Please let me know if Duo associates are reliable developers. I read few negative reviews about them. Please clarify if the documents are clear and whether they have tie up with nationalized banks? Thanks

i am not sure about all the survey numbers in the layout but whatever papers i showed to lawyers were said to be ok ... they have tie up with LICHFL for loans ...

There is layout called Dream Meadows Layout in Brookefield behind Ryan International school. I heard the rates are less but according to BDA website this is illegal layout.

You can take your chances.

Sorry I am not in town right now and don't have pictures taken yet. I will try to post them when I have it. But it is not any different from what is shown on the web site anyways.

we used rubber wood for the entire thing. Plus he laminated the inside boxes, so it is easy to clean and maintain. LIke I told you the entire contract was paid for at one time. The reason I know the price of the handles is because I went to select it. I don't know the price of the hings, sorry.

I saw on the website, but it appears none of the ward robes are covered. At the end of the day one would expect the wardrobes to be covered and also some safe lockers in the wardrobes. Will be awaiting for pictures...

Hi All,

As per my personal experience, dont go for readymade wardrobes or kitchen cabinets, They look fancy, expensive and they are not durable. you can hire a good carpenter and get things done, which last for longer. I did the same and I am happy with the work, materials used and it was within my budget.

If anyone are looking for a good carpenter. I can refer you, you can take a quotation from him, compare with others. you can also see the works done by him.

My closets are sort of like rooms of their own with walls on all 4 sides and a single door (like you would for any room). And the shelving from Elfa is for organization. I don't see a need for covers above and beyond the wall that is provided. In fact, I feel this is better, since there is some air circulation.

The smaller closets are made as if they were reach in (although I can walk into the room and get to the items, see 1st link The other 2 are actual walk in closets and are sort of like the 2nd link.

My carpenter's contact info - Bhawruram - 944 847 8082 Good luck. (he did the kitchen cabinets, for closets/wardrobes - I used Elfa from Mantri Mall)

But with wire shelving and baskets etc. (so I don't have to worry about smell from wood and the other aspect of roaches breeding under them etc.) The wire shelves and baskets have more air and light through them and hence discourages the pest issue or smells.

Thanks for the images. They look very good and also value for money. Incredible that 4 wardrobes cost 1 lakh.

The only downside seems to be the space above the wardrobe not being utilised. Normally these days, there will be few compartments touching the ceiling in the space above the ward robe which people use as some king of storage room. All said and done this looks good and worth exploring

I like this design. I want to provide less space for storage, so I stop hoarding things. I have trimmed down on things in my current house and will continue to do that for my new house as well. I feel we seem to accumulate too many things - the more space there is, the more we add on. So If I trim the space itself, then the urge to accumulate will be curbed!

Actually it was 5 closets - 2 walk-in type and 3 reach in type + a utility room shelf all for about rs. 1.02 lakhs. I think it is quite reasonable, given that for a closet designed with all plywood it was going to be rs. 6 lakhs just for 4 closets and also I feel the organization is better designed here than with what I had seen at first from carpenter.

Hi, I am planning to buy a site which has a single khata(3 sites included). 3 sites were "Gift Deed" and hence a single Khata for 3 sites combined. Now I am planning to buy one of the sites. How will I know that this site has not been sold already? any tips or advice please.

Hi ,

If the site is BDA approved you can find it the details in BDA web site. If you go Pay property Tax Online and provide your layout details and provide your site number. you can see the name of the site owner there with the property tax details.

One of my family friend hold one revenue site in SMV layout and is already aquired by BDA. Now he require help to get the alternate site. He purchased it in 1996. He saying some court order is there to allot alternate site for the revenue site holders in this layout.

Is it correct, can we approach a lawyer to take this forward. pls share the some check list.

Dear All

The Running rate here in 10 & 11th Block is 3100-3500.

Because of the following reasons.

1) Metro 2nd Phase last stop is till Anjannapura which is suppose to get completed by 2017.
2) ERIS Apartment which is getting started in 11th block which they are quoting is 3000 per sq ft. which is suppose to get completed in 2015. so imagine what the prices land will be that time?
3) Thanks to Anjannapura owners association forum
4) They have put stone crushes on the road.. i guess slowly the improvement will begin.
5) 9th Phase for a 600 sq feet duplex home will not cost you not less then 55 lakhs.. Instead of that u can buy a site of 1200sq feet site plus spacious house.. just a distance of walk able.

Guys please add some points if you feel like

One of my family friend hold one revenue site in SMV layout and is already aquired by BDA. Now he require help to get the alternate site. He purchased it in 1996. He saying some court order is there to allot alternate site for the revenue site holders in this layout.

Is it correct, can we approach a lawyer to take this forward. pls share the some check list.

Sites acquired in SMV layout will not necessarily be allotted in the same layout as an alternate site. There is a structured process where the alternate allotments happen. Sometimes, it takes over 2 decades, to be honest. There should actually been some action taken by now, as it is over 15 years. There again is a seniority list for alternate site allotments, if he is registered for the same.

He has registered now, so then there will be seniority list. Understand from web doc that somewhere in 2003 court order passed and many of them allotted. (not sure about the status). He was not in India and was the reason for the delay.

Hi,
We are looking to buy plots in BSK 6th stage 3rd block. We were shown a plot near the BDA complex( opp to advaith associates building). The broker is quoting 4000. The roads on this side of the road are not tarred and there is no water line drawn . Electricity and sewage lines are there only for the road on which the site is present and is not there on the roads beyond it. Please advice on what would be the correct price for this site and also on why the development activity has been on hold for this section of the 3rd block though it is in a prime place . the price seems to be high..4000 is way too high.. but all said and done, real estate is a funny thing... all those plots which seemed very pricey at 2500-3000 some 12-18 months back are quoting 4000....

for 4000 rupess one can get plots in even more developed areas..

Not sure what to say. I sold my plot 40x60 in 3rd block for 3600/sqft. The location is very good, just off 100 feet road and high elevation. I feel I sold it for less, since I had 4 buyer in that price and I picked the one who is paying full white. I believe, if the location is good and east/north facing, you can go up to 3800/sqft . I am trying to buy for that price 30x40 (trying to downsize ) and not able to get good one.

in the latest auction notification by BDA for BSK 5th Stage layout site minimum bid price is shown as 39000/sqmtr which roughly corresponds to 3630/sft. in earlier auctions also over last year or so they have maintained the same rate.

You don't need an agent, the process is an easy one.
Goto bda complex catch a typist and ask him to draft a gift deed based templates he has. get it reviewed by a lawyer. Make sure no typo and no mistakes.
Get 2 dd of 3k towards sub registrar.
Take latest encumbrance in sub registrar. Attach all docs required encumbrance, sale deed, old Khata, tax paid etc. visit sub registrar office at 9:30. Processing, doc scan, finger print, stamps, attestation by lawyer you will find a few around the office 50-100 rs.
Apply for new encumbrance.
Then once you have the agreement in your name submit for Khata transfer in bbmp office. Same doc set needs to be submitted, fees. If you pay bribe you will get in a day or two (tatkal ). Else takes 2-3 weeks.

I am looking some good contractor for my house in HSR Layout.

I prefer to go for Labour Contract, or on BoQ item basis (where I sshould be able to provide finishing material).

But I am seeing whenever we talk to these contractors they seem to be so busy that we need to call them multiple times to get quotations. And rates are generally very high. Is it same with everyone ? If these people need so many follow-ups before getting the contracts then my worry is what will they do after getting contract?

Can some please give some good contractors reference who are professionally good?

In general , all the contractors , I have been in touch with , before finalizing on my present one , are really busy. That ought to be, because we try to get in touch with good ones and they have high demand. Personally, my experience is , yes, they would be busy and not reachable at the first call , even once they have taken ur construction work !! Follow up is rather a tough job in this contractors world !! But my contractor, though busy , always attended to architect and hence I was moving things through my architect , who was kind of better than contractor , in response . Again , believe me, once you have started your work, you also will get "seasoned" to this multtiple calls/follow ups. So dont worry much about that.

I am planning to visit timber yard soon for selecting Burma Teak Log (Thimmi).

My need is around 100 cubic feet. I heard from various posts that logs rates can vary from 2200 and go upto Rs 3000 per cft.

anyone purchased recently (september/October) can comment on latest rates.
Considering rupee appreciation, there sould be mild drop in rates ??

I would like to hear tips from experienced members on this board on selecting the right log and getting good cut peices.
I am currently planning on buying for frames (door+window), two main door shutters and pooja door shutters.

I heard that one has to stay throughout the process of cutting log to be present in the saw mill, so no pilferage can happen.
and it can take couple of days from start. Is it true?

There are variety of teak wood(Starting from Hunsur,....... Burma, Bhutan...etc) available and price also varies in the same way. seller always looks for an opportunity to misguide the buyer. Only an experienced & reliable carpenter can help you at the time of buying.

As per my personal experience, dont go for readymade wardrobes or kitchen cabinets, They look fancy, expensive and they are not durable. you can hire a good carpenter and get things done, which last for longer. I did the same and I am happy with the work, materials used and it was within my budget.

If anyone are looking for a good carpenter. I can refer you, you can take a quotation from him, compare with others. you can also see the works done by him.

Majority of the ready made ward robes looks attractively and cost effective. But their life is less. They uses click type clamps semi sliding Brackets which needs to be used very carefully daily. It doesn't withstand the rough and tough way of using. Also the partitions are placed on a metal hook which doesn't bear more weight. Over a period of time the joints get loosens and starts shaky and one fine day entire wardrobe may collapse.

Hello Friends,

Rencently I came across AAC builinding blocks (bricks) from UltraTech cement. These are very light weight. I saw the sample block.

What is your opinion aboute these blocks? UltraTech (Birla) also has something called Fixoblock premix of cememnt. If I use xtralite and fixoblock in combination, I do not need CURING AT ALL. Cost of these blocks may be on higher side but since they are lightweight, the structural cost of the building (dead weight?), should come down drastically.I will be going for G+3 construction.I will be going for RCC frame structures instead of loadbearing structure.

When I searched our forums, I did not get any message.

Any inputs on these blocks from ultratech/others, will be of great help.

Even I saw the AAC blocks from ultratech. I read in the web that AAC are cheaper than CLC blocks (light weight and slightly different process and content in manufacturing). In Bangalore CLC blocks by DuroVert are cheaper than Ultratech AAC blocks.

I am planning to construct a G+3 house. I contacted few contractors but they are not familiar with AAC/CLC blocks. If the structural cost are not saved then these blocks will be expensive (to my knowledge). Have you find any engineer who tried these blocks?

I think most of the engineers are unaware about this.This may take another 1 to 2 years to become common usage. But my thinking is Just to save the steel i don't prefer to use this materials. Steel shouldn't be comprised for any thing and my recommdation is to go for Earthquake proof structure (without any floating columns). For external wall go with Corcrate blocks and for internal walls u can try this AAC/CLC blocks.

I contacted a structural engieers who is planning, I mean has designed structure for G+4 house with these blocks. But I am not getting confidence. Once I get confidence, I can/will share the numbers for those who are in need.

Strength of these blocks is much better than atleast according to me normal cement blcoks. And to my knowldege even redbricks. yes red ricks. Since these blocks are much wider/lengthier in shape, they can be "brittle" (I am not getting correct word). But redbricks are small / much smaller in shape, it will be difficult to break. I even put that sample piece on the ground and and asked mason to Hit Hammer, it did not break. So.. if these is the case, why not go for it?

@Others,

any comments will be good.

I am also looking out for very good structural engineer. Can anyone point please?

Hi guys
AAC blocks are not new concept they are being produced by HIL industries for the last 10 years if i am not wrong.The AAC blocks were used largely in application where you need to reduce the live load for reducing steel.But by using this for complete structure your steel will not come down the minimum standard.
There blocks are used in cases like to build a external wall at the end of a huge cantilevered slab , external wall to be constructed with out a beam below ,light structures .
I feel for now using these blocks for complete building is not required ,when you compare the cost of AAC blocks vs steel you save doesn't match .

HIL industries are producing various products with green concepts, they are one who replaced all the asbestos sheets with green products .

1. I'm starting plastering for inside house, do I need to use lime paste along with cement. Is there any proportion or brand I need to go for. Does it avoid air cracks later days in plastering surface.

2. I have purchased Birla opc 53Gr cement earlier considering I will go for tank room RCC work, Since plan change to go with ground floor internal plastering with Birla 53 cement. Is it ok. Actually I have planned to use zuari ppc for plastering.since I have excess quantity of Birla, I forced to use it for plastering.

3. I have few projection on external wall with 4" solid blocks wall and this projection extended till roof. Do I need do any specific wall plastering or painting treatment for this external wall to avoid moisture or seepage. (I'm hearing from my house nearby neighbours, during continuous rainy day it could give moisture issues on inner wall surface )

Pradeep - 53 grade OPC is not advisable for internal plastering as the setting time for this grade of cement is very very less. PPC is the ideal grade of cement for internal plastering and PPC/43 for exterior plastering.

Do we need to cover it with some kind of plastic sheet inside, so that it resists the water splashed on it ? Or , are these doors good to resist the water ? The same doors have been fixed for all other internal doors (bathroom/kitchen etc) also .

Yes, I finalized with the same contractor with some negotiation.

Here are the rates:
internal plastering (wall/ceiling) per SFT: Rs 11.5 FOR SINGLE COAT INCLUSIVE OF SCAFOLDING CHARGES.
External plastering (scaffolding included?) per SFT: Rs 16
BRICK WORK 9" (per SFT): Rs 16
BRICK WORK 4.5" (per SFT) : Rs 14

I personally feel that too much of technical details is for calling trouble & this actually favours only the contractor. The best way is to agree on an lumpsum price, even if it is 100 Rupees more/ SFT. Also, if you have so many variables, you will need a bill surveyor to validate, which again is an additional expense. Also, surprised to find that there is a variable of "supervision cost @ 4% - this is absolute non-sense".

A person who has deserted you in the middle of no where will again stand to leave you at the drop of a hat....rest is your call. I can understand your predicament at this point in time & feel sorry for you man !!

If you are going for floor mounted commodes, consider getting a flush tank. In case you have decided to go for a wall mounted commode, you can do away with the flush tank. Ask your plumber to install a flush valve. Flush valve is directly fitted to the water pipes and you would get good water pressure for the flush. Concealed cisterns look good, but the disadvantage is it is concealed inside the wall and would eat up the same space of the flush tank. If there are any repairs in future, more number of tiles needs to be removed to fix it. Flush valves are cheaper than the concealed cisterns. I got the flush valve for Rs.2000 of ESS ESS brand. If you go for Jaquar, it would cost more, but still it is cheaper than the concealed cisterns.

Thanks. there are others who think the same as us. We did not opt for the concealed tanks - because of the fixing issues when there is a problem. We installed a pressure booster and that helps with water pressure for faucets, showers and toilets.

You can refer to the following document (Page 5) which provides the advantages of Concealed cistern vs Flush valve. (http://www4.geberit.com/in/en/baddesign/_pdf/0014_0127_Alpha_Indien_Broschuere_NEU.pdf)
For any repairs, the flush plates are removable and the cistern can be repaired for any of the parts. (You do not have to remove the tiles).
For flush valve you will have to break the tiles to get it repaired. I wanted to go for Flush valves myself, but my engineer informed me that Concealed systems are better and you can either build an extra 4 inch wall for about 4 ft, if you dont want to have this built in your 9 inch wall (or have it fixed within the wall if you have a 9 inch wall.)
Of course people have their own choices on how they perceive this.
Btw, I paid about 4.5k for the cistern & flush plates of Gebrit.

Overall materials are..

1. White Saal/Australian Honne + Niki Panel Inrernal Doors + Teak main door.
2. Vitrified tiles of 75Rs/sqft + 80/sqft tiles for bathrooms
3. Jaguar Florentine/Hindware/Parryware Sanitary fittings

The termite treatment is done 3 or 2 stages, stage 1 is not mandatory, it’s just for additional precaution.
Stage -1 - when you do the footings excavations, apply one coat and concrete the footings
Stage -2 - Before the Ground flooring concrete in side the plinth area
Stager-3 - Before apron/ flagging concrete done.

*** The concreting should be done immediately once the chemical is applied, you shouldn't let the chemical exposed to sun and rain, in case there is a delay put plastic/ tarpaulin sheets on it.

I recently got my electrical(Temporary) connection done. Since I do not have a borewell, I went for 1Phase, 1Kva connection, 28 day renewal. This is enough for the steel cutting machine and other general purpose lighting.

Deposit and others (billed) - 3000/- (security deposit, etc)
Service charge+bribe etc for the Electrician - 1500/-

Total I paid 4500 to get the connection (with meter, MCB switch and couple of fuse carrier + wiring etc). I think the meter is of BESCOM, since I did not pay for it. The electrician charged another 1300 for wooden Board, single MCB, fuses, wiring, bulb holder, switch box with couple of switches and a plug point, etc. (for which he gave me the bill)

28 day renewal minimal charge is 697 (less than 700) + 300 service charge to get the JE/AE sign and pay it on time. I am ok with 300/- so that I need not run behind BESCOM officials to pay it on time.

You can go with wall mounted commode due to space constraint. I was planning to install direct flush, however I opted for installing a concealed tank option.
Yes, you would require a 3/4 inch or 1 inch separate pipe line if you want a direct flush. In one of the particular model of Jaguar I had seen, you have 5 lts or 10 lts of water that would drain.
I have heard that maintenance of direct flush is a problem if you run into issues. But I am not sure on this. Maybe some experienced member can provide more inputs here.

Hello All,

A built in wardrobe (only the door is visible), i am looking to change the laminates for doors. Carpenter says this is not possible as it is difficult to seperate the
laminate from the playwood. He is recommending ot change the doors. Chanding the doors may cost quite expensive.

Any alternatives or has anybody changed the laminates? Cant the droos be reverese, meaning reverse and fix new laminate on other side of the door

Sorry friends for my delayed response as I got stuck with my home construction and work.

There is Godrej, zicom, eureka security sol as well. Not sure how good they are.
Video camera are of no use during night. Also after couple of years they get into a unmaintained state unless you are really getting things serviced, software upgrade. I think the motion sensors and alarms are better than CCTV for home protection. I was thinking of buying from US but then the power watt difference is a problem. Still searching for a right product.

I am from HYD .. depth of my borewell is 1050 ft, but I went for a pump which can support for 1000ft so my pump was pusehd for 925 ft. Here in HYD I have installed the pump with around 63K details below.

KSB pumps (rates are similar for loda, falcon , texmo , lubi...etc) , dont go for kirloskar or CG as there are not good for depth more than 400 ft.

KSB pump quote for around 850-900 ft. I went upto 925 so had to put some extra money.

4 hp 50 stage - 22500 (3 hp 45 stage - 20500 ..not good for depth below 900 ft as the pump will be running on 95% load)

4 hp 50 stage - 20500 (came down after negotiation).

1 in nagarjuna - 54/m - 14472 (went for 1.5 in so some extra cost).

Rope is an essential item for installing submersible Pumps. Electric Cable(HDPE or any type) and the hose pipe will not bear the weight of the pump. Also due to the vibration of the pump, it may cause wear and tear effect on the cable/Rope. Hence the pump will be tied with the Platic /Fibre rope and Hanged at the Ground Level. For all future maintenance work, using the rope you take take out or reinsert the pump similar to the conventional method of manual lifting water from the open wells using Jute Rope and the Bucket/Koda.

Recently i have installed, In bangalore i heard no one is doing this way. i have order the complete borewell set from Tamil nadu except the HDPE pipe. In that set i found the Rope but the HDPE pipe end fitting dont have the Rope holder and because of this we were unable to put the rope.

Lesson learned from my installation : if people are installing the Borewell and if planning for Rope also to be inserted then you have to talk to HDPE pipe person to put the end fitting which holds the Plasic rope too.

It is cheap as most of the steel are in the range of 47500 to 48000 everywhere when i enquired not less than that. Be careful with the weight as they quote less ,and then adjust the same in the weight.

Maths for you......you would save 6K - 7K/ ton with the conventional 500 grade steel, which is several times better than Indus steel. On a scale of 10 tons, you will end up spending 60K to 70K, which otherwise could be used to beautify your visible portion of the construction.

Hello All,

I need your help to understand how BDA sites are measured and final price is calculated based on the measurement.

We have finalized a 40x60 plot and also got the agreement done for 2500 Rs per Sqft. During the discussion, the final price was calculated as (2400 SqFt x 2500 ) = 60,00000 Rs. But, this sqft value (2500 Rs per Sqft) is nowhere mentioned in the agreement copy.

Now, when I was getting ready for the Registration and preparing the draft sale deed, I got to know (I should have known this well befor) that BDA measures plots in Meters and not in feet. The measurement that is there in the original sale deed is 12 x 18 sq mts.

But, when I convert this into feet, I get only 2325 Sqft NOT 2400 sqft.

Now the problem is, we have agreed to pay 60,00000 Rs assuming that we would get 2400 sqft of land, but in actuality we would be getting only 2325 Sqft, which costs 58,12500 Rs. So, we would be paying 1.8 lakhs extra for nothing. I would like to know whether I can talk to the seller on this and whether I have a chance to renegotiate the the total price for actual land (2325 sqft) that I am getting.

BDA clearly mentions its site dimensions only in metre ( not in Feet )even in the papers. Its your Responsibility to physically measure the plot dimension before buying any property, not just believing the dimension on the papers. Still you have sufficient time. speak to the seller that you would like to measure the plot before proceeding to the Registration. Take him to the plot along with a civil engineering person with a METAL tape and measure the plot from Centre to Centre of the Marking Stone to validate the actual Dimension of the plot. If you get exact 40 X 60 ft dimension - its good. If any variation, show him & adjust the same from your total amount as your negotiation is based on sq.ft.

the plots the were formed prior to 2008 or 2009 have 2400 SQFT dimension. Post 2008 or 2009 , its 2325 SQFT. The same goes for 30*40 plots

Also, as I am applying for a composite loan, do I have to have an agreement with the owner? and then register the property? Also, do share details if I need to be aware of some other catch

What are the registration charges and stamp duty that needs to be paid? I remember BBMP recently changed everything.

Hi

If you are going for a loan, first have an understanding with the seller on the mode of payment(Disclosed value in DD & the Cash Part) and the validity period for completing the transaction.

Then decide a Bank for getting the composite Loan. Discuss with the bank about your loan eligibility limit and the extent of loan they provide on a property. Each bank has varying policy on the maximum loan limit based on either Government Land value or at the actual market Value. From that bank, get a list of documents they need for processing your loan and subsequently collect the same from the seller. In order to go for Loan, you need to go for an agreement of Sale with the seller.

Totally you need to spend around 7% of the Registration Value towards the registration/stamp duty/miscellaneous expenses.

Hi All,

Need advice on Khata Transfer

My Father recently expired and he had 2 sites in his name. He had not put my Mother's name and now it is becoming difficult for us to transfer the Khata/Ownership to my Mother who is in need of money to buy a small house for herself. This is not in Bangalore but near Mangalore in Karnataka and not sure the right way.

Getting a succession document via Court was suggested. One of my relatives said it was expensive and we may need to shell out 7%, bribe etc of market value while going through this process, putting news paper Ads to claim ownership by sons and mother.

Is this the only way? This is going to cost us lakhs and wondering how can I get this easily transferred to my Mother?

I was in a same boat some time back! My father in law passed away, and then I had to transfer property in his name to my mother in law, and my wife only daughter. Once some passes away, the khata is called as "Pauti Khata". This is what I have done - Get all the photocopy of property documents, (Sale deed, mother deed, betterment etc) NOC from my wife stating she dont have any issues for the property to be transferred in the name of her mother, NOC from my mother in law herself, saying I am legal wife, she is not aware of any other relationship of same sought etc and khata needs to transferred, get everything attested and then give everything to BBMP office. Khata transfer was done in 10 odd days, yes, few follow ups required, along with 3-4K for tea-coffee expenses.

If someone passes away interstate with no legal will written, it is an issue for the successors.

You may want to try it out, but according to me get in touch with a lawyer in your place and seek advise, what worked for me may or may not work for everyone!

-Please clarify, At the time of transfer of title through "UNREGISTERED GPA", the ownership of all land has also being transfered to Mr B(president of housing board), hence Mrs A or any of her legal heirs at present or in future does not have any right on this land as per the law prevailing in India for any action taken by Mr B(like selling or alloting the land)

The above may be an irrelevant points, even so please help clarify. The reason being while getting the papers of the site for legal process first of all we were not given copy of that "UNREGISTERED GPA", it might be a minor unintentional mistake (we are going through . But later after checking the documents our lawyer asked us to get a consent witness from Mrs A. But we were refused the same saying that if they give it to us they have to give it to all site owners, so we requested to get just one common consent deed for all the site owners so that Mrs A has to make only one signature. Even this was rejected saying that no body has asked this before so why should they give to us.

We do understand this is not a problem at present, but in future if any of Mrs A's legal heirs come & demand that all the sites are sold by Mr B without knowledge or consent of Mrs A, she was not aware of this transactions happening then do we as owner of land have strong stand legally??

We do understand Mrs A & Mr B(president) would be really busy having to deal with lot of transactions every day. But since we are investing our life time money for our dream house just trying to be xtra precautious. Also dont want my son to fight for this house in future, when getting a piece of land would be rare & too expensive

Those who think the above is unimportant please ignore this message. Others please help if you can, we are not good at any legal terminologies. Hence any tiny bit of information on the above would be highly appreciated.

There is a valid Registered Irrevocable Power of Attorney dated 18/01/2010 ( which covers all lands acquired by A @ kyasanahalli, Byrathi, and Kannur ) from A to B which Appoint, Nominate, Empower and Constitute Housing society represented by B as president

I am planning to buy a site in lakshmi layout off bannerghatta road. The said site has a compound wall and after compound wall there is a high tension wire going on.


Learned Members, can you please help me out whether to buy such a site.

the recommended distance and the number of floors which we can build with safety concerns.



I am planning to calculate the ground distance from the plot to the HT Wire.

Please enlighten me with your thoughts.

But apart from all the stated things, due to the proximity to the High Tension Lines, you may not be able to build upper floors (first & second floor) in the future legally. There are many cases, where people lost their life during the construction activities or so in such buildings unknowingly coming in contact with the HT lines while transporting metal objects like Steel Rods...etc. usually such property prices are always attractive due to lack of demand. Keep priority for human safety.

As Ramki mentioned mentioned above, 12 mtr distance is in vertical direction i.e. from Ground Level to the HT Lines. Usually in any planned layouts, Parks will be done below the HT Lines. Also many times we can hear a humming noise from the HT Lines due to corona effect in the transmission lines. during the winter and rainy season, its more.

Regarding the magnetic Field, definitely there are some impact on the human body. Even I have Read, where Wind Energy towers are installed, Many people living nearby areas gets headache frequently due to the Low Frequency magnetic Field generated from the Wind Turbine Motor up to several 100 meters distance.

Sometime back, one of the broker mentioned around 3 crores per acre for main road facing. I have not validated it though, he was explaining to me when i mentioned that the site i was planning to buy was too expensive. He mentioned that 3 crores, you can make 20 number of 30*40 site, so each site would come to around 15 lacs. Additionally add to this the cost of development of roads/approvals etc around 5lacs. So come to 20 lacs. Plus profit for the builder around 5 lacs. So may be it would come to us with the same cost minus the profit. Or if prices have increased.

There is Metro coming till Nagawara from Bannerghatta planned. Additionally since both sides of parallel roads are Airport road(Bellary Road), and Airport Cargo Road(Hennur Road). The connectivity should ideally not be a major issue in the future.

Have you asked a broker randomly or have you enquired about the land personally with landlord. We have planned this location because we feel its a good investment for future. Where exactly is the location you have enquired?. Our team is planning to buy a plot around 10-12L. if you have any idea about the converstion land of 1 to 2 acres let us know offline.

If the one get ready plot for 5 lakhs more, then I guess its worth better than that. There will be lot of effort in buying the land and getting it developed. It will be worth the effort it the final cost works out significatly lower than the ready made one....

It was by a broker who was explaining why i had to pay so much for a site in that area. It was not for any particular land. He was explaining the calculations. This particular one was near hennur road, around 7 kms from ring road. Just to give a rough idea. I guess it depends on which road facing it is. I guess if it is hennur road or probably thanisandra road facing it would be more and anything inside could be lesser. Though i dont know what are the prices currently. The land till hedge nagar is mostly arkavathi except if it has been denotified. Not spoken to any landlord in that area, as i was not planning such a big area at that time, as i didnot have so much money at that time nor do i have now
