Topic: Can i buy a site under Due associates at hosa road

Hello everyone..just thought to join the band wagon! I did visit layout today and don't see anything much happening..no work is going on.. seems like duo owns money to electrical contractor and so work is stopped..tarring has to be done and drainages has to be fixed..work on one apartment inside the layout is going on in full swing..anyone got any update from builder about when the rest 40% will be released from BDA?

From hosur road - duo layout - begur lake side connecting road?

Shabini, I went via Basapura main road. I did not check the approach through begur lake. The security told me that basapura road is the only road right now to get to the layout. Prbably I should the other road when I visit next time..

One more approach is there through begur road...
but currently road condition is not good..
You can make a try from layout go other way..which will hit dead end...take right.....
that road will go around begur lake....and reach begur....
(U need to check with some one for directions)
From begur one can go to bommanahalli directly..or go to banneraghatta road...bypassing hosur road..
But road condition is not good....once it is tarred...easily accessible to banneraghatta road,bommanahalli,JP nagar areas....

Depends on transaction type. If white/loan then 5k for 30x40 dimension. Be aware of #261 series, it had litigation and no idea where it stands now.

Thanks for your reply... YEs Agent told current rate is 5k, but i saw one site if i remember site # 180 series, owner asking 5.5K,

One General question,how to check if site is under litigation or not? because if i get a good document site and BBMP A katha and loanable from narionalised bank, and even i think lawer will not be able to know if any site they are doing legal advice has litigation or not?..

In case of BDA approved layout, Litigation will be on survey number's. Look into sale deed on which survey number layout is formed and check any case on those survery numbers. In case, layout involves multiple survey number's, then you can also ask surveyer to help figure out which survey number exactly site falls into.

#180 series has some houses and may not have any litigation but still 5500 is very high price. I know #4 was quoted 5k around 20 days back and don't know finally what it settled for.

You can check with the royal county developer to know which sites in royal lake front are in litigation. He will tell the exact site numbers. I did the same when I bought a plot in royal county around 2 years back.

Thought of eliciting opinions regarding kanakpura road as investment option .How beneficial it can be in next 5 years+ horizon.THe strech from banashankari temple till kaggalipura road to be specific.With metro till konankunte cross and further in phase 2 till art of living and with major apartment project lined up along this strech and projects like krishna leela park from isckon and prestige falcon city near konankunte cross. how profitable it can in investing in the strech between banashankari till kaggalipur kanakpura road.Your opinions will be helpfull as my collegue is planning to invest here. i feel it is highly benificial in long run.Correct me if i am wron here.

Guidance value to be increased in 3 days
Bangalore, July 14, 2013, DHNS:
The Stamps and Registration department is likely to publish a draft notification listing out the revised guidance values of properties in Bangalore Urban, Bangalore rural and Ramanagara districts in the next three days.

As many as 15 days will be provided for the public to file objections and suggestions. The guidance value in 90 per cent of Bangalore is likely to be increased by 30 to 50 per cent and in certain pockets by 100 per cent, official sources said.

The new guidance value will come into effect from August 1. The government has already increased guidance value by around 40 per cent in 20 districts. As stamp duty will have to be paid on guidance value, property registration will start costing more come August.

Additional revenue

It is anticipated that the revision of guidance value will fetch the government an additional revenue of Rs 1,000 crore this fiscal.

Guidance value will also soon be revised in the districts of Gadag, Kolar, Dakshina Kannada, Kodagu, Chikmagalur, Dharwad and Bellary.

Chief Minister Siddaramaiah has retained stamp duty at five per cent in his budget proposals for 2013-14.

I purchased 2 adjacent (30x50) sites in a BDA-approved layout. Both sites are registered in my name.
The land has been within BBMP limit for a few years and had a BBMP A-khata for the whole property.
Now I have received 2 separate BBMP A-khatas in my name - one for each site.
I plan to construct a house spanning the 2 plots.

In order to get the house plan sanctioned from BBMP, do I need to get the 2 khatas amalgamated?

Has anyone gone through the process of getting khata amalgamated from BBMP? Is it complicated?
Does it require an NOC from BDA?

Any information/pointers you can provide will be very helpful...

Hi RJ,
It is easy. You need khata of both the properties, latest tax paid receipts and sale deed copy of both the properties. You need to write a letter requesting the amalgamation and submit to RO of concerned BBMP (I think the request has to be on a 20 rupee stamp paper). It takes a week time.
How I approached was different. I knew the tax collector personally and in order to save going to BBMP offices (I only have Saturdays that I can go and BBMP does not work on second Saturday), I requested his help. I negotiated a deal for certain amount where I had only to give all the property papers and sign the request letter, he will get it done in 7 working days and deliver at my door step. He only purchased stamp paper, got it typed etc. No NOC was required from BDA.

Also, what is the process for ongoing property tax payment for the combined property? Do you make 2 separate payments still, or one property tax payment for the combined property?

They will give the following:
1. A letter indicating the amalgamation of the two sites with one khata merged in the other. The letter also contains the new tax amount fixed for the combined site.
2. Khata certificate
3. Khata extract.

For 2 and 3, you have to pay extra and request separately. I requested it for my reference.

In the begining i used to phone my society every month-- now reduced to every 3 months. It has been 6 years since we payed the money-- no allocation yet.

I have lost faith in pre-launches .

Do not opt for such layouts wherein the developer does not have any previous records nor any confirmed dealings in the records. Why don't you all opt for BDA sites instead and play it safe? No matter what happens or how costly BDA plots are, its worth going for BDA lands instead and have clear titles and peace of mind. Think it over.

One thing you can be sure of is the development works in Krishnappa layouts since they're all being developed through Housing Societies. As I understand, 60% of the plots have been registered as they were released by BMRDA and the remaining 40% will be released after BMRDA is satisfied about completion of development works. Although the development works are delayed, if you drive thro that area, you will see that it is progressing on a daily basis. For that matter the developed layouts look better than even a high priced Banashankari 6th Stage or an Anjanapura.

Think about it... Even if you get it registered today, are u going to build a house immediately there? I mean, if you are assured about getting the plot at the same rate/price you had booked for, and if you are getting an assurance of a completely developed layout, is it not worth the wait?

You definitely don't want anything like this Private Developer did in Attibele:

Neither do you want a situation like the KHB did with Suryanagar Phase-3 where they hiked the price from the booking price of around 600 all the way upto 950!

Even in the secondary market, SLN City plots are very affordable. It is an Open Market with price balance decided by abundance unlike BDA or KHB which create artificial scarcity driven demand.

All the above are purely my personal opinion. My only disclosure is that I have an inclination for Free Market Capitalization.

Hi,
I got call from the housing society to get ready with DD and cash for registration, my site is in doddamaranahalli.
Mine is a 30x40 site, I had paid all amount 5 years back. Now they are asking additional Rs. 50 per soft, plus 20k for processing, fee, official charges etc.,
Reading this threads helped with one important point, they are allotting site in meter measurement so it is 9x12 meters, however when you convert this into feets it will be 1160 soft feed, so 40feet will be lesser. I am going to talk about this.

Anything should I be aware off? Need to keep in mind? Please share your experience....

that seems like a good price. Usually apartment prices are higher than land prices (since it is fully constructed). In Malleswaram the land prices is around rs. 12000/sq. ft is what I heard. So if you are getting an apartment at rs. 8000/sq ft, I feel it is a good price. where on 17th cross is it (is it the one that is being Constructed at Cricket house - Chinnaswamy's old house?)

I thought apartment price per sq ft is less than the land price because you can build many apartments in a given area. I think Rs 8000 in Malleshwaram is a reasonable price.

well I have seen apartments in Jalahalli - they are listed at about 3.5 to 4 K per sq. foot, but I know land prices are not that high in that area. Similarly in other places. I agree many apartments can be built on one plot, but the price of construction + portion of the land price is what the apartments sell for and definitely that will not be less than the land price itself (if looking at per sq. foot rates).

NIE (National Institute of Engg) in Mysore has developed a Biogas system - it seems we can visit NIE CREST to understand biogas system. I intend to install one next year. I was told we can get 3-4 cylinder equivalents in an year for a 4 member family.

From my experience of using RO filter (IonExchange) for several years:
- The life of the main filter (which is the costliest - around Rs 3000) depends on the TDS count of the water that is flowing in. In our apartment the TDS initially was around 500 and we had to change the filter almost once in a year.
- Need to be careful with the after sales service provided by IonExchange. We didnt have an annual contract which they were forcing. You can buy a TDS measuring meter and check for yourself the TDS count, to decide when to change the main filter. This is more effective than relying on IonExchang service. The TDS of the treated water should be around 40

People possessing residential plots are being advised to hold onto their reins and never even dream of selling the plots in near future, due to the fact that prices are going to shoot up very soon.

I believe the land is converted from agricultural land to other uses Earlier it used to be pretty good with greenary, and I heard it was a pretty good agricultural land too.

I checked the above mentioned layout as well. The Developers dont have the BMRDA approval for the same. When asked, they said that they have submitted it for approval and showed me a plan which looked, to a layman like me, as a Layout plan.
I have decided to drop this site since, BMRDA approval is essential.

@Neeraj - Did your lawyer say anything about the approved layout plan?

With the papers, it looks like there hasn't been any challenges till now.
I was told; If it is a SC/ST granted, then it will be a problem. if its granted for others, then the risk is lesser.
I'm rethinking of it.

The developer does not have approval. since, the cost of approval is quite high. He hasn't carried it out.
I even tried to enquire other lawyers, who suggested me that this is a A-Khata Land(whole land is converted) but B-Khata site.
Enquired the same with BBMP office, who mentions that they don't give approval to build the house. BUT, if you get loan from banks, get it converted later through Akrama-Sakrama.
I'm yet to consult the bank people.
BTW, how much did the developer quote the price for you?

Neeraj - My lawyer mentioned that without the BMRDA approval, we will end up paying 2 penalties - one for the irregularities in the layout and one for the B Khata conversion. I am not sure how much the penalty will come up to.
We finalized on Rs 2,100/- psqft.

Which property is it? How far is it from Madhura Nagar? I think the area has a small problem with accessibility. The only road that can take you to city is through the sub-registrar office road, which is narrow and may not be widened in near future. Things may change when peripheral road comes up..

The area is not under BBMP limits. So, I think you may not get those civic amenities until it comes under BBMP limits. But, I heard CDP2015 may include it under BBMP.
Unless there are legal issues, you should atleast get what you paid... if it comes under BBMP limits and peripheral road comes up, the prices may increase.. But, does this developer have all the approvals?

Its abt 3-4km from madhura nagar, a few hundred meters from muthsandra bus stop. This is a high end property and is in prelaunch and awaiting approval(expected by this month). There is no real financial commitment till approval , so if there is an issue with approval , I can pull out anytime with no penalty. Due to the nature and size of the property , I do not expect any legal or approval problems with this.

It seems to be self sustained with sewage and water processing plants. So what difference will BBMP limits make ??

What is the price quoted? Who is the developer?
If it falls under BBMP limits, they will provide the necessary civic amenities outside the layout too, which would make the area develop and appreciation in capital prices. If it is from a reputed builder and has good history of handing over projects in time without hassles, then it should be ok. As I said earlier, I feel connectivity with other parts of the city is a major concern for this area.
There is only one road that joins Varthur and it is conjusted most of the times. The road betwen Varthur and whitefield too is busy most of the times.

Conduct a thorough examination of the titles, verify the same at the concerned offices, wherever they are available, obtain the valuation report from a Chartered Engineer and valuator, investigate into the developer/sellers credibility and demand an undertaking(legitimate) regarding the completion (as per the promise and brochure) Check the quality of the product through an professional architect and obtain a completion report, before proceeding to buy.
This is the logical way of proceeding into a transaction.

The Bangalore Development Authority, which was largely ignored by the BJP government during its years in office, is back in focus in Sidddaramaiah's maiden budget as Chief Minister.

Mr. Siddaramaiah has promised to distribute plots to 8,000 allottees of the Arkavathy Layout before March 2014. The announcement has come as a relief to the allottees who have been waiting for several years for the BDA to deliver plots that they had been shortlisted for. The Arkavathy Layout has been dogged by scandals and scams since its inception in March 2004; one of these scams sent the former Chief Minister B.S. Yeddyurappa to jail. Another major budgetary announcement is that the much-delayed Kempegowda Layout will be completed before March 2014 and applications for 5,000 plots will be invited from the public. The government has also announced that the BDA will construct 6,500 flats at affordable prices before the end of the current fiscal year.

Mr. Siddaramaiah has also proposed to remodel the BDA commercial complexes at R.T. Nagar, Indiranagar and Austin Town at a cost of Rs. 600 crore.

I have a site in 2nd A Block, Anjanapura. There is an association for 9th, 10th & 11th Block, Anjanapura. But they do not include\represent 2nd, 2nd A & 3rd Block. The problems & the areas wise developments of 9th,10th,11th blocks are very much different from 2nd, 2nd A, 3rd Blocks. So i would request people who have sites in 2nd, 2nd A & 3rd Blocks to come forward & actively join this group. Based on the number of responses we can meet & decide on the next course of action. It is better to have an association to represent these blocks so that we can approach concerned government departments in improving the facilities at these blocks. Remember 'acting together helps in better society'.

I have bought 30*55 site number 13.
I have not published in any newspaper since it's a new layout and we will be the first owner (after the land is converted to residential sites). The khata history verification in BDA office should be sufficient for BDA and BDA approved sites.
If there is a scam / fraud, in which same site is registered for 2 people, a mere newspaper Ad proof may not solve the problem.

Any thoughts on reliaable gardenia, who are offering bda approved sites at 3100 and has bigger/wider roads at the approach. Its more of "close to hosur road than close to sarjapur road", as inner sites are closer to hosur road.

4250 is definatly high price. The only reason for such high price is it is adjucent to double road, has good tar and at good elevation. I have heard sites quoting up to 4K. Infact I bought a site adjucent to that part of narayana Nagar 3rd block at 3200 in March.

What ever you told about site status is true (only lands, no road, no site partitioned) This how it will in initial phase. Last week I saw,they are making roads.. To get DC conversation letter there is no requirement to have roads, plot partition etc ready. It is needed when applying got layout approval. Now I don't know the technical details, but what I do know is it helps improve load capacity. Most of the house construction in Bangalore do not have pedestal.
If you are building more than 3 stories you can decide to go for it, I don't think it will increase the cost too much, just additional concrete and steel. These kind of work once done you cannot go back and change.

my engineer along with the structural engineer insists that a pedestal is not required -- in exact words -- it is just a waste of money for a G+2 or even a G+3 construction. upon insistence, the suggestion is to a pedestal of 15"x21" up to the plinth beam (footing is 6'x6' and column is 9"x15").

Now I have two questions:

a) Can a pedestal go until the plinth level -- i haven't seen a drawing where the pedestal goes until plinth?
b) If the outer wall is 9" and the pedestal (15"x21") goes until plinth level, how would it align? I mean when the column is 9"x15" then it kind of aligns with a 9" outer wall. But with a pedestal of 15"x21" going until plinth and outer wall is 9", i am not sure how this aligns.

Can someone please clarify on this?

Hi,

Can anyone let me know what should be the ideal gauge for Main Gate and for safety grill - guidance will be greatly appreciated.

One of the fabricator has quoted that he would charge Rs.80/kg irrespective the gauge.

Is this the right price or anything hidden or that I should be aware of before I finalize the deal.

The fabricator is stating that the for 380 sft safety grill would weigh about 600-700 Kgs. Given this kind of vague estimate, it is getting difficult to decide if I should go for PER/SFT mode or PER/KG mode to the grill work done.

direct borewell recharging is not advisable for submersible borewells **because of motor will get damaged due to silt particles **. Hence it is recommended for a pit nearby wherein the water in deplete the ground underneath, will find some aquifer and recharge.

Now most part of bangalore water level depth > 600 feet reached, hence submersible motor is a option used to fetch water.

consider a borewell is digged for 800 feet, in submersible borewell's, motor will be at the end (or) some few feets ( 20 to 30) feet above the borewell i.e. placed @ 770 or 780 feet. Think of if water falling from top to 770 feet, it will hit somewhere in borwell hole where only few feets wil be casing, rest are mud (or) rocky. in rocky sand, if water hit heavily from top, will form silt ( ie. small dust particle ), which may accumulate over a period of time and damage the motor.

But yes, direct borewell recharging will also recharge the aquifer's. In villages/agricultural pumpsets, the motor will be not submersible, hence the technique of direct borewell recharging is good option.

How about connecting directly to the motor outlet pipe, so that it flows through the motor and to the borewell, so that the slit is avoided. Since the water is pumped up, the remaining water has to go down once the pump is stopped due to gravity. So if we can put a value and connect it to this pipe(after filtering with Rainy filter or something similar), then the water will recharge the borewell.

Capacity does not depend on number of bedrooms, but on number of people who will be staying in each house.
To start with, it is recommended to have separate solar heater for each unit (so there is no question of one house having bath earlier and exhausting the hot water). Then for each unit, depending on the number of people expected to stay, use the optimal capacity.
You can talk to the solar heater dealers who will guide on the capacity for each unit.
I think they recommend 200 lts if there are more than 4-5 ppl in the unit.

The evolution of vitrified tiles in Indian market made several sub categories as below…

Soluble salt: Vitrified tiles that are printed with screen printing technology and then polished are called soluble salt vitrified tiles.
Pros: + cheapest type of vitrified tiles in Indian market.
Cons: - The design of soluble salt tiles is subject to fade away after use of few years.
- Less design options because of technology limitations.

Nano polished vitrified tiles: If we apply a layer of liquid silica on vitrified tiles then it fills the micro (nano) pores on the tiles surface and makes it smoother in feel. This type of tiles is called nano polished vitrified tiles. Nowadays most of the factories in Morbi offer nano polishing for soluble salt tiles so fewer pores are visible and tiles looks more shiny & smooth.

Double Charge (DC): This is a type of vitrified tiles where the press feeds two colors on the tiles bisque and makes a thick layer of design on top of it. So such design layer becomes 3 to 4 mm thicker. This makes double charge vitrified tiles ideal choice for heavy traffic commercial projects.
Pros: + DC tiles have very long life compared to traditional soluble salt tiles.
Cons: - Due to technology limitations the design patterns are limited.

Full body vitrified tiles: This type of vitrified tiles has color all the way throughout the body (thickness) of the tile. Because of this cheeping or scratches are less noticeable in this type of tiles. Full body vitrified tiles are formed with the paint mixture pre-added while making the body.
Pros: + Design will NEVER fade because it is spread in entire body of tiles.
+ Ideal flooring which can resist heavy traffic areas such as shopping complex, airports etc.
Cons: - Very costly compared to other type of tiles.
- Only few tiles companies in Morbi make full body vitrified tiles because every new design need new mixture for body preparation.
- Limited design selection available.

Glazed Vitrified tiles (GVT): Some companies in Morbi (like Italica) manufacturers vitrified tiles with glazed surface; it is called Glazed Vitrified Tiles (GVT). Main advantage with GVT is it offers option of making any type of design/art work that is only possible in this type of vitrified tiles. Many type of textures (like wooden, bamboo, slate or stone) are possible in GVT.

UPDATE about GVT: Recently because of digital printing technology over vitrified tiles there are more design options possible in GVT. Probably more vitrified tiles will be now printed with digital technology.
Pros: + The glaze layer on top of vitrified tiles offers us to print any designs. Further because of digital printers the designing possibilities became infinite.
+ GVT tiles are the best for any kind of requirement. Marble patterns, wooden patterns or anything you can imagine is now possible in GVT.
Cons: - Because of digital technology the cost are higher. We predict that it will come closer to other type of tiles in short time.
Sizes of vitrified tiles that are manufactured in Morbi:

600 mm x 600 mm (options available in soluble salt, double charge, digital)
600 mm x 1200 mm (options available in digital)
800 mm x 800 mm (options available in double charge)
1000 mm x 1000 mm (options available in double charge, digital)

Recycling of Waste Water is possible in any size of property and at any scale as desired by the owners of the house or building.
Washing machine water can be used very simply by letting it run through some Reeds. The reeds consume some of the chemicals in the soap and the water out of the reed bed can help grow spinach, bananas and lilies very well.
Grey water is easy to treat is in fact the larger quantity of water that one produces as waste. The system is very simple and can be made a part of the landscaping with small areas as need. This water can be directly bucketed out or pumped out for use as gardening, car washing and such external uses.
Black water needs a little more elaborate system, nevertheless not very difficult or complicated either and can be incorporated easily.
Any DEWATS : Decentralized Waste Water Treatment system can be incorporated very easily and maintained easily just as one would a Garden/Plants.
When compared to the cost of the building the DEWATS & RWH (Rain water harvesting) systems are such a minor percentage of cost, resulting in much less water use over time.

For bath and washing machine waste water reuse, we can use eco-friendly soaps & reduce the pollution load instead of buying the MNC toxic chemical soaps. I have purchased two such products for testing from Rustic Art (rusticart.in). Though expensive, I like the quality of the products.

Apparently we can plant canna reeds (ಕಾಬಾಳೆ?) to filter out the phosphates etc.

Now waiting eagerly for the building construction to be finished....to move on to the next stage.

One of the dealers told me that following are the weights of Indus TMT bundles and that a given bundle may vary at the most 0.5 kg from these values:

8 MM --> 47.5 Kg
10 MM --> 50 Kg
12 MM --> 52.5 Kg
16 MM --> 56 Kg
30 MM --> 58 Kg
25 MM --> 46 Kg

He said when you buy if you see the weight of a given bundle to be 1 Kg or more than this then the dealer is cheating you in the weight. He said Indus TMT bundles come in standard weights and vary very less.

How much of this is true? Anyone knows..?

I had bought a FRP door frame from Omega Doors. The frame started bending and losing its shape after it was installed to the wall. My carpenter told that door cannot be fixed onto the frame since it has lost its shape. I had to replace it with the normal wood frame. They use very low quality material. Please avoid Omega

GI sheets are not meant to be used for door frames. It's not a surprise if they deform or bend. I had a steel frame done from my steel fabricator and then purchased omega door. Omega door use 0.8 mm gi sandwich sheets so I picked it over others who were offering 0.6 mm thickness. So never buy door frame made in GI since sheet thickness used will be less.

Steel frame I think it was 4mm thickness forgot the gauge, is filled with concrete and this is what makes it sturdy. However the concrete settings needs to be done carefully making sure weight of concrete doesn't bend the frame, so filling needs to be done one side at a time with ply support for other side.

The omega doors look ok, since I had both side laminated carpenter had difficult time figuring out front and back side. There is a wood piece given for the key hole area.

After some thought I have we have decided to go with Teak door and collapsible grill combination. Some wooden panel work will hide the collapsible when its open.
Ready made steel doors has the following problems.
Scratches
Dent
Lock problem if it happens who can fix it? Even though they say they will send executive.

There is a place called Perfect Homes - Kalyan Nagar area. They are providing custom size doors in 24 gauge steel sheets. It is then covered with membrane to given wooden finish. You can choose the lock the that needs to be fitted. Frame cam be made in steel and is filled with concrete just like arjun.surendra has told.

Again only problem is they use a wooden frame and fill it with some kind of foam. The wood quality is very poor

But otherwise it looks really good. They deal with some selected piece of ready made multi-locking steel doors too.

I don't know about distance but my civil engineer asked me to have the bottom of the sump to at least a bit above the top of the nearby footings. He said sump bottom must not be at a level below the nearby footing tops.

My sump is also close to compound walls and a pillar. The pillar supports canopy @10'. I was told by my engineer to leave 3' gap between the sump wall and the column footing. we have left about 2'9" from the compound wall. A structural engineer would be the right person to answer this, I think...

I am getting electric pipes fitted in the grooves now , had few questions in mind

1) Should internet cable be layed in different pipe (other than electric wire pipe) - what is the technical specification - I should ask when I buy an internet cable
2) What is the best speaker wire (when I buy) - to avoid interference from electric wires that run in parallel.

#1. It is better to use different pipes for internet wiring. If there is any problem with electric wires and they got burned still the internet wiring will be saved. Also, by mistake if the internet cable is jointed or opened to the electric cable (joints) it would be dangerous.

You can go with d-link or panduit cat 5 or Cat6 cables. I think there is another variation Cat5E that is better than Cat5 and cheaper than Cat6.

You have to run two separate pipes one for electrical and another for all other cables . They have to be connected to separate modular boxes(no interlinking of them) to avoid any accidental interconnection.

DPC helps in avoiding water going inside SSM work
Think like this, 3" DPC won't be too much of cost for you. Having it is only advantage. By not having it and later realize it is required will not be a good situation.
Also ensure top level of plinth is at leaset 1.5 to 2 ft high from road (middle section of the road)

we are following two methods


Rainwater harvesting in underground sump: 10K lts, we have cauvery connection, and when it rains all the water from top floor will be filtered and use here for all household chores. you require filter for this (or can use traditional low cost method, jelly/sand filtering layers)

Once the sump is filled, then the extra water will be redirected to

Recharge Well: 20 oft Deep 3ft Dia, lined with concrete rings, house still under construction so not yet connected Pipe, all the water that drained to this will be recharged to underground. we have not dug a bore-well


Grey water Treatment: Still planing, Architect promised that it's pretty easy and she has done so many times that we will have it by end of construction. cost not yet known

Based on the plot, roof (plinth) and open area, for recharging you can do 3 or 4 or 5 feet diameter ring with corresponding depth depending on the diameter ring.

So here are my two questions with respect to Ground Water Recharging:

a) can we pick any diameter and appropriate depth based on area calculation? like for instance 3' ring with 19' depth or we have to do only 5' as stated in BWSSB site?
b) do we need to do (mandatory) filtering for ground water harvesting (like a Pop up filter or the sand+gravel+charcoal)?

Experts on RWH, can you please chime in?

Well there's a couple of things that you'd want to consider before finalising on the design.

- Condition of light with the living space in the center - If you have other properties on either sides of your site, having a cetral living area is not advisable as it will restrict the amount of light coming in.

- furniture layout- Make sure you put in a basic furniture layout in all the rooms before finalising the plan. for example, In your latest plan i doubt you'll be able to accomodate a tv. The foyer is way too big for my liking.

You can checkout digital laminates from Durian.. I have recently used a cinderalla laminate from Durian and it has come out very well. Their digital laminates are cheaper compared to digital laminates from Silicon and greenlam.. But the only flipside is that you have wait for 4 to 5 weeks for the laminates as they are not readily stocked by any laminate dealer in Bangalore.

i have constructed a house recently. my experience, you need to be ready to take extra pain to get work done through carpenters. we are yet to see committed carpernter. there is lot of demand for skilled labours and it is a demand v/s supply concern. but, end of the work, you will definately save lot of money. more than anything, you will have complete knowledge of materials used.
it is not difficult for you to make your requirement clear to carpenters. you may have to show them photos, designs in internet etc. if possible, take them to good showroom and show them the desing you like. when it comes to materials, you name it you will get it in market.
you can touchbase with me. i tried experimenting with Glass finish for kitchen and wardrobes, they have come out stunningly good. I have no problem sharing techniques involved for preparing them.
Afterall, house construction is full of commonsense. you will get lot of support if you speak out well.
more over PoP is not very expensive for the elegance it gives.

Hi,

You can find such carpenters in the market easily. I will prefer Interior Designer instead of carpenter, since it will reduce the work load and every minute details will be handled. You just have to describe your imagination. New Ideas will be added to suggested design. Time and money is not the factor if you go for Interior Designer.

Any info about modular kitchen using Ex-cel plastic integral sheet?
Its coming in solid 18mm thickness sheets and can be used just like ply. The shutters are then coater with plastic primer just like how we pain bumpers of a car.
Once primer is done, we paint in any colour even metallic and then PU for the final coat.
Its 100% water proof.
And lots of colour combinations.
Other things are it dosent have too many fixing using any kind of adhesive (laminate / edge binding which an peel of in some time).
Scratches can also be dealt with just taking that one piece to a paint shop.
This is now getting quiet popular in kerala. Not sure if any body does this kind of work in Bangalore.
Please share the details if you come across.

Indus and Tata Tiscon are slightly expensive compared to other brands available in market. however, difference between dealer to dealer may not be very high. I strongly suggest you to go with a dealer who has electronic weighing scale. also, get your first lot counter verified with weighing bridge. Most of the dealers give rock bottom price and cheat through weight. you may have to verify whether this price is inclusive of tax or tax will added to it.

I suggest you login to justdial.com and search for "indus TMT dealer". Then call a few on phone and ask todays rate and negotiate. After calling a few, you will get a good idea of for how low you can get. This is what i did.

I was told there should be nothing above puja room. If that is not possible due to space restrictions, atleast have a separating buffer between roof of puja and floor of the space above. Best way to accomplish that is to have a loft or something - where you would not walk directly above the puja room.

On top of Pooja room no one should walk, but it is not possible so, what you need to do is, construt pooja room with TOP[cieling] at Chajja Level. Contractor can do with mesh supported etc. The space on top of Pooja room can be used for storing Pooja materials which are light weight.

Also Make sure there is always space of five (2 couples + Pandit ) sit comfortably. You should always face east and Idol can face west.

2) Keeping the RTC document of the agricultural land which is my ancestral property in my grand father's name, can i go ahead and use this document to buy agriculture land ?

3) whom to contact to get the family vruksha cetificate? (Latest as i heard is to get it from court)

4) What are the other documents i need to get from my end to be eligible to purchase an agriculutral lands in karnataka ?

5) as a seller of an agricultural land what documents he need to furnish from his end ?

1.5 years(Dec 2011) back this dealer(james from De arch) quoted Rs. 1,950/sq.ft as the base price that too when the Bangalore Real Estate prices were just in the rising stage after the 2009-10 stagnant period. But now the developer himself(Prisha Properties) is offering at Rs. 1,800 with BDA Approval nowadays in Times of India.

It shows one more example, How Property Consultants hype the prices just for their benefit rather than the actual Seller & Buyers.

3 Weeks back I booked A site there, got the documents file. I took service from a lawyer to get documents
Verified. Everything went well, but at the end due to some personal financial problem I had to cancel the booking. I told KNS about the same and to my surprise their attitude was very professional, they just told me return the file and take back the booking amount of 1 lakh rs by cheque. I finally return and got the money back...from my experience I can say with surity that they work quite professionally...

my guess is, to reduce the number of roads necessary for the same number and total area of sites.

say you have 5 sites next to each other)
1. 40x 60 ( if you notice the longer side is the depth of the plot in most all cases) - so you need a road length of 200 ft.
2. 50x50 (square - that is the closest I could do without getting out a calculator) - the you need a road length of 250 ft.

(just for 5 plots you saved 50 feet of road). Now the sites are generally back to back (meaning there will be another 5 sites backing these sites), so on the other side you save 50 ft. and also on the row opposing this row of plots you will save 50, just for 15 sites you have saved 150 ft. And layouts are generally 100s of sites, so imagine how much space can be saved.

If you look at countries where space is not a premium, plots are usually square such as 100 ft. x 100 ft are not rare.

Hi,
Good doubt about a site size.The sites are generally rectangular since planning wise its always space effective .A building plan in a square demands lot of dead or connecting spaces (considering urban sites 30'x30',50'x50' etc..).When site is large its makes no difference in shape.
The other reason is to give max number of sites road facing(Since every site demands a road facing) like 'blrsiteseeker' said
