Hi,guys
Our forum is four years old and celebrating the birthday today with very active member list of "7000+"
On this occasion we would like to congratulate every member ,moderator,admin for keeping this forum live and active.

We also wanted to launch a social awareness campaign on diminishing Bangalore greenery via this forum.(an active member suggestion ignited this idea, for the people missed reading the post http://mybdasites.com/viewtopic.php?f=36&t=4442&start=10#p20925 )
As usual our technical admin "krrissh" came forward to create a separate section in forum for this campaign.
We would love our members to pour in the ideas & suggestions to make this campaign successful & reach the message to every one in the Bangalore.

As first step we will change our forum color to fresh green , hope our tech admin will be happy doing it.

I read today in news papers that the car sales in India were down due to economy slow down. What are the other indicators?

Your mentioned point i.e. car Sales is not a direct Indicator of economic slowdown. Still the SUV, Diesel vehicles are running well & many more models are in pipeline for release. Even in January every car maker hiked prices up to 5%. No one hikes prices when there is slow movement of their products. So far no car maker has reduced their prices. Their so called major discounts(offered) is hidden in terms of exchange bonus, loyalty bonus, savings in interest rates...etc, which are just gimmicks.

At the same time, Every commodity is having its cyclic nature in market. 2010 onwards, Car Sales was in northward direction & each car maker was giving positive data. Probably they're moving into the later part of the cycle.

Ex. Sugar Production is of 4 years cyclic. i.e. For 2 years, farmers gets good production and huge profit. 3rd Year, they may get bumper crop, but sugar yield will be less due to repeat of same crop, lack of rains, no export option due to surplus production...etc and hence less profit. By this time, farmer will lose interest and look for some other crop which gives better margin. 4th year, farmers reduces sugarcane crop and hence it will be deficit a deficit production, market demand increases.

Again the cycle repeats.

Even now steel companies are hiking prices every often. Cement production is doing well. Petrol/ Diesel consumption has not reduced. No change in import pattern of items into India. More over this year 10 states are going to face election. So plenty of black money will spent/circulate in the market, which will take care of the slowdown(if so) to some more time.

Last week i visited layout.
If we continue further from the layout towards nice road direction and take right....it leads to begur lake,,,,,
Earlier this road was not motorable as there was some drainage slab was not in good shape,,,,,
Now it is repaired ....now four wheelers can easily take this road...to reach Begur...(though tarring is yet to be done)
Advantage of this road is...one can take this to reach Bommanahalli via begur.....or bannerghatta road/JP nagar via begur...
No need to take hosur road....
Hopefully it will be tarred soon....

Are you referring to the road which leads to AECS layout (there was a big pit/drainage which was always filled with dirty water on that road) through a dirt road. Are there any residential developments taking place near Duo City. I heard an apartment is going to come up near Duo City (where some hollow blocks were being made).

Yes i also saw when i visited area near cement blocks is cleared and when asked ppl working there said that an apartment is coming up there. Don't know the name of the builder though.about the road i think that is the actual plan to widen the road and tar it up to begur

anyone got updates on IDBI auction issue?
is it sorted out or still idbi is planning for auction?
I think even though all sites may not be affected....but still it may affect the relese of 40% sites from BDA.
Till complete release is not done....we may not get final letter of ownership transfer or something like occupancy letter from builder....that is needed to start construction.

why should we wait for the release of the 40% sites ? ours is released right , so we should be able to go ahead with construction.

Regarding Issue with IDBI Bank, they will not do Auction at least for next 2 month. if the Duo Associates are not able to repay the money by tht time, then they will think for an Auction of the plots for which they have not given NOC(unsold plots only) else they wont. As Quoted by IDBI Dty GM Mrs.Girija. yesterday i visited IDBI Bank and this is the feedback i got from her.

So we may need not worry abt it.

I may be wrong....not sure....
when i got khata for my site....i came to know that one more document we will get from Duo something like possesion certificate or something....i dont remeber the name exactly ...
what i came to know that after getting that ..it will be handed over to association....full responsibilty of maintatining the layout lies with the associaction....till that time any maintainence,or issues in layout will be taken care by Duo...
Hence I presumed that we need to wait for that.....!!!!
I shall crosscehcek this and update ...if i get any info...meanwhile anyone else have proper info for this?

Two days ago, a Shop alone jeweler was murdered and Kilos of Gold/silver were stolen daytime itself, Just opposite to the ESI Hospital in Rajajinagar, Bangalore. The shop is on a busy main road with full of commercial building adjacent to it, has three big doors, yet robbers managed to keep their ghastly act hidden from public eye.

Wondering how?

As per his Family member, the jeweler was advised by his Vastu expert to keep two of the three doors closed and keep the third only half open. The jeweler followed this meaningless advice and paid for it with his life.

The murderers came into the shop in the guise of customers. Even if the business has 100 doors lined up one after another, he has to open them for the customer. So Vastu or No Vastu, since he was alone in the shop, this would have happened as there was no security inside the shop.

Catchy point is, He had closed the Front Doors which are on the Busy Road side and Using the Side door for everything.

Usually all the jewellery shops keeps road side as glass Walls/Doors which are transparent one. Also inside the shop they

She is 52 years old and both hubnad and wife ready to sign on sale deed. For this transaction does children need to give their Signature?
Will they create any issues in the future?

Self acquired is the one which is purchased by the owner himself during his living period from his earnings.

Inherited property is the one, which has come to them from their ancestors like Father/Grandfather or blood relatives like husbad to wife or son/daughter after their expiry, either in shared or Divided form.

In such a case, you need to take the consent of all the family members who falls under that family tree.

More painful fact is that more than 50% of this count is from India, Pakistan, China, Congro Republic & Nigeria.

Gokul Gardens is going for 1600 now. I think Sri Krishna Gardens is going for 1500 but if you bargain you can get it for a bit cheaper. SLV is not going any lower than 1600 for Gokul Gardens. They say they are working with LIC/SBI/ICICI/Axis?HDFC/IDBI/IndiaBulls and can give papers to any other bank. But LIC Housing is fastest with paperwork.

I am yet to do a legal review and once I do so I will update the forum.

I see lot of ads of 30x40 ground floor constructed house in the range of 55 lacs to 70 lacs in and around Ramamurthynagar/Akshayanagar whereas for an independent house in Kanakapura rd/JP nagar extension for even 20x30 plot house costs the same.

I feel areas in and around Ramamurthynagar/Akshayanagar are more closer to tech parks/MNCs

Today it may be 22 lakhs, in the coming years, it will multiplies. Unless people change, system will not change and nature will take revenge on us slowly (year on year).

Simple reason,

1) Simple reason, everywhere concrete blocks are coming which is avoiding the mother earth to preserve the water.

2) All the natural & man made water bodies like lakes/Ponds are closed/getting encroached by the real estate/greedy people.

3) Amount of rainfall deficit is increasing everywhere.

4) Getting water from kaveri is only a temporary solution. It will not meet the long term needs

5) People are not taking any proactive measures to preserve the water by adopting rainwater Harvesting, Reducing wastage of water, efficient maintenance of their sanitary lines, Illegal ground water exploitation for business...etc.

We had open wells supply water to our farm during the 1990s. Just recently 3 of the 4 borewells dug in 1995s went dry. I had to dig new borewells and was lucky to find water at 250 feet. So in a span of 20 years, the water table has receded from say 20 feet to 250 feet. People are desperate to get water and are drilling borewells round the clock. the success rate of borewell drilling is hardly 20 to 30 %. This area was all covered by thick forests about 6 decades ago. In another 2 decades, we would have successfully managed to convert thick evergreen forests into deserts. The invention of borewell combined with our short sightedness has probably caused more harm to humanity than any other invention.

I had a bad experience with Axis bank, they forced me to take loan insurance with plot loan. by the time I came to know about this insurance they processed everything and it was just the day before my site registration, i was unable to do anything but to accept this insurance. So in my opinion go with Axis bank if you don't have any other option. Its always better to go with SBI for any kind of loan.

Hi All, this is my ongoing experience which I am facing for getting Khata Transfer. I recently bought a site near Abhiman Studio and have been struggling to get the Khata Transfer done to my name. I went via an agent and initially he said we I need to pay 12k as bribe and the regular fees for khata transfer. This needs to be done in Kengeri office. We started the process in the beginning of March and it was filed on Mid March.
The issue started after that. There were multiple stupid reasons provided by the RI stating the sale deed was not right, rectification deed is required, khatha not done properly, Sale deed does not have the correct details etc..even though everything is correct. I had to personally visit the office today though I am indisposed due to a fracture in my leg. Imagine the excruciating physical pain, not to mention the mental tension. We were in the office from 11 am and multiple calls to the RI he said he is coming/on the way/in a meeting/parking the car....etc..We met the case worker and he said everything is absolutely fine and why are here issues for this case? he asked where is the RI? well we all know the answer for that ...nyway...RI finally came at around 2:30 pm, I struggled with my fractured foot. Meanwhile someone told me, the RI is asking for 25k as bribe, pay 15k and we will get the work done. I think this is the norm there. One of the agent told me that we need to pay 30k, the other told me 20k. Guys this is ridiculus. The Khatha transfer only costs me within 3k and imagine the bribe we need to pay?
The RI came , we spoke to him, he called up the other guy(who toldme about the 25k but pau 15k.....) and then the other guy spoke to my agent. I realized then that all this "CHAKKAR" was only for the bribe....
Now they are saying that they need 17k bribe to pass this else it will not happen. Betterment charges are already paid for this site, but in the office they say that a new circular has been in place in March 2013 that we need to pay the remainder betterment charges. I asked how much, they said a whooping 65k ....has anyone heard of this new circular that has been passed by BBMP?
Has anyone faced the same issues? I have heard of Sakala and RTI but I also heard that once we go through them, they will scrutinize the papers even though its in the correct format and it will get delayed.

Please help....is BBMP listening to all of woes? where can we get justice...my case has started to proceed but I am told I need to pay 17k. This is our hard earned money. If we do not have money does that mean we cannot get these services done?

Any reason given by BBMP/BDA for not having proper documents must be in written communication in the form not verbal.
So ask for that and then you have RTI route to fight.

Why don't you apply directly and keep quiet till you hear back from BBMP. They need the revenue, sooner or later they are going to send you a notice about the amount of fees to be paid. If you tell them that you need the khata to construct a house, they will take you a for a ride.

When better things are in place, people are not ready to utilise it. You need to invest time/effort and be patient.

Instead of going through agents/multiple people, apply through RTI on the requriements and procedure to be followed to get the Khata Transfer work. Once you get the details from BBMP, follow the same and apply your khata transfer request through Sakala scheme.

Here they're bound by time as well as the procedure prescribed by themselves and for everything they need to give their reasons in writing. If you find any deficiency in their service you can move to higher and penalise them.

Recently using the same tool, An entire apartment owners(70+) got their Khata without paying any bribe at their doorstep personally delivered by the BBMP Special Commissioner Niranjan recently, after struggling for 9 months(due to deviation by the developer from the sanctioned plan, but not ready to pay penalty for it and on other side as usual corrupt BBMP officials).

Also remember, Lokayuka, TV9, Suvarna News channel are always there to support common people with this kind of scenario.

Two days back, TV9 Team trapped a Fire Station Inspector who was intentionally delaying for many weeks for giving a Certificate to claim insurance for the damages happened for a small scale industry which was gutted in a fire mishap recently. They hatched aplan and trapped him taking 6K as bribe in order to give a clearance Certificate & successfully aired on TV channel.

I have come to realize that if our paperwork is correct, we are willing to fight and drop hints to the officials that we will fight-to-the-finish, they will do the job without bribes (MUDA, Passport office, RTO, Gas cyl etc etc). The only downside is it may suck up significant amounts of time.

Please check whether the said service is covered under "sakaala" scheme . Try keeping a running log of visits, whom you met etc. RTI is a good tool, though I haven't had the "pleasure" of using it.

I am planning to purchase a site in Arkavathy Layout Sampigehalli.
This site was allotted to the farmer under the 40% share. This has then been bought and registered by another person.
I would be the third person to own this.
All the Khata transfers are in place and the tax has been paid.
Does anyone see any issues in purchasing such a land?

As far as i Know there should be a 10 year lease period ..which will avoid from selling. If that rule is removed now..Pls check on it..
There shouldn't be any issue..My cousin had bought similar site and it is perfectly okay..but make sure all transactions are correct and legal..

As per my knowledge, 40% share alloted back farmer might once can have litigation like ancestral (what we are seeing in DC conversion sites) in future. It won't be similarly safe like BDA allotee site.

40% share allotted will not be in the same land that the farmer gives. So no ancestral rights exists. The papers are similar to BDA allotting sites to individuals except the 10 year clause.
I have enquired the same in BDA office and they mentioned that there is no lockin period for the farmers so that they can sell at market price and make profit instead of a fixed amount from government.

Hope all of you have seen last week times of India regarding 57 sites in 1 block has been snatched by BDA. And has given to 2 individuals around 10 acres...by denotifying land..I visited the place and could see the site numbers have been erased by black paint...
The local brokers are selling these plots for a discount 2500rs/sqft..
So I caution everybody to check before buying..it is better to avoid these area since the case is going on in high court

Since BDa has not declared the list of 57 site numbers. It will be a wild guess which area is affected. So, you need to be careful. this parcel of land is near to KHB apartment complex. but further down there is a big Storm water drain. This land is around that area.

I don't know the extent of Denotification done by BDA in SMV 1block. as per my knowledge the current 10 acres of denotification scam has happened between Park 4 and Park 5. Above the storm water drain.
I can see the site numbers in that area is covered with black paint..
So, all SMV blk 1 site owners, please try to get the details . I am also trying to get as much details as possible. But it will be good if all SMV block 1 owners get together and fight it out...

As of now my site is not in danger..but you never know ...Once the corrupt officials succeed in this attempt they will slowly come after more area.. so, it is better to be knowledgeable and fight it out now itself..
I request all to try to get as much info on this denotification and help the 57 site owners who are in trouble..already 5 high court cases have been put on BDA and Govt..
End of the day it will be tax payers money which will be wasted and common people like us will be severely affected…

Looks like there might be some litigation.

I have finalized a plot in first block (2100 range plot numbers). i approached a lawyer today and he said that there was a case going on and not sure if it is resolved or not. i have given the documents for legal opinion. however he suggests us to verify with locals who own plots in that block and check if there is any such litigation going on. Even though the seller is having the original BDA khata and registration certificate, my lawyer says that u can get it registered or sell to others while the case is still pending. i will wait till the legal verification is complete and try to contact some locals who have constructed house there.

If any one from this forum owns a plot in the number range 2100 and above or familiar with the area have any info on this, please share it. It would be very helpful.

we there were 7 people met with BWSSB Chairman and Ex. engineer. Only Goutam and Selvan joined us apart from our Association members. No body wants to spend 2-3 hours to support our cause as and when required.

I hope at least now onwards people will come and join us.

Cauvery water meter and RR # were distributed last week for JP Nagar 8th phase 2nd block. Royal County ( BDA approved plots ) are not provided as there is still some confusions from BWSSB side for providing water there.

8th phase 2nd block is close to the 60feet road that goes through Jambu savari dinne and towards HM word city. That road is better developed than 80ft road.
So if you site is closer to royal county and this road then you may have many built up houses in your neighbourhood.
Are you looking for investment or for constructing your own site? If its for your own house then you may prefer the area that is more developed.

This is bit away from Royal County. Let me be more specific. The property is located near a small school and just one cross behind the scheduled park space and est facing. There is already one house going under contruction which is park facing. This site is behind that road. Diagonally opposite to Arya Hamsa apt.

Could you please tell me the documents that are required for this. Also all my original documents are with Bank. Is it necessary to have original khatha certificate?

arrange for the below docs for khata transfer...
1) request letter from your side addressing BDA officer for khata transfer (simple letter mentioning all ur site details)
2) Photo attestation form (available in BDA RO office).
3) Sale Deed (1st & 2nd party) xerox
4) Allotment letter xerox.
5) Latest Tax paid receipt xerox.
6) Original Encumbrance Certificate upto date. Get it from registration office
7) 1st party Original Katha Certificate. If this is with bank, request them to provide and you shall get it..

What I heard that once BDA transfers the khatha to new person they will take the old original certificate. So in my case I am having the original khatha certificate from 2nd party but I don't have the original khatha certificate of the first party for whom BDA site was allotted.

No, even the direct allotee will get the khata. However, the next buyer will have to give it back to bda while applying for khata transfer. So, at any point in time, there can ever be only one khata (which will be in the name of latest buyer).

I dont suggest Khajaria. I bought 3000 sqr feet tiles from Khajaria for my newly built house. Though they say they have factory in India, only few series are made in India. Rest of them are made in China. You can imagine the quality. When we started laying we observed that majority of the tiles are not getting aligned with each other ! The surface is not even. We called their call centre,distrubution centre, sales team. None of them are ready to come and see what happends. Horrile support and stupid people I ever dealt with. Dont ever think of buying it. I have few snaps of how the tiles are laid highlighting the issues. I will publish it and send you the link soon. I couldnt publish it in this forus as upload is not working in this forum. The file path is getting reset every time.

I heard RAK is ok but the price range is high.

I went to Nitco showroom near cubbon road, they have good collection. the new digital print looks very nice. I asked the showroom guy what kind of guarantee or warranty they give on tiles, he said none and also mentioned it is same across the industry.

My neighbor think digital print tiles may fade after sometime

Previously I was thinking I will get full house done with vitrified with two colors (common area and bedroom) at the price range of 80 to 100sqft (digital print),
Now I am thinking of having common area done using granite (Rs. 100 to 120 sqft range) and bedroom and kitchen in vitrified but at lesser cost (rs 50 to 60 sqft), to balance the cost.

However looking at other threads in the forum regarding granite chipping, color changing, cracking after laying I am so confused now.

the main problem is I do not have knowledge or experience selecting granite.

Are you talking of terracotta flooring tiles, or roofing tiles?
I had inquired for flooring tiles in couple of shops on ORR (near Central/Intel office). I think they had quote around Rs. 20 per tile (don't remember if it was 10"x10" or 1'x1'). They also had a imported ceramic tile looking like terracotta, costing around Rs. 40 per sft.
Even the roofing tiles (manglore hanchu) was around Rs. 22 per tile.

I am also in the phase of choosing granite or tiles. The cost of tile are in the range of 80 to 90 Rs for 8 mm where we can get granite at that range maybe around 20 rs more. Granite we can polish latter but tile once lost it shine we cannot regain it latter .But when i inquired i got even granite in long run will absorb stains and get color change in some areas which cannot be regained but we can maintain the shines. In overall granite seems to be good option with strong/cost effective/polishing can be done latter though there will be color change . Tiles mostly are china made so not sure about the durability. Please share your thoughs.
@Kbp2308,,, Are you referring to red tiles which is being laid in the carparking area which is made of cement..... then i have seen many houses the top coating get peeled off and looks so bad in long run. I even thinking of laying sadrahalli as it is strong though look wise may not be best option.

Yes. I was referring to cement tiles, though not sure if they can be laid for car part. I had inquired for laying inside since we wanted a earthen look, but was told they are suitable for balcony etc. For parking I saw special tiles in some tile shops which look like the terracotta . Do not recollect the exact price. Probably around 60/sft.

Regarding Granite, I thought it is way more expensive that vitrified/ceramic tiles. Even it's laying and polishing charges are probably higher. Also, I have heard in the past that walking on natural stone (like granite) over a long period of time affects the bones in the heels. Not sure how far it is true. In any case, we personally do not like look of granite/marble much and hence are sticking to vitrified. Hope to find some tiles with rustic look.

I would need some information regarding aluminium windows used. I have already searched entire site for this info, but couldn't find it.
1) What would be approximate cost of aluminium windows (powder coated - 3 track)? (standard window size 5*4.6ft)
Read in this site, that for UPVC it is around Rs. 300-600 psft, wood combination (Sal+Honne) is around Rs 500 psft. So Aluminium windows should cost lesser than both of these right?
2) Any contact information would be great.

I would require these information for costing calculation.

cost is in the range of 220 to 360 sqft

things to look out for,
Jindal Aluminum is the best and ensures quality and thickness
Bug mesh should be of steel, aluminum will tear of in a year or two
Glass should be 5mm

Grill work will cost you additional which is outside Aluminum window cost

I am also researching aluminum/uPVC windows.
For the bugmesh, is there any model which allows you to remove the mesh and clean. I am concerned it will get dirty over time.
For the wooden windows, we can go for the nylon mesh with velcro fitting, which can be cleaned easily and also changed after few years when it tears.

you can clean Steel bug mesh with shoe polish brush or vacuum cleaner.
Nylon mesh has short life, it tear off after sometime. Current rent house I stay has Wooden window with nylon mesh/Velcro, I find operating large window (6x6) difficult with this option and have decided to go for sliding window (upvc or aluminium)

it is vertical slab 3.5 *10 length 20mm thickness ...in most of the shop the price is rs 55 to 65 for sadrahli granite smooth finish and ther is another granite called sira ...for flamed it is rs 95 and smooth finish is rs 90 for vertical slabs

only in rpg the person told me rs90 for sadrahli for vertical slab and when i told him that all r selling for 55 to 65 n y is so costly here n he was like its first quality ...for staircase if it is first or third quality doesnt make much difference and i just walked away and i didnt see any of the slabs

in first quality u see grains n clean wher as in second qaulity u see lot of bigger grains

have any 1 used sandstone for wall cladding ?

Sadrahalli is same size as you mentioned .Price he quoted 90 was for sira one as i remember not for sadrahalli. I visited Hindustan marbles he told 2*2 it 100 Rs smooth one means per square feet is 50 rs so it is same as price you. Sadrahalli they mentioned 65 for smooth tile based 1*1 piece,a shop diagnally opposite to RPG. RPG is not good as everything on granite is over priced.......

visited jigini yesterday ...sadrahli u can get as cheap as rs 45 per sqft 3*10 vertical slabs and good quality for rs52 ...as for as my research ther is only two qualities available in shops cheap n lil higher n medium quality and some people sell medium quality granite slab for higher price by saying first quality

ther r plenty clours in pardiso difficult to choose

beige and gold and white colour stone ...only in gangsaw we can find and in vertical its rare to get

about granite i have visited but seems to got quote from 140 above till 240 depends on the granite. I have seen only very few in the range of 70 to 80 like in red/black colors all rest are above 140 above. Did anybody visited any shops with granite ranging from 70 to 80 range?

She takes all kinds of projects if it's interesting, i have seen 4 houses built by her one was for 35L,(Vithasta home in her profile). mine is estimated to be around 56 except interior. but her fees is 7% (her design save lot of cost, she prefer local and affordable material rather going for expensive. she will be there till construction ends and lot many changes happen while constructing which she will readily do). tell her your budget and she will work accordingly. our is 1740sqft site and we did wanted big house with cellar part in corner which it self consuming 6Lakhs. also i am giving full contract which again add up the cost

May be just meet her once, it will Nice to speak to her and listen to her knowledge and nothing to commit.

Hi, I visited this place recently -> www.woodsaver.co.in and also did some research

my research

FRP is pretty cheap (even when compared to low end wood used today - Sal). For eg., Sal frame (3x7) cost around 2.5k (finished product), FRP frame costs around 1.5k
Looks is decent, and built quality is also good, product is much lighter than wood
Currently in Bangalore we do not get good seasoned wood, so after fitting the frame in a year or two, you end up getting crack b/w frame and wall as the wood shrinks. I don't think FRP will have this problem
There is also option to get steel reinforced inside the FRP door for more security (for areas like balcony, stair case head room)
My engineer thinks that it is not sound proof and suggested not to use it for bedroom, he is ok for it to be used for bathroom and closet. Need to check on this factor
I do not know the life of this product, how long it will last and whether the look and color starts fading after sometime
I will go for these doors for bathroom, walking closet, balcony and store room.

I am still considering whether to go for Wood or FRP for bedroom door, I do not know how the end product will look when it is installed. If I go for FRP then I can maintain design and color uniformity for all doors.

I used to think this way 10 years ago. I was forced to construct a house to safe guard a site. I spent about 4.73 laks then. The cost of construction was Rs 55,000 per square then. Hi Mahi, Based on my experience, first met AE (Reach an understanding with AE for the bribe amount), he suggested to meet the specific drawing person (always one person will be available near to any BBMP office) and upload the approval plan as PDF and come with prints and required DDs (Kaveri Challan also, no idea why BWSSB is collecting the same even without a Kaveri line in that area).

we need to contact the registered engineer plan approval person he will take care of drawings n building file n neccessary documents for plan approval and ...we paid rs 3000 for 30*40 site ...and we should approach AE for plan approval n will verify the neccessary documents and they will visit the site and finally we get plan sanctioned and later we can consult architect for working plan

first we should apply for plan approval and later bribe will be discussed

i think property value will increase in time to time ...so that the returns r more than compare to any investment
rental income is kind additional income and gives us safety ...rental income will clear the loan amount in 5yrs .

Your assumption of Rental income increase by 50% is incorrect. Rent increases lot more over a period of 20 years.

I have computed the ROI based on 7% increase of rent per year. I have ignored the income tax as the tax rates varies depending on an individual.

After a certain number of years, the ROI of Rent handily beats the ROI on fixed deposits. There are certain risks associated with each of them. Occupancy may not be 100% in case of rental assets and interest rates on fixed deposits keep varying and is very hard to predict what the interest rates would be after say 5 years.

You are right tvsh. We cannot just assume 5% is the rental increase year on year. With this kind of inflation, it is not sustainable. My friend had constructed 2 1BHK house about 5 yrs back, rental at that time was 4500rs each. Today the same house is 8000/-. It means almost 75% increase in 5 years. 15% increase annually.

Met with the engineer and he directed to one of the registered engineer for plan preparation.
1) Engineer initially asked for 3K, but when I said multi dwelling units are required he said that will cost more
2) Finally agreed for 4K
3) But he says if it is a multi dwelling units, AEE will not be the approving authority, the plan needs to be put it online and it has to get approved from DC office. ( I was under impression that all the plan needs to be put online isn't it?)
Anybody has any idea on this, please share. This will help in next steps
4) Is only 4 units is allowed as per BBMP byelaw (60*45 measurement), he says bribe money will be 8K per unit. Is it so much??

Mahesh,i think you should go for different lines, though it will cost you some amount now, it is better than getting bad smell every now and then when you live in that house.

Also my plumber suggest that now a day they get a clamp which keeps sanitary pipe lines 3 inch away from the wall (vertical lines), this will be good in case there is a leakage as wall will not get affected by the leakage. Sharing this info for the benefit of all

Its good to know that there are people like BengaluruBoy and MSN. I hope more people take up educating people about the negative effects of ruthless cutting of trees. It really pains me a lot when I see very old and huge trees being felled for road widening, parking for shops, etc. I guess its not legal to fell trees in front of shops//restaurants for parking (better facade) purpose but I guess the owners get it done by bribing. Suranjan Das road (which connects Old Madras Road and Old airport road) had such old and nice trees but most of the trees were felled for road widening and the stupid MLA of that area Raghu put up his poster taking credit for the road work! And we go ga ga and call this as DEVELOPMENT. What is the use of such development which is based on ruthless exploitation of nature just for satisfying our wanton desires? Vedic/Indian civilization is a God centric civilization based on compassion for other living beings and not on exploitation. Sorry for diverting from the topic.

Still I can't forget the picture of last year April-May Season, where one of the senior citizen collapsed without bearing the summer heat near Anekar Motors/Indian Petrol Bunk on Magadi Road. Fellow Citizens who came forward to help him were literally searching for a Tree shade/comfort space to relocate him for feeding him water and air. There is no proper Footpath or Trees available in that stretch due to metro project.

It really hurts me if someone think of removing the trees. Today I can't even find a Single Tree between Malleshwara MD Block Junction till Modi Junction(everything sacrificed for Metro Work). Same situation on Magadi Road, MG Road, Old Madras Road, Indira Nagar & many more areas due to commercialization. Being responsible Citizens, Its time for us to rethink, are we Developing or destroying our surrounding in the name of Development??

from your first post i understand you are about to start the construction .I can only suggest one thing ...re plan your building entries .
(suggestions are easy & executions are tough )
I am very positive that you can save tree for sure and compensate the other in case , by planting 3 -4 saplings in a convenient location and take care of it till they grow matured .

I think a tree is must for any building to look more beautiful ,have you ever seen any building 3d with out trees but 95% of builders just plant some show plants and market them as gardens.Every apartment buyer should insist the builders to grow trees not just plants in their maintenance period .For smaller apartments they can plant on the road side.

Why don't we ( mybdasites members )take up an online campaign on save trees/rainwater harvesting .Since there are many techno guys here we can reach to every corner of Bangalore.Some one interested can make posters and pass it on to admins.you can ask your kids to paint nice posters and put it on the forum.Lets make this summer greener.

i love some areas like basvangudi jayanagar in these places we see lot of old tress and for evry 20feet ther is a tree have bigger plots and wide roads so have space for tress and near my house the road is 25ft wide and hardly ther is a footpath and now a days we see lot of cars parked outside the house n i dont know wther i have a chance to plant small tree in front of the house

ya as praveen sir said in gated community and apartments and some layouts have wider roads have lot of scope for planting trees and it can be disscussed with the associations

i thought of some idea may be just a campaign called "my tree" ..if each one of us or each household plant a tree and maintain n water them till it grows just create a thread and post pics planting tress in front of the house and platform might be this forum or social media ....we ourselves should start this

Glad to see the constructive discussion about our environment. I commute around 20km + 20km daily to my work and today when coming back, I was thinking about how the climate was hotting up year by year in Bangalore. I was actually thinking to discuss with my family about putting drinking water pot for commuters in our area for the summer.

But Praveen's idea is good. Why dont we start an online campaign? We can actually create separate section for this campaign in this forum and we can do our bit to the environment. Ofcourse, you must all have remembered the story of old man earning by just planting a mango sapling during Akbar's period. So, why dont we do something like that so that our Bangalore will retain its glory as 'Cool City'. We need not create new ponds or other water bodies but we can at least preserve the existing water bodies by brining awareness and raising concerns with authorities when we see any wrong doings around the ponds?

The floor is open. Please share your views and ideas about how we as a forum members can do our bit to environment?

Yes, we need trees and definitely have to improve the number of them in every area in Bengaluru.

By the way, when my plan was sanctioned, there was a clause in there, that I had to plant atleast 2 trees in and around the property. I hope every one has been given such a clause and that everyone follows it. During planning stage, we had resolved on a plan and were ready to start marking for digging foundation, when I found that one tree (already in our plot) would have to be cut, so we readjusted the plan (in fact making the house a little smaller) to ensure I did not cut the tree. But after all that, the poor tree, being very close to the building was badly affected by all the falling concrete, paint etc. But now after 1 year, the tree is happy and is growing well.

I request everyone to avoid cutting trees as far as physically possible.

Krish - your idea of keeping water for passersby, reminds me of our school days. On our way home, we would just stop and knock on doors asking for water, everyone used to be so kind to give us water, there were some houses that would regularly keep madkes of water (making it nice and cold too). But I do understand these days with the water shortage, I guess everyone won't be up for it. But I thank you on behalf of those who can use your generosity in this regard.

Some ideas -
1. Each one plant 5 trees, tell 5 people to plant 5 trees and pass on the message to 5 people to do the same. Like the infamous "pass on this message to 7 people in 7 minutes" types.
2. Check out other existing campaigns and try to adopt their ideas and also see if we can link with them to spread their experience and lessons learned to our communities.

4. Figure out ways to generate saplings for cheap so we can distribute to communities to plant in their neighborhoods and nurture.
5. Work with local farms and farmhouses to donate some trees/saplings for distribution.

people talk abt global warming and some times i think r we contributing a lil for this?

im doing very lil for global warming

1)plastic free... to buy things in grocery or veg shops i carry my bag instead of asking him for plastic covers and i buy food in hotels wher they parcel food with paper boxes ..only some times in shopping if things r more then i use plastic bags and say it is single pant or small things i dont ask him for carry bag i sometimes depend on plastic cover and also tell my mom to avoid plastic as much as she can

2)water....it is the biggest need ...im planin to do rain water harvesting and water contraoller is a must i have seen in some houses dont have n they dont care we it overflows from tank ...and also i make sure i use minimum water for my needs and and most imporant is that i make sure i dont waste water

3)light/power....before leaving room/ house i make sure i turn off the lights and also im planin to switch to led lights and i hope in future prices will come down

4)noise pollution....i dont use horn in my vehicle in fact in my two wheeler ther is no horn only in very rare case ....i dont know why people horn when they know that the other people dont have place to go ..as soon as the traffic signal green most of them horn and dont like to stuck in traffic again

we should do it ourselves then only it make big difference

The messages in this thread make me feel this world is NOT infested with selfish people. There are people who care for others and the nature.

The thread started out asking for suggestions on cutting tree, and transformed into bashing the thread starter (magblr) for that idea, before getting into a constructive discussion towards environment. So I think we need to give credit to the thread starter for bringing his/her questions out. I am sure s/he will ensure he exhausts all options before taking a decision on cutting the tree.

When we were planning our house, we moved the car park from one side to other so we do not cut the tree in front of our house. Still, I am sure, all/majority of us, including me, are building houses on land which were earlier forests (long ago), then converted for agricultural purposes, and then converted for residential/commercial purposes. This is one of the unavoidable bye-products of population growth. So, it becomes our duty to try and minimize the negative impact. Some simple steps like re-planning/planting trees/plants, harvesting rain water, recycling water where possible could be done for starter.

Most importantly, you need to make space for these efforts. Rather than building wall to wall, leave space around to provide for water harvesting, plants/trees. Unfortunately, not many care about leaving space to accommodate these efforts.

In Todays leading daily, they've given a very good article about the awareness on Rain Water harvesting
initiated by Vagdevi School @ Munne kolalu. Similar facility i've seen in Sri Vani School at macho halli,
Magadi Road. Always Schools are the best place to create awareness among the upcoming generations.


Just b'cos of political power centre is in Bangalore, we are getting water at highest Cost. We can't imagine
the situation of water crisis across karnataka, especially in the rural regions. One fine day even we may have
to face such situations.

I have a loan from IDBI Bank. Planning to start construction. Approval is for G Floor parking, First and Second Floor Independent houses. But planning to construct G Floor as 2 BHK (Since Parents are aged want to use G Floor) and First Floor as Ind 2 BHK. (Based on the bye laws, 2 kitchen means 2 parking is required in G Floor)

Based on your previous experience (preferrably IDBI) kindly inform the following

1) Will Bank Engineer verify the construction based on the approved plan?

2) If there are violations will bank engineer will advise to stop further disbursements? Mainly want to know how to tackle this situation.

I think most solar heaters have a provision to fit a heating coil in the hot water tank of the solar heater. Even the MSIL solar heater my father installed 22 years ago had it.
But think of it practically. Will you use a coil to heat 100 ot 200 liters of water. Even if you do, it will take considerable amount of time and power. Better to fix a geyser and get done with it.
I am thinking if I can fix a geyser on the terrace itself below my OHT instead of having geyser in the bathrooms. and have a control valve to switch between geyser and solar. Anyway we would use this only for a few days a year.

@kpb, thanks for the info, your point is valid.

I was also thinking of fitting a common geyser in the terrace as it will save cost (instead of individual geyser in each bathroom), but not sure how to operate it (on/off and switching b/w solar and geyser). One more problem is that we will have to leave the cold water stored in pipe from terrace to bathroom before we can get hot water every time we use geyser, this will waste lot of water.

Now I am thinking of getting geyser fitted in just one bathroom which is common and rest of the house give solar connection. like you mentioned we will use this geyser in rainy season and in times when solar heater is under maintenance. Only draw back here is we will end up having hotwater in only one bathroom.

I came across some imported tiles for stairs and risers in Chabbria Bath World near Ashoka pillar. But they were ridiculously priced. Something like 1200 per sft or something.
Any idea how much the Nitco one you posted above costs? Also, their riser is 148 mm, which is around 5.8". Usually risers are 6-7 inches. So not sure hot it fits.

I visited nitco last weekend and like you mentioned cost is too much.

size and cost are
2ft (around 15mm thick)- 170 rs per sqft
4ft (more thicker and meant for heavy traffic) - 350 or 450 rs per SQFT, I forgot the exact price, but it was pricy for sure

Now I am back to previous option of using 20mm or 18mm local granite with half rounding around the edge

I heard the same from few ppl though not validated, to add this confusion, tile company will not give you any kind of warranty or guarantee. Hence I dropped the plan of buying GVT
Also I read in this same forum all these branded companies import the tiles from same location (china) and sell it under their brand name

Hi,guys
First thing about bathroom cabinets are that they should never touch the floor .You can fix any size cabinet box to wall with out support on the floor.
We fix 10'x7' wardrobes to wall on back and sides with out skirting .Generally people under estimate the back ply and wall strengths
Most cases i fix a cabinet box ,put a granite on top of it and place a nice counter top on it.It stands for decades with out any problem.
Few precautions one should consider
1.Ply should be BWP grade alternatively you can use composite board
2.Fevicol used to stick laminate should be marine SH
3.hinges and handles should be good quality and they should be cleaned with simple coconut oil periodically to avoid rust formation.If you clean with oil once in three months is more than enough to give better life
4.Always place de-humidifiers inside the cabinet for long life of ply
5.Using exhaust fan is must to keep the toilet dry and clean
6.Possible leave 9" to 1' gap between floor and cabinet to avoid water spill

Why is it that we have cabinets in the US and Europe all the way to the ground even in bathrooms and have no problems or issues. Granted, we always have fans.

I think the issue is because in INdia, there is no separation between wet and dry areas and that is the problem. I made sure our bathrooms had complete wet and dry area separation, but since our baths are on the smaller side, we could not install cabinets.

My cabinet has granite counter top and the sink itself is quite heavy, on top of the counter top, I have shelves. The shelves rest on the counter top and are fastened to the wall. Hence I did not want to rely on a few screw that attach the counter to the wall to carry all the weight, hence went for some support with cabinet legs.

India is a dusty environment compared to the west. In the west the dry areas are completely dry, and there is hardly a need to wipe the floors. while in India, due to accumulation of dust, we need to wash it once in a while, at least in our house, the dry areas are dry for most part and not 100% dry. Is it advisable to fix such large wardrobes or cabinates with granite tops and basins on 4.5 inch brick walls without floor support? Will it be structurally sound?

Hi,
You can fix boxes to wall even in a 4.5" wall.In case you want to fix granite with out wood box below,you will u be doing is fixing a steel "L" supports or fix the granite in to the wall.Even the "L" supports are fixed with screws or anchor bolts so wall holding capacity is not an issue at all.
In wood box screws can be distributed to four corner and the surface of contact will be more there by load distributes evenly.The only issue is that wood will get damaged if you don't take care of moisture as i said in earlier mail.

Mine was not a big quantity, total around 16 ltrs of tractor + some others. So the discount was very minimal, hardly 2-3%. If oyur quantity is more, you'll get around 5%,

Got Indus 500 steel @ 50K per ton on Sat.

Burma teak, I bought cut piece around 3-4 weeks ago, at 3300 per cft. This was from a shop where my contractor recommended. Others quote lower, but was told that they give ghana team instead of burma,. Since I am not an expert in teak, I went with the place where my contractor/carpenter always buy.

Legend has it that Greek scholar Archimedes had hit upon a splendid discovery in a bath tub, which eventually formed the basis of a celebrated scientific principle. The rise in water level as he entered the tub had opened his mind to how an object's mass and volume were related.

A class V dropout from Tamil Nadu's Dharmapuri district also has a "bathing lesson" to offer, with a live demonstration on how to bath without guzzling much water.
Govindasamy (29), who ekes out a living by grazing cattle, stunned an urban audience at the Indian Chamber of Commerce in Coimbatore on Friday evening with his demonstration, "short shower in 1.5 litre water."

His demonstration, purported to drive home the "save water" message, coincided with World Water Day.

With a plastic container of 1.5 litre capacity placed on a table on the dais, Govindasamy, took a public bath to demonstrate how a neat shower, using soap and shampoo, can be accomplished with that much water not once, but twice.

The event was organised under the aegis of "Neer Naadi (celebrating and saving water)" by some green NGOs of Coimbatore.

A spokesperson for the NGO told Deccan Herald over phone on Saturday that Govindasamy has been demonstrating this technique in different parts of the state to create awareness among the people on how "a huge quantity of water is wasted during daily chores."

"I did not even attend high school. But having to graze cattle in the forests of Dharmapuri district from a young age, life taught me the value of water," Govindasamy told his audience.

I looked after the cattle, I used to carry some water with me to slake my thirst as one can't find drinking water in the forest," he said. Gradually, Govindasamy learnt how to use two litres of water for both drinking and taking a shower.

Since then, he has been striving to improve his technique.

"I am now training myself to take a shower with just 1.2 litres of water and wish to take this water conserving campaign across India," he said.

"I am trying to enter the Guinness Book of Records for having a clean shower with the least amount of water."

You need to make the sale deed for 2850 psft and pay stampduty on Rs 3050 psft. You need to pay stamp duty for Guidance value or the transaction value, which ever is higher.

I am planning to buy 30 X 40 BDA plot in BTM 6th Stage 1st Phase, Owner is quoting 3600 Rs per sft. But when I went o see the place complete layout is dumped with waste and cannot locate the site.
The owner is direct allote from the BDA. The site is next to upcoming Valmark Apas apartment opposite Hulimavu lake, BTM 6th Stage 80 ft road.

Please suggest me how to go about?, Should owner help in doding the markings? If he doest not aggree for marking can I go ahead?
