just wanted to know as how asses the current market price of pots/apts with guidance value of the parameter.

What i observed was market values are generally or almost double or more than that.of guidance value.is it area dependent or development dependent curious to know.

with the recent hike in guidence value market values also may increase by 20 to 30% i felt.i may be wrong here.

Any inputs w.r.t assesment will be really helpful to arrive at a reasonable conclusion for buyers especially because RE agents may just jack it up unreasonably

There is no logic to co-relate guidance Value vs market Price to any of the area.
Everything is controlled by the middlemens who directly or indirectly decides a price
for an area/asset and others simply follows it. It only depends on the wish of the Seller
& capacity of the Buyer(choice).

-- I don't think so. Its being a while guidance value has not being revised and gap b/w market and guidance value increased. Every time guidance value is increased to reduce this gap to some extent. Once government did reduce guidance value during recession since no transaction was going around and to encourage buyers.

Hi all,

I have couple of sites - one is a 30X40 and one is a 40X60. I had registered them in 2004 but never bothered to do Khata and hence never paid taxes.

Does anyone have idea on how much will have to be paid?

I am unable to see the site number fetching details on the Online Payment website of BDA. (What do I need to get those details online?)

you won't see them online till you have paid the taxes once at least. once you do, then you will have the previously paid years receipt no, khata no or PID with which you can look up.

Thanks for the response. Before I purchased the site, the tax was paid by the previous owner of the site. Should not I be able to see the site details if that is the case?

Also, roughly how much will be the tax for 9 years? will be it be 10-15K or more than that?

I was scanning Uttarahalli Purna Pragna Layout.. Found couple of sites and asking price is around 5000 to 5500 psft..

Is it really worth?

and do we have cauvery water here?

All the sites here for sale are under reseller/midman/contractor, so telling abrupt prices...

All sites in uttralli worth 3000/- psft... need to approach direct owners for direct deals...

Kindly go through the below link, which made the college to become self sufficient and save several lakhs of rupees every year which was spending just for buying tanker water from outside.

This is a good model for adoption by Gated community layouts and big apartment complexes which have sufficient open space.

Registration and Stamp duties remains same 5.6% + 1%.
As the guidance values are changing from August 2013,
proportionately the registrations charges also changes from 100% to 200% hike.

stamp duty and registration charges are not revised every year.It was around 9.5%+1% around 7years back.it was reduced subsequently and currently stands at5.6%+1%.It is not going tobe increased in near future as long as karnataka asks for and gets funds under JNNURM(Jawaharalal nehru national urban reconstruction mission)for buying buses,building infrastructure etc.As far as guidance value is concerned it is 15 days notice to file objections,after which it will be notified.
It is good news for all,govt will get more revenue to spend on infrastructure,percentage of white money in transactions will increase which is good for the buyer,there will be 10to 20%increase in property prices, good for the seller.

Even after many people/deveopers file their objections to the new guidance value, you can't expect more than 0.5% difference in the proposed new rates. Already Revenue minister has given the hint to roll back the 1% reduction in the registration charge given by Former CM D.V.S. Since there is a parliamentary election awaiting anything within 6 months, the new Government doesn't want to take risk by hiking both Guidance Value and Registration Charges. Just a wait and watch gimmick.

Already the anti-middle class New state Government has prepared plans to exploit the citizens of karnataka, by series of hikes in the coming days.

Daily consuming Rice rates are already up by Rs. 10-15.

Once again KMF Milk Prices are expected to go up by Rs. 2-3, even though it was hiked few month back by Rs. 3-4, just before the last elections.

Vehicle Registration and Road Taxes are going to be increased.

Registration or Stamp duty will be hiked.

I saw that the approach road is prepared for tarring all the way from the village upto the end after the layout entrance. So it should be tarred at least in a month.
Inside the layout no work is happening and it looks as if the cleaning that was done two months ago never happened, mostly because a lot of unwanted plants have grown due to the rain.

I am aware of the issue with IDBI and know that my survey number does not fall under the survey numbers that are pledged. When registering or paying the amount for agreement cheque should be given in name of Duo or should i give in name of idbi bank? From the post by Dileep i understand people who bought in pledged survey numbers paid in name of IDBI bank but in my case survey number is not pledged. Please advice.

If the Survey number is not pledged with IDBI Bank. Then you can give cheque in the name of Duo Associates.
There are couple of plots which falls under 2 or 3 survey number. Please check those plots..

RIght now its being used as a landfill.. (mostly construction debris).. i did enquired with the guard a couple of years back and he told me that the land is under litigation, but a large residential development is on the cards. Its such a pity that another lakefront property is being utilized for commercial gains. Its an understood fact that the core of the city is choked and sub urban development is the need of the hour, but for pete's sake not at the cost of the ecosystem. Bangalore is already like a patient on a life support system. And the developers remind me of those hindi movies in which a sidey villian would sneak into the patient's ward and unplug the machine. Im not someone who's against development, but having lived here and seen the utter disregard these developers have for the ecosystem, i have to say another lake is gonna bite the dust. And the fact that disgusts me the most is the effin sanctioning bodies, run by buffaloes (trying to be as civil as possible) with bloated stomachs and an ego to match, who haven't heard of the terms feasiblity study and ecological impact. All they ever do is regurgitate their words (you know the words that eventually get you to pay a bribe) and harass dimwits who treat them like demigods with hopes of reducing bribes. These idiots can't regulate their body weight let alone the mechanisms that have to be adhered to while tampering with nature. side tracking a little bit.. i finally beat google! it din't show me a single result for a fat indian prime minister!! hahaha.

The point being, we have to realise the importance of lakes in a landlocked city. For instance in this case the following, among many others, would be the impact of an insensitive development on this plot.

-The hydrological cycle of the area is gonna be seriously affected if the developers go in for a basement.
- The breeze emanating from the water body wont spread around as the development is gonna be bang in its path hence affecting the microclimate adversely.
- Birds which flock around the lake are gonna disappear eventually owing to the loss of habitat.. this would trigger a rise in the number of pests and eventually lead to spread of diseases.
- For all you know the effluents may be released into the lake thereby contaminating it further.
- the lakes gonna slowly but surely dry up because of water utilization by these developments.

All i ask is that these developers are sensitive towards the environment in which they're building.. there are ways in which this plot could be developed without affecting the lake.. infact there are ways in which a development on this plot can enhance the vitality and beauty of the lake.. But a woman blessed with natural beauty never needed no silicones. just saying.

I stay near Panathur , and its very sad the way the development in that area is panning out - really ugly apartments , no open areas / parks , no roads... i dont know how they got approvals... Seems no one cares about anything. I am looking to buy a plot , but find most places so badly developed/maintained that i don't feel like living in those areas.

Yes, Shanky, you're right, I did see these ads as well. It's quite clear that the SKC guys don't want to invest in building anymore and want to scoot with the money they have made by selling sites, as early as possible. They know that with the focus the illegal denotification has got, law is going to catch up with them soon.

I had been there yesterday and was talking to one of the known resident. It seems that some ppl who lost their sites have received alternate sites in 3rd block. However, there is no info on how many ppl got and who they are.

Interestingly, from the link, one can see the layout plan has only plots and there are no public places like park, community center etc. which are COMPULSORY to form a layout. If they truly have the approval, it shows how corrupt and morally bankrupt are our politicians and BDA officials are.

Personally I feel Compared to SMV Layout & BSK 6th Stage, developments in Anjanapura is very very slow. Only 10th & 11th Blocks are bit descent due to nearest connectivity to the Bannerghatta Road. 4th Block is bit encouraging. Otherwise most of the blocks are simply vacant. Still very distant from livable condition.

Regarding the revised Guidance value, it discourages both the seller as the Buyer. Seller has to disclose and pay 100% more the Capital Gain tax and Buyer has to pay the 100% more Registration + Stamp Duty. Even though Government hopes for higher revenue with the revised Guidance Value, in reality, In the near future this will reduce/slow down the actual number of real estate transactions for couple of months to years. Hence effectively Government will earn the same revenue as earlier or even lesser.

More over the current economic scenario which is crawling may also affects to the real estate market & it may take 1-2 years to see any improvements in real estate based on the new Government initiative at the centre & change in the country's economic condition.

Your not livable comments are not applicable to 10th and 11th blocks, may be true for other blocks. Now all internal Road Asphalting work will be starting soon by BDA in Further extension at the cost of Rs. 18 Cr. 80ft connecting road work Bannerghatta road is under progress expected to complete in 2 months. DPR submitted by BWSSB to BDA last week

Few of the real estate people wants to create panic by giving generic statement, so they can take advantage and invest.

what else you need to start living in 1 or 2 years.? BDA will not construct and give us house right? it is our job to construct houses.

AFA DMV is concerned litigations are there and progress is not great. Those sites are in middle of no where. I would say the prices are hyped up there.
Bsk 6th stage is as gud as anjanapur a once this 80 feet road gets operational. In the long run it will fall behind. Reason is it is far away from industries and work places.
Anjanapura is ur best bet as it has more than doubled its value in less than 2 years time. I am repeating myself, invest low and sell high.

Its always chicken N Egg story.

In these areas, only those who can manage their dialy needs having their own transport(4 wheeler or atleast 2 wheeler) can only build their homes. But those who have those(Upper middle and high Income Group), prefer to stay in apartments for safety reasons rather than in individual houses. Of course there are exceptions and brave hearts who makes rare initiatives.

Again those middle class & below people waits for a descent Public transport facility, BWSSB Water connection, access to Educational institutions, primary health centres, daily needs shopping facilities....etc to start their construction. So the occupancy is really matters even though these layouts were formed more than a decade back.

In contrast, most of the SMV Layout 1st, 3rd, 5th, & 8th block are filled now with all descent public needs/amenities. One reason is its located along the Outer Ring Road stretch & a presence of an acceptable public transport facility. Same is not the case for Anjanapura or BSK 6th Stage.

Presently anjanapura may be underdeveloped.But in two years with the expected completion of works like 80 ft road,bwssb pipeline and water connection,bmtc bus depo,rs 18cr worth of works by bda etc,it will be sufficiently developed.
Inthe last 10 years stamp duty&registration charges have come down from 10.5%+1%to5.6%+1%,guidance value has increased from 160 to 2200,BUT REAL ESTATE PRICE IN ANJANAPURA HAS GONE UP FROM 500 TO3500.This in spite of so called recession,change of governments,policies,underdevelopment etc.
Anjanapura will develop by leaps and bounds in the coming years due to its proximity to IT corridor,nearness to both bannerghatta and kanakapura roads,metro coming up nearby,etc.
It is BDA areas like rmv extension,jayanagar,banashnkari,koramangala,vijaynagar ,btm layout which are commanding premium prices inthe market today.These areas also took 15 to 20 years toFULLY develop.Have patience and wAIT..

None of the SMV blocks are loccated along but sufficiently away from the ring road. Recently there was problem of litigation in 1st block still number of sites are in limbo. None of the recent layouts are FILLED with decent amenities as claimed here.
The truth is all are developing which is a good thing. It is a long way to go.
Long run anjanapura has more potential to become a better layout.

Price seems reasonable give the prices a year back (please refer to my earlier posts on this topic). You may want to physically check the surroundings and the status of the dump ground as per my earlier post. I drove through the area recently and it has developed a lot more in the last year or so.

We got a 30*40 plot registered in 9th phase 3rd block this month for 3400/sq ft. 2nd block pricess will be slightly higher, but I'm not sure if 4100/sqft is a good price.

Where is 9th phase 3rd block? 3400 is a good price given that a year and half back, prices in JP nagar 9th phase 2nd block for 30 X 40 was quoting at 2.9- 3 K. in BDA approved layouts coser to Kanakapura road, Prices have appreciated 30-40% in the same time period. Royal Lake front was quoting around 3.5 K in 2012 Jan and I am hearing it is 30% more now. It will be surprising if the appreciation is only 10% in JP Nagar 9th phase which is between these two layouts.

9th phase 3rd block is to the west of royal park residency or to the south of 2nd block. It is not as devloped as 2nd block with hardly 1 house per road. We had to a lot of searching and running around to get one for this price. Brokers simply quoted 3700/sq ft or more here and most cases were resale cases (broker having entered into an agreement with the actual owner). Yes. there is no developments around. Only mahaveer apartments is nearing completion, which is around 300 meters from this layout. I think in one year things may change. But dont expect rapid development. The land behind this layout (amrutanandamayi college) may not develop their land at all for few years or decades.. I dont see any other layouts from main road to this layout.. except for mahaveer.. The place though is good though with lots of promise.
Water supply is ok now as 3 bores at layout with lots of reserve water (water table quite healthy in this area) and with good monsson, you will not have any problem if you wish to construct the house. Though you may have to wait for 1-4 years before any significant development happens here.

Is this going to last? I think its too deep and will not be there after 3yr or so. Since there is no cauvery water also iam worried abt it.

A friendly advice before going to Purchase, Visit the company showroom, get the pricing and then visit the dealer to buy. Couple of weeks back visited Intimate Tiles @ ORR, they quoted MRP 76 Rs, for RAK bath room tiles, after much bargaining for almost an hour they came down to 63 Rs and by chance I had visited RAK showroom in the Double Road and to my shock the same tile was priced at 56 Rs.

My understanding so far is that, to soften hardwater, only chemical means work (replacing Ca, Mg with Na, for example). There are no other workable solution including mechanical (filtration) , RF /EM waves , magnetic fields etc. Electrical current could attract hardness causing ions and may work but the cost of 'sacrificial' anodes will be too much (plus electricity is not cheap either). So, kent, zeroB, 3M and such other products etc are the only possible solution.

I have also seen a video on youtube where it was suggested that a black stone box with a transparent glass top can be used with solar energy to boil off H2O and cool it and capture the pure water droplets. However, I suspect this will work for getting 5-10ml water only! (I am planning to experiment this .... sometime when I have free time)

Yes, Big blue is a prefilter which can be used with softener and it helps increase resin life.
What I am looking for is, whether I use softener or not, I need a filter to remove dirt, small sand partials, sediment coming into and blocking facets. This same prefilter does that job for me.

There is no reason for Zero B. Just that thats a known name. There are some local manufacturers which sells Softner. From my basic reserch, this is what I found out. There are few things you need to check
(i) Quantity of the resin --> If you are selecting 3000LPH softner, 100 Litre resin would be required. More the resin you have, less often you need to regenerate
(ii) Type of Resin --> Most of the softners use 220NA Resin. There is 225NAF resin which is probably little better. For most of the softner companies, ION EXCHANAGE(name of the company) provides the required resin. There are not many resin manufacturers in the country and I think ION EXCHANGE is the most popular one.
(iii) Manual or Automatic regeneration -> Automatic, you can configure to regenerate at certain frequency. But many people claim, manual regeneration is more effective than Automatic. May be Automatic is meant for people like me(lazy)
(iv) Manual is cheper by atleast 15K to 20K compared to Automatic.
I had couple of options
(i) ION WORLD --> 28.5K after discount. 1 Year free regeneration. Their company person will come once in 20 days and do regeneration. After 1 year, they charge Rs:6000 per year for regeneration. They are providing 220NA ION EXHANGE resin, but ready to upgrade for a cost if requested. The tank was looking like a gas cylinder.
(i) MOSF softner --> Same price as above. They have their own resin.
(iii) Zero B --> 31K after discount. Comes with 225NAF resin. Nothing great apart from that. No free regeneration period. First two times, they will show you how to do the regeneration. After that you can do it yourself. Or Pay Rs:9000 per year for their person to do the regeneration.

From the above, Zero B doesnt look that great. But still i have decided to go with Zero B, just because its a known name (compared to rest of the players).

I believe there are two ways to ensure a leak proof roof
1. Apply water proof compound coat, and then do surkhi (brickbats, sand, cement with water roof solution).
2. Apply water proof compound coat, and then lay some clay tiles.

Which would be better. I understand the second option would be more expensive (due to tile cost and laying cost).

As far as I know, we can do it in more simpler way:
1. Add a water-reducing chemical in the concrete, while adding water to the cement,sand and metal mixture. The reason this needs to be done is that, generally the masons increase the amount of water in the concrete mix so as to get the workability (in layman's terms it means the concrete should flow easily from the gamelas while pouring it on the slab). This additional water in the concrete is not good for the health of the concrete, but those masons and the guys at the mixer will not listen to you, if you ask them to reduce the water quantity. If you add this water-reducing chemical, then it automatically improves the workability even with the optimal amount of water required (please not that I am saying 'optimal' quantity, I am not advocating for reducing the water quantity in the mixture - I am only saying it should be 'optimal' - not more, not less, but the just the perfect quantity)
2. The day after the slab is laid, typically for the last roof of the building, we put a damp proof course. This does not require adding brickbats or tiles. Here you will be having a mixture of cement, sand and baby chips and add the water proofing chemical. Use of water-reducing chemical that I mentioned above, is also recommended here, apart from the water proofing chemical.
3.After completing step2, immediately you need to do a Kalai, which is nothing but finishing the mortar work with a mixture of cement and fine sand called as 'Kalai' in local lingo. This is done by creating an upward slope near the junction of slab and the parapet wall so that the water does not seep into the slab from the edges of the slab. If the parapet is not already built, which is generally the case, you can just have the first 1 or 2 courses of the brick wall laid, to finish this 'galtha' job (again local lingo for this task).

These 3 steps should take care of water proofing the roof. The alternatives that you have provided, as far as I know, only increase expenditure and are not as effective as the 3 suggested steps above.

I have given this gyan, being a civil engineer and having successfully done water proofing for all the buildings that I have built in the above manner. I have not had any complaints so far, by following this method.

Dear Civil88.
Unfortunately, my slab was cast around 3-4 months ago, and the 3 steps above was not done.
My father did the above steps while constructing his house over 20 years ago. He suggested the same to me. But my smart ass contractor said no one does that these days, it will not work, I have contructed 170 houses etc etc.
And talking to other people, no one seems to be doing what you mentioned above, though it seems to be tried and tested.

Now that I have not done the above, what is better? Water proof chemical course with Surki, or Water proof chemical course with Tiles.

Also, when I was inquiring with my contractor on doing the damp proof course the next day, his question was "how will the slab get cured if you put the DPC next day?". They build "pathis" and stagnate water on the slab for curing purpose. So if the DPC is done next day, the water will not go to slab for curing purpose. I did not press for the DPC next day since I did not have an answer to this. Any idea how I should have responded?

The answer to your contractor's question is that pathis can be built on the DPC, the next day of laying DPC. And Curing can be continued in the same way of stocking water in the pathis.

Never mind, if you have not done the DPC immediately after the slab, it is not a problem, though it is most preferred way to do it.

Now you may use the Roofgaurd chemical from Armstrong company.(http://armstrongchemicals.com/) to carry out the water proofing.

quick side note,
If the bore well has depth of over 500 to 600 feet, Rain water from recharge pit will not reach/go down to such depth, it will go to other underground water body (200 to 300ft). However this should not discourage us from doing RHW, if everyone does RHW, water level in bore well will increase.

My architect visited the site during mixing and suggested 2 pots of cement topped up: 6 pots of sand: 7 pots of jelly for footer. He mentioned that this is fine since cement is topped up (and made a cone) and hence volumes are different. He was happy with the final mixture of concrete that came out using this mix.

During manual mixing for columns, this was recommended to be 1 sack cement: 8 pots of sand mixed well. The resultant mixture is mixed in 1:1 ratio with jelly.

I visited the LG fabrication factory, I should say that those folks are very sweet. Somehow the finishing at the joining does not seem to be very clean I checked multiple windows somehow the joining edges are not done cleanly. Also, the Click Locks also not seem to be (great) but of course for the price that they are quoting they are a good buy

Am also hunting for one, from the data I gathered I am not getting any great reviews on fenesta, one of the dealer said that a quality of the upvc is measured based on the weight (since it is upvc) and looks like Fenesta scores badly in this area (Grade C) and Sandeep Ceramics in the ORR near Banaswadi seems to quote the lowest price. I had an oppertunity to visit fabrication units of LG, Vega and Rehau. All of them use the same kind of fabrication units, I think what differes is the men who do the fabrication. By far Rehau seems to have better fit and finsh.

What is the purpose of plinth protection concrete layer? Is it a must have?

My builder is recommending 2' (nothing less than 1') width. I am planning for no more than 6" around the building.

As per my structural engineer its not necesary to leave any gap between the footing and the sump. He also says the sump can go deeper than the footing also as long as it doesnt overlap the footing in anyway. I have heard people say it shouldnt go below the footing.. is there any particular reason for it?

The reason my engineer gave was that footings takes all the load of the building and pass it onto nearby earth. If sump is next to the footing then sump will get the load transferred.

Is anywhere readymade modular kitchen available where i can directly assemble it? I saw blum products but they told you need first make the boxes as per our sizes then buy hinges/latches etc from us and fix it . Is this way we do?

How did carpenter know about the sizes of hinges/design available as normally all the carpenters are not equipped to do this??

Whether its decorative or Straight one, difference is only in Look & Feel. Basic functinality is same as compared to the conventional Exhaust fans. Decide yourselves whether you want Decorative peice @ premium price or a normal one @ reasonable price.

Suction power of the fan varies based on the make/Model in each brand starting from 500 m3/hr to 1200 m3/hr(Heavy Duty models upto 1600m3/hr). if you are food maker of using more edible oil & more spicy contents & non-veg (more Unhealthy for todays generation), go for higher suction power (1000m3/hr or above) to remove the odour from the kitchen fast. For regular food makers around 600-650m3/hr is good enough. Coverage area is like 2 ft, 3 ft...etc. Also based on the Area(Size) of the Kitchen, you need to decide the suction power.

Usually in the entry level and mid range Chimney models, the carbon based filter inside the casette is an optional accessory. Not an Inbuilt feature.. Also you need to clean the casette at regular intervals atleast once in 1 month to 6 months based on the filter using hot water, (soda/ or any other effective kitchen cleaners like Mr. Muscle...etc) to have efficient functioning. You also need to replace the carbon filters based on the recommendation of the manufacturer similar to changing filters in water purifiers. Nowadays even auto cleaner chimneys available once fix and foget it, but at a premium price.

Compared to Exhaust Fans, Chimneys make less noise.

You need to evaluate couple of models installed one and then you can decide
yourselves about the acceptable noise level.

I am told that the brands like century, green lam etc are the best bet (starting price 1100 onwards). Are there other brands/options which will give me a similar finish/quality for a lower price. The common bathroom is directly visible from hall. Is that OK? ( I don't prefer)
The common bedroom has less privacy - the door is in the living.
Do you really need two bathrooms? You can go for just one shared bathroom, assuming only your family lives in the GF
I think the living should be bigger 14x11?
TV is in the aisle between main door and bedroom door. Accidentally someone could bump into the TV (kids?)

You should really design as per bylaws and refuse to pay any bribes. 3' all around looks reasonable to me.

HI, please help me out with this problems. We have bought site in Kengeri Satellite town stage 1 in 2006 and now we want to build a house in the same plot , when we pulled RTC, it says that the owner of the property from 200-2001 till 2013 is BDA, what should we do now…how to go about it.

please advice me on the same.

Why are looking into RTC?. BDA would have acquired and made layout, so it might be reflecting. Get EC from Sub registrar office to see ownership of your plot.

EC says the owner name one who sold the property to us, its a B Katha. the same survey no 88/2 says that Bda acquired on 1994 and return back to the property to the actual owner on 2007, 88/1 says that the owner is BDA, and our property falls under 88/1....totally confused, we will meet the lawyer but need some clarity to talk to them.
