Underground Drainage work looks like it is done..

Park areas are fenced now.


tarring of roads not yet started and streelights are up and transformers are all affixed now.



other than that the construction work of apartment and two other houses in phase 1 going on briskly.

I am going for renovation of my house and it involves redoing the entire re wiring and fittings. Can you please suggest the reasonable electric labor cost . the work involves grrove cutting , laying of wires and electrical fittings. The house is a duplex around 1700 Sf feet.

Please also suggest some good electrician in and around Old airport road

Hello friend, need some help if anyone can !!!

I bought the apartment in Marathahalli. When we went to see builder (VRR) office,
we met couple of people who were working in his ofice, like 4 to 5 guys.
They tole teh prices and all details and they said they work there.
Infact all paper work including agreement is prepared by them and
for final signture we and builder sighned on papers. We asked how teh payments
shoudl be paid, then those boys said we can come to office and pay checks or cash
adn get receipts or if we are busy one of then can come to our office or home and colelct cheks
and pass on to builder and get receipts next time when they come for next payment.

They were are completely managing things, infact some details builder also doesn't
know, so he asks us to check with them. So 4 or 5 paymernts one of teh boy use to
come and collect checks and pass on to builder and get the receipts next time when he come.

One fine day he wrote mail on behalf of builder (VRR) saying pay this amount (9Lacs)
as next installments and any question contact X boy (who comes to collect checks)
Unfortunately we were giving open check (not account pay).

This time he took check adn directly went to bacnk (ICICI) and encashed and ran away.

I gave the check on the name of builder (VRR) , boy (SM) who comes to collect check
encashed in Bank (7,16,000.00) .ICICI bank never bothered to enquire builder
or me to pay that huge amount to incorrect person. I still wonder how can they
pay to wrong person with knowing he is not right person on the check.
Check was written on person "A" name and person "B" is collected by showing
his own identity (Driver License ). ICICI took his ID as cell # as identity,
they never even bother to take copy of his Driver License.
When I talk many times with corresponding branch people, they come up with wage answers
and they ask me to go to police and file case on person "B".

Later for my verification purpose I called couple of ICICI bank
service reps and did general enquire, that " If I give check on Person A, can
person B collect, all of them said NO, it will never happened, we can't pay to
person B cash, only person A with proper identity we can pay CASH" and few people
said, if cash is less than Rs.50,000.00 , it is possible we may pay to person B.
But wonder how they paid 7,16,000.00 to 2nd person, that too in CASH, knowing he
is not correct person on the check to pay.

Unfortunately this event we came to know after 4 months, when builder sent fresh installment
details saying X amont we ahve to pay. Then we said out of X amonut we already paid to you.
Then he saw his accounst and came up no he didn't receioved 7.16Lacs. After few times discussions
he said go and file case against that boy. We said boy is u r employee and he works for u, why should
we file case and you should be responsible. But builder said, no he is not my employee he works
in my office as commision basis, so do what evwer u want, if u want file case against me as, I don;'t care.
We cpouldn't file case, since he never said on ny paper saying he is his emploe ( which normally
no builder or emploer gives that people r ther employess ).

We approached police (as usual ) they said pay soem money we will catch him adn tehy said they can't take
case or file case. So we paid money they went to his palce (mysore), but they could find his father and brother.
His fatehr was retired and innocent man, got scared by looking polica and said he will pay money.
But as looking at him we know he doesn't have that much money, seems he had 1 acre land, he will say he will
sell and pay, but poor fguy couldn't do it. So police enquired and forced his 4 or 5 times and mean time
inspector transferred to diff palce adn now story came back to square 1.

When I tried to ICICI bacnk, how teh hell u pai that money , they said, we might have called you
or builder and took aprroval, but neitehr of taht happend, he some how managed and encashed without
anyones approval.

As I am NRI, not in INDIA, not able to trace much and my people are in AP, can do little falow up
not much, this happend almost 6 yrs back. We just files case in court and left as his fatehr expired
later days.

Now recent days I kind idf traced and came to know his where abouts,

SO I want to know where I can file fraud case ( no use police, unless I fallow with )
Or if any one know some detectives in Bangalore, they can work on this case.
I am not sure what that guys did with money. He seems very fraud guy, he lifted laptops also
from soem offices.

Pls help me if you know any thing can be done

I feel its worth filing a complaint against ICICI in RBI ombudsmans website ( link below). Its no use trying to get hold of the guy ( you know how things work here !! ). ICICI has no right to pay , that too in cash, to person B when cheque is for person A.

Nice story !!

1. No person in his right frame of mind will issue a OPEN CHEQUE. No sure how matured you are in this case.
2. no direct cash cheque can be issued in the name of a organization, hence, not sure again on your account of the so & so xyz picking up the amount.
3. If what you are saying is true, you can haul up the bank. meet the guys in the head office at bangalore & discuss with them. Rookie representatives will not be of any assistance.
4. There is a limit until which cash payments could be done, this however is not applicable in case of point 2.

We can understand your loss.

But you have delayed too much. As its already 6 years over, How do you prove that that guy came to you and collected it or he was sent by the Builder. Whether you like it or not, you should have filed a fraud case at the CCB branch of police department. and complaining to RBI Ombudsman on the deficiency of service for the Bank.

Alternately, try to file a case at Consumer Redressal Forum against the Bank for malpractice.

Last but not least, Here onwards maintain documentary proof for all your transactions and communications with any other Third party or departments or business firms.

I know we bid big blunder mistake, which is very unfortunate and costly .

if whatever you have mentioned is true, the whole responsibility is with the bank. I am sure that you would get it fixed through RBI . I have done that for a similar case, though for a smaller amount and RBI followed it up and the bank returned me the money. The only issue here is , it has been 6 years !! Not sure why you dint take the RBI route till now

Yes, it is too late and unfortunately I was not aware of thei RBI. I fallowed up with right immidiately and demanded
for enquiry, intern they just provided me the copies of checks, says builders (SM)signed teh checks and send to us with his
employee (SM) . But when i see signature back of check it was forgery done by the person who took money. We took all these
evidenses and went to police for file case, and we got above answer and asked us to pay 20K, thne only we take up matter,
if not no respnse.

Now and before also I demanded ICICI to provide me teh details of person from ICICI (cashier) who vouchered that check
and paid money, since such huge amount can't be paid, without proper idetity or authorization. But they ask me to go to
police and file case, which I rejected as u r employee did mistake (paid money ), so u shoudl fallow up else give me teh name
of personal, which I wil include in teh FIR and fiel case, but they are not giving that details.

By the way I saw website, looks promising, I was trying to get contact details of this perticular department,
but I see only email, let me see with RBI, if I can get any help.

ICICI and HDFC Banks have most fraud cases related to Loans and Credit Card issues.

As long as you are following up with ICICI, they sing same old tunes for you and you will be in the same stage, until you approach the RBI and Consumer Redressal Forum. Once they receive the notice from those two authorities, proactively, they will come to meet you to resort the issue/amicable solution.

there is a limit for trust and optimism. I think you have to blame yourself for your lazyness and for not initiating anything legally. Whats stopping you from last 6 years ???? Why are you hesitating to go for the necessary legal steps ??.

BETTER LATE THAN NEVER. START NOW.

I totaly agree with you, that was my mistake for prolonging such long time.
Unfortunately as I am away from India, was not knowing this RBI process, had I been known
6 yrs back, I certainly should have aproached. But as u said "BETTER LATE THAN NEVER",
I am going to restart process once again. Basically I was more concentrating catching
the guy who runaway with money, by not knowing this process.

Once a reseller (one of the shady characters in RE in BLR) entered into an agreement for a site in BLR. I am in Mysuru and he left saying he would get a copy made and bring it back. But went back to BLR without giving me a copy. When asked he said he had some emergency and would send it by courier in a day or 2. Days passed and there was no sign of the copy of the agreement. I called the broker who made the deal and told him that this is not the way to do any deal and If I did not have the copy by the end of the day, the deal is off. I told him that he can cancel the agreement and collect his advance or he can go to court and I am ready to fight it out in the court. I had the copy of the agreement faxed the same day. So one has to be firm in dealing with these folks. No one wants trouble and unless you are ready to give them trouble, you cannot avoid being troubled.

So If I were you, I would call the mediator and tell him that the deal is off as they called you for registration and did not do the registration. You have proof for it and am willing to prove it in the courts if needed. Ask him to come with the buyer and the original agreement to collect the money and if they come, collect the agreement, tell them that you need to translate the agreement and will call them with the cancellation agreement to settle. Once you have the agreement, you can consult the lawyer and take the appropriate steps.

Never give him any original documents. The surveyor does not need the original documents at all. He has access to everything he needs at the revenue dept and survey dept. Even private surveyors in Karnataka work as contractors for gov't and have access to all the docs. They do not need the sale deeds at all. All they need is sketches of the individual plots and schedule ( chekbandi) to give notices to the neighbors.

You mentioned the reason you are selling is that the land is with your relatives and are money minded. As long as you have possession of the land you should be fine. The trouble from you relatives is probably far less than the shady mediator and the buyer you have entered into an agreement.

If they get back to me they will listen to me rather than disconnecting my calls in the middle.

As the surveyor doesn't need the original sale deed to be presented at the time/date of survey, I do not have any obligation to be present in the village again with my original documents(sale deed). As I already visited the village once and have all the bus tickets to prove the same. I will remain silent until either they get back to me or until the 3 months agreement period elapses.

From then I will start searching for the new buyer.

The land and sale deed are in my possession only, my relatives living in that village aren't good natured they are money minded.

There is no need to disclose that you are not having the money to pay them back. You just have to say you are ready to pay them back. That will soften them.

The mediator ( I assume is a broker) and the buyer are taking you for a ride. Tell the mediator to get the deal done according to your terms or else you will reduce the brokerage.

I do not know the practise in TN. In and around mysuru, the surveyor brings the copy of the sketches he needs to do the survey.

Either ways I only have a original Sale deed with me, which as you said need not be produced to the surveyor at the time/date of survey. I will stick on to this.

I don't have the sketches of the individual plots and schedule with me, as the mediator has taken initiative of getting the survey done and that he has collected Rs.5,000/- from me a month ago for the same, I think the mediator shall look into it.

I feel you forgot to include many more points like,

- Lot of inventory is in backlog from the developers who are unable to sell their assets. Hence we can see lot of home
fairs/exhibitions/Gruhotsava from every banks/NBFC and CREDAI every fortnight.

- Majority of the developers/sellers are not ready to do property transactions in 100% transparent way. prefers cash transactions to avoid paying taxes to the Govt.

- Too much of speculation in the real estate market and there is no "value for Money" logic.

- Lot of criminalization in the Real Estate Business.

- Cost of Construction raw materials has skyrocketed in the last 5 years.

- Cost of Paints/dyes have trippled in last 4 years.

- Labor problem and charges taken steep increase.

- Home Rentals have gone up significantly in the lat 3-4 years. Still not matching the bank interest returns for the investment.

- Home Loan Rate of interest is more than doubled compared to 2005-2006 period.

- With the recent hike of petroleum products, we can expect many more items to become costlier.

- Rainwater Harvesting, Solar Water Heaters become mandatory, Hence the Builder has to Invest another 30-50K extra.

- Severe Electricity Problem and Drinking Water Problem across Bangalore this year due to lack of rains, as the Green & agricultural areas are disappearing at an unpredictable Percentage.

Just viewing from one angle that, Real estate prices are appreciating year on year makes a very narrow view, as its not the only thing appreciating and rest all stagnant or depreciating over a period of time.

When we look at ground realities in 360 degree & its consolidated impact on our life, I say real estate price is relatively in line with other developments/destruction, earnings, expenses, risks we are facing.

Well, if you have ample time and pictures ready to be shared, then you can as well upload the pictures here and let me know. I will be very glad to have a view of the layout. I had done the same when I had taken pictures in 2007 and posted them for everyone's reference. I din't manage to again click pictures ever since. But I would be visiting the layout in coming months and shall take many pictures and share them will all here.

My view about SMV Layout is that it will prosper in coming years, perhaps by the year 2020, it should bear the scene just like how Vijayanager looks like. The layout will have many houses constructed and there will be full flow of traffic around. The prices will be quoting not less then Rs. 7,000 to 8,000/sqft. I believe in the saying: "Always plant your seeds before the jungle gets formed, so that your tree will grow and stand upright along with other trees in the jungle".

Well, SMV Layout will take ample time to grow, establish and form completely. The plots could be bought with the theme: "Buy it, protect it, forget it. By the year 2020, there should be much lively dwelling existing in the entire layout. That will be the time when people will ponder to chase the purchase of lands full fledged, ready to pay what ever price possible to clinch the deal. I am in investment field and have seen and learnt the aspects of a successful investor. Never buy costly properties for long term investment wherin the prices are completely saturated. Instead, focus on areas where the growth is just beginning to take shape and forecast the development with regard to demand, supply and availability.

Will discuss more and share ample information from sources on layout development. Until then, Enjoy investing.

Yes, the link points to the Kanakashree SMV Layout. I have posted the same URL in my first post as well.
Just to clarify, Kanakashree group (KHBS) have completed few more layouts with same name in byrathi/Kannur as well. Those are old layouts.
This is the latest layout (SMV) by the society.

That peice of land which is marked as CPRI in wikimapia has been fenced. You can see that in one of the pic i have uploaded.
But I didnt observe find any board or hoarding which says CPRI, during my last visit. I got to know that this belongs to CPRI only after seeing wikimapia.
So no idea whether it is really belongs to CPRI or some other society. Even if it belongs to CPRI, a laboratory may not come there ... it could be for some residential purpose (an apartment may be), as the surrounding places are all residential. Any body has any info on this please ?

Nandagokula layout seems to be a good bet in coming years. If Kempegowda layout takes off successfully, then nandagokula will ideally be located inbetween SMV & Kempegowda layout which will turn out to be worthwhile investment for future. We bought a 30x40 at 1729/sq ft in Dec 2012. Legal doc are scrutinized from 3 different sources concluding as legitimate & loan from State bank of mysore is approved. If anyone else have any thoughts / information feel free to write back.

RCC(column, beam, roof), Brick Masonry rates look reasonable. Normally internal plastering rates are lesser than external plastering rates by 5-6 rupees as there is no scaffolding involved and the worker's productivity is better.

I feel the cost is high. If it is 2000/sft also, you should be able to construct 25sqft building. "The item code "other" needs to be optimized because that is the once which Engineers get most of the profit. Check it out on this site.

Based on the estimates your architect has quoted the rate is on the higher side.

Super built-up area: approx 2774 sqft (2192 + 120 + 462 (20% for walls))
Total cost: Rs. 56,52,496
Rate per sqft: Rs. 2037/sqft

Even though you are using marble @ Rs. 110/sqft, the rate can come down to about Rs. 1800-1900/sqft.

It will be wise to provide your plan to a couple more contractors/architects and get quotations from them. An estimation costs around 0.25% of the total value of the project but can save you a few lacs. But don't necessarily go with the lowest because you need to ensure that the finishing the contractor is giving up will be of superior quality.

With item rate contracts, the engineers usually underestimate the quantities, so the quote looks competitive, but will usually end up higher. One should not be surprised, if the final cost is 10-20% higher and in this case, it would be 2200 to 2400 Rs per sft, which would be very high in today's market for house construction. The above rate does not include the cost of kitchen, wardrobes, grills, furnishings, etc.

Yeah the rates are competitive or bit steep. I discussed with contractor and he gave his own reason.. at least for time being
- I asked him for bath room tiles (Tiles price 75, laying charge 75), reason he gave was even if we get costlier tiles or highlighting tiles which normally layer will charge more, he is fixing at 75 including all kinds of rates. but he did say check with market rate and if it varies too much then he will reconsider
- I spoke to architect (I am going with this engineer since he has worked with architect, and he understand her design so.., got +ve feed abck from his earlier work. In my family we both work hence need to depend on engineer more)
back to my discussion with architect, she said
- 56 lak we are not giving to engineer
- she has put 9lak total for Electrical/Plumbing fitting, she has considered expensive fitting and estimate is for premium products, so it will comedown based on what we buy

likewise she gave reasons, Contractor did say at anytime we are free to get our own contacts/source to buy things.

Please do give your valuable feedback, we need a home and spending hard earned money and has lot of expectations. any suggestions which help me in taking decisions i welcome

Few observations:

1. Blended cement ==> zuwari ==> 43 grade ==> 310 per bag
2. sand ==> Rs 55 if its original Trichy sand else its 35 to 42 per cft
3. RCC steel ==> SAIL 46,000 +5% vat + transport 2k upto 10 tonnes
4. Structural steel ==> no idea
5. 40 mm aggregate ==> 22 per cft (ok kind of quality)
6. 20 mm aggregate ==> 22.50 per cft (good quality)
7. i am using cement block and its Rs 29 per 6" block

about the Electrical at 9% is accepted if he is ok for below items
1. Switches Legrand Avators models
2. Original Finolex wires (not duplicate lot of duplicate is avalible for less cost)
3. Orignal National VIP is Rs 45 per length but in the market we get many VIP duplicates for Rs 27 to 32
4. Original Metal box from Legrand
5. Labour charges + LED lightings for living and few selected areas.

Plumbing @ 9% accepted only for :
1. Ashirwad CPVC FRC 11 CLASS A pipes
2. Supreme for sanitare lines
3. High end KOHILER santiware fittings
4. High end Grohe CP fittings.

Hinduware/parryware/cera/Jaquar fitting will work for just @ 4% for the cost.

I am buying plastering sand(river sand) from Holenarasipura from 3 different suppliers, and all of them charge between Rs 26000 and Rs 28000 per load measuring 450 CFT. This works out to be 58 to 62 Rs per cft. The ones that sell below these rates either provide less quantity( < 400 cft) or have mixed sand/filtered sand with too much mud content.

Are there vendors who provide river sand at Rs 35 per cft?. This would mean Rs 15750 per load of 450 CFT and this would be really a good deal.

For Rs 35/= we get the sand but lot of Filter sand is added and i dont prefer that kind of sand but for filling some area below the tiles laying this kind is ok.

For Pastering Rs 42/= per CFT river sand i am using. My vendor is giving for 27k and i think the quantity is about 600 cft to 620 cft.

I am not quite sure how i am going to check for the quality, but at least check for the brand. but then, i am seeing folks saying rs. 1300-1400 per sq.ft is a normal price at this time, though it depends on the materials.

The contractor is calculating wall to wall for sq. ft calculation. In fact, the contractor is asking for a full price for stair case, car parking area (there is a room on the first floor on top of this) and also for utility area.

I am looking for few more comments from folks on the price quote from the contractor for the materials listed?

The quote looks good. Just confirm what paint is he going to use in Asian. (e.g. Apex for exteriors or Apex Ultima?)
Does this include the cost of Stairs?
Is there any additional charges for roofing (for concrete gangman)?
Any cost for Parapet wall on the top floor & Waterproofing?

Rs. 1500 is a good price for the specifications provided. But you have to ensure the quality of finishing. Does the price include Sump tank, overhead tank, boundary and parapet wall? You have to get detailed specifications from the contractor to avoid any misunderstanding later.

stairs is accounted as a separate sq. ft for cost calculation. In other words, if the staircase is 160sq.ft then it is 160xRs.1500. Is this the normal in bangalore?

1. Stairs are normally quoted under a lumpsum labour value/ full contract value for very step constructed. They are not measured under "SFT".
2. Both apex/ ultima are exterior paints. Interior paints have different names as in "shyne, royale, premium, tractor emulsion" & so on. Visit teh website for more details.

For exterior it is Asian Ace Exterior and interior it is Asian Tractor Emulsion. Are these good options? and does the quote still look OK with this paint option?

I am NOT quite sure what it means by "full contract value for every step constructed". Can you please explain? How different it would be from sq.ft calculation?

1. Cost of steps is always measured by the number of steps constructed. This cannot be applied under the SFT rule.
2. Tractor emulsion & ACE exterior are the very basic paints & are "useless".

PS: I have been using asian for over 20 years & now have switched to "surfa coats". the cost difference is very high & the quality is superior compared to asian on the products that you see in par on the technical specs.

There is also an anti-termite treatment that is done during construction time.
I think they do it 3 times till the site is complete. One before/after digging, one after laying the concrete for the foundation and one more, i dont remember .

When i last got the quote, it came roughly around 10 Rs per sqft of the area. Of course, i am not sure if that is how he also calculated. He wanted to look also at the foundation, as he does the treatment for the foundation digging also.

He initially gave a 2 year guarantee and later 7 year. I am not sure on what basis. But he again said that it cannot be guaranteed, if there are too many open sites nearby, it is always possible for the termites, (especially the ones which eat the door/window to come in) and eat your wardrobes. And he also does it later on after the construction around the house area by drilling and injecting something in the soil surrounding your house if needed.

Basically the anti termite business is very tricky business. If you follow procedure the cost will go high. and level of stage various depending upon the sequence of work. So basically it doesn't work in mallard site and coordination between agency and execution is different. So there is always compromise on process. So it is not successful.

Thank you khan and jult. Termites is one set of problem. Other pests like cockroaches and rats is another menace. How can this be tackled during construction stage itself? It is usually observed that these gain entry through sewerage line. Now can something be done in sewerage lines or drains so that we avoid the problem?

I am planning to have sliding doors for the wardrobe as room size is small and confused about the fittings/hardware used for this purpose.
From what I understand there are 2 type of fittings one that is fitted in the top and other is the bottom fitted one with rollers.
Would like to understand which one is recommended over the other for better life and safety as I read that the bottom roller fitted can bend due to the weight of the door and may fall. For the top mounted fitting, the door is hanging from the top and so it doesnt bend and also easy to slide the doors.
The top mounted channels are costly compared to the botton channels.. Any recommendation for the top mounted sliding channels and price of the same will be helpful..
The wardrobe size is 8x7 with 2 doors for 4 feet each and planning to have full mirror size of 4x7 on one of the doors, are there any special precautions to be taken for this. Can the mirrors be fixed on the door that is made of blockboard, will it increase the weight of the door significantly?
Are they any other light weight material that can be used for the doors that are sturdy and do not bend?

Hi all

I am planning to construct my house at BSK6th stage. One of my neighbor has found water at 750 ft and another at 900 ft. It is heard that some have not found water at all. One neighbor has not dug a bore well and is getting water by tanker. However, water and sewage lines have been laid long back and all have taken connection even though Kaveri water supply has not started and nobody has any idea when it will be provided.

I am in a dilemma. To bore or not. What will be the requirement of water during construction ? Mine is a 30X40 site, planning for G+1 floor. Your valuable suggestions are sought.

I have decided not go for borewell due to the high cost and luck factor involved. One tanker of water will cost 300 rupees and one can get 300 tankers for 1 lakh rupees. So, i don't see why we need a borewell.

@sreekbda, thanks for your input . For short term, your idea is excellent. What bothers me is whether it will it be economical in the long run if Kaveri water is delayed for years together. In some areas the BBMP is seen digging rain pits in the storm water drains. Has anybody in BDA areas thought of doing it privately infront of their houses to increase the water table ? Will BDA allow it ? Would'nt it be a great idea if everybody does it ? It doesn't require much investment also since a pit and sand and gravel alone is required for these rain pits. May I PM you for mutual sharing of info ?

With exposed walls, it will be hard to have concealed wiring . However you can have a plasterd wall on the inside and leave the external side unplastered. Drilling nails is possible, you can have the walls in the joints of the mortar and on a plastered wall, it is similar to any other walls

Today evening i went to POROTHERM office, they have 8 dealers, and anything less than 1Lakh bricks will eb handled by these dealers. They did explained me finer details. i am now more towards using the DRYFIX solution. My meeting with my engineer is moved to tomorrow. plan to convince them on this.

They also given me address of a house built near Mount carmel college in Palace orchards, which belongs to an architect but using complete DRYFIX

I saw on their website about how we can drill nails into the porotherm bricks. Its possible, but you need to use a long nail, which will penetrate into the other end of the hollow section inside too. Or better still, stick to concrete columns or the cement in between the bricks for nails.

most of them seem to be hesitent to give bills they are saying with bill vat is extra so have a serious question on quality so how do you identify duplicate vrs original paint.

Hello ,
I recently inquired, in order for you to have a lawn + plant some shrubs , it is suggested to go for multiple layers of waterproofing \ Insulation plus some plumbing to drain out excess water. Pidilite\Dr Fixit has range of solutions for terrace garden . The one with 15 yr durability costs approx Rs 200 sqft with labour , there is one more range with 25 yr durability with insulation costs approx Rs 400 sqft with labour.

Just to confirm, the bathroom where you plan to have the rain shower is on which floor? I'm given to understand that if the rain shower is to be put in a bathroom which has about 25 to 30 ft height difference with the water tank, then the pressure pump may not be needed. However, if the bathroom happens to be on, say, top floor and the level difference with water tank is less than about 20ft, then the water tends to come out at a much lower pressure unless one uses a pressure pump.

This is what I've heard from a few plumbers and Hardware shop folks and may not be the actual case. It would be good if someone who's already used a rainshower can comment.

he suggested hindware and jaquar coz of after sale service but looking for other brands as well like gebreit ,grohe any suggestions

@OldWorldCharm, I have rain showers in both ground floor and first floor. The first floor bath is about 15 feet below the tank. I just hope the pressure pump is not required.

@Mahesh, I got 17% discount on Gebrit products from Chhabria & Sons.
Jaguar I got 18% discount, Hindware 20% discount (both with Bill).
My friend got 20% discount on Jaguar from PC Mallappa with Bill. (Huge order).

I think the installation of Gebrit is the same as Hindware or Jaguar.
Service has been good based on my 1 experience where I called them to ensure that the fixing done by my plumber is correct. They turned up the next day of me calling them up.

Rate per chadara is just a standardized rate per unit of measurement. So if someone is quoting you a rate of Rs. 1,50,000 per chadara and the total super built-up area (includes walls so per your question it will be outside wall to outside wall) of your house is 2400 sqft then the total cost of construction for your house will be Rs. 36,00,000. Got it?

1. Is Permission required from BWSSB to drill (i meant throwing the rules away!!!)
2. Even if permission is taken from BWSSB, they are giving permission to drill borewell of 4.5" with motor not exceeding 1 HP
Now I enquired with a lot of Drillers, they don't have 4.5" drill bit, they only have 6.00", 6.5" drill bit. How to go about the situation.
3. Is BWSSB authorization letter required to apply for a BESCOM Temporary connection .

Finally I have decided to go in for LG Hausys UPVC Windows. The manufacturing is located in Bommasandra Industrial Area. The raw materials are imported directly from Korea and they offer 10 years warranty on their products. [Rehau now offers only 5 year warranty for Home systems].
Pros:
Why LG? All hardware components right from screws are imported from LG Korea, competitive pricing (Cheaper than Fenseta, and better finish).
Cons:
Currently available only in White color.

Hi,

I am planning construction. And recently one of my friend got two brick quotes. One was called wire-cut which has good finishing which cost 6 Rs. The finishing is good, it is the wire cut brick for which plastering is also required(I was told that there are wire cut bricks for which plastering is not required on the exterior site and it is good to look, but little expensive). And the other brick was the table mould normal bricks with the stamp of the maker, The wire cut is stronger/good finish and he mentioned mixed with kerosene instead of water for making. Table mould with name which people in Malur are popular is called ALA. This was around Rs 4.80. Enquired at quite a few locations in Malur and the price was similiar for both of them give/take 30 paise.

My contractor said that the wire cut bricks might be strong/good to look at, but are not convenient, as they have a smoother finish and the cement plastering does not easily stick onto it. Though i agree to his logic, i somehow liked the wire cut bricks. Does any one have any inputs for the same. Have anyone used this and are any one aware of these bricks?

The engineer should include his expenses ( petrol expenses, phone expenses, sales tax on the materials he buys, service tax, income tax he has to pay due to your business, etc.) in the rates he quotes. If there is no clarity on how much the tax would be upfront, you will be taken for a ride.

The challenge is to identify good quality non-branded plywood as there are 100s of local plywood available in the market.
For those on a tight budget, one option is to look at not so famous branded plywood like AK Ply, Prestige, Alpine, Samrat etc..
Some of these even come with warranty and hence there is some assurance on the quality of the product..
The price should be 10 to 20 Rs lesser than the branded plywood price.

Hi all,

If anybody is going in for block wood articles be extreamly careful. The block wood consists of ordinary thick wooden reepers sandwiched between two plywood sheets. The wooden reepers can have borer inside and can eat away these reapers. I lost a door and two cots because of these borers.

Whether reputed brands are free of borers, you have to investigate.

The latest RTC is available on the internet. http://bhoomi.karnataka.gov.in/landrecordsonweb/

You will have to go to taluk office and apply and have infinte patience and deep pockets to get the RTC for 30 years.

All plots are formed on agricultural lands (mostly, unless it is BDA that buys government land from the Government as well). so any disputes in agricultural lands affect the plots that are formed on the agricultural land.

As per my knowledge, Phani is for agricultural Lands Similar to a Khata Certificate of a Plot. It will be used to verify the history of the land for land ownerships, any transactions on it, transfers and mutations ......etc. Its to be verified till the date, the intended land is converted to any other purpose(Residential/Commercial) from the agricultural. Once the Land is DC Converted, From that date onwards, Phani is not of much importance.

I am looking for a site to buy from HBCS formed layout. The original allotee sold the site to current owner in 2011 from whom I am buying the site. In the recent BBMP tax paid receipt (for 2012 -13),I still see the original allotee name even though the current owner got his khataha transfer done in Feb-2012 itself.

I am planning to ask the current owner to get his name reflected in BBMP Tax paid system. Is is necessary? If yes, what should the current owner do?

Why would the original allottee name appear in the system, even after khata transfer?

i dont know whether its necessary but it wud be good if its transferred from which you always confirm the present owner.

Khata Transfer doesnt change the name in the Tax paid receipts. The owner has to go to the respective BBMP Zonal office and request for a name change. then the name is reflected in the latest 2 years receipts. you can get the print out again to chk whether its reflected or else u can chk in the BBMP website. The name wold be reflected.

Hi All,
I need all your guidance on the following confusions I have wrt purchasing a BDA approved site:

1. The Site allotte is dead and so is his wife.
2. The allotte has a single daughter - who is married and has a major son.
3. The allotte has written a will making the site to some of his cousin. The Cousin is married and has a minor son.
4. The daughter and cousin of the allotte now want to sell off the site.
5. The owners are not ready to provide any photocopies of documents and insist that after an initial agreement amount is paid, they will make the docs available. How to go ahead with an agreement without taking a legal opinion wrt site and docs?

I need to know what all legal documents I should ask them to produce and who all of the leagal heirs should be signing an agreement/deed so that things are clear before the deal finalizes. I do not want any claim arising at any point in future from any family member.

As this is a site allotted by Housing Society, is any actions/ task pending from the Society end? Any approvals needed from them?

Kindly let me know the details.

you need to collect the documents starting from

1) the BDA allotment letter
2) Amount paid challans/receipts
3) Absolute Sale Deed/Registration Copy
4) khata Transfer Copy,
5) khata extraction,
6) Latest EC from the date of allotment
7) Property Tax paid receipts till today,
8) Death certificate of the allottee
9)Copy of the will
10) Family tree of the allottee and the present person(cousin).

If you consult a reliable advocate & the Bank people(In case of going for Site/Home Loan), They can give some more list of document requirements.

Agreement will not be done between Buyer and Seller without verifying the necessary Documents. No one should invest more than Rs. 5000/- for receiving these papers for verification. Only after the paper verification, Sale agreement will be done.

If the duo are demanding several lakhs of rupees as agreement amount without even showing the papers, my suggestion is simply drop the matter.

How are you ever going to be sure the will is not contested? The will itself can be superseded by another will or the will may not be genuine. First ask them to get the khata transferred in the name of the cousin by BDA or BBMP whichever is the case may be and ask for all the documents MSN1270 has mentioned. On the surface it appears, dealing with the sellers is more headace than it is worth. It is better to look elsewhere.

I went to SLN City Ajjanahalli over the weekend. Half of the layout is asphalted but not the other half. Also, the first half that is asphalted (towards Huluvenahalli) is under a different BMRDA approval number from the one towards Muddanapalya (embodying the lake). So, technically speaking they're two different layouts although they're contiguous on the ground. Which part does your plot belong?

HI

I think there are several people in your situation who have payed all the money and are waiting for site allotment, including myself through various societies.

I myself spoke to Krishnappa as i got fed up with similar replies from societies.

Krishnappa tells that it is the governament which is blocking the site registrattion process and it will get done once congress govt comes to power.

I have visited the plot area and the land/sites are there, which gives hope.
Also election around the corner- we can only hope congress govt comes to power which will hopefully ensure stability

Until elections- i doubt if there will be any movement whatsoever.

If there are any sites for 1700/sq. ft (that too close to springwoods) in Nisarga. Please post the contact details of the owner here & I'll buy it within a day. Min. price in Nisarga is 2000/sq. ft except in the extreme dead ends of the layout where it is around 1850/sq. ft.

Hi All,
I wanted to share couple of information regarding this site(Ombalaji Jasmines).

1. Ombalaji Developer has applied for BDA approval, It may takes another 1-3 years. There is no construction on ground then how can BDA approve the Layout? . Developer must have to construct according to norms of BDA(like 50% residential, 25-30% roads etc) then only BDA approves. Means BDA will give NOC and Khata certificate after approval.

2. Ombalajee claimed that they own whole land(survey no: 188(part 1 and 2). But According to RTC and mutation documents both own by different persons(Swamy and Mr X).
Interestingly on 20 jan, 2013 someone has mutated on his name by court order(188/1). Pls Check the records from this link: http://bhoomi.karnataka.gov.in

3. Survey No 188(whole proposed layout), has two parts 188/1 and 188/2. There is no document that shows that survey NO: 188/1 belong to Ombalaji. Regarding 188/2: Ombalaji has shared one EC, according to that EC land belongs to Ombalaji but I have not cross verified yet.

Explanation from Ombalaji:-
Regarding: 188/1 : he says "actually 188/1 is 187 not 188/1. This is mistake done by tehsildar"( I have not verified his claim hard to digest).
Regarding RTC and Mutation: DC converted land doesn't need mutation (which is factually wrong).
Regarding BDA approval: In Progress, BDA has not visited the site, before BDA inspection they have to construct roads etc.

Conclusion: Good site to buy once marking title is clear, but title is still doubtful, have financial problems, hiding information, etc. But I'm not saying that they are cheating but definitely they are hiding some information when you confront with evidence then only they accept and gives unsatisfactory answer. I'm not concerned about BDA approval but marketing title of the land.

If anyone has more information pls share, by this way we can reduce our efforts.

Om balaji marketing title is of real question and concern.

You see the RTC/mutation in some others name, is because its a JD between land owners and developers i suppose.
Technically they should obtain the katha etc,. in their name (builders name) before selling.
But even ahead of that if this was earlier marketed under shivri developers and few people have bought plots (put agreement),
then if its marketed under om-balaji (different developer), then they're creating room for litigation among buyers. Its been always fishy and messy.

They may have or mostly will get BDA approval. They may use the money (black money) from first few buyers to close financial problems and develop the layout.
But what is the use of buying plots that have litigation or room for future-litigation. BDA looks for only current-date marketable title, but DOES NOT look for future litigation possibility. It is very clearly written in BDA order that in any future litigation etc,. BDA is not responsible.
I cannot think about going-through litigation, going to court, going to lawyers, paying fees, court fees, final settlement etc,.

Forget about all this, BBMP garbage dump, and ground water poisoning is inevitable.
Even if i buy only for profit, i CANNOT think about "my prospective buyer" who is going to give me profit, buy the plot, have his little children drink contaminated water and then their family curse me in future. I think we should all be responsible citizens and avoid fishy/messy purchases.

Five points:-

2. There is no litigation on 188/2, I verified.
3. I'm still in process to cross verify documents of survey No:- 188/2, If I get +ve feedback then I may go for further verification.
4. Yes, 188/1 doesn't belong to Om balaji, Please avoid to do any kind financial transaction.
5. According to EC, No one has purchased any plot from so called "Om balaji jasmine"

hkrish: If the current developers (Om balaji jasmines) name is also not appearing in ANY EC, RTC, Mutation (as you mentioned above).
Then do they have marketing title ?
Typically the way it happens is Joint Development agreement (registered one) is made between developer (Om balaji or shivri) and with land owners.
And land owners give GPA to developer to sell their land-owner allocated share.
Developers are suppose to do developments, run around to get approvals (BESCOM, BWSSB, BDA) etc,.pay all money, and for BDA approval which is the costliest
it will be easily around 1 cr for a 2 acre land.

Owners might have first done with shivri, but since the developer might not have been cash rich, they usually expect first 10 purchases to be from black money
(buy as DC converted with pending BDA approval), and with that money they do the developments. Now if they dont attract buyers or if the land owners
put pressure, and usually they get into a conflict, and Land owners break the JD (unofficially). But they might have already sold the plot to 6-7 people.

They might have booked the plot and entered into Sale agreement (paying DD charges/stamp duty), and it is a VALID document to sue the developer if he
does not give the plot or refund the money. Now JD is broke and there is a new developer (om balaji) in the block and he re-enters JD and makes the sale
to more folks (assuming like yourself). Now two people bought the same plot.

Please note now until registered, none of the names shows up in EC.
Now assume the buyer through second developer (om balaji) successfully registers and gets the EC in his name.
Now the first buyer who bought in shivri has every right to put legal suit against you (ultimate enjoyer of the property),developers (both of them) and
land owners. Now this is a litigation.

Im not talking about litigation that does not exist. Im talking about room for the litigation or the one that is going to happen in future.

Now lets answer the other question, does Om-Balaji has marketing title ?
For om balaji to have clear title, there must be a Registered-Joint development doc, and Ombalaji-developer as registered GPA holder.
Also in JD, it will be clearly mentioned that Ombalaji will have 30% of plots and developer 70% of plot with plot numbers clearly identified
like (1,3,5,7..) belongs to Om balaji. Now my question is, with BDA layout approval not done, how can one mark the plots for sale and enter into
sale-agreement ? Please seek competent legal advise for your own safety.

2. There is no litigation on 188/2, I verified.


hkrish: Im yet to meet the developer/owner who gives ALL documents for survey number.
Select a good lawyer who will go to sub-register office, tasildar office, pull out all history kind of lawyer.
Infact in one of the plots my lawyer pulled out the suit number O.S.xxxx, and only after saying the suite number the developer
gave all the documents.

Also my lawyer asked me to get adjacent survey number documents, particularly the road that leads to my plot.
Builder was annoyed. I asked the lawyer why is he asking, he said, if there is a litigation in the adjacent survey number which has
the road that leads to my plot. Tomorrow, the litigatior will get a stay from the court and block the route etc,. He can do anything to
cause inconvenience, so in which case will i come by helicopter to my plot or what ?

My lawyer told a wise statement, which i will put across in forum:
Two types of people come to me, one who likes the plot, but will buy ONLY if the legal passes, as he understands the pains of litigation
and have a land which no one can put to use for years. Other is who likes to buy the plot and has ANYWAYS decided to buy, under any circumstance,
for them legal verification is just another step before going to bank loan processing.Such people listen to developers words as though they are TRUTH,
than what the document or the legal says.

He also said, tomorrow NOBODY will stand by yourside, neither the landowner or developers. Not even the lawyer.
Only the strength of the documents will stand by yourside. If the legal is weak there is room for litigation, in my opinion its dangerous.

Now coming back to Om balaji: Even with normal and renowned layouts and developers there are lots of loop holes,
now with this developer having so much bad reputation, having caused pain to many buyers, im pretty sure the legal is fairly weak..

In fact, I hired TTK Servie to verify all documents and they gave positive feedback to buy. TTK only advised me to get Khata Certificate from BDA that all.
But I was not convinced due to negative feedback on internet , something must be fishy So, I thought let do some more exercises. I discovered three issues 1. title of Plot NO: 188/1, conflict of Plot No: 187 and BDA approval. It seems logical to me not to transfer name in RTC/Mutation to avoid extra expenses. As per Ambdekar Rao Shivri was earlier marketing company for the layout.(Rao is owner of survey No: 188, as per EC shared by Om balaji)
I don't understand how shivri was selling land even land was not on name of Om balaji since 2008.(Ambdekar rao purchased land on 27-05-2011 from K H Swamy as per EC). I think GPAs totally illegitimate in this case.

I'm in process of 1. EC verification 2. want to understand conflict between two plots(187 and 188/1) and will wait for BDA Certificate(means construction of road, parks etc)

please let me know If anyone has cross verified the EC from registrar office. Even if everything is fine I'll wait for BDA approval.

Thanks for your quick response, recently(last week) when I checked with a real estate consultant(Bhairaveshwara Reality), I heard the price is in an around 3 to 3.5.
Is there any specific reason to look for a property in this layout.

Good luck. Post your experience here if you ever buy. One thing to keep in mind is Anjanapura is still developing and so you can't live there immediately. That is why you should be able to get a plot for less than Rs 3000. It will eventually develop much like all other BDA layouts.

Work is given for contract. Other works are still in progress. So, can't say the break up and price of this unit as of now.
Regarding wood, ply was used.
Colours used as leather with rock touch for back ground and linen for other areas. I'll see if I can take a better picture and upload.
