Our service provider is facing intermittent connectivity issues and site may not be accessible for couple of mins. The problem started today around 8hrs ago but is severe in the night.

We are working with service provider to make sure that site is accessible all the times. Thank you for your support.

We got the response from the service provider about the outage and this is one of the rare scenarios it happened in their service history. In their own words:

The problem occurred during routine server maintenance when a hardware failure quickly cascaded throughout the network. Our customer service teams, technicians, and engineers responded immediately.


We sincerely apologize for the inconvenience caused to you yesterday and we'll take necessary actions to tackle these kind of outages in future.

To participate you need to pay 4 lakhs, only than they will provide username & password. If you don't win they will immediately return the amount. if you win than it will be included in 25% payment.

You need to have money to bid, BDA will not wait for any Bank Loan.

After winning if you don't pay in time 4 lakhs will never be returned

I have not bid online but we purchased land during Manual auction process.

Thanks for help. How much time do they provide after winning the bid for payment of rest 75% of amount. Also is bank loan available for such plots? If yes, can we apply for bank loan for plot and construction together?

1. How do we bid? Is it online like eBay (login every day and increase bid till the auction end date) or by going to the location on a particular day (like they show in movies)?
==> It's entirely online.

2. I see there are 2 fees mentioned on the site: Rs. 100 as auction fees, Rs. 1 lakh as caution deposit (or something similar). If I don't win the auction, will I get the caution deposit? How will I get the money back? Are there are any terms here?
==> The caution deposit (EMD) can be paid online (credit/debit card) or offline (Bangalore One or at few Axis Bank branches). I did it online as it's very convenient. This should be done while submitting "Interest of Participation" for a particular site. You can choose to bid for more than one site (but make sure you don't end up as a highest bidder (unintentionally) for more than one site ) - in that case you need to pay the EMD separately for each site that you want to bid.
==> I think BDA has increased the EMD to 4 Lacs now.
==> All unsuccessful bidders will get their EMD back once the e-auction is complete. I got my EMD back via NEFT after a week.

3. I have read that 25% of the auction amount should be deposited within 72 hours of the auction closure. Should this be paid on BDA's e-procurement website or throgh cheque? Will BDA sign a sale agreement upon payment?
==> If you are the successful bidder, then you will have to pay 25% - EMD within 72 hours to the specified Account no. - this can be done either via RTGS/NEFT. I think you can also pay it via Demand draft (but I think they won't accept cheque).
==> no, there won't be any sale agreement. You need to visit BDA office and get the challan. You also need to produce one passport size photo at that time.

4. What about the rest 75% of the auction amount? By when should this be paid?
==> They will send you a letter via post which will contain the details like - the site no. you have bid, amount you have already paid, remaining amount yet to be paid and by when you need to pay that amount. Normally you will have 45 days "after receiving this letter". But note that the letter itself may come to you after 1 or 2 months after the bidding (you will need to keep enquiring the status every week by calling them). So, effectively you will have more than 2 months time to pay the remaining 75%.

5. What if I want to apply for a plot+construction loan? Will I have to arrange for the 25% amount by myself (within 3 days), and apply for the loan later? Will BDA give enough time for the loan processing?
==> You will have to arrange the 25% within 3 days from your own source. Later you can apply for plot loan (may be plot+construction loan as well) - in fact, the bank (HDFC/Axis) agents only will start calling you - so, getting a loan won't be difficult.

Thanks for the very detailed answer Prakash ! Just a query that in the pdf commercial sites are written only at top, below they have just mentioned residential/corner site, I guess it means commercial site.
Also, I see that no where it is less that 15k/sq feet as base price, is it really at that value since the final price will be surely much higher than 15k/sq feet.

-- 15k/sq feet? I think you are making mistakes in calculation. For eg. 70k per meter transalates to [70k/(3.28*3.28)] = ~6.5K per feet.

Nothing but pathetic that we started congratulating people for trivial khatha transfers. This shows the magnitude of corruption that is gradually setting in our DNA. I blame it on greediness!

Short answer to your question is that whole process took more than 2 months from Begur BBMP Office. This could have taken just a week had I paid the bribe. With all the shame for being a hypocrite, my conscience was pricking me from the day I got this property registered. My ignorance then made me bribe for getting it registered through a middle man, though I had all the required documents that are legally compliant. So for Khatha transfer, I have decided to go through soul purifying realization process. Only pain I had to go through is standing in front of those pretending to be busy clerks.

Overall, this process took around 15 visits to BBMP with some precious time spent waiting there just to listen to their one liners. I could have avoided all these hassles by paying 5000 Rs but probably would have been feeling guilty for long time.

Your comments are quite informative. Let me add some more points

As a buyer
1) Never be in a hurry. A Real estate investment is a high value transaction. You need a minimum of 2 months to complete the transaction.
2) Take 10-15 days only for due diligence. Take a copy of original registered sale deed from the buyer. Do not agree to any sale agreements etc. Only the sale deed will have the owner's name.
3) Take a EC (Encumbrance Certificate) from the Sub registrar. Ask for a copy of Khata and Latest property tax receipt.
4) Engage a good lawyer to validate the documents.

Majority of these process items are taken care of if you are going in for a bank loan. But in case you are buying using self funding ensure that every step is taken care of. Do not agree to any middle man deals. They are a recipe for disaster both financially and mentally.

My few points.

1) Don't be in a hurry to buy or sell - if that is possible.
2) make best use of print media and internet to search assets.
3) Have multiple interactions with seller/buyer - to identify if they are genuine owners.

its really heart burning to give 3 to 4 lakhs for a tout

A year back people were commenting Rs.3,500 is very high for this location.
Hence Its all choice of individuals.

Its a BDA Approved Layout. Hence Site loan also available for buyers upto 80%(of market value by Semi Private
banks like Axis, IDBI, ...etc). Already Plenty of houses are built and in livable condition. Good Road connectivity
is there to ORR. 3 Reputed schools within 1-2 KMs radius. Adjacent to this layout Computerised RTO Test Drive
Track Located. Public Transport is very thin, improvement can be expected in the future.

I think kaveri water available there now(The private layout which is located exactly opposite to this layout
got the Kaveri water supply 2-3 month back).

There was a jelly Crushing unit on one side. Earlier people used to prefer the Phase I than Phase II for this reason.
Which is closed now after the SC Order. Currently it is turned into a Cement Brick industry. So there is some level
of Dust creation(Far lesser compared to the earlier Jelly Crushing Period). This unit has some local political back up.
This unit may/not close in the future.

Dear Balshreya

Brick Factory will not decide the future Price of this layout. As I said earlier, either It may remain there or
vanish over a period of time. Generic details about the layout, I've already given you. Only the time,
occupancy level, upcoming facilities, demand-supply ratio, mainly the Agents & the speculators decides the
future price(either way). Always a seller wish to gain more by quoting only the positive aspects and a seller
tries to bargain by pointing the negative aspects. Price of an asset is always worth for personal use. An
investor must be ready to take certain risk, not just the positive gain.

Refer an old thread here, which I had placed for selling a site of one of my friend in this layout few years back.
Many People made fun of me for quoting this price. Today in the same layout price is quoted double that price.

I have the experience of taking composite loans from SBI and ICICI. The only problem with SBI is the time taken for the loan sanction (took close to 40 days). Apart from this, SBI is the best (prepayment is very easy, you can do it online and Maxgain is a very good scheme where you can save a lot on interest). Closing the loan and getting the originals back was also very smooth. ICICI sanctioned my loan in 3 days and the disbursement was done in another 3 days, so the initial process was very fast and no major hassles. However for prepayment you have to visit their branch. (Due to time constraint, I had to choose ICICI over SBI for my second loan, otherwise SBI is the best according to me)

Hi guys, even i have been looking for a site in south bangalore region, and completely agree that 3.5k is on higher side looking at the state of development, but frankly no one is quoting below that, minimum i found was 3.2k/sq feet for a 30X20 site in BSK VI stage 2nd block site. @PlotGuy - if I quote my upper limit, it doesn't mean I pay that if the site doesn't deserve it. I did that just to keep out all the brokers/resellers who bloat the price. But then I am not an expert at this, but can't help it now that the cat is out of the bag.

@jpnagarprop - I agree and thanks for your inputs

@vishwas_bda - not much luck yet . but please don't succumb to paying more than a site deserves. by doing that we start a bad trend.

A layout is not livable unless it has BWSSB sewage, water and electricity connections, in my humble opinion. Having tarred roads help quite a bit but not mandatory .

I am trying to pay the property tax for BDA site in BSK VI stage via http://ops.bdabangalore.org/bdaops/HOME.aspx
I am able to retrieve the site information and go to tax details screen which has the "SUBMIT" button. But if I press SUBMIT I get a page full of junk characters.
I am using Windows 7 IE9 and checked with other browsers. All are same.

Has anyone had this issue. I am outside India and I can only pay via online.
Please let me know the browser settings if its is working for you.

The builder is now saying because of elections, the BMRDA approvals are going to be delayed and they cant wait till approvals for constructions. They are asking to get the aggrement done by paying 20% of the total cost. Please suggest me whether to go for the aggrement without BMRDA approval is safe or not.

Be careful before making any payment. What is the guarantee that builder will get the approval in the coming days ? Once you make the payment and if there is any issue/ delay, it could be difficult to get back the amount you paid. It is always recommended to make the payment only after confirming all the Approvals and legal history of the property.

my experience is different i found that buying in jigani is cheaper than in banerghata road ...it will be about 15 to 20rs diff

it all depends on the quality of the stone and design pattern if the stone is good then ther will be less scope for nego if the design pattern is not good incase if ther is a line in design pattern if ur ok with it then price will be lesser

I looked kholer brand basic wall hung com modes in range of 7k patio design + 5 k for kholer conceled tank.
Kholer showroom guys are saying u need to use the same combination u cannot go to gebreit .

Toto basic wall hung cw 580 + gebrit alpha 10 tank, + grohe hand faucet + grohe inlet price 15.3k @ banaswadi showroom . Here in both of these there is no wall frame for tank.

Toto wall hung cw 622( elongated design) + gerbit tank 11k

Do you guys suggest toto or kholer any personal experience

I visited the modular kitchen and they told don't put the kitchen granite until they finish the cabinets. Once finished you could put 20 mm slabs on its top unlike 40 mm we used to put normally. My question

1. 20 mm slabs are porous as we put for floors how can it be put for kitchen slabs where water will always be there. There is 40 mm black /green one which is available which we use as counter tops but modular they use 20 mm slabs. They mentioned they will come with us and select the slab size ranging from 65 rs to acrylic/imported one which cost around 265 rs etc.

2. In modular they never use the wall in holding the slabs ,as slabs are just laid on the top of cabinets. My masory saying it cannot hold 20 mm or 40 mm slabs so need 9 inch wall on both ends. I am confused as i am planning to do with my carpenter so need to know whether walls are needed and any precaution carpenter need to take care to hold those slabs.

I don't think the porosity of slab is dependent on the thickness, but on the polishing and finish (seal on the granite). So you should be able to use the 20 mm slab. I have it done for my kitchen. We first put the cabinets and then laid the stone slab above. But the info that it does not need wall support may not be fully accurate. We did insert it into the wall (at any place we had a wall that would facilitate it).

I had put colored one, earth color (the rock is from Denkinikota) and this matches to my floor and kitchen wood work (dark coffee color). My slab layer and even, the granite shop (a good friend of mine) told that this is not porous and can be used for kitchen. Almost 6 months in use and not not seen any wet/humid below the counters, especially around sink.

if u have done box type counters then u can lay 20mm granite on top of it and araldite and metal paste should be used
if ur not going with box type counter and plan to go for 40mm granite then u need build wall on either side

I got mine from a dealer on Magadi road. There are a few shops there (near the BDA complex or something). All my counters are 20mm thickness, in addition, I used the same for the store room shelves as well.

I don't know the name of the metal paste they used, but that stuff really works, if there are any drops or mess around, it looks permanent. If the mess is on a smooth surface, it can be scraped out with metal blades, but otherwise, it is permanent. The mixture (after they mix turns green), let me see if I can ask my guy for the name. But if you just ask for metal paste in hardware store you should be able to get it.

Hi All,

I reside in a house (build on 30x40 & only ground floor) which is about 5 yrs hold (had purchased it about 3 years ago).

Found that for the past month or so, water pressure in the kitchen tap is very much reduced (tried cleaning the mesh within the kitchen water tap but did not help much). Also found that the force at which water used to flow in the bathroom has also decreased considerably.

We have CMC water (bore-well water supplied to the entire street by the local corporator) which fills our sump and we have an overhead tank (500L I think). The pipes supplying water from the overhead tank to the taps are made up of plastic.

Any idea what could be causing this problem?

Since you are using borewell water, it is known to cause scales and deteriorate the pipes. This could be causing blockage of water.

I have read about this Rapid wall construction in a Kannada weekly " SUDHA "... after a week the same magazine has also published a concern of a person who had constructed his house with RAapid wall technologhy and after 2 months the building has developed cracks and they are waiting for the engineer's response to get it corrected, But all his efforts are in vain as he is not reachable or not responding properly, In my opinion i feel this technology need to be widely accepted in the society otherwise maintanance of this kind of buildings by an unskilled labour is a BIG ISSUE. We might end up in waiting at the mercy of the engineer who has built the structure for you.!!!!! So its up to individuals who can bear the burnt of time incase something goes wrong!!!!

Is there a way to fix the railings for an external staircase on the side of the staircase rather than fixing it on the step? In other words, if I fix the railing on the step then that would take probably 3-6" on either side and hence the effective usable width of the step would get reduced (a 3' width tread would become 2'6" for effective use).

I have four exterior doors and I am planning to have 3 of them open outside the house (mostly backdoors). These will be steel doors with good quality hardware.

I think the ban affects only illegal , unlicensed quarrying. After obtaining necessary permits from MoEF, sand can be mined and sold.

So sand availability will not stop but quantity may drop. However, the black marketeers will have a field day claiming "no-sand"

PS: Is n't that wierd? "Banning what is illegal and unlicensed"

I have been recommended to use a camera to find out the water source in the borewell in detail rather than checking with a temporary motor as it would be more conclusive at this depth.

Does anyone have experience with:
1. Installing a temporary motor to drain out water to check whether the source is permanent or temporary
2. Using a camera to analyze the bore water source

How much will each cost? Which is more conclusive? Any recommendations for agencies that can get this done?

6 1/2'' M.S Casing heavy pipe rate per foot...... rs.365
10'' P.V.C Pipe rate per foot ............................... rs.325
Water injection charges per feet....................... rs. 10
Vehicle setting and flushing charges................ rs 1500

Please some body can commment on these price. Please note that, this price is fixed after bargaing. Water injection is mandatory or not? What is the use of 10'' p.v.c pipe?

Tommarrow I am going to pay advance for booking. i am plannining to go or drilling on coming saturday.

I was happy with their professionalism and service, though we ran into some trouble with their new vehicle on day 1 and had to wait for 24 hours to get the company folks to fix the adjustment.

Your quotes seem cheaper; not sure if it has come down recently.

I did not have to use PVC pipe as the soil was hard. (they will put PVC pipe for lose soil and MS casing till rock).
I did not opt for water injection as my site does not have neighbouring buildings.

Charges above seem reasonable - just make sure to talk to anyone who has dug a borewell with this company for their experience on any hidden charges etc.

Hello All,

I have been watching this fourm for some time , there is lots of good valuable information shared among the members.

I've 3 large windows sizes of 13 ft * 5 ft for which I was adviced to go with AL/Upvc as ceter part would be fixed and only opening at the corners say 2 ft either side.
For fixed windows Al/upvc tends to be cheaper is that same with wood also?

I've french door also of 7ft * 6 ft, and it opens outside, putting grill not sure how can that be done, sliding /french which one would be stronger.

Al vs Upvc
Windows, I saw aluminum windows at from HINDALCO profile, eternia series , specially the powder coated wood shades design and finshes are excellent.
But then in market aluminum ones have earned bad name for the cheaper quality ones having poor asthetics and rattling sounds over a period. But the vendor says they life span is 25 years and stronger than UPVC and better suited for Indian climate. He says only in bangalore people prefer UPVC otherwise its Aluminum is the major seller. They do seem to come with gasket and dustproof beading.

Cost wise they are much cheaper to upvc (fensta/veka) compared, if thats case why then there are so many UPvc vendors but not the Aluminum ones? also I that comerial building use Aluminium extensively is that reason for not using the aluminum..

My contractor says upvc and Al window frames have less life span and house value also lessen, and robbers can break in easliy

UPVC is not cheap(Not the Branded, i had Lingel quotes to compare), the cost effective one is available in White color only, if you choose to go for wood texture (rose wood/Teak) then cost is 50% more than the white ones

I wanted to consider Aluminum due to the cost advantage. If the Hindalco windows cost Rs. 600+ sft, that advantage is lost. LG UPVC windows are cheaper than that (my quote ranges from 475 to 600 depending on window size and type).
The local Aluminum fabricators charge around 175-200 per sft for white powder coated sections.

Hello All,

I know this is an outdated type of flooring which has lost its sheen these days. Other than the "Outdated word" are there any drawbacks for the Redoxide flooring? Everyone these days are talking about Vitrified, Marble, Granite flooring but this type of flooring seems to be dying out.

Does it make sense to go for redoxide flooring these days as well? I have grown up in houses with Redoxide flooring and I very much like it.

Its not the question of saving cost, but i want to give a traditional look to my house.

I personally don't see anything wrong in that. Go ahead and live your dream.
May be once in 10 yrs you have to do re-work , cos of holes and scratches - which are more visible . Mason also should be properly skilled.
Shiny,rich looks ,status is why people jump into Marble/Granite ( which are much cold during winter - may have health issues for few)

We wanted to consider redoxide flooring for our house, but were discouraged due to lack of labor/expertise. Both the architect and contractor did not know if any one would do such flooring today. It is not only about having someone lay the floor. It should be laid properly, else I believe the color starts coming off in a few days. Hence had to go with vitrified.

We had requested it as well. I was told the material is not the same quality that used to be available a few years back, so you will not get the same sheen and nice look with it.

In my project - Plastering work is going on.
Wanted to know what is advantage/disadvantage of putting kitchen slab first and then getting cabinets ready later ( after few years)
or should get base cabinates ready first and then place a slab.

I am still contemplating to go with a carpenter for this work - please suggest

I think if you are going with the readymade modular kitchen cabinets, they come in standard size, and hence the slab has to be placed on top of those.
If you are going with carpenter, it is ok to fix the slab to any height convenient to you and then get the cabinets custom made from a carpenter to fit them.

The Advantage I am seeing here
1) I can make cabinetes - by carpenter - after 2 or 3 year ie when financial status stabilize.
2) ready made cabinets are clostly

The disadvantage I see is
1) Slab support wall will eat some space, or I have to demolish that support wall when I do cabinet work.

Is my understanding right , correct me if I am wrong here.

I had a terrible experience with Simpolo tiles. The wood polish(melamine) fell on the tiles. I believe this is fairly normal. When this polish was scraped off , a layer of the tile came of.

Vitrified double charge - any advantages

have anybody has choosen /which branch / cost / model no please.

confused between vitrified tiles / vitrified double charge. Some dealers say there is an advantage in vitrified double .i.e. life will be more, color wont fade etc.
some dealers say nothing much different, all product marketings only ....no advantage..

anybody please help.

based on my experience, your painter may be correct. I got my main door hand polish (didn't listen to my painter) and now I can see the door is already faded out.
Go for machine polish with PU Spray so that it lasts longer. I am planning to get machine polish with PU paint (water color) spray for all my doors and windows as I have done complete polish for all my windows and doors.

If we have to go for Ghana Teak or Honne since they are in the same price range, what should be the preference and why. Your inputs will be appreciated. For Door Frames people have been going for Sal also, but I heard that when compared to Honne, it is more susceptible to pests/insects. What about Ghana Teak. Does it bend or susceptible to pest attack ?

As of my understanding, Honne and sal cannot be polished. Both need to be painted. Sal has fine cracks and Honne can leach out colour if wet. These problems are not anticipated with the engineered acasia wood.

i heard something called silver wood and RA wood which is good than ply wood which can be used for wardrobes/cabinets. Any clue from others on this????

i got a quote 160 rs with outside lamination and 260 for both side lamination for kitchen cabinets. Is this right rate??

I bought it at a factory near Varthur. Yes, I would recommend since I and my tile laying contractor found the quality to be good.

I did a quick check during the last week with Flush Door with leading companies like Greenply, Archidply, Centuryply and Kitply for a 30MM including VAT. Here is the rate that was quoted to me per sft:

GREENPLY - 145
ARCHIDPLY - 149
CENTURYPLY - 125
KITPLY - 102

Incase if I have to go for any of the above companies FLUSH DOOR which is a good value for company. Everybody seems to claim they are Boiling Water Proof and the best in their class. Any tip here would be appreciated.

I heard about Membrane Door and I have no idea about it. Any idea if we can get good quality here and what is the cost around. Who are the players here.

Had posted this in general category, moving to more appropriate forum here

I am looking to invest in a layout near sarjapur village.
This is supposed to come under BMRDA - Anekal development authority jurisdiction.
The developer is asking for 50% payment right now, and remaining during registeration.
Right now there is nothing at the proposed location.
Developer is telling that he is still procuring that piece of land and next he will get the dc conversion done, and finally get BMRDA approval.
If I want to track the development, can someone guide me on what documents I should ask from him and get verified, of course all the documents may not be with him right now, but as and when it comes.

Currently my list includes
1. Agreement with land owner, intent of purchase
2. Mutation Register of the land
3. RTC
4. NOC from Townplanning authority (which bodies are these? I can think of pollution control as one)
5. Layout approval from local planning authority (BDA, BMRDA, development authorities of Nelamangala, Channapatna, Anekal )

Please help me in creating a proper list of documents which I should keep track of.
