has anyone visited the layout recently any updates on the connecting road and developments inside? i heard that some work has started on the connecting road by bbmp is it true?

Hi All,
I visited yesterday.
Currently inside the layout work has stopped...dont know the reason..
But when i enquired some incharge person there..he was telling only pending work is little cable work + Road...
Once started it should not take more than than week...

I heard that for getting 40% release...just they need to complete road..and starting construction of sewage plant is enough.

Regarding oustside connecting road...i saw some drainage work going on the servvice road..and also heard that some bbmp people did survey recently
and they are planning to tar it....
but i am not sure whether they will tar it now? and if so..will they tar it till begur or only till nice road bridge!!
Does anyone has idea about this?

Also when i visited yday, i could not decide or estimate when one can plan for construction !!!!
(Though few already constructed and started living in 1st phase)
Personally i feel ...some atleast 10 houses...should be there for one to leave comfortably...
so i am just wondering ...how many really willing to start construction once we get complete release...and NOC..
We 3 friends have taken sites together and registered....and all have the same opinion of construction plan asap....

Hi All,

I have bought a plot in Phase II and have also got it registered, I was a silent follower of this post and haven't blogged for a long time . I have some basic questions:

1. Does this layout fall under Bangalore South? BDA website shows approval for Phase I in Bangalore East list! Check this: http://bdabangalore.org/PRIVATE%20LAYOU ... VISION.xls. Even I got my plot registered in Wilson Garden BBMP office, does this office fall under Bangalore East?

2. Has anyone from Phase II got a khata yet? I have been promised an A-khata (Suvarna khata) and have been waiting for the last 5 months, but shouldn't we be getting a BDA khata?

I think all the Phase II owners must form an informal association and meet up sometime to have discussions on these issues and to know about the plans of construction each of us have!

I agree with kiran, all phase-2 owners can make informal association and share information.
Please discuss thebest way to do this..
I registered my phase-2 site in Aug-12 and got khata by Jan-13....
That should not be a problem.

Yes I think we need to meet often and discuss about construction plans.

My Ideas :

1) we can have a commonfloor group. I think one already exists for Phase 1 but not very active.
Probably we can start 1 for Phase 2 as well, verify the members , have one of us as an Admin and discuss the Issues.
Please let us know your thoughts.

2) I think to start with the Begur Hobli was not there. It was all part of VARTHUR HOBLI belonging to BANGALORE EAST TALUK.
Later on the government made the BEGUR HOBLI and put it under Bangalore South Taluk.
So I think this is the reason behind the entry in BDA website.

3) Why does it take so much time for kHATHA. My friend recently Bought a BMRDA Site and the Khatha was got by the developer in 15 Days Max.
Why is Duo Taking 5 Months + Time ?

Any One Questioned this ?
Any reasons behind this ?

Last time when they started the road work a person working on it told me that the road contract is given to two different people. From the main road till nice road to one person and nice road to Begur to another person. So I guess it will be done in different parts. However even if the road is tarred till the layout entrance it would be useful.
About construction if things go well I also plan to construct by early\mid of next year. Also I know that few people in phase 1 are waiting for the external road before they start. As per me at least ten houses should be under construction by next year. In this thread itself you can count 4-5 ppl planning construction soon.
About Khata even I have been waiting from about six months. The reason given was that due to election duty and also due to some change in BBMP software it is getting delayed. Not sure how true it is but I feel six months is too long .
Common floor group already exists for phase 2 also already and I have joined it and i am the lone member . Search for Duo South County on commonfloor.
Also there is a yahoo group for phase 1 but no one approves requests to join the group so I finally gave up.

I did initiate the creation of the group - when you search for a name and it is not found there is an option to request creating a group. But I am not sure how things work. For example when I joined the group it said verified by administrator but since there was no one in the group not sure how verification works.

Maybe we can try this and if it does not work switch to yahoo \ google groups. Or maybe we can use directly start using another group. Let me know your opinion.
I would personally prefer joining the yahoo group for duo city that i posted yesterday since there are lot more people in that and it is more likely we will find it more useful. Also although with different names for all practical purposes Duo City and South County are one and the same. But unfortunately approval of membership there seems to be not happening at all.

Well, what I suggest is let us try joining the existing commonfloor group and if that doesn't work then we can create one ourselves either in commonfloor/yahoo/google groups.

NAtionalised bank will have reputed and well experienced local legal advisor, who knows in and out of all legal aspects of local real estate .. so if you get a loan approved from Nationalised bank like SBI, SBM, CAnara bank, Syndicate, Corporation bank, you will be safe..

and avoid taking plot loans from ICICI, AXIS, CITI, PNB banks.. as these banks are favourable to builders /layout makers.. and grant loan even if u lack important documents, and they also support black money transactions, usually thy give u two DD one for Sale Agreement value and one DD for MArket value(black money)

Hi
My flat is 90% complete. The bank has released 80% of the sanction amount and I have paid 90% of my contribution. The builder is hurrying me to register it now itself and saying that the full amount needs to be paid at the time of registration. Spoke to bank, and they are saying that they'll release the full amount at the time of registration. I am not sure if the registration should be or needs to be done before 100% completion. Shouldn't I be withholding some amount until completion so that I am assured of all construction per satisfaction? Please advise what I should say to the builder in such a case and what is the way forward.

Ask him why you should register before completion of all the agreed work ?. Else ask him to finish the pending works on priority within a specified time exclusively for you and then go for registration.

Builders always looks to grab the money first from the customer & take their own sweet time to complete or never completes the pending works to save their pocket. As your home loan is linked to the progress of the construction, my opinion is, let it go in same process. When he completes the full work, he will get his share.

True, i came across many land developers saying they will get loan from private banks especially Axis bank, so dont think that bank loan is available so the plot has proper doucuments and its okay to purchase. Its best to get a homeloan from State bank group or any nationalised bank if you plan to construct a house within few years time.

Hi All,

Its me again. Getting more frustrated but more determined now.
I visited the BBMP office Kengeri. The agent to whom I had paid 5k was telling all stories hence I took the matter to my hands. The process started on March 13th 2013 and , went last saturday to the office and the RI was not there(GOD only knows when he is on office). They said come on Monday after 3 pm. I visited the office today and below is what happened:
1. The case worker mentioned contact the RI.
2. RI told contact the case worker.
3. I told RI that the case worker told me to contact you.
4. He blabbered that you require to get all these docs. get it. I asked him can you please give it to me in writing. He said go contact the caseworker.
5. The case worker said his collegue "Should I attend the public or do this. I will do it tomorrow". He said this at 3:45 pm. What nonsense!!!!!
6. I did not give up, I went again to the "MADAM" who should sign the paper.
7. She did not care. She has a loud voice and only knows to shout. Wish she was not a lady, I would have shouted at her back. I kept my cool.
8. She mentioned provide the docs and I will sign. I said I have the docs now. She said submit it I will sign it tomorrow. I requested her, I am unable to follow up like this as I have to attend office and also have a fratured foot. She(with a loud voice) said I got the file today. I will sign it tomorrow.
What the hell!!!! She does not have the decency to even talk properly. How can Govt employees talk like this. If in software industry you talk like this, you will be demoted.She had all the time in the world but did not sign.
9. I asked her how long it will take. She said "How will I know, I will sign and send it to RR nagar office, follow up there". She has got some cheek!!!! Well yes she does, as I am sure they know they can get away with all this.
I came back home and looked at all your emails. I will again follow up on Saturday and then take next steps.

Some of you had suggested TV9, Suvarna news etc. HAve any of you have any contacts there or provide more info. Please provide me more info so that I can plan accordingly. Any help appreciated.

A new layout is coming up in further extension 9th Block, and they are filling up the query(at least one side of the road).
This will server two purpose 1) development activities started in the block and 2) the query will be filled up and no more mining

I want to know what is the current price of plots in BSK 5th stage BDA Layout.

I am specifically looking for information on sites in front of the Mantril Alpyne Apartments, closer to the NICE road compound.

Are there any known issues with plots close to the NICE compound from a long term perspective?

Hello All,

I have seen couple of sites in BDA employee Layout. I have seen plots in the layout which is on the side of Anjanadri Arcade.

I have seen various concerns being posted on this forum, but no concrete conclusions. So posting the concerns here again to get a confirmation, if it is indeed something to consider before purchasing.

1. Is there really a 10 year lock-in period for this layout? If yes, how are the deals currently happening - is it really with just a NOC from the association? If yes, is NOC a valid legal document for registration from BDA or Association perspective?
2. Is there Cauvery water connection to this layout already? If yes, is the connection actually having water supply?
3. Any other known legal issues around this layout?

On a different note, what could be a reasonable range of price for 30x40 plot in this layout?

So European and American economy directly affects our Indian economy...

10 to 15 years back our Indian Economy was strong, as after 2005 our Indian economy started following liberilisation of banks... as banks started giving hefty loans to IT and other private sector employees

rates started to jack up accompanied by junk builders and agents/owners greed..

These IT people will not be able to support EMI's if European and American or other foreign countries projects goes for a toss due to global economy slowdown...

3) I don't see any correction in the rentals. Forget about jayanagar, people are quoting Rs. 15 to 20K for a 3 BHK in Nagarabhavi BDA Complex Area.
It is silly joke to expect Rs. 12 to 15K in Jayanagar anytime even in the near future. If there are any such vacant homes in the posh jayanagar,
please share me the info, I would like to relocate there immediately.

When searching for rents if you approach agents they will artificially jack up prices for commission, so check classfields for direct offer for rent from owners and negotiate..

The sulekha link you sent has rents which are 10K for single bhk of 500 sqft and 15K min for 800 sqft onwards. How is that cheap. A proper 3 bhk will be more than 20K without car parking and is 25K onwards.

Anyways, no issues on the thinking caps. If prices comes down its better for everyone.I will also think of buying a site in bangalore . I dont see that happening, but just can see things not grading up as earlier. You see it otherwise.

the links which you showed related to 9th block low rent properties are adjacent to the Marenahalli Slum area.
Verify the same link, even the 600 sq.ft 1BHK is quoted an average of Rs. 10K in 9th Block. is this cheaper ??

During the period 2002-2003 I was paying a rent of Just Rs. 3,000 for a 3BHK spacious descent house in Rajajinagar near Navrang Circle. Today Nothing comes below Rs. 15K-18K in the same area for an ordinary 2BHK. Who jacks up the real estate price is immaterial. But transactions are very much happening and people are pouring money from various routes whether they are locals or outsiders.

You must also remember that day by day younger generation is migrating to the urban areas leaving rural areas for XYZ reasons. All the tier 1 or 2 or 3 cities are witnessing unscientific/uncontrolled/unhealthy growth. Whether water is there or not, Greeenary is there or not, Public Transport is there or not, people doesn't care while buying.

Simple Example, Price of the daily essential Rice Increased from an average of Rs. 35 to Rs. 55 couple of month back. Has people stopped buying Rice??? KMF Increased Nandini Milk product prices by Rs. 3-4, has anyone stopped consuming Milk ??. Whether people like it or not, it is inevitable, They Buy it.

Even I Wish to grab a property at the price of the year 2002 or at least 2005. But who is there to sell at that price today ??
As long as Politicians, Black money is involved & Due to lack of transparency, we can't expect drastic changes in India.

We are not discussing here what was rent in 2002 vs 2013.. in classfields u can locate property by looking on "View on Map" link and find the location u want and many 3bhk available for 15K tag in Jayanagr...

People might know when to enter reality sector and go for ownership when it is affordable.. and any person staying in blore from 2002 and not made an attempt to own when it was affordable... can own home as the signs mentioned in above threads links... will certainly make it affordable for people like u, me and general public in near future.. and we are arldy seeing lack of demand in RE sector which will continue to drive the prices down going frwd...

Mostly you are referring to the Dreamz Infra ads. Same team has placed a thread in this forum also.

Don't get trapped with such ads. They don't have any completed projects history, Yet they claim
working on more than 25 projects simultaneously in Bangalore at a time & giving at a 40% lesser
than price than the market price.

Be Cautious with such ads. Earlier in Orange properties, Ittina Properties, Aishwarya Group,
Country Club also made similar fancy ads. Now all are counting behind the bars.

All we need is Genuine pricing. Not discounts.

so My thoughts from fresh experiance , just 2 weeks ago.

1. Sand Mix is any day better , you will end up spending 15-20 k extra and more work in terms on montoring the mix and the labourers all the while.

2. RMC GGBS is costly (4200 rs Per CM) and i have got this for the Ground Floor Slab, and my experiance is full of Cracks...all across and water is leaking as we cure....not a good sign at all ,. the RMC india guy told me ...he will put some chemical ....but not good experiance..

3. Then FF Slab i did manual Mix , it was good....effort is more for sure and cost on upper side by 15-20k ...but worth it....if you are monitor, no Cracks...

5. Would suggest RMC only for Footing which goes below the Ground....

let me know if any more details ...as these are fresh in my mind..

In general, A single phase 1 HP motor typically takes about 8 Amps, while a 2.5 sq mm flat cable can carry a current of 15 amps. So 2.5 sq mm should be good enough for a 1 HP motor.

You need to look at the specifications of your motor to determine the current and look at the rated current of the cable you are planning to buy.

As one boarder suggests....for 1HP 2.5Sqmm will suffice. What is the depth of the well & the height of the building??? have you considered this in your "HP & the Stage" calculation????

Dear forum members,

I'm planning to build a hall of size 12x13 sq.ft . I've a room on the second floor and i need to attach a hall of width mentioned. Preferring bricks, high grade cement(please inform) and other construction material.

Also is it preferable to give whole contract or just labour contract? If to go for labour contract how much sand, quarry and cement is needed?
It would be of much help to me if someone share the complete details on how to go about building the hall.

I bought these doors for our house. All interior doors (except for 2 bathrooms - where the size was something they could not make). I bought from Geetha timbers itself. When we first got it, I was thinking of painting it - so that the finger joints that are present and visible (as part of the manufacturing) can be covered up. But my architect requested me to test with just polishing it. After it was done, I love how it looks. There are 3 exterior doors also for which I have used these, I painted only those 3 doors.

Love it. Not only does it look beautiful, it is quite sturdy as well.

Cost difference (I would not be able to provide exact difference between teak and engineered wood), but let me tell you - my main door and puja room door were teak (just 2 doors) and I spent about rs. 30000. The engineered wood doors were about rs. 2500 per door (not including frames).

Sorry about confusion

That's the quote given by architect for Item Rate contract, Geetha timbers won't fix the Frames. They will take order and give Frames.and will add the Iron rods if we provide them. It's on our cost/job to get from their factory and fix it.

Finally reached Geetha timbers on Last Friday( near Jalahalli Circle) Is factory and their shop at different locations or same location?, i went to their shop, and met one Mr. Gautam, he was not ready to take me to the factory and show the Door samples & the process how this is made? Do i need to go to different location ?
Or do i need to contact different guy at the same location

Yes there factory and Timer are at different location

I went through reference through my architect who does business with them. I met person called HareshBhai. don't have his Phone. but even without my architect name My father had been earlier and they did took him around factory when he expressed doubt on process

i suggest meet Haresh when you go he seems like educated and quite enterprising guy who spent good amount of time.

Hi,
We are building a house with 5000 sq feet.The master bed room projects out from the rest of the house for elevation aesthetics.It is 14x16, there is a master bath attached to it which is 10x10 and a walloon wardrobe with the same size and comes to form part of the front wall along with the 14 feet wall of the master bed.So together the projection is 14+10=24 feet approx.There are two columns/pillars on either side of the windows.Architect suggested putting 8 windows , but we wanted to limit the number of windows to 4 or 6 so that they are confined to the area between the 2 pillars.how many windows do you think will be fine? what us th size of a single window for such a house? The height of the window will be probably 7 feet.

If I were you I'd go for about two or three 5'x4' windows (or 5'x6' windoors). That's all. Unless you want the US style contemporary designs with wall to wall window which works only if you have a great view (eg: sea side)

I will compare wrt one of my previous home's living room 15'x22'. It had three 5x4 windows, all on one side, and there was more than enough light and ventilation. (sometimes too much light).

The only catch is , the window side should be fairly free of obstruction from tall buildings very close to it.

Thanks much, a tropical-colonial type of elevation and interiors is what is planned now.We have wall to wall windows as you described in the room next to it because it has pool view.But the architect is adamant that different types of windows dont look good in the same house.We suggested putting a glass instead of the end to end window in the pool view family living room,but he says it blocks ventilation.Is 5'x4' for one panel?Does that look good on a house similar to my elevation?There is about 560 cm of space in front of it,up to the boundary wall.

One guy who I know, has quoted 1800 per chedra and he has also given (per point ) quotation for labour changes as listed below.

1) Lighting point - each - 110/-
2) Fan point - each - 125/-
3) 2 way lighting point - each - 150
4) exh fan & calling bell -each - 110
5) 5 amsp wall plug point - each - 95
6) Lighting circuit - 15/ mtr
7) geezer point - 175
8) heating circuit - 18/mtr
9) Control board - each - 700


are some of the entries - let me know if rates are competative.

PS : made changes (18000 was a typo , its 1800 per chedra)

I am currently doing construction with labour contract for giving rent purpose.

Electrical contractor rate is per house -> 5000 Rupees, the work starts from moulding ( putting conceiled pipes , to groove cutting inside home, keeping boxes etc , wiring, switch fixing, UPS wiring etc ) ( there is no extra for points, i can say that for TV unit require three(2) 5 Amps point, all standard requirement for a house.).

Do a background check on the structural engineer, experience and good feedback is most important here.
An experienced SE can save you lot of money through innovative ideas, amount of steel used etc.,
Otherway around, once structure is built and later you come to know of pitfalls, there is no quick fix or return.

for your a, b, d question,
specification will depend on strength that needs to be achieved vs. size of structure . For e.g. same strength column or beam when made in M20 will be thinner as compared to M15 as in M20 cement ration will be more. It is decided by structural engg. Usually now a days it is always M20

c) external plastering (1:4 or 1:6 or ?) -> 1:4

Contact Mr. Narendra reddy . He is having good and skilled labours . But the only thing is little bit follow up is required . Since he brought all the labour from Andhra ( Chittoor ) he takes little bit time but a good and responsible contractor . (Mob:9590982345)

2.Sump constrcution- What will be capacity of the Sump?
3. Compound wall - How many mts length ? How many Feets height you required
4.Cornice work - It is not additional ITEM . It should be part of his job

And finally i suggest you to fix a consolidated figure for the Extra items . and put every thing on paper .

In one room where the vitrified tiles flooring is done,
I noticed two spots where a hollow sound comes if tapped.
My neighbor said that it is possible to repair such cases by
drilling a small hole and then filling it with some glue/grout.

Does anyone has experience with this ?

I am not sure if it is possible to drill a small hole without damaging the tiles. I have the same issue on 1 of my tile (after replacing the previous since it had a crack), and this time I think due to the bad work I have some hollow sound coming out of it in a few places. I don't plan to get anything done as such for now. In case there is some damage etc in future, I will just replace it then.

Also, today I talked to another tiles guy, whose solution to the problem
is to use the patti blade to open the joints on all four sides of the tile
and then pour thinned white cement slurry on all opened joints and then
tap the tiles till the slurry seeps in. I am not sure this will always work,
what if the cavity is at the center of the tile and contained all inside
the tile ?

Labour and materials may cost you in the range of 2500RS TO 3500RS

2. Is it very tricy to fix as my plumber has not done one like that earlier?.....
You can refer to the installation manual(they have pictures) and guide your plumber. in the box u will be having all the fittings. plumbers need to drill holes and just assemble all the components and connect inlet and outlet pipes.its very easy to install.

May be out of context... Still, I was working on the feasibility of installing an RO Plant for my home. I want to know
(i) How much an RO Plant would cost, capacity aroung 100-200 Litres per hour
(ii) How costly it is to maintain??
(iii) what would be the conversion efficiency. how many litres of hardwater would be required to make 100Lts of pure soft water

Any idea??

Net-discount+VAT and Net+VAT-discount both will give same pricing as per my example. So there is no point of going adding VAT before of after discount. Just negotiate for discount. see my example both the price are coming as 9839 .

Net+VAT-discount

Net (10480)+VAT(14.5% = 1519) -discount (18% = 2159) = 9839

Net-discount+VAT

Net(10480)-Discount (18% = 1886)+VAT (18% on 8593 = 1246) = 9839.

Hello all,

With the monsoons on, I have some water seeping through my door bottom in my Balcony even though I have about 3 feet of Chejja, (and hardly any space between the door frame and the door) when it rains heavily.
I was planning to install a Monsoon blinds, and a person has quoted me Rs.350 per sq.ft, however I was looking for a DIY or any other weatherstripping that I can attach to the door bottom to prevent the rain water seeping in.

Can anyone let me know if we can buy the weatherstripping for doors in Bangalore? or even suggest some alternatives to prevent rain water from seeping in?
(My carpenter informed me that he can have a wooden log fixed towards the bottom of the door in a 45 degree angle, but I didn't want to go with it).

Just curious, though I dont have answer to your question. I too face the problem, but mine is some kind of seeping between the window frame and the wall to where it is fixed. I mean , its not through the gap between the window frame and shutter , but between cemented portion and the wooden frame. It happens only when its too windy , during rain ( obviously the last couple of showers were like that only ). Not sure what to do , but I was planning to discuss this with my architect. Will update this thread, if I find some solution. Probably in my case, a replastering might help.

If the gap is just in a few mm (say less than 3-4 mm), you can use Silicon sealant around the window frame, and this should help stop the seepage. You can do it yourself too, there are many videos online on youtube on how to do this.

I agree with JollyRagers. even I too had rain water entering in with small gap which exist between window frame and wall. Got selicon sealant done between gaps by painter. Water has stopped.

Jollyrogers, even I'm facing the same problem where rain water which falls on door are entering in with bottom gap between frame and door. Suggestion from my architect which workout cheaper is to have 1inch beeding at the bottom just above the frame and have it incline out (carpenter can do this) and see thru no gap exist between beeding and door. By this water on door flows out.

Cheaper way out coming out of issue. This normally happens when on east direction doors.

Sorry chandu, i didn't note the cft. In fact when i went to the stand i was mobbed by so many of them that i selected one that seemed good, negotiated price quickly and came out in haste:-)

It was a 6-wheeler and sand was heaped on it. I doubt whether a 6 wheeler can contain 400cft in it.

EXCAVATION

Cost me 3100/- to dig 14 footing pits of 5 feet depth each + big sump + a pit to temporarily store water. Out of this 2800/- for JCB, 200/- Driver bata and 100/- tips for a labourer who helped move some stones. It took a total of 3 Hrs 15 Minutes. JCB charge was 700/- with 4 Hours minimum.

I think i got decent rate for JCB but where i made a mistake is on agreeing for minimum 4 Hrs. He initially asked for 5 Hrs and i bargained for 4 Hrs. Should have bargained for 3 Hrs...

Totally unexpected stuff was that i had to postpone digging twice as rains at night washed away all markings done the previous day.

One more intesresting thing was that within that 3 Hrs 15 Minutes, 3 building material (sand, jalli etc.) suppliers walked upto me and gave me their visiting card along with a marketing pitch:-)

Hi Sree,

I am also planning for Excavation work soon. my site dimension is 30x40, i am advised by my contractor/Engineer not to go for JCB as the site dimension is smaller and also soil might get looser by using JCB. They are suggesting for manual Labour which might approx cost around 12-15K. He also mentioned after JCB work we will still have to do manual to get the pit in shape (cutting). Would also pm me the contact for JCB you used?
Let me know your thoughts...

Hi Balajirk, I can't say anything about whether to use JCB or not for a 30x40 site as mine is a bigger one. But if you have a vacant site on any one side then i think for sure you can go for a JCB.

YES... JCB can't dig per correct dimension. But i still feel it is faster and the money you spend on labourers afterwards should be very less.

Have you given for labour contract? if yes then ensure that your contractor doesn't take you for a ride by hyping the number of labourers he uses to excavate...

If it is full contract then let the contractor get the excavation done manually. You shouldn't have a problem... no?

Using JCB will definitely save time. For excavating the dimensions which you have mentioned the contractor may take one week with a few labourers which will be more expensive. JCB is fast and economical.

Yes, i am opting for labour contract. Also i have vacant sites around mine which i assume is easier for JCB to operate, by reading your's and bschekar's comment i am thinking to use JCB and later use labourers to get the excavation work in shape
