u must have paid 50% of flat cost to get 40% less...what is the security for payment any PDC...?

I looking to buy a site in Nandanavana Layout.
I have heard good things about the layout. It may not be fully developed for the price but Developer has good standing..

The question for me is buy from Developer vs Private buyers (second sale).

My preference is to buy from Developer as
- I am not seeing many private sellers (north or east)
- there is always the hassle of getting things verified and seeing the deal go through

As always the Developer is quoting high prices Rs 1500+(40 one time)/Sq ft.
Private sellers are asking around than Rs 1200

Question is what is price (approximate price) I can ask the developer ?
Also is Developer premium of 300 -350 /sq ft worth?

Any one else bought or sold any sites in the area..for what price

last Saturday i went to IDBI Bank to cross check before going ahead. i was shocked to hear that IDBI Bank is planning to Auction the Plots in the survey number 140/2(p),144,56,56 and 57 by next month. this was told to me by Mr. Vishwanath (AGM).

people who all have booked plots coming under these survey numbers should go together and talk Developer(Duo Associates).

That is very bad. But it should apply only to plots in this survey number which are still not registered right? Since for registered plots IDBI has already given NOC as per some ppl who have already registered plots in this survey number.

hope soo... i had booked plot in SY No. 144. and planning to go fro registration by next month but when i told this to Mr. Vishwanaath, he told it would be very late......!!!!! now i am worried abt the Booking amount... becaue me and 2 of my friends have booked in plot in same SY N0.

As per their agreement the money from the sale of sites in these survey numbers will go directly to IDBI. So don't know what difference it makes to them if you register it or they auction it. In fact it may fetch less money through auction. Are your plots released plots which you can register? If this is the only problem and you are ok with buying maybe you can talk to the bank and settle it.Are they OK if you register it quicker?
@arun : these 3 survey numbers were pledged by duo with IDBI bank for a loan.

yes true.... the money which i will pay will go to IDBI bank only.... but Bank is telling tht their loan period will end by this month.. so they are going for Auction.... i have booked a released plot only which is ready for registration..... Also i am going for LIC loan... so i will not be able to get the registration process completed by this month......

I went for a site visit of SLV Gokul Garden and Sri Krishna Garden in Kaglipura area. This is very close to Guru Ravishankar Ashram.
From Kanakpura nice exit, you take NH209 for 4-6 kms for these two projects and it is at a distance of 8-10kms from NICE exit.
1) I was told there is a plan for NH209 widening to four lane here.
2) Also Bannerghata (not Main Road) Road widening plan has been told to me
3) It is also proposed that Metro station will come near AOL ashram. Tataghatpura already has one.

I have asked them for links for the above bullets, am waiting to receive them.
The price per psf I am getting is INR 1600. I plan to construct a house to buy and commute to office(Sarjapur)
Any thoughts/suggestions/comments welcome.

10 kms from nice road is very far... and that rateof 1600 is also too high.. I feel..


you can get better rate, at approx same distance from nice road on hosur road..

Thanks for the response. I heard a similar opinion from one another person.
I spoke to Abhivrudhi Developers(http://abhivrudhi.com/), they told me the Kaglipura rate there was between 950 to 1150 psf. The person insisted that i meet him at his office in South End Circle before we discuss it further. Have not been able to visit him.

I am however confused between buying at a place which has ample water and going to places where water shortage will be there.Any idea on how the groundwater situation in Hosur will be? I will also evaluate and add this to my to-do list.

Hi People,

I am torn between constructing a house near to office(Sarjapur) where water is scarce and constructing far from office where water is plenty(for now).

Currently tankers supply water to my area. Am wondering what is going to happen when the source of water for tankers-groundwater-exhausts? Rainwater in Bangalore has decreased since last two years. I understand that in Mumbai most of the water comes from outside. Don't know when acute shortage happens how will the politics of it play out. Any thoughts/suggestions.

this will comes under BIAPPA and currently they are giving application for the layout. They are planning around 500 sites they will farm as per BIAPPA standards and this will come next to postal sandesh lake side. And the developer is same as developed for sandesh lake side and telecom GF III. Since they are starting now it will take atleast 2 years to allot the site.

Cauvery Water Tribunal has not allocated any water for Half of Bangalore. The tribunal has allocated 8.75 TMC of water for all the cities, towns and villages of Karnataka that are in the Kaveri river basin. (Although 10 TMC is given to TN for "environmental purposes" every year). Bangalore alone is using up 18 TMC of water. Obviously, the karnataka gov't is stealing water from some farmers to cater to the drinking needs of Bangalore. I dread to think what would happen if some one goes to court on this. Somepeople make money creating the infrastructure and the Tribunal might turn off the tap.

River water cannot be a source of urban water needs anymore. Population growth in metro areas vs available water equation is simply unsustainable. We can't fight mathematics. What Bangalore ( and other metros in India need ), is man made lakes to harvest and supply rain water. If the British can do this 300 years ago in India, we can do that now.

Are you trying to evaluate the flat value for your information or want to see how much / why the sellers are quoting high. If its the former, then there are designated valuetors for banks who can come and value the property. If its the latter, then I dont think a valueation will do any help here. Its the seller who decides the price he is expecting. If its too high , dont go for it , otherwise make the deal !!

When the Guidance value is Rs. 1000/sq.ft, Buyer pays almost 3-5 times of that and major part in cash.
Simple reason is India holds more Black Money than White. For everyone converting their black money
into white is very easier in Real Estate field than keeping their money in Swiss Bank.

Hence, There is no genuine facts and figures to fix the price for an asset. As long as buyers are there,
seller can quote any price he wishes. Rest all just theories in a book.

Verifications to be done. Get it verified by a good lawyer. Or just apply for home loan for a bank like, HDFC. ( They have a very very very good verification process, they litigation in my property and i cancelled my deal with the owner).
Get registered GPA copy, if there is any GPA.
Get registered copy of the sale deeds.
Get Encumbrance certificate on all sale deeds.
NOC from BDA.
Check with assistant land acquisition officer for any existing land notifications.
Check if the survey number/ site is under green belt area.
Check if the survey number is a ST/SC Grant land.
RTC for 100 years.
Encumberence on all land owners of the rtc.
Check for ancestral property in entire lineage.
check if the site is in close vicinity to a lake, if so get an explicity approval from LAke development authority.

Sorry for the delayed response, i have been travelling and hence been busy. I have meanwhile checked a few more properties, the range quoted in 1st block was between 3600 to 3250. I think the higher priced 1st block sites (upwards of 4000) are close to ring road. The sites i checked were close to a double road connecting kengeri and magadi (not sure). I own a property in 5th block and was offered 4200 if i prefer to sell. It is near a lake (cant remember name of the lake thou).
There was a direct party selling a property in 2nd block which was after Nice road but some how was not convinced about this place. The asking rate was 2750 and i cross checked with brokers and they informed that the prices in 2nd block was ranging between 2800 to 2300. Atleast the prices were not very much different between direct party and broker with regards to 2nd block.
Have not been able to get in touch with any direct parties right now. However one more point to note is i feel the direct party sites are not as well located in comparison to what the brokers have shown me. This is only my personal opinion.

If you check with agents saying that you want to sell the site, then they will quote less price and if you state that you want to purchase, then they will quote higher price. Check always saying that I want to purchase the site, then you will be real price.

We are really sorry for not including 5th block owners in to Association. The reasons are it has got all basic amenities inplace except water compared to 9th and 10th block and it is too far from further extension and Association will be very big so practically difficult to manage or interact with all people.

I think there is an Association with 2nd and 3rd block and these two blocks are near to the 5th Block, I feel joining 5th block with 2nd and 3rd block Association will be benificial in all aspects.

I agree.. 5th G block has got few basic amenities but not all in place. Like water you have mentioned.
I feel water problem is a major problem for total anjanapura layout. We all need to associate together
to solve this big problem. So far, your association has done great job. We all appreciate your effort.
But we need more hand to get all the amenities in place. Otherwise we will not able to stay at Anjanapura.

5th G block is adjacent to 9th block. I feel, it will not be difficult to manage or interact with people.

Thanks for your reply, i was also looking for draft copy of No objection certificate which is a mandatory document for BDA office. It is mandate to submit if we have availed loan from bank for any bank.
My bank PNB is unsure about the NOC. They asked me to submit the draft copy of NOC to evaluate and then provide me the same. Could you pls help me on that.

you bank should simply address a letter to BDA stating that they have no objection in transferring the Katha to your name. If possible, please ask the bank to attest the sale deed copy by putting their seal on it. You must also collect the Katha original from the bank to hand it over to BDA office. The format can be like the one below:

If the area comes under BBMP, then yes, there can be problem if the Katha can't be obtained. And nationalized banks will stick with A-Katha sites only. You can approach other banks like IDBI, DHFL etc for B-Katha site loans. But interest rate can be high.

I need to start waterproofing of bathroom/terrace/sump. I read from this forum that for bathroom, Fosroc Brushbond+Nitobond BB can be used and for sump Brushbond RFX + Nitoband BBX need to be applied. For terrace, do we need to apply these chemicals separately(like in bathroom/sump) or is it enough if we provide proper sloping by adding the waterproof liquid in the cement+12mm jally+sand slurry on RCC slab.

Also do the masons apply the water proofing chemicals themselves or are there experts who do this job?.

Could you please share the process.

I have seen a few youtube videos on this, but am not sure of the practicality or any maintenance/health problems of implementing this. Appreciate inputs from people who have implemented/researched and let go the idea.

these r the discounts offered in most of the shops n showrooms in bangalore

i visited few places chabria and sons n other places and got to know the discounts offered by them and later went to a shwoor near my site bought the things from them for the same discount... saved lil money on tranportation

Hi

Thanks for your time to this post.

i would like to re-lay around 200sqft of ceramic/vitrified tile(100sqft floor + 100sqft wall) in kitchen and bathroom(existing house). I've seen info here, and in other sites, that the labour cost of laying tiles(ceramic/vitrified) ranges b/w Rs.10-25 / sqft.

However, two different parties have seperately quoted a price of Rs.13000 and 11000 respectively, that makes tile-laying in bangalore a Rs.50-70 / sqft experience, even if they are just ceramic/vitrified tiles.

Am I missing something here? Maybe the Rs.10-25/sqft rate applies when a higher proportion of tiling is involved(like, new home's flooring)!!

Is it possible that a smaller tiling project, like mine, could still manage to find labour at Rs.12-25/sqft rate?

i found few which made of teak as they claim, but they are low quality teak like Ghana ones where durability is question. Many of flat/sale building are putting this only as it look nice. They are charging from 9000 Rs upto 13000 based on design/quality of wood used. If you need to do with Burma teak it wold cost at lest 18K to 17K to 23K based on design/quantity of wood used.

Hi Engineers/Architects,

My plumber has connected waste water outlet (wash basing, bathtub, shower) and commode (shit pot) outlet to a common sewage pipe which is dropped down to sewage chambers built around the home. He has done that for three different bathrooms in the first floor. My architect says waste water outlet should not be linked to sewage pipe and they should be kept separate. If they are not separated then fowl smell will come through waste water outlets and into the toilets. And the chances of foul smell will be more in case of sewage blockages or if we leave the home locked for 3 or 4 days. On the other hand, my plumber says foul smell will not come because he has used trap to drain the waster water and hence joining waste water pipe to the sewage pipe will not be a problem. I don't know who is correct. Any ideas what is the right way to go ?

i think it should be separate, and i have checked mine connection as he has connected separately else it would be big problem. Drainage cloging happens entire piping system will collapse in your house with no water go out with smelling in all the open drains. Drainage cloging is very common as main manhole of BWSSB will always get blocks.

Hi,
The waste water line should be separate for various reasons.
1.The toilets stick in case of floor trap water is dried out
2.your soak pit gets filled quickly
3.In case of drain block you will have the entire soil mixed coming out of chambers
4.Soil will reverse flow when blocks ,imagine soil settling in floor traps.

Hi,

I plan to go for a M.S Steel structure to support 2 numbers of 1000L overhead tanks. Due to structural constraint I can't construct brick wall to cover the structure. The shape of the steel structure will be triangular and will be supported by two perpendicular beams so as to avoid the load on the slab. As I can't construct brick wall I am looking for an alternative light weight material to cover the steel structure. One interior guy suggests to use shera board but another interior guy says shera board is not water proof. I am confused.

Any suggestions for a good weather-proof and water-proof material ?

Three months after the State government came out with a rule making borewell registration compulsory, the rule is to be strictly implemented in the city. Not many citizens are even aware that they need the Bangalore Water Supply and Sewerage Board's (BWSSB) permission to drill a new borewell.

The government notification, dated December 3, made borewell registration compulsory under the Karnataka Groundwater (Regulation and Control of Development and Management) Act, 2011. Sources in the BWSSB, which is the implementing authority in the city, told The Hindu that the board was planning to conduct door-to-door visits to check for unregistered borewells.

"As per the Act, existing borewell owners have time till March 31 to register. After that owners of unregistered borewells will have to face the music," the sources said.

"Strict enforcement is essential now to check further exploitation of groundwater. Although summer is yet to set in, several borewells are drying up in the city. On an average, more than 300 borewells dry up every month. Of the 1.72 lakh borewells in the city, 13,000 have been drilled by the BWSSB. Nearly 4,000 of these 13,000 have gone dry," the sources said.

Keeping tabs

The Mines and Geology Department's new borewell registration rule is to check further exploitation of groundwater and also to keep tabs on those using groundwater for commercial purposes.

The BWSSB already has a list of consumers who use borewell water. It has been collecting Rs. 50 as monthly borewell charges from consumers who use borewell water. However, this data does not differentiate between borewell water users and owners.

The new rule makes it mandatory for all existing borewell owners as well as those drilling new borewells or open wells — both for domestic and commercial purposes — to register in the prescribed format by paying a fee. Failure to comply can attract a penalty of up to Rs. 10,000 and/or imprisonment up to three years, according to BWSSB Engineer-in-Chief T. Venkataraju.

Application

The prescribed application for registration is available on www.bwssb.org. The fee for a domestic borewell is Rs. 50 and Rs. 500 each for those drilled under the industrial, commercial or entertainment sectors. The drilling agency will have to pay Rs. 5,000 to register for every borewell.

So far, hardly 100 households from the city have registered. The sources attributed the poor response to lack of awareness.

"This is because although the rule was notified, not much has been done to publicise it," another official said.

Water rationing

Although top BWSSB officials have been reiterating that citizens are unlikely to suffer from a water crisis during summer this year, the board has already started water rationing in some areas by cutting short the duration of supply and maintaining low pressure in the supply lines.

Apart from the new areas, some core areas in the city have already started feeling the heat.

"Earlier, our supply duration lasted for more than four hours. Now it has reduced to less than two hours. Moreover, there is no pressure," said V. Satyamurthy, president of Sanjaynagar Residents' Welfare Association.

"We can soon expect the private water tankers to hike their rates. This is the usual trend every year," he said.

However, BWSSB officials said the situation would be much better this time as the board was able to draw 200 mld through the Cauvery IV Stage II phase.

"We do not expect any problems till April after which we hope there will be rain. Shortage, if any, may be because of excess consumption during summer and power problems," an official added.

Hi All,
I am planning for a G +2 house.
Should I go for pillar only or should I have foundation(paaya) also.

Currently have 12 pillars digged (5feet *5feet) , plan to use 16mm and 12 mm rods.
My contractor says its enough and foundation or paaya is not required.
He tells plinth beam will be there , so no need to stone paaya , please suggest me how to proceed.

Please do ask him to lay the foundation. Plinth tie should be above the foundation. Its all there for a reason.
It is very important to get your structural plan done by Engg. Do not rely on contractor for this.

A person [Your contractor] who tries to save labour and hesitates to put foundation right at the begining of construction, will hesitate to do so many other things in the future as construction proceeds.
So as a precaution, please have an agreement to clearly say what is covered and what is not and very importantly include "Payment schedule". Do not release any amount before the work is done. This is out of my experience. Many of my friends on this forum who have faced similar issues will surely agree with me

Mine is a column construction too. The column footings were almost 6 feet deep. Still, the structural engineer recommended 3-4 feet deep size stone masonry along the external walls and the plinth beam rests on this.
All other constructions around my house did not go for that deep a SSM foundation. When asked, my contractor said it is always better to have a strong SSM foundation even in column structure. Reason he says is, if your neighbour goes for a basement structure and excavates the land, there is a possibility of soil under your house getting disturbed, which will impact your flooring etc. If you have SSM foundation along your external walls, this will be prevented.

1.avoids wall settlement cracks
2.avoids rodents to dig in to your ground
3.plinth steel consumption will be less
4.bonding of columns are good

My layer also charged the same for both. He quoted rs.25 and two weeks
after starting the work gently mentioned that there is a different rate
for gangsaw slabs and the shorter verticals. The price he quoted was
apparently for the shorter verticals. For gangsaw he is asking for rs.35.

For bathrooms look at shira stone which are already roughned up.

Today i visited some granite shops and found Sadrahalli rought being quoted 75 Rs and at 98 Rs for polished one and 110 Rs for leather quoted. Is this good rate on Sadrahalli? They were telling they are putting these stone (polished or leather quoted ) in bathrooms .

Above that i have seen that , polished natural stone or payya sones in various colours . they were saying it can put as like Sadrahalli stone and it can be laid on bath room and exterior at 75 Rs. Is anybody used these?

I have see shira stones ,and they quoted it as 110 Rs . Is this good rate?

What is rate for Sadrahalli lying or shira lying ????????????? as i fell it should be less than graite lying as they is no cutting involved.

I finally got this done from local BBMP office....some of you who got plan sanctioned recently and also paid for road cutting still need to get the "Endorsement" letters from BBMP AEE.
one endorsement each for BWSSB water, Sewage and BESCOM
they come and inspect violations before issuing the Endorsements.
one needs to attach the original Endorsements to BWSSB and BESCOM when applying for connections.

I too faced the same challenge and kind of now decided to drop the idea of basement for the following reasons. I was intended to use the basement for car/bike parking along with some sort of home office for future:
1. If you go for basement you need to get the ground floor elevated by at least 4-5 feet. That requires 8-10 steps. Since usage is regular and very frequent you would like to give 0.5 feet hight for the stairs. If you give around 10 inch wide stairs, 8 feet length from the compound wall will be gone just for providing stairs.
2. Basement moisture level can be high causing computers/electronic parts to damange.
3. You have to climb the 8-10 stairs every day many times.
4. You will loose lot of space for stairs.

I liked ground for parking and rent + first and second duplex. This way when we get older we can shift to ground floor and rent out the duplex. That will be like pension
Any suggestion would be welcome.

Are you talking about main door polishing ? . Normally it would be done only for main door ,or doing it all the doors/windows.

My painter told he will do main door polishing then all rest will be putty/Primer/painting 1 coat. Is this correct?

PU is not costly as described by painters. Recently i did 90 rft of hand railing and 250 sqft for main door and puja door. I consumed 3 ltrs of sealer and 3 ltr of top coat and 2 ltr of stain. Typically a ltr of sealer costs around 450 - 500 rs and top coat costs about 600 rs. You need 120/220/300 emery papers to get the job done also on final day you require spray machine for 2 coats. The qty i told is for 2 coats of sealer and 2 coats of top coat.
Sealer you can apply in 2" brush and top coat in some instance u can use brush to avoid wastage or else you can use spray.
The initial preparation is the key, ie sanding. I employed 2 painters for 3 day work, 1 day was fully devoted for sanding second day for staining + apply 1st coat sealer allow it to dry for 2 hrs and sanding + apply 2nd coat sealer. 3rd day sanding and applying 2 rounds of top coat. Spray machine you get it for rent at 125 rs / day.

In total i spent approximately 3K for sealer + top coat + 1K for stain(as color i selected was dark) + 2.5k for labour + 500 rs for emery paper + 125 for spray m/c./ In total 7K for 250 sqft of doors and 90 rft of hand railings. Which is far lesser than normal polish people quote. For the same work berger had quoted me 28K and one more person had quoted me 65K, also few people have quoted around 110 rs/sqft.
PU is easy and you need to know the steps.

I Checked today few shops nearby mahadevapura they quoting 5%-10%. I need to check balaji paints nearby devasandra. to know the quotes. It seems discount varies on litre container. for small container (1-2-4 litres lesser discount). Asian internal paints Tractor 20 litres - 2050 rs & Premium - 4200rs. Also depends on color I think. Do u anyone got quote nearby ur area.

Hi, I need to make a cabinet on my bathroom around the wash basin and will be covering the stretch to the floor. I cannot find any suitable material. Since our bathrooms may not have a complete dry area like in the west, I am not sure what material can be used. An obvious economical would be Sintex, but is there any other better materials available? Please let me know your suggestions for this.

Even I had the similar requirement but as you said, could not find anything suitable to build it. I had found an option of Parryware 's built in wash basin with a drawyer below, but it was too expensive , I felt and dropped that. Probably you can check that.

I have constructed my cabinet for the bathroom using marine plywood. I have plastic legs supporting the cabinets. The plastic legs are adjustable and gives a space of 6 inches between the cabinet and the floor. I have been using this since the last year and half without any issues. I do have a shower cabinet that is supposed to be the wet area, however, unlike in the west, we do wash the entire bath room floor periodically. So there is no strict wet and dry area as such. I have the exhaust fan and light switch combined like in the west, so this sucks out moisture every time we take a shower, hence the cabinets might not degraded.

Hi Friends- Have seen one of the house while driving back home in uttarahalli main road.The most part house attracts me by the design and the outline material used. I asked the security person about the design of house and he told me the bricks they have used to construct is not required for cement plasting..So he don't know the name of the Brick and the cost of that. If you all have understood my view please help me out as I wanted to go with the same design with Brick work . thanks

Hi,
I would like to seek all your guidance & help in getting the doubts cleared wrt the docs needed for a BDA approved site [Housing Society]:
The current owner has provided me the following docs:

1. sale Deeds - old and new -a.From Socitey to first owner and b. first owner to second owner.
2. Site Allotment letter from Society and 'All Dues Cleared Certificate'.
3. EC from date of allotment which shows the owners names and changes in the year of transactions.
4. Khata endorsement letter from the then 'Area Council Office' as it was not under BBMP. The area is now under BBMP.
5. The site was allotted in 1996, but i have only the tax paid receipts from 2001 to 2013. Should I also ask for receipts from 1996 to 2001? All taxes are now aid to BBMP.

The site was first under BDA and then moved into BBMP. So I think the BBMP/BDA Khata is missing and should be provided?

Can you kindly let me know which further docs I should get from owner to enable me to get them verified and proceed further?

How will I know if any outstanding loan or cases [if any] are against this property?

Kindly advise.

You may need following documents.

1. Possession Letter from Housing Society to first owner.
2. No Objection Certificate from Housing Society to first owner. This is required if the housing society allotted the site to the first owner for any lease period. You will find the information in parent deed.
3. BBMP Khatha Certificate and extract in the name of current owner.


Show the documents to a lawyer. They would be able to tell you the missing documents and any legal issues.

More over it is Khata-A, tough to find now a days in North Bangalore.

Madhuri Meenakshi Inst of Tech
Nitish villas is coming up less than 1.5km from this layout and is priced at >5cr
More over airport road, the super highway of future development in Bangalore.

Dont get anything close to this in North Bangalore.
Most of the sites are bought by NRI's and will be a good one in future.
Lake development is happening and shall have very good appreciation in the future.

Is this just Ground Floor house? If YES, here are my feedback:

1) There is no dining room in the plan. What you can do is cut the attached bathroom and have only one common bathroom. You can use the saved space as dining cum kitchen (open kitchen).
2) you can reduce the width of space you have left for car parking. This will make your kitchen + dining room bigger. It is enough to have just 9 feet width for car park.

Yes, this is just the ground floor plan.
I have left 12 feet for parking, keeping the two wheelers also in mind. (1 Car and 2 bikes).
I suppose 12 feet minimum width is required for parking the car and bikes. Plz lemme know if otherwise.

@Blrsiteseeker,
that area is just a common way to enter the rooms and bathroom. The software which I used, has some pre-defined names for the rooms/areas.
So I just used the word 'utility' only for the naming purpose ( to label that area ). I agree it was misleading, sorry. It does not mean the actual utility .

Ok. If you used Chief Architect (as I gather you did), then their names are more American terminology, those areas are referred to as Halls (and the area we call Hall, is called Living Room).

In the Room Name box, if you uncheck the "Use Room Type" box, then you can specify the name you want. see attachment (it is not a big deal, but if you want to discuss with architect etc, it will be good to have the correct names so they don't mistake your intentions).

Can any one tell that stair case can touch the compound wall, is that any problem from BDA, I planned the house leaving all the side 2 feets and stair is touching the boundary my next site person is creating problem and he stopped the contraction. any one can help in this regard

he is not left any set back for his house..

Yes, you are right, the names or even the minute details matters when it is discussed with architect or when the plan gets implemented.
Thank you for the screenshot. I use the older version of Chieft architect, which is 3D Home architect v 4.0. The "Use Room Type" option is not appearing in this version.
However, I just figured out how to change the names manually and corrected it.

In most of the plans which I have seen, the stair case touches the boundary line. I think it should not be a problem because its only the steel railing that touches the boundary and not a wall as such. You can also see most of the houses around you, the stair case touches the line.
You can quote other houses as example and talk to your neighbour on this.

As per bye-laws in Bangalore, for a 60 x 40, there should be 1m clear on sides, 1.5 m in the back, and 2.2 mts in the front. Nothing should be constructed in these setbacks. Even the car park is expected to be outside of these setbacks. So, I expect the same logic would be applied by BBMP for 30x40 sites also, except the dimensions of the setbacks would be lesser.
So, for the approval plan you make, you cannot show the staircase in the set back area.
During construction, if you have to make a staircase touching the compound, I suggest you use a floating staircase instead of folded step, so there is more light/air ventilation.

If the neighbour has not left any setback, and is creating problem for you when you have left 2 feet setback all round, tell him to go and complain to BBMP or BDA. His house will be demolished first before they come to yours.

Thank you kpb2308, I presume the first suggestion was for me,
this plan is for the actual construction. As I ve learnt from this forum that the approval plan will be slightly different from the actual plan which will follow all the rules including setbacks strictly.

Once this plan is satisfactory, I will discuss these requirements with an architect for the actual construction plan and also for the approval plan.

Hi all

Has anybody made a scientific, rational and logical study of effect of Vasthu of existing houses on its inmates ? I am finding a lot of problems finalising my plan. Every time I make a change it is against Vasthu. If I go as per Vasthu the layout looks ugly, unaesthetic, inconvenient and also results in wastage of space . If I go against Vasthu, I am going against my family . I am going mad,mad,mad .

I feel it is high time we analyzed as many houses as possible in terms of Vasthu and its effect on the inmates.

Its human tendency, Only when things goes against their choice, people co-relates to Vasthu compliance.

Vasthu is just a virtual profession, playing with others money and rides on their emotional sentiments. Few live examples are

1) Former Chief Minister "Yadiyoorappa" changed his name to "Yaddyurappa" as suggested by a famous Astrologer, did his
fate changed ??

2) Gali Janardhana Reddy Changed major part of his Bellary enclave based on a vasthu suggestion a year back, did he came
out of jail or from all the scams attached to him ??

3) In the last 10 years, Many ministers from all parties changed their Government allotted buildings for various vasthu compliance, did that changed their fate or never had any scams in their career ??

4) All earlier State Chief ministers believed, Visiting Chamaraja Nagar city is inauspicious & loose their Position quickly Like Former CMs V.Patil, Bommai & Bangarappa. But Present CM Shettar visited on 9th January 2012. Even now, he is safe and will finish his remaining term 2+ months also.

Forget all negative feelings from your mind. Vasthu is a Concept is to get maximum Natural Light and Ventilation inside the building for better health(Health is wealth). Not for creating any fear in mind. Blindly following all the half baked vasthu Fear and building the structure violating basic Set back Rules and closing all the windows 24X7(also with Curtains) is of utter non-sense.

Just apply the basic rules to get maximum natural light and air into your house based on your primary need. else,.

In my opinion, Vastu is based on belief and science is based on facts. So it is not possible to do a scientific study on matters of faith or belief. Ex: Can any one prove scientifically why a commode should face south? So either you believe in yourself and go according to what makes sense or believe in Vastu. People say Vastu is for maximizing air and light, but shun road hit sites. If you think scientifically, then road hit sites provide maximum air and light. Vastu belivers want to gain legitimacy for vastu by claiming it to be scientific. but this is far from truth.

Vastu is good for - vastu "consultants & experts". Not for house owners.

It is not science, but works on people's fears. I place it in the same category as the "forward this email to 10 people you know or else..." kind of scams. Same comments for feng shui. I am completely ignoring vastu in my construction.

PS: While we were in Singapore, almost all houses there were south facing only - and our prosperity only went up. Go figure.

Vastu has a logical explanation for your prosperity going up in Singapore. According to Vastu, you need to have water in the North East. Singapore has water in the North East, while India has China in the North East. China is a country represented by mainly Land Mass. Hence India is not vastu compliant. So once any one leaves India and works abroad, his properity will only go up. When you come back to a non-vastu compliant country, you need to build houses that are vastu compliant in order for prosperity to go up.

My parents are vaastu freaks. But luckily my wife is not. So in my new house i am making sure that i follow vaastu only where it doesn't spoil my floor plan. 15 years ago hardly anyone spoke about vaastu. Now everyone has gone mental it seems.

What is the logic/mean by water in North east side for Singapore, when it is an island ??.
Singapore is covered by Water all over 360 deg.

Even plenty of countries like Japan, Australia, Taiwan, ireland, newzealand, UK....etc are all made up of Islands.
are they not having better living conditions than Indians ??

msn1270, Vastu experts insist that sump/water should be on north east, even though there is no logical explanation. So presence of water at north east is all they care. With singapore, there is a delta north of north east island that would satisfy a vastu expert. My reply was more in jest rather than any justification of Vastu.

Someone said it right - no one worried about vastu a couple of decades back. I know many houses which were direct opposite of vastu, yet, the families did very well in terms of health, wealth and happiness. And then some houses that would comply with vastu, still had problems. It is sort of in the mind. If you are following vastu, follow it where it makes sense and not to a fanatical extent, where it makes your life miserable in trying to achieve it (you already lost - you are not happy even before your house is done).

People apply the vastu principles when they move to other countries not understanding that it should be tailored for that region. In the US, it would be best to have more windows in the south, so you get more light, and the main door / driveway facing west, so you have more light that will melt the snow in the winter. We have a west facing house and every time it snows, my opposite neighbor keeps complaining about how it is easier to clean our driveway, as we have the sun aiding in melting it. Unless you want to wake up early (who wants to do that on a cold and snowy day) in the morning when the sun is on the east side to do the shoveling.

So you have to see what applies.

I think the vastu guidelines are good, but you have to be practical. In olden days, the homes were built on farms, so it would be easy to position your building pad according to the position of water and face east and all that. Now we live in cities, so we will have immediate neighbors and streets (which were practically not present in the farm houses), so it would be almost impossible to get 100% vastu.
