Can anybody have any review about the Central Government Telecom Employees Housing Society,(http://cgtere.com/) Golden lake side project behind ITC factory Bangalore North ?
They are saying that they dont have approval for the project but it is progress.
It is 40 arcs project 40 acres, gated community project that will consist of 400 plots.
The BDA is required to thoroughly check before sanctioning licenses to private layouts. According to its regulations 49% of the area should be formed sites, 15% reserved for parks and playgrounds, 10% for civic amenity sites and the rest for roads, drains and other infrastructure facilities. So it that case how come in 40 arcs they can have 400 plot of minimum size 1200. Is seems fishy as as per BDA it cant be approved unless they have something else in there mind.
Please reply so that we can get a clear picture.

49% of 40 acres is 19.6 acres or 8,53,776 sft which is set aside only for the plots. With this, 400 plots of average size of 2134 sft can be formed. So, what is so fishy about it?

Is it good to but land from the society as there is no BDA approval only they are have the DC approval as per there words. Dont know weather even they have or not. Any review on www.cgtere.com project.

Finally I got the site registered on May 2nd at SBI layout near Vijaya Bank Colony, off BG road. Its west facing 30x40. Now I am looking at different option to start constructions. It was fun registering it in Begur road sub registrar office though!

Can any experts who already started construction guide what is the right value of construction? I am in discussion with few contractors and per sq ft rate is differing from 2000 to 2300. What is the right value? Also, I do have entire wood required for the house (approx 2000cft) so how should negotiation with contractor should work?

Congratulations. I have a different question - Many ppl off late on this forum itself have said that quotes range from 1300-1700 psqft. So how does the quote from your contractor vary so much? Do you have some specific requirements which is increasing the cost? I am also in the same stage of finding out prices and therefore wanted to confirm about the difference.

This is the same reason I was little worried. I remember reading cost is about 1300 to 1700. I spoke to 3 different contractors and this is the price range that I am getting from them. I have not given them any specific requirements, all standard, granite flooring, jaguar fitments, basement+2 floor construction and goes on.

sun : I also had similar requirements basement + 2 on the same size. I was just trying to know the price and the quote i got was 45L minmum !!! .. i was not planning to construct immediately hence did not inquire further but i was also surprised at the quote.

No. Dont worry. there are some friends who have taken loan from Axis and they dont insist. Its RBI mandate and hence they take such undertaking....

Hi Mahesh,
For Composite loans, the timeline to start construction is 18 months from loan sanction date. If you do not start construction - you will be charged one percent extra upon the existing interest rates.
For Site loan - the construction clause does not apply.

I have clarified it from the Axis Bank officials. The affidavit is taken by AxisBank for all applicants and I feel it is just a formality.

As I said earlier, vaasthu is just one of the mechanism for enhancing natural light and air circulation into a house, nothing to do with superstitious Energy Line or prosperity or Fear factor. But nowadays cosmopolitan people some how got addicted to this blind beliefs due to their "psychological guiltiness" since a decade.

Read the article, how the so called pseudo vaastu consultants are riding on blind believers.

Don;t get into the trap of telecom layout which is driving the ayushmanbhava project. So far they have not completed even a single project, if you go through the website you will only find approval for land conversion, but allocation to any individual they have not yet started.

I am already suffering for going with them, now in a trap as my money is blocked , if i take back then i loose the interest instead of that i am praying .

Hi,
Finally owner confirmed me that he can not get an NOC from IDBI. So i am sure that DUO does not have any intentions or not able to repay their mortgage on survey numbers 57, 58 and 144. Please be careful with these survey numbers. Even you get NOC from IDBI bank, double check with your lawyer and IDBI Bank K H Road(contact mr Viswanath(recovery department), who sits in first floor) and confirm that NOC is genuine.

So i dropped the purchase of that site. I am a genuine buyer and really interested to buy a good site in this Layout. I want to avoid brokers. Pls let me know if somebody really willing to sell any genuine site. contact me on koti222@gmail.com

Hi Koti,

If you are going with LICHFL Loan for plot purchase, they will not release the loan amount with out the proper NOC from IDBI, moreover they will give cheque in the name of IDBI bank loan account. As per my knowledge, IDBI Bank has told that they will provide NOC during registration.

That is what exactly happening. As the due is 12 Crores, interest at 20%p.a. coming at around 20+ Lakhs per month. So they are selling one site and paying that amount directly to IDBI as interest and IDBI also quite as they are getting something. They do this until all the sites are sold to escape the immediate action. As few sites only left-out, i am not sure from where can they repay the principle. That time IDBI will catch the neck of the DUO. If they do not repay then it goes for auction.

I Think once we have the NOC from IDBI, in our hands for individual sites, I think we are completely safe.
If after giving NOC , still IDBI goes for auction of those sites, then I think it is legally wrong.

I spoke to mr.Viswanathan couple of months back, and he todl that once they Issue NOC they do not have any rights on the Site. So we become the abosulte owner of the site.

I think this is beyond any doubt and question.


Coming to the Point od Duo Having 12 Crores loand an dnot able to repay it and all, I think it is an Issue between IDBI and Duo Associates. It is up to IDBI how they will get the money from Duo WITHOUT tocuhing the sites for which NOC has been given.

Now for this:
1) they may auction Duo's Other Properties or Personal Porperties of the Directors or something like that. Please correct me if I am wrong.

And I don't think IDBI gave 12 crores just for these 3 survey Numbers. They gave the amount taking into consideration some other survey Numbers in this layout and/OR some other properties as well.
But today these other survey Numbers within this layout are released by IDBI, so they may release these 3 survey Number Documents as well once all the sites are sold, since they have themselves given NOC for each one of them.

Please let me know if Iam wrong, as I am in the middle of such a transaction.

I think it should be safe if one has an NOC from the bank since if it is registered in your name it no longer belongs to the developer. Also there were other survey numbers pledged in phase 1 which were also registered with NOC and ppl are constructing there now without any hindrance.
Speaking of other properties does anyone know what is the big construction happening just after silk board on left hand side when going towards Agara. It looks like a huge commercial building and the board outside says property of Duo Associates and developed by Pacificia.

1st Option

I am planning to buy 40x60 site and give for Joint venture to builder , mostly may get about 3 Nos - 2BHK houses as per my share, either 3 Nos - 2BHK houses can be sold or rented for permenant rental income.

2nd Option

Buy a new or Old -Built house in mostly 30x40 site,for own use & pay loan for ever.



Since i work in very small firm & unpredicted future?

I was in SMV 1st block this weekend and found that all services except water supply is available. Saw a sprinkling of houses that have come up, sadly some with such old design/ plans that it made me wonder if they have copy-pasted a 25 year old plan.

All roads are tarred except the road which leads from the upcoming KHB housing complex.

Hi Shanky, did see the area tgat you have referred to near the large storm water drain. Also noticed a large hoarding of SKC white water villas there.

Hi ,

Just an update on this...I have the Site #39, and I'm overall quite satisfied with the progress...

I visited Pionier Residency today. It has definitely become much much better. The boundary walls are all done... the jogging track and the area around it looks good and the roads are perfectly asphalted and tree lined.. and though I was kinda doubtful about the 'rose garden' promise they had made ... they actually had the rose garden (still not the most beautiful, but the gardener was there tending to the plants). All in all it was quite satisfactory to see that the promises are being met. The absence of the club house will be felt a little bit (esp for any large parties / gathering).. maybe once there is an association formed, it can be thought of to use some of the common areas.

I was told that the Children's play area is going to be shifted behind the long stretch of sites due to HT lines... so at least one amenity will be on that side from get go. Has anyone thought of starting a commonfloor group of Pionier Residency owners? If I get some email - id's I can start one.

Thanks pvr59ksl - I was in Jayanagar today - in the last one month, applications and approvals for new borewell connections have been centralised to Cauvery Bhavan BWSSB Block - 2nd Floor. I was advised to give a covering letter and get an ack . Documents etc remain the same as mentioned by you earlier.

It will take around 10days - I was informed. There is number given for follow up and coordination with the geologist. For empty site use the 2nd form and fees is 450/-

My approved plan is for 1610 sqft. However, I would like to increase the dimension of a room from 11x11 (121sf) to 11x15(165sf) , about 43sqft increase.

So far all my construction is per approved plan. The change is in 1st floor which is yet to be constructed.

I would like to know whether the "5% violation" is applicable in my case? Further, what aspects are covered in the FAR? (eg: setbacks, balcony overhangs, FAR etc)

I am not going to pay any bribes, but am willing to pay any penalties. Any idea what will be the amount of penalties be, if any?

My understanding is 5% violation is for unintentional deviations. When the columns are erected, if it is deviated by 1 inch in a setback of 3 ft itself comes to 3%.
In my plan, I'm trying to have no violation, but I'm hoping to have less than 5% violation in the end.

Yes, it is at 240 ft. The original information of 450ft is more a guess by the near-by plot owners and the layout security. The cleaning vehicle is a 10wheel truck, with a machine and flexible pipe (may be of 1000+ft length) connected to a metal nozzle. They inserted the pipe into the bore well and two/three people were pushing it as hard as possible. Before doing that they put an additional casing pipe, so that the existing casing does not get damaged. The machine provides a high pressure air which pumps out the water, it was like a volcano when the water came out with all the debris. They do this process 3/4 times and each time trying to insert more of the pipe till the volcano of water subsides. From the length of the pipe inserted, they told me the borewell depth is 240ft.

Now hunting for a reliable HDPE pipe vendor.

How much did they charge you for cleaning? What was the debris like? was it silt or was it small pebbles?

The reason I ask is I had a boulder stuck in one of my borewells preventing lowering of the motor, I had the regular drilling machine, blast it and since it was an old borewell of 6 inch, I had to pay lot of money.

I paid 5k for cleaning. All slit and lot of rust came out(iron pieces), as the previous borewell motor was fitted with GI pipes. The borewell already had a working motor and water was coming from the pipes, but since we are building a new house, we wanted to clean it and also wanted to put a single phase motor against the existing 3phase motor. Yes the borewell is old and is 6 inch, not sure what is the new borewell drilling size is?

Thanks for the reply. So they did not use any bit, it was just blowing pressurized air into the borewell? The newer ones are 6.5 inch borewells

Nice plan except for the bathroom is little small its fine if its ok for you, try to consult an expert vastu for this site as the site is extended towards North West which is ideally not good as per vastu, i feel if you delete the stairs in North West it would be good and move the entire house as much as possible towards west side so you get more place towards east as per vastu and again iam not a expert in vastu its only my suggestion and 2 ft passage is just fine if you dont have any plans of constructing a rented house above duplex else in future it would be difficult to move around things in small passage , you would get thousands of vastu suggestions if you post in forums hence you would be confused, the best is to consult a vastu expert and take the tips before starting the construction just my thoughts

First thing you should be clear about weather you are looking for contractor with material or with out material.
If it is with out material you should ask for a mason contact not the contractor.Only mason do labour contract ,in the real world there are no labour contractors for small constructions (only apartments and other large scale projects has labour contractors).There are no labour contractors who gives design and execute work with your material.
Unless you have a clear design with construction drawings don't venture into construction.If you are not really specific about design you can get a simple floor plan for 30x40 ,consult a structural engineer for steel drawings and go ahead with construction.

I heard Dandapani and Co on JC Road (Behind Sivaji theater) is the authorized dealer for finolex. So buying from there should save you from the duplicates. I am not sure of the discounts etc. in this shop. Also, I believe he does not give any material without a bill. So add 14.5% VAT to the cost.

Hi,
My suggestion is to go with laticrete or any other local brands, basic range tile adhesives after hacking about (10 to 15mm dia spacing between 30 to 50mm for whole wall) and scratching the existing wall with out any putty on wall surface will give better grip and adhesives will cost 400 to 450Rs for 25 to 30 kg bag roof brand this will be cheaper all thou labor may cause some more additional time. There is another costly range in MAK laticrete adhesives i don't remember the name, it may cost around 4500 Rs per 25 Kg bag it can be applied with out hacking the existing wall. And the quantity require for 42sft of tiles area is 25kg of tile adhesive which should be mixed with normal cement, costs cheaper.

Thanks for the suggestion, I went with roff tile adhesive (from fevicol company and costed 480 Rs for 30Kg) and fixed the tile after hacking the wall and it seems to be good so far. But the putty was not removed from the wall not sure if this will cause any problem in the future.

Dont Just follow the Contractors . Sit with with contractors and them ask about detailed Estimate as Mahendar Mentioned . It Just take few hours to get it Cleared .
I am a civil engineer and i am in Industry from last 15 years . I know the Contractors mentality since we are dealing with different kind of the Contractors. Normally contractors will always want to have a loop holes . At the time of taking they will accept every thing and finally they will start the Business tricks.

Knowing about Building construction Items is not big Deal at all . You must clearly tell the contractor that you are not going to pay any thing extra for OHT and Projections . Every thing should be included in his Quoted price . The Quotation should be with Item wise details . You will find very less Qualified people in Contracting Field . So they will just brief orally but can not give the Detailed Estimate .

I have to buy window glasses and I see quite a lot of options like 'clear glass', one-way glass, design glass, pinned glass, etc. Which one is suitable if my requirements are

1) Good light transmission
2) Good privacy.

My carpenter is suggesting clear glass + etching for all rooms. For Bedrooms, most of the glass will be etched whereas for halls, only some portion of the glass will be etched. He says using one-way glass helps only during day-time and also reduces light transmission into home

Which glass type is recommended?. Please share your thoughts.

My suggestion is to go with pinned glass because it will transmit light, good privacy in both day and night and it is the cheapest glass cost about 27Rs to 28Rs per sft for 4mm glass. If u are going for clear glass it is not good in privacy and u need to go for inside curtain for windows or for etching.The plain glass it self cost about 29Rs to 30Rs per sft and etching costs extra about 40 to 1500 Rs per sft depending upon selected design . In market there are ready made etching glass are available it may cost 46 to 48Rs per sft for 4mm.

I have not done market check on this till now as it will be another 2- 3 months for window work to start (UPVC). Why don't you start with justdial? The best thing about the film is that it is not construction time bound action. We can get it done after moving into the new house.

In my office they have used film on all main entrance glass doors (floors). House keeping ppl keeps cleaning these door to remove fingerprints with soap and water, there is difference in temperature at front and back of the door (due to AC). With all these, I still do not see peeling. All this makes me think it is a good buy.

Hi All,
I have fixed neem (bevu) frames to all doors .
Now I am planning to go for Flush doors, my doubt is can I get a polished look for the frame.
So that if I buy flush door they can match the colour or should I go for painting both frame and door shutter(flush door).

the claim that this site is A - khata is not right. None of the sites in VENKATADRI LAYOUT got A-Khata. I presonally visisted the site and called the layout president. I enquired the poeple/brokers around the area. They confirmed this.

Hi

There is a small layout having around 15-20 sites made by the landlord near Sir M V layout area.
This is a DC Converted land & having BDA NOC. There are only two rows of sites, one row
facing North and another Row having Road on both North and South Side. Basic amenities like UG
Water Connection, Drainage & Sanitary Lines are laid. These sites are having dimensions slightly
higher than 30X40 & above. This layout is around 400 mtrs from the upcoming 80 ft road and around
1.5 KMs from from ORR(From Deepa Complex Near Ambedkar Engg COllege).

Quoted price is Rs. 2,700/sq.ft negotiable. Group buyers can have more bargaining option. Surrounding
SMV Layout Prices are around Rs. 3,500 to Rs.4000. It will be a direct transaction with the landlord & No
mediators involved.

Since it doesn't have BBMP A khata or BDA Approval, Bank Loan is not available. After the
Registration, you can apply for the khata directly from BBMP. Those who can do full amount transaction

How safe is it to buy a plot which doesnt have a Khata? We are seeing so many revenue sites in litigation.

Revenue sites are entirely different segment.
Revenue sites are done in the Agricultural land without converting the land for residential or commercial purpose.

DC Converted sites doesn't come under Revenue site category. These layouts doesn't have approval only b'cos they are not formed as per by-law made by BBMP/BDA i.e. Minimum area must be some acres(not sure of exact size), Up to 49% of the total land can be used for residential purpose and remaining 51% to be used for providing common amenities i.e. road, park, RWH, STP, community facilities like Temple, School, Commercial activity for the layout....etc.

Out of the 7 CMC areas merged with BBMP few years back, majority of the sites comes under this category. There is also a direction from HC to BBMP to provide Khata for all these sites, whereas BBMP is still insisting for Betterment Charges before Issuing Khata to make some revenue from this. Two times BBMP came up with tariff Chart to regularize these sites. Both times, HC Rejected them siting unscientific and unreasonable amount. HC says already CMC's have given some basic amenities like Road, Drainage...etc and BBMP cannot charge them entire amount as though they are not giving these facilities from Scratch.

Moreover Governor is not signing the "Akrama-Sakrama" scheme just b'cos it was promoted by BJP Govt. Probably this time if Congress Govt comes to ruling, Governor will sign it with minor modifications, which allows all these sites to get Khata from BBMP.

There are 2 Key differences between BDA approved/BDA sites and DC Converted sites. With BDA approved/BDA sites that have Khata from BDA, the layout is "supposed" to be developed, hence there is no need to pay development charges. With DC converted, Grama Thana, Revenue sites, the layout may or may not be "developed", hence one needs to pay the government "development charges". The second difference between BDA sites/BDA approved sites and DC Converted sites is that if for any reason, the site is lost due to acquisition by a government agency, the BDA site owner becomes eligible for an alternate site.

One has to shell down hard cash for a DC Converted site. In view of all the above, a DC converted site would go at a discount. 2700 Rs per sft for cash payment and group purchase has ample scope of negotiation.

Your second point is not correct. I feel you have wrong perception or misguided by someone. In my own known circle, two of my
X-colleagues who bought similar sites made by a Reddy landlord in 2001 near thanisandra, were acquired by BDA for Arkavathy
Layout and have applied for alternate sites as per the BDA instructions.

Only difference is the owner of the BDA site acquired gets eligibility to get replacement site in any of the existing BDA layouts.
Even in this case, people went to HC for many years to get their rights. Whereas the later part owner gets Site only when BDA
makes new layout.

The point is while anyone can apply for an alternate site, the chances of getting it is very remote if you are the owner of a non-BDA approved site as the number of applicants are very high and the availability very low. For all practical reasons, you can forget getting an alternate site if you loose your Non-BDA approved site.

I don't see difference for BDA plot owners, who are also facing the similar way of treatment by BDA. Simple reason is, BDA will have corner sites, odd dimension or commercial sites or sites meant for G Category. They allot them only on political motives, not for general public for XYZ reasons.

Recent event is Disappearance of 57 sites allotted for State/Central Government/defence service people at Sir M. V Layout. Even another instance in Arkavathy Layout where the allotted site area was denotified for a real estate developer without even informing the allottees.

I see atleast 5-10 such cases in a month in media, where HC or any other court slaps serious allegations on BDA for deficiency of their service in providing
rights for a Site owner. This is just the attitude of the concerned authority. Nothing more. Read the attached news of an owner who lost her site in
Nandini layout allotted by BDA itself way back in 1984. She is struggling in HC to get an alternate site. If BDA site owners have special previlege, why
she had to approach HC for getting her right ????

The BDA's high-handed treatment of a site owner came in for severe criticism by the High Court of Karnataka on Wednesday. The agency was given a 24-hour deadline to find an alternative site for the site owner in the same area failing which officials would have to pay from their pockets.

Dhakshayini, 41, owned a 30x40 ft site in Nandini Layout. This was an alternative site provided to her after her original allotment in 1984 was caught in a BDA imbroglio. In 2012, Dhakshayini, a weaver, found her site along with four other adjoining ones had been taken over by the BDA overnight. The civic agency had planned an 'economically weaker section' (EWS) project on her site. The BDA had failed to follow any procedure in acquiring the site.

After failing to elicit a proper response from the BDA, Dhakshayini approached the HC. In Oct 2012, when the matter came up for hearing, the BDA ounsel had said he had received instructions from the BDA deputy secretary that Dhakshayini's case was under consideration. Meanwhile, Dhakshayini had obtained details of BDA sites in the area through RTI and sought one of them as an alternative. The court directed consideration of this plea.

However, the BDA took its own time. On Oct 31, 2012, the court ordered, "In spite of time having been granted to respondent to state as to whether the petition could be disposed of summarily in the light of circumstances that are evident, learned Counsel for respondent seeks further time."

When the matter came up again on Wednesday, the court made its displeasure with the BDA very clear. Justice Ram Mohan Reddy said, "You have usurped the site of a poor lady. You deserve to be punished. If you have guts, show it before the court and not on someone who cannot defend themeselves. You should have the minimum courtesy of informing her before taking over the site. You could have acquired the site after following procedure.Who are you to take over the site. What is your statutory powers to go and pick up sites for some dubious purposes. Ask your conscience if you are doing the right thing. You have the right only if you follow procedure."

The woman had produced RTI documents which showed there were three sites belonging to the BDA in the same area and sought to be provided with one of them. The BDA counsel said it has to decide on which site to give her.

The court said that promising an alternate site somewhere is not done. "Will you give a site in Indiranagar? Will you give her an 80x140 site instead? You throw her out and say take what I give. See the audacity. I will show you who has powers." The court said the BDA has to decide within 24 hours which of the three other sites in the area it would give her. If there is a difference in value, the woman would pay. The case will be decided on Thursday.

You are seeing the difference right here in the story presented by you. The BDA is as they are. In case of BDA site, the owner could go to court and get an alternate site. In this case, the court is making sure the owner is getting an alternate site. If it were a NON-BDA site acquired by BDA for the same cause, then the same owner would not have a strong case. If a title deed is issued by BDA, BDA has moral and legal obligation to make good on any defect. When one purchases a non-BDA site, the liability of making good the loss of site is on the developer of the layout and not BDA. That is the key reason for BDA site owner to have a stonger legal case.

One of my friend's Non-BDA site (which was purchased in 1992) got acquired by in 2002 for the formation of Sir M V layout. So far after 10 years, he has not even been able to get an alternate site. So even after 20 years, he does not have a site.

My point is there will always be lapses from BDA as it is a corrupt organization. The chances of getting an alternate site, if one was a owner of a BDA site is lot higher than being a owner of a Non-BDA site.

I just want end this thread & dont want to deviate from the original topic. Two things we can see in procedure. Rest all individual perceptions.

if an agricultural land is acquired, owner gets a compensation in the ratio of 60:40 in the developed land(earlier it was cash compensation & a site).
Hence in case of non-Dc converted site acquisition by BDA, the land owner gets the compensation.

If a DC Converted Land is acquired, The Site owner gets a replacement site, when BDA makes new layout.

As such BDA has not done any layouts after 2003(arkavathy still formally not cleared for allottees), there is a great delay for those who lost their sites to get a replacement site.
Acquisition can happen for any layout. Those who can afford Rs. 4000+ for BDA Layouts, they prefer it. Those who can't afford, settle for Private layouts. It all depends on individuals.

In an overnight operation that started on Monday, bullozers hired by the Revenue Department razed dozens of huts at a slum in Gottigere area near Bannerghatta on orders of the High Court.

Tension prevailed in the area as activists and those evicted staged a protest. Even as the bulldozers tore down the huts, there was panic in the adjoining neighbourhood which is inhabited by people belonging to the middle and upper middle class. These houses too are marked for demolition but have been spared for now.

The land in question, measuring eight acers and 36 guntas, was government 'gomala' (pasture) land. In 2007, the land was auctioned to Yousuf Sharief of Hill Land Properties.

Some of the evicted slum dwellers such as Lakshmi (32) claim that they have been living in this area for generations. Others such as daily wage labourer Venkatesh (28) claim that they were encouraged to construct huts by local MLA A.Krishnappa.

Those in the middle-class neighbourhood, such as businessman Abdul Taiyyab (45) claimed that they were duped by real estate agents who fabricated documents and sold them the plots in Gottigere.

"We have B-Khatas and have paid taxes since 2002. We had no clue that this was government land when we purchased it from real estate agents,", said N.Rajasekhar (38) a marketing executive who owns a 1200 square feet plot.
