 per sqft.

No one has quoted 2200 in South Avenue but I'm just guessing that might be the correct figure to bargain for. I've got the reference of a trustworthy agent. He said he'll let me know in a few days about what to quote there. I'll let you know if I decide not to go for the sites that I've come to know of.

Also, any idea what is the guidance value there?

I think gottigere should be 1100 to 1200. In fact any layout on B.G.road after meenakshi temple is around this rate.

USUALLY i HAVE SEEN IN BANGALORE market value will be minimum of 2.5 times the govt guidance value.

3200/- sounds too high.i think the current rate should be around 2200- 2600/- max.I live right next to noble residency, its slowly picking up .The only issue is nearest public transport is 2 km away from layout .Its even hard to find a auto now.But there is good amount of traffic in the peak times of the day.Ideal location for guys working in electronic city side .Signal free drive of just 15 mins during peak hours
It would be good option to buy and wait for couple of years to construct .

Hi All,

We are in the process of finalizing a property in a BDA approved layout in Doddakallasandra, Kanakapura Road. The seller asked us to pay the guidance/registration value in white (i.e 15 lakhs) and pay the remaining amount (35 lakhs) in black. All the money we have is hard earned white money in our bank accounts. I am concerned about withdrawing and traveling with large sums of cash from bank given the security risks involved. Also I heard that RBI/SEBI has a clause in prevention of money laundering act where any withdrawals crossing 10 lakhs in a month get reported as suspicious transactions.

We have paid an advance of Rs 10,000 to the seller, so it is difficult for us to drop this deal. Could you point out how to go about this deal in a safer manner? Thanks!!

This kind of demand from the sellers are very common in real estate transactions. you have very limited options.

1) if you are a salary class person and undergoing TDS, There is no need to worry much about any clauses of RBI as your source of income is transparent and already declared.

2) If your preferred mode of payment is not in cash, ask him to take the balance amount in a separate Cheque or DD's(even in multiple names of his family members or trusted people, which can be en cashed from different accounts at his convenience).

3) if he is very particular about the Balance amount in cash and you are worried about the security risk, ask him to collect the same from you at the bank itself, either before the registration or after the registration. From there, it will be at his risk.

4) lastly You can draw your amount in installments and keep it in safe location( Bank locker) and hand over to him either at your home or at his home or in any other safe location of mutual convenience.

Current name is akurti and the website is apcons.in . I have seen in some forums that they don't have BMRDA approval. But they claims they have it. Also they are quoting 32 lks for 2 BHK. Last i heard about Orange was when few of my colleagues have lost few lakhs that they had paid as initial deposit for some villa plots near KR puram. I had checked tata bp, sundrop, solarizer solar water heaters. i knew a few people using solarizer and they did not have
any complaints since few years and also the price was competitive, so opted for it. just fyi, 200 litres solarizer normal
(flat plate) costed me Rs 28k. Had to spend some more money (rs 4k)for piping and other materials, labour to connect
it to the overhead tank. this additioanl cost depends on how far is your solar water heater from the overhead tank and
bathrooms.

alternately I can say, the voltage output of panels have multiple options like 12V/24V/48V DC.
Based on this rating and current rating your Battery and Inverter systems need to be selected.

3 months back I got a quote for a 12V DC output panel, Rs. 55 per watt (Negotiable) and you can go for total output power of the panel customized to your need like 130W, 240W, 500W. 1000W...etc. Prices are declining slowly.

The quote you have received is from a chinese make or European/US made panels ? Yes I can able to see that the prices are declining, but before I start my electrical work I want to have the provision of setting up the inverter connections too.

Generally (seeing neighbours), they have 2-3 separate lines based on utilization. One of the lines will have lightings on key areas like hall, kitchen, tv and may be a FAN in the hall etc.
Geyser and other high wattage devices are connected to a separate line. When KEB power goes off only one line gets power from backup automatically.

G+1 or so is not important. How much space available on your terrace and the sun light availability period in a day makes the difference for your installation.

Usually almost all the makes available worldwide are made by Chinese only. Importing original European branded panels is very difficult and not economical at small quantities. Also many of the European brands are designed at their homeland, but manufactured in China and sold in their name. So segregating the origin is not practical. Also many of the US and European Solar PV Panel makers are closing as they're unable to compete with the chinese makers and financially bleeding. In Many countries like US & Germany.. makers are asking Government to put anti-dumping duty on chinese products for their survival, But it is not practical and against WTO trade agreement.

Recently i read in a news paper article and the same is also shared in this forum, that at around 3 lakhs investment, nano technology based imported Solar Power panels installation is done in a house at HSR Layout and the user is able to use this alternate power 24X7 and has not taken BESCOM connection at all.

Effectively Sun light is considered only for the period between 10:a.m to 4:0 p.m. Other mode is directional controlled using the stepper motor, which is advanced method and expensive, where the entire panel direction will be controlled and changed as per the peak sun light availability angle based on the sun sensor, which is not affordable for domestic projects.

2. What about the maintenance period/amount for this batteries? (life time of batteries)
Life of battery depends on the type of batteries you buy and also on regular maintenance. On an average 3-5 years.

I've not installed it as of now.

I had seen these blocks and the Birla products and was very keen. The products indeed look attractive (G+3 in 3months?)

However, not many locally know these products. My builder claims that the after-sales support is poor (told to him by his friends in the builder community).

I tried calling up the mobile# listed on the brochure. "Invalid Number". Sent an email. No reply. Probably they are not keen on small projects but are more interested in the 10's of crores business.

Also want to understand like how much advance we should give to contractor ? He is asking Rs30,000. As per my understanding, in labour contract He is not going to invest anywhere (as material we will provide) So please share Stage wise Payment Schedule which i can use as a guide to frame my agreement.

1. Yes, the rupee has appreciated, but the cost has gone up overseas. Quite unfortunate.
2. 100 CFT can be made ready in 6 hours flat, but, this again depends on the capacity of the sawmill. It took 12 hrs for me to get my 230 CFT cut & edges trimmed & designed.
3. No carpenter will vouch for the quality of the log. there are numerous stories on the Teak logs getting hollow in the middle. There are few sawmill owners who will compensate you untill 50% for the same & some, who do not. Hence, LUCK plays a major role in this.
4. Most importantly, visit a sawmill who is more reilable & is in a position to take ownership on such cases.

@dev13 - we bought teak wood logs in June, so the prices may not be useful. You also need to note the diameter of the log, as the price depends on the diameter, which in turn is a measure of the age of the tree.

From my experience, I felt that it is very important to go to a reliable sawmill. My engineer referred me to a sawmill from whom they have been purchasing wood. The sawmill guys helped us select the good logs due to the reference and luckily none of them had hollow sections. As mentioned by other members, nobody will take responsibility for the log, it's finally your call. The cutting and planing was done over two days and our carpenter was present all the time to ensure that the wood was not misappropriated and also cut to the sizes that we needed.

Couple of things I noted while selecting the log are,
- select the widest logs that your budget permits
- try and avoid logs that have lots of knots
- some logs have the outer skin peeling off, making them look unattractive, but this does not mean that the log is not good.

Of course I am no expert, these are just points that I heard and noticed the day we selected our logs.

For #5 above, by fibre door, I think you meant HDF or masonite skin doors right? what type of frames are used? Are wood frames (sal/honne) OK for wet areas? Any feedback about FRP frames?

Hi,

I need to buy an ordinary bath tub for my kids toilet. Most of the shops that I looked around sell tubs + jacuzzi with all bells & whistles which we are not interested. My current rental home has an acrylic tub made by Bridgestone plastics. Unfortunately, this tub is not wide enough and gives a bad smell when hot shower is taken. Also I can't find this company online to see more models. Any suggestions where to look for a good one in bangalore ?

Roca have got a nice simple bath tub. when i asked they said its 40k just the tub. with Jacuzzi its 1.2 lacs. In Indiranagar 80ft road there is a showroom FMCL bathroom its very expensive but u can find all the varieties there.

In current market gypsum false celling starts at 45/- per Str and goes up to 90/-per sft.price mentioned is for plain work.
If you have too many details, ups & downs, free forms cost goes high.
Keep in mind that any thing less than 1'x1' size is considered as one Sft.
Boarders ,steps are measured in running feet.
More corners - high cost

Use of rope is certainly an added safety measure if the HDPE pipe thickness/gauge is less. HDPE pipe thickness has to be proportional to the depth at which the pump will be installed. I did not attach the rope to the pump as advised by the vendor(Kavitha Enterprises, City Market area) as he said the HDPE pipe thickness that was given (I don't remember exact thickness) is sufficient to support the pump installed at 900 ft.

Could other's share their experience as to whether they attached the rope or not . Did anyone face issue while taking out the pump for any repair when the pump did not have the rope attached?.

For 900 ft supplier informed that 1" is fine but later he said that its better we go for 1 and 1/2 inch. I havent installed the rope with the HDPE pipe. The pipe is being bolted with the cross rods so that the pump wont fall into the bore. The electric cable has been plastered for every 15-20ft. Even I just heard about the rope thingy but if we push the rope then it should be a good plastic else the water will be contaminated.

Since the establishment of BDA(Also any other Urban Development authorities or KHB in Karnataka) is giving
measurements in metres in their ads as well as in their sale deeds. Personally I think(as I've not purchased
BDA site So far), they cannot make such differences i.e stating 12X18 Mtr as site dimension in papers and
creating 40X60 ft size Sites. B'cos for a small site like 6X9 mtr(So called 20X30) difference may be small,
whereas as we go towards higher size, the difference is very much which can't be neglected.

Moreover BDA has not made any layouts after 2002(Former CM S.M Krishna's Period). So how to benchmark
your statement like Pre 2008 and Post period?

BDA plots were always done in meters and so the plot is typically less than the square footage in the ads. I have posted about this several times, warning potential buyers from paying more.

At the end of the day, if you like your plot and want to live there, you should just go ahead and buy it. Hope you can negotiate with the owner for a better price.

BDA plots though measured in meters have a 2 decimal notification, which will approximate the Feet measurement. In case the documents have the meter figures rounded off, that is incorrect.

only for corner or odd dimensional sites, size will be mentioned in 2 decimal points, Else its always round fig only. Find the attached one such adv from KHB in todays newspapers for the Corner sites to be auctions and watch the sizes, Sl #10 i.e. 9X12 mtrs(Which people perceive as 30X40 ft Dimension) and its equivalent size mentioned is 1162.08 sq.ft. Same way BDA also mention their site sizes only in Mtrs.

The sites that were formed in the early years were really 2400 SQ FT. Infact out plot in Mysore is m 41*60, we got the additional 1 feet due to a corner site and the sale deed has 41 feet speicified and we got the same measured as well.

There are specific cases, where people have applied for say A x B mtr size and while the carving out the plots from the acquired land, in some cases few plots gets some odd dimension specifically in cases sites coming on border/corner areas which will be specifically mentioned in the sale deed and the differential amount will be taken in case of higher size and refunded in case of lower size. Yours might also similar one.

In one of my relative case also, they had applied for a 9 X12 mtr size and was allotted with a plot size of 30.5 X 42 ft in Nagarabhavi 9th Block, behind Ambedkar College. They were asked to pay for the additional amount before registration. In the same cross other extreme end, the plot size were even more than 30 X 50 or higher higher, But they were allotted for the applicants of 9X12 mtr.

Yes, I know many intermediate sites in BTM Layout 4 and 6th stages having decimal dimensions. I recently wanted to buy one but the deal did not go through.
Also, in ISRO layout, I know for sure that site measurements have 2 decimal places and if you convert the area in meters to feet, they will match to rounded feets.

I have decided to buy 30x40 plot in Nobel Residency... off Bannerghatta road.
Currently the plot has BBMP B Khatha.
The agent and owner told me that they will convert plot Khatha from B Khatha to A Khatha after agreement.
The conversion will happen after agreement is done and once they get A khatha for the plot then i need to go for registration.

If anyone aware of this process, please let me know if there are any legal issues after this conversion?

Is it good to go for this plot?

Not sure but be careful with this transaction. If the owner can convert it into A-Katha, then he could have already done and sold it for higher price than selling it to you on a B-Katha price.

All the brokers i have met they mention you will get katha (A-katha) but in reality you will NOT get katha.

Most BBMP approved layouts, have whole land A-katha layout is actually NOT a layout at all in the STRICT sense. They got A-katha for whole land and sub-divided the whole-land in to several plots and roads. Now the question is, does the road within the layout belong to whom ? to BBMP or is the land for road still under the layout-owners name ?. Please think about this.

Actual way of doing a layout is to give 40% to common ammenties like roads, parks, sewage,water tank,electric poles etc,.and the remaining 60% for plots. In such case BBMP will give katha for individual plots as the developer would have paid betterment for EACH-plot. But when they get BBMP whole land A-katha, technically speaking according to BBMP, you are going to build a single house in that BIG-layout land, which in most cases fits only for apartment. BBMP responsibility is to help one-road connection, electricity/water (indirectly) reach to your BIG home or the apartment and not more. But the developers get whole land A-katha approval and smartly sub-divide that whole layout into several plots and sell it, leaving no-space for parks and common amenities. So in which case, how can BBMP give katha for individual plots, so they make an entry in the B-register, and do not give katha.

Let us think about this in other direction. I have 2-acres of land, and i get katha for whole land and sub-divide to several plots and sell it off. Now next land owner who has 2-acres, he also does the same. Finally in entire bangalore you will see layout after layout with no room for parks, common-amenties etc,. Is this fine ?
Now who does not like Jayangar, JP nagar which has parks and houses etc,. So my strict personal opinion is to STOP buying such whole land A-katha (finally B-katha properties) and making developers rich, and buyers create more B-katha properties in bangalore, and not getting a house-loan approval.

I got this learning in extremely HARD-way after discussing this with several good lawyers who are soaked in this field and explained to me the reason of How B-katha properties are formed and how one should stay from it, and why actually government wants to discourage formation of B-katha by not giving proper katha.

Even if you read Chidu' message inbetween the lines it says exactly what i have told "However, if the layout is formed is a unauthorized layout or a revenue land without DC conversion, then BBMP will collect taxes for such properties in a separate register called B Khata". Which means there is something called authorised and un-authorised layout. IF the whole land has A-katha, and then they're giving individual sites for B-kath, then is the REVERSE meaning not true that the layout is actually in strict terms not authorised ? There should be a difference between developers who get whole land A-katha and genuine developers who split the whole layout properly and give room for parks and get individual katha in their name and transfer it to the buyer name, which is the actual, correct procedure.

But inspite of knowing all this people still buy plots and "create" B-katha plots, by buying such properties. This is because brokers/developer CONFIDENTLY tell that SURELY you will get Katha. If that is case, please ask them these 2 questions:
a. Am i the first buyer of the plot in your layout, for which the answer will be No, and will say many have bought
b. If (a) is true, please ask them to show Xerox copy of one of the KATHA of one of the buyer and request them to provide his telephone number.

Most cases you will never see the broker/developer again.

The most dangerous problem with B-katha sites is you will not get loan to build a house, and so many in the layout will not be able to build the house, so it will be a barren lands, with grass sprouting from the roads for years to gether. And since no house is there, some day BDA - MAY come and take over (Even though you may have NOC), as the land is not fully put to use. Or even if they dont, the buyer has to wait indefinitely for Akrama-sakrama. So many buyers have their money locked up in such dead properties.

I'm not sure about developer getting A-Katha for entire layout without providing basic amenities, since BMRDA and BDA will withhold the release of 40% of sites and many member here have also mentioned that. But I do agree that having B-katha will surely be a problem when you go for loan or selling it later. I have first hand experience

Because as per my knowledge, developers can not make plots for the residential purpose if any high tension elec wires are passing through. They usually marks that area for the parks or something. I came across this kind of projects. So better check before buying.

This is a DC converted BBMP A Khatha Site which was done long before probably with gram panchayath approval and now under BBMP.

Yesterday I measured the distance from the line to the edge of my site and it was like 10 to 12 feet. (Ground Distance). so aerial distance also might be some where around.

Also I could hear the humming noise. I spoke to some guys with in the layout and they told me not to buy it.


So finally i have called it Off.

I also face a similar situation few days ago. i was looking at a plot in duo south county and there was high tension wire passing through the layout. However as per BDA approved plan area below the HT line is marked for park. However I did not get a humming noise or any such thing when I was there even below the lines. The plot I was looking at was at a distance of ~45 metres ground wise and probably more than 50 metres aerial so I decided to go ahead. However I dont knw if they are 66kv lines or what. Just thought would share here that even BDA approved layouts can have HT lines passing through.

BDA Approved layouts also have the HT lines passed through them. But they adhere to some kind of rules and regulations. As you said, they planned the Park below the HT lines. Also, they should left sufficient place in terms of the ground distance between the plots and the HT lines.

However in some cases and un-authorised layouts, the plot is either very close to the HT lines in terms of ground distance or the worst case the part of HT line is passed through the plot. These are the serious issues.

I have been looking to buy a plot actually for a while but either they are not in budget or not liking what I'm getting. So instead of waiting endlessly, I'm thinking of going for an apartment for the time being as I need to focus on work. This will be for my own residential purpose.

Considering that I'm going to take a 50% housing loan for the apartment and the interest amount is more during the initial years of the loan, would it make financially a sound decision to buy one only for a period of around 5 years? After that I plan to sell it off and purchase site+construct my own house.

Is the bank OK with a 5 year home loan ? If so you have these options
i. Go for a 10 or 15 yr loan but pre-close it in 5 yrs. RBI has instructed banks to not charge pre-closure charges. So you should not be losing anything due to pre-closure.
ii. Go for a 5 yr loan and let it to complete its tenure. But it is likely the last year's interest component might be too less and wont be anywhere near 1.5 lakhs.

In either ways it is good to close the home loan within 5 to 8 years. Because the IT rebate is not beneficial beyond a point when the interest component is less than 1.5 lakhs. So look at options where the interest component is more or around 1.5 lakhs for atleast 5 yrs.

I dont have the bank figures for EMI and the interest component spread across for option i and ii. It will be a good study.

I didnt actually ask the bank for a 5-year loan. All this while, I had only enquired for loan for site+construction so no idea about that. But even if the tenure is long, I can always sell the apartment and the buyer can take over the loan or preclose it, or however that whole arrangement is done you know.
