I had also participated in the bid once, the final bid amount was not clear as the bidding tool allowed people to bid even after the treshhold. The last bid amount that I saw was Rs.1,25,000/sq.mt. This was for a HSR Layout 2nd sector -and cost was aprox. 12,000/sq.ft for a 700sq.ft plot!

I thought if we could get the plot around a price of Rs.7000-9000 then that would be a little less then market value and would be advantageous, but did not want to spend more then market value. I guess the local brokers enter the bidding since the price suddenly hikes.

Otherwise BDA is straight forward, they have a person to show us all the plots and we can visit BDA office for guidance.

Also paying 4Lk we cannot bid on any plot -only one plot we can select and pay EMD for it. otherwise if we want to try multiple plots we need to pay EMD separately. EMD amount was returned in 4 weeks time.

Came to know that mantri developers have come up with a project called mantri serenity located at doddakalasandra off kanakpura road.around 2km from konanakunte cross. Just wanted to know inputs w.r.t the project.Is this just an apartment project or an integrated townships inclusive of malls and other amenities.

Info w.r.t this project along with rates will be really helpfull.

Came to know that ISCKON mall and ISKON theme park projects are in this vicinity.Inputs w.r.t these are also helpfull.

Please be aware about these facts on Khata. These have been discussed many times in the threads on this very useful forum. I am presenting a summary of this information gathered from various threads.

'Khata' as per BBMP byelaws means an account for BBMP to receive taxes into for area maintenance. Khata can be bifurcated into smaller units of any property or amalgamated where two seperate units are to be treated as one. Other than being an account certificate, Khata does not have no more authenticity to certify a genuine property.

A Khata - is the proper account where the developer has paid betterment charges to BBMP

A Khata conditional - is a temporary account where the developer swears by a affidavit that he will pay the betterment charges in a certain period normally 6 months and requests for a account. Developers misuse this, and bifurcate the accounts into sites/flats on a conditional A khata basis.

B Khata - B register (not Khata) by general meaning is a risky plot which does not have clear legal documentation, this can happen when the property might be on a unauthorized layout, revenue layout formed on agricultural land, DC converted land, in case of an apartment has not received occupancy certificate, betterment charges not paid by land owner, in case of a building where there is no plan approval or any other form of non-compliance to municipal rules and regulations.

Question: A layout has been formed on DC converted land and the owner has got BBMP A khata for the land, is it safe to buy plots here?

You need to verify if the layout has been approved by BDA/BMRDA. DC's conversion to residential use order clearly says that conversion is subjected to developer complying to town and country planning laws otherwise DC has the rights to cancel the conversion. Secondly, verify with BBMP if the A khata is conditional or permanent.

Question: Is it required to have approved plan for apartments and residential layouts in Bangalore? Who is the town planning authority for approval of layouts?

Yes, as per BDA and BMRDA acts it is essential that every apartment and residential layout in Bangalore is approved by these agencies. The layout approvals authorities are BBMP (areas in interior Bangalore), BDA (areas inside city limits, except BBMP areas), BMRDA (areas upto 40-50 km around the city except BDA areas, includes Anekal, Kanakapura, Hoskote), BIAPPA (areas near airport), BMICPA - areas around Bangalore Mysore infrastructure corridor, Lake Development Authority or LDA (areas close to designated lakes), and respective village Panchayats (for areas far away from the city - basically those areas where BMRDA jurisdiction has not yet become applicable)

Hi,

Need some advise here -

I am in the verge of starting construction and all 3 sides of my site has houses built already. Hence to I dont have any space to build watchmen shed. Only option I am left with is to build it in vacant site right in-front of my site. However I am unable to find owner of the site to get his go ahead.

Checked with neighbors, old association members/president ( now that association is dissolved) etc etc.

Any one had this type of situation, please suggest a way out One of the neighbors actually suggested that clean that vacant site and owner will come right away kept that as a last option though! Is there any way BBMP guys can help here?

In fact, I had the same situation. I tried getting owner's details from even BBMP and the contact number was not reachable. By getting some consensus with neighbors and BBMP inspector in the area I decided to construct watchman shed. As soon as my contractor started cleaning the site, owner appeared and left his correct contact number with a worker and next day I contacted the owner. The catch now is that I have to remove the shed within 3-4 months since he said he will start construction in 3-4 months time.

Any way to answer your question, it depends on zones and could range from 750-3000 Rs.

I am also buying the plot there. GVT has allocated 2 acres out 10 acres from Studio land. not from the DC Converted land.

Does any one has bank loan from axis bank on buying the plot??

Yes i meant the same. Gvt allocated 2 acres from the 10 acres belonging to Studio.
It was not from DC converted 10 acres land.

Manu, thank you for confirming. How did you get the information? If you are saying that SapthaCountry (10 acres) is safe from the 2 acres which Govt had announced, it would have brought a lot of relief to many of us. A Big thank you for that but we wanted to know how you got the info.

I agree Gov has allotted 2 acres of Studio land and the case is going on for that .Again recently CM Siddaramiah alloted 2 acres not sure which part of it .We are all assuming it could be part of Venkatramu share (this is just a assumption).

Are you sure the 10acres of Sapthagiri County is intact and no issue as such.

Hi:

We are all know that the 2 acres which Mr. Yeddurappa sanctioned which is on 10 acres of Abhiman Studio is under litigation with family members, but Mr. Siddu announced an "additional 2 acres" last month, this has left many of us confused and has left worms in our head. Different people are giving different versions regarding these 2 acres. It is high time that we collectively work on this and confirm which is that "additional 2 acres" which the govt say it belongs to govt that is is adjacent to Abhiman Studio. Any info regarding this is greatly appreciated.

First of all.... all should try to search for meaning of khata
B-khata does not mean property is worthless

Any property without litigation is a safe investment
Just as safe as any BDA or imaginary A-khata property

BTM layout being BDA... why is the Mertro rail Corp acquiring 30 year old houses there.
How safe is BDA

People are paying DOUBLE & TRIPLE for imaginary seals of BDA, BMRDA, BIAPPA, A-Khata

u might also try in Krishna Garden Incity Layout, off Bannerghatta road in Doddakammanahalli.... u can get in the range of 2k psft.... falls under Begur ward and has got BBMP 'A' khata to the sites....

its better if Mybdaprop shares his choice of area, where he is looking. In any case these properties will be around 20Kms away from CBD.
In most cases, these areas are out of BBMP area. They may be approved by BMRDA or any other competent authorities or Gramathana
sites. In that price either in Bannerghatta road around Nisarga layout & onwards, near Electronic city near Chandapura circle onwards,
in Mysore Road after Kengeri, in Magadi Road after Rashi Residency, in tumkur Road after Himalaya Drugs like Kanva Garden ....etc.
in the Bellary Road, mostly around the Telecom Layout(Green Field Garden) areas or on Doddaballapur Road areas falls in that Price Range.

One more private layout near BSK 6th Stage "golden Valley" which is a BDA Approved one, also quoting Around Rs. 1,800/-sq.ft. Mostly bigger
sites might be available there.

The CMS, TMC and TP approved with BDA/BBMp NOC are still investable if the layouts have been built well. Only fear is getting 'A' khata, Loan and approval for construction. BDA sites have premium price is because they have stringent rules for park and Civic amenities and wide roads. That's what brings in premium price for the layouts when they are developed. However it's not guaranteed that BDA propertis cannot be aquired even in future.

I have a plot in INCITY layout,Banneraghatta road(from Meenakshi temple or Mall it is 2 kms).It is A Khatha layout where one can get around 2000 per sft.

In 2004 I was working in Happy Homes which was marketing Incity layout...
We were selling for 300/sft..... some initial sites we sold even for 260/sft

but i was more interested in White city layout on Old madras road, near KR Puram
there also 300/sft..... all my buyers have built nice houses there.

Now I am with a solid reliable developer RK Enterprises
and we are making sites near Yelahanka.

Metro all set to destroy 2000 dream homes, a pathetic experience for residents... but people should learn from this as what a over population and encouraging over population migration to bangalore as given them?...

owners from these areas are never use to give rent for local karnataka residents, but encouraged people from other states as they give more rent, as a result migraion population has become unrealistically more and causing threats to their own homes by metro to support gigantic migrated people...

Congrats for investing in the site. Hopefully you have made a smart choice. You don't have to start advertising about some company. Everybody has good knowledge on the companies involved.
You don't have to go berserk and start demeaning Forum and its users.

My Army and Navy friends made BIG MISTAKE by getting site from BDA instead we should have gone thru some Real estate brokerage companies. So We have to fight for the Justice and filed a Case in High court including who are all involved in the Denotification of 10 Acres of BDA Land..

Hop your Lawyer has educated you on the High court case which is going against denotification..See the attachment..

Hello all

I am new to this forum. I have a site at Anjanapura 5th block. So far I haven't seen any activities going on there. I have been thinking of building a house for the past 4-5 years and have been waiting for people to start construction, so that I won't be alone in the area.

From the posts in this forum I understand that the BWSSB has agreed for Kaveri water but it may take some more years for the water to reach 5th bock. As I have to take a bank loan to construct the house and very few years left to retirement, any further delay would reduce the loan amount and also the repayment period.

There may be many people like me who are wating for others to start work. Why don't we come together and start wok ? Once we start others may also join us and there will be fast progress. I have seen this in BSK 11th stage where my brother in law has started construction. Within two years there is a dramatic progress in the area. They do not have Kaveri water. Some are getting by tanker and others have dug bore wells.

Hope to hear from 5th block allotees.

Hi, It's really nice to know that we are forming a group and coming together to form a society and plan our meetings. Can I know if anyone is planning to build the house shortly in Anjanapura 2nd Block. We have already started construction and it will take us another 3 months to complete the work and move there. I would really appreciate if anyone would let us know, if you guys are planning to construct the house shortly coz there are less number of houses in second block now. If more houses come up, we can easily move there and start residing and that gives us good strength to move quickly to the locality.

Unfortunately there is some issue in the site. Even I see junk characters when I proceed to submit the payment. You can wait and try after few days and hope for the best.
On the other side, even if it doesn't work, you don't have to panic as you can pay it anytime (a penalty of 5% may be levied on the outstanding tax amount from the due date).

Also, I didn't see any email id to complain. Only possible way I guess is to send feedback via the link

Hi,

I was talking to one of the contractor and he mentioned that he will use "AG Sand" for construction. After hearing it for the first time, I asked him more about it, he says it is a good type of same excavated from lands next to rivers. (River Banks). He says he built atlest 20 building with AG sand and till date no issues (from past 5 + years) and owners are happy about it too. He didnt mention the price though.

Anyone heard or used AG sand before, please do share some details!

Hi all,

Today I visited some tiles vendors. There are vitrified tiles, 2X2 ft, starting from Rs.39+ST. There is a mind bogling number of designs and I found it very difficult to select.

I found certain things very peculiar. At one shop the assistant said that glazed tiles will get stains easily and matt finish wonn't take stains at all. At another shop the assistant said exactly the opposite. One shop fellow said the glazed ones will get scratched easily and the scratched will be visible and matt won't get scrated. The other shop fellow said the opposite. Regarding the life of vitrified tiles, one shop assistant said it will last for 15 years, the other shop assistant said 50 years and the third fellow said 100 years. One shop assistant extolled the quality of Somany,Marbito and similar branded tiles and said Gujarath tiles are of low quality.


Another thing, no shop displays the price of the tiles. One has to ask the cost of each tile and it is very awkward to ask the cost of hundreds of tiles, especially when the assistatnts are reluctant and lethargic. Many times the price said by the assistant and the owner vary.

I am thoroughly confused. Which brand to buy ? Where to buy ? Whom to trust ? What is Gujarath tile ? What is China tile ? How to distinguish them ? What is digital tile ? What is nano tile ?,What is the procedure to select tiles ? etc., etc., Mr.Praveen are you hearing ?

Will some of you friends clear my doubts ?

This is one way i look at tiles selections
1.Brand - You can short list by brands depending up on price tag you are looking at .These are my understanding at current market scenario, prices are updating every month so plz check before you finalise on brands
RAk, kajaria international, Branded imported tiles - > 90/- per sft
Kajaria,nitco - 75/- to 90/- per sft
Jhonson ,naveen,somany,sonara,sonata etc brands..... - >50/- to 75/- per sft

2.Every brand has same design but the quality maters ,for exclusive designs you need to go to high end only other wise all that so called Gujarat tiles replicate the high end design with out any R&D ,they loose shine and strength in no time.

3.Gujarat tiles are nothing but non branded ,since 90% of ceramic and vitrified industry was in Gujarat they call them as Gujarat tiles.

4.When you go for tiles shopping don't feel shy ,in this industry polished manner doesn't work in local shops .Eat the assistants head "n" number times .Most of the branded tiles have company operated galleries opened now to over come this problem.You can visit ,they explain the technical, functional aspects of each product.Then its up to you to purchase in any store(they recommend some dealers near to you) .They give you codes with MRP of what ever tiles you ask for,they don't sell only promote the product .

The tiles production technology has completely changed now
Anolog (double charged ) - Nano (analog with finer detail and the porosity is much lesser than anolog ) - Digital ( its like taking a color print out on plain white tile

Anolog - The surface has double protection ,time tested ,looks wise out dated,
Nano - Porosity is very less, its more to do with technical than looks ,colors are bright
Digital - Design options are unlimited , surface has more pron to take scratches easier , yet to be developed well, glossy tiles in these are completely no from my side.

Thanks a Ton. I was made to believe that Gujarath tiles and Branded tiles are one and the same in quality, the branded costing more for the name. Your reply has changed my perception. I will be scouting for branded tiles now.
I have some more doubts. What is the average life span of these tiles ? Since these cost a bomb it would be impossible for me to replace them . Is there any cost effective and easily available alternative for flooring ?

I recently came across "expanding mortar" which is like a powder and needs to be mixed with water and poured into holes of the rock. The rock tends to break
slowly. This is easier and cost effective.

Hi,

We did consider this for the flooring of our house. We were told that the expertise is lacking in labors now. the red oxide needs to be mixed with cement and spread evenly. People who are not skilled working on this might lead to uneven floor, cracking and bleaching in patches. So we went ahead and ordered red oxide look alike tiles from Bharat Floorings (www.bharatflooring.com). They are experts in heritage tiles that are hand made and machine compressed and the deep red they have resembles red oxide. We are yet to lay these tiles and polish them but we had a look at a house in J P nagar Bangalore and the finish looks very elegant.

There is a sales office on Lalbaug road, close to Urvashi theater in
Bangalore. The sales person incharge is Mr Suresh - 9844053291. We ordered
plain Deep red tiles and Jaisalmer yellow tiles. They costed Rs 70/- per
sft. The tile size is 8inch x 8inch. There are borders and corner tiles as
well which is Rs 95/- per running ft. There are pattern tiles which cost Rs
115/- per sft (for 3 colours). Tax and transportation (from Mumbai) is additional.

Dear Members,

Here is my bore well drilling story,which I gave got it done on last Saturday near HBR 5th block. As I told in my previous message,finally I have gone with vinayaka bore wells based on some of our forum members feed back. Bore well owner Mr.Dinesh is very amicable person, Friday evening he had sent his manager and driller to visit the site, they said, they will come by 5a.m on next day for drilling. For water point identification I have selected a geologist Mr. Nagaraj, who was refered by vinayaka bore wells. He had identified 2 points based on Electro magnetic deflection test. He had asked me to go for an additional 100feet more after getting sufficient water source point. He had charged Rs.1200.

Saturday morning by 5.30 a.m drilling machine has come to the site.They have put 10" p.v.c casing upto 30feet depth and 6.5" M.S.casing up to 68 feet depth. I have got first yield at around 430 feet, second point at around 530feet and again at 600' i have got one yield. Totally they said yield is just less than 2", which is much more than sufficient for domestic purpose. Finally I have asked them go upto 700feet as per the geologist advice.
Here is the price list Which I have paid to vinayaka bore wells,

Upto 250 feet ---------------- Rs.68 (initially quoted 72, reduced by Rs.4 for all the slabs after bargaining)
250 to 350 feet -------------- Rs.78
350 to 450 feet -------------- Rs.88
450 to 550 feet -------------- Rs.98
550 to 650 feet -------------- Rs.118
650 to 750 feet -------------- Rs.138
6.5" dia M.S.casing pipe -----Rs.330/feet (Cal tube company)
10" P.V.C casing ------Rs.310/feet
Heavy collor Each -------------- Rs.150
Welding per Joint -------------- Rs. 150
Meals Charges ------------------ Rs. 500
Transportation Charges-------- Rs. 500

Totally it cost me Rs.101054, finally I have paid a round figure 1 lakh + 2000 as a tips to workers & driver
Point to be noted by the members who wants to go for bore well drilling are,
1. The length of each drilling rod is 18.5 feet not 20 feet, If you don't ask they will charge you as 20 feet
2. The drill bit of 5feet should not be included for depth of drilling charges, this should be insisted by customer
Now I am planning for pump in a week's time
I hope this information may be useful for those who wants to go for bore well shortly.

Hi Chand,

if you go without stand for the tank, you need to rely on the plumber, mason and supervisor for getting a decent finish and right level of height. Tank with stand always cost more..

I did 9 bathrooms with TOTO CW620 TJ2 + geberit Kombifix element Basic tank with stand + twinline buttons + Jaguar faucet, it was around 15 K average. but got into lot of issues

1. Matching TOTO washbasins costs a lot.
2. for basic model, flush plates choice/availability an issue.
3. Ran between mulitple showrooms
5. spent lot of time personally to get the good finish.

Can you please let me know how much did the granite cost you?
I had been to Jigani last week and I found the price difference between gangsaw and mini-gangsaw is around 100 rs/sft. I never thought the diff would be that high.

I'm looking for some light colored granite, cream or white based ones. Can anyone please let me know of any good ones?

the slab size is above 5 to 6feet height then it is mini gangsaw .cutter slabs r 3 feet height or less prices starts from 70rs to 90rs in this price range u get dark and redish colours paradise,red colours,adhunik brow n grey,raw silk,

some light colours starts from rs90 rs125 jublee gold brown pink,giblie,kashmir gold and white,jubrana ,rosewood

price is always depends on the quality of the slab

i shortlisted to jubliee gold at one place it was rs95 but limited stock and change in design pattern stack lines at center of the slab and in other place slabs comes from 1 completly stone same pattern and more stock have option to reject slabs n
but few stones got some bigger black spots and few slabs got lines at the bottom and he quoted rs 110 and after hard nego gave for rs103 per sqft.

avoid buying kashmir gold and white colour granite in cutter slabs

did a survey for 2 days, earlier wanted to get rosewood granite laid but then came to known that granite procured from madurai have more iron content so chances of rusting is present and liquid absorption is also more so only went in for bosh paradise from andra. actually saw some rust marks on rosewood granite in one of the factory he said that the factory people remove such things before polishing but it may come again after some time period, purchased 3 feet by 9 feet slab.

Will removing the tap and cleaning the muddy particle if any help. That is the least I can do? Or is there any alternative?

Would like to know if there is any drainex equivalent for water pipes (plastic pipes) as well which I can use to clear blockages if any.

You may want to check with some good plumber. I think removing the taps and flushing out water at high pressure may help clear off some loose scales, if the problem is due to scaling.
Preventive solution once this issue is resolved is to have a water softner at your tank outlet.

if you are facing low water pressure across all your taps, then you also need to see inside the Overhead tank.
If the tank is not cleaned from long time or any slurry at the bottom/obstacles at the exist point in the tank,
then also it affects the overall output flow from the tank and subsequently it affects at the Taps.

Hi

If your overall requirement of UPVC window is above 300 to 350 Sft, you should get choices from 400 to 700 Rs/sft. I could not differentiate brands much except a bit of look. Sliding windows are cheaper and have the option of insect net.

if you go for wood, the labour for making, painting and netting will be close to 400 rs/sft and it takes lot of your valuable time with those great SKILLED labourers.

Hi

I am looking for a vendor who can supply nice sand for plastering purpose. Checked with my earlier vendors where they mentioned that Harihar sand supply is stopped and offering sand from Tamil nadu, which is 45k for 6 wheeler (approx 550cft). they also mentioned the colour of TN sand is little dimmer than Harihar sand.

Can anyone suggest reasonable price for 6 wheeleer / 10 wheeler Ashokleyland / 10 wheeler Mahindra load for nice sand. Also any of the forum members have used TN sand for plastering? Any other suggestions while selecting sand for plastering welcome.

Harihara sand actual cost is around 80k to 95k depending on load , roughly qty will be around 900cft , and it has not stopped , since its rainy season they are not able to lift the sand from river as water level ll be high , so they bring from storage yard because of which is bit costlier , if u go early morning towards tumkur toll u ll find lots of loads , but reach before 5.30 am

it depends on the kitchen interiors n laminates...i have gone with black granite with double nosing in the edges it looks like 40mm granite but didnt do half or full nosing just lil taper

black granite suites for any designs and colours
some other options r adunik brown,paradise,jubrana,
gold and white granite should be avoided i hope u know the reason.

Hi All,

Coming on to my question to all is that the builder is providing aluminum balcony and the utility doors (the one which we see in hospitals and offices) and i want to replace that with a normal wooden doors (Not teak frame or something like that). Can any one tell me how much this would cost me and how to get started regarding this ?
