One more punch.

In order to compensate the revenue spending towards the Newly Elected Govt's popular Rs. 1/Kg Rice program for the BPL Community(Vote Bank Funda), Now Govt has initated steps to increase the Guidance Value and the Reg & Stamp Duty charges. They may announce the same formally soon. This will make way for price rise in the Real estate assets & once again burden the Middle Class people.

Congress always makes Middle Class people life Hell.

Sir, what is current price in Green FIeld Garden 1 now? I found few ads in OLX where brokers are quoting somewhere between 1500-1700.
I feel we may get at lower price from direct owners.
I am planning to invest if the phase-1 issue is resolved.

I did visit the layout couple of weeks back. There has been no progress inside or outside the layout. In fact it had worsened because of the rain. I spoke to the security and he said there's no work being done at present. I only see cattle grazing inside the layout.

Bangalore, June 17, 2013, DHNS:
The State government is likely to hike the guidance value across the State as well as stamp and registration duties to fund the numerous populist schemes it has announced in the recent weeks.

Revenue Minister V Sreenivas Prasad told presspersons here on Monday that the government is looking at these two avenues to fill the state coffers which currently cannot afford such heavy expenditure.

"The government has already announced certain schemes such as providing rice at Re one a kg, which will cost the exchequer not less than Rs 4,042 crore per year. There are other schemes such as loan waiver and increase in the subsidy for construction of houses under various schemes. All these require money, and for this we have to look at available options," he said.

The government will increase the guidance values across Karnataka and also contemplate on increasing the stamp and registration duties.

"These two options have always provided us good receipts. We will discuss the matter with commissioners and revenue officials at a meeting to be chaired by Chief Minister Siddaramaiah on Tuesday," he said.

However, what has gone unnoticed is the fact that the State cannot increase the stamp and registration duty from the current rate, which is five per cent of the property value, if they intend to avail funds under the Jawaharlal Nehru National Urban Renewal Mission (JnNURM). "The JnNURM recognises the adverse effects of high stamp duty rates. It requires the states to reduce the rates to five per cent or less (including the surcharge that civic bodies levy in several states). It expects that a reduction in the rate will help develop a healthy real estate market, provide fillip to the growth of the economy and reduce the size of black money."
The previous BJP government had reduced the stamp and registration duties from eight per cent to five per cent.

No land auction
Prasad said the Revenue department will henceforth ensure that revenue lands will not be auctioned to generate revenue. The department will fence these properties and protect them from encroachments. A meeting has been scheduled for discussing the encroachment issues with non-governmental organisations such as Samaja Parivartana Samudaya.

"We will also examine the A T Ramaswamy and V Balasubramniam reports to tackle the encroachment problem," he said.

The department has already sent a circular to all the deputy commissioners instructing them not to evict villagers who are residing on C and D category lands, handed over to the Forest department for afforestation programmes.

Pension scheme

The State government is also looking at expanding the monthly pension scheme of Rs 500 for incorporating those women who are unmarried and above the age of 40 years.

"We are also trying to convince the chief minister to extend the scheme to divorcee women, who have little economic opportunities in rural areas," the minister said.
These schemes will only cover the women who are from below poverty line families. The Revenue department is contemplating providing civic amenities to hamlets notwithstanding their status as revenue villages.

'Atalji name will continue'

Revenue Minister V Sreenivas Prasad said that there will be no change in the name of Nemmadi Kendras, which were renamed as Atalji Janasnehi Kendras by the previous BJP government. "There are a few tall leaders, cutting across party lines, who have contributed to the country's growth. Frankly speaking, I was also a minister at the Centre in the government headed by Atal Bihari Vajpayee. We will not change the new name given to the Nemmadi Kendras by the previous government," he said. There is a proposal to increase the number of Atalji Janasnehi Kendras in the state from 800 to 4,000, the minister added.

Hi'

I am buying an apartment which belongs to landowner's share. SBI has asked to create 2 seperate agreements :- Construction agreement & Sale Agreement.
Can I create 2 agreements because this is a Landowner's share of flat and not the builder's share of flat..??

Hi all,

I am planning to buy a plot in Guni Agrahara(Near M S Palya, 5km from BEL circle) with Hiland Reality developers. They say it is a DC-converted A-quota land comes for 1200/- per Sqft. Also they say that it cannot be approved by BDA/BIAPPA as the plot area is less than 3 acres. I am interested in it as it is close to Bangalore city compared to Devanahalli. But this is my first plot and would like to hear from the experienced.

Did anyone bought plot with Hiland Reality before? Please let me know if they are trust worthy?
Is it a correct decision to buy a plot there? Will there be any development later? I don't see any development right now, though I see few Villas coming near the plot.

The depreciation value of the Independent house will be based on the construction quality. An Architect designed and monitored construction will have lower depreciation when compared to an unknown contractor built house. Apartment will also vary based on the builder and the built quality. you need to approach a valuer to get a figure. He will have his own parameters to valuate the house or apartment.

Hi,

Mr. Biddappa, many of the right-thinking educated people who do not wish to get their jobs done at Govt offices by paying bribes are following this thread with lot of enthusiasm. On behalf of our breed of people, I just want to say one thing. Please carry on your fight, and do not give up!
I am also having a site for which I have not applied for Khata transfer yet, as I did not want to go the bribe route. Being a non-local to Karnataka, many of us fear to approach any Govt Office in Karnataka. With my limited exposure to RTO offices, I find that they target non-locals, especially if we cannot speak kannada, and are very adamant in being non-cooperative if we don't pay bribe. In this regard, I just want to narrate my experience briefly.

My wife has appeared for DL at Indira nagar RTO and she failed the test as she could not park the car in 'L' shape in reverse. Since it was a genuine case, we appeared again, after doing lot of practice. To our surprise, she was failed again, though she did park correctly. Then I came to know that there is a rule that an applicant cannot be failed for more than 2 times, unless he/she is severely incompetent. So the third time she cleared. True, that I could have got this job done by paying 2K to a broker, and not endured 3 half-day leaves to my office. But by taking this route, at least I got the ethical satisfaction that I could get my job done without paying a rupee to the RTO office guys / brokers.

What I am trying to say is that, in these times of Bangalore being touted as the IT capital, it is unfortunate that the Govt offices are so notorious for corruption. With the help of many Citizen-friendly practices like RTI, Sakala etc, let us all fight this menace and get our jobs done in a fair way.

would you like to isolate yourselves and live here as an Non-local forever??

When you landed here for your livelihood, you did not knew Kannada language is very much acceptable.
After living here for several years, if you do not make an attempt to learn the language of the land
and go alongwith everyone, I say, you've serious reservations and its your own fault.

FYI, for a bribe taker, religion, gender, language, age...etc doesn't make any difference. Forget about
Govt office, even the flower, vegetable vendor and autowallah's will exploit you as long as you are living
in a reserved well.

Simple example is whenever anyone calls an auto in north and east bangalore from ORR limit(Electronicity,
whitefield, Marathalli, Banaswadi, nagawara especially wherever IT Parks are there), Autodriver's never put
meter. They have their own fixed fare based on the areas, which is always 3 times more than the actual meter
fare.

Guys am so happy that this thread is pulling folks who do not want to pay bribe. Please do inform others too so that we can help the others with our experience.
What we can do is, as most of us are from different areas in Bangalore, each of us can tell us our experience, how we fought the same and who would be the POC for each escalation. This would help folks to fight the right way and know whom to approach if not done within stipulated time.
Why did I tell the above? Many of the folks who replied back to me in this thread were kind enough to point me to the right people. I did the following:
1. Lodged a complaint in Sakala
2. Approached the DC of RR nagar and poured out my woes (this was suggested by one of the members)
3. There is an awesome wensite called ipaidbribe I lodged a complaint there. This was then passed by the website owners to the media and the relevant Govt offices. This website is awesome guys.
Sakala has a wait period of 30 days, mine is still in 16th day but did nit get any reply from Sakala folks.
Approached the DC, what a superman he is. Then Ipaidbribe website.

I am finally seeing light at the end of the tunnel. The ARO called me yesterday and told me that she will get my Khata done today. I will see how it goes and then provide you all the details tomorrow. I know many may think I am writing stories but I feel it helps. With regards to any corruption in BBMP Kengeri office I can tell you folks whom to approach. More in coming days.

Hi Biddappa,

Very happy to know that you are seeing some positive signs after fighting what seemed to be a losing battle not too long ago.
I liked your idea of forming groups to fight the establishment. Since this thread is about Khata transfer, we can make this as a Starting Point for this campaign. Let all the people who are planning to get Khata done pitch in with their details and we can then proceed from there.

Firstly thank you one and all. Truely appreciate all your help. You are the real heros to guide me through. Your guidance is invaluable. With my success it shows that group can have a major influence.

How I got through the Ordeal:
1. Got advise to do the following:
a) Get Sakala into the picture
b) get everything in writing (endorsement, thats what it is called)
c) Do a couple of follow ups(I know you will say we are all busy, go on a saturday, that should be ok, or once in a while send a representative from your side).
d) Log all the details
e) meet the JC

2. Did the below:
a) Called Sakala and raised a docket number.
b) Contacted ARO, RI and Caseworker a couple of times. Noted all the details. Actually I wrote down all these in this forum
c) I also tried to call TV9 and Suvarna news, Suvarna news replied back on Facebook with the bumbers but no response from their side.
d) I came across a website called ipaidbribe.com. HIGHLY RECOMMENDED. Once I lodged a complaint I go a call from BBMP control room the next day. AWESOME.
e) I called up BBMP control room.They told me to lodge a complaint.
f) Now the key here is, or I was lucky, I got the contact of RRNagar BBMP Office, the Joint Commissioner or Divisional COmmissioner's number. I called their office and they told me to come over.
g) Mr. Ravikumar, the secretary for DC Ramesh Kumar (RR nagar) got an appointment for me. Mr. Ramesh Kumar (I respect this person a lot now), called me and asked me what the issue was and told me to meet him.
h) I met him and poured out all my woes.
i) Within 3 days I got my Khata.

What I learnt:
1. Wait for the stipulated time (30 days)
2. Get Sakala number.
3. If you do not get these working, see which BBMP office JC/DC is responsible for the area and give a written complaint. Please do this as a last step if nothing works out.

In this corrupt ocean of Govt Employees , Mr. RaviKumar and Mr Ramesh Kumar(BBMP RR nagar office) came as saviours. A big THUMBS UP for these 2 gentleman.

I have recently heard about Opal Shelters-BDA layout, located near HirandaHalli, KR Pumam. Launch of phase 1 (18 Acers) has been announced.
The laout is spread accross 40 acers. Nearest land mark is East Point Collage. The builder is KR Build Tech - Cheemasandra, Vigro Nagar Post, Old Madras road, Bangalore - 560049.

The builder is quoting following rates as per plot facing. Wanted to know, the prevailing price in this area. What ever price is quoted is it resonable?

Exactly the layout is located beyond EAST Point Collage. The area is called Hirandahalli. If you search in google maps you will get it. Look for East point collage.

U need to dig some more info before calling these two instances are justifying factor. Why the Same guys get several lakhs of applications from the same middle class people for their Layout projects, not for their Apartment projects.

1) People doesn't have confidence on BDA/KHB delivering Quality assets. Last time KHB Project from Shirke builders(so called premium project executed by a private builder) near kengeri is also not up to the mark and many people who bought are cribbing now.

2) Same situation from the people who bought near Yelahanka also or in the national Games village in koramangala. Even now many flats are unsold in this project despite reducing the prices several times.

3) BDA is charging around Rs. 3,000/sq.ft and KHB @ 3,200/sq.ft excluding car parking and all other deposits and statutory charges & Registration. When you include other charges it goes to Rs. 3,700 to 4,000.

4) Many of the areas they've identified for the project is not worth as of now for the price they are demanding or doesn't have good connectivity. Also in these projects, you don't have choice of choosing a unit of your choice. It will be on the lottery basis or with Ministry/Muscle/Money power. Do you think prople are stupid to invest on BDA/KHB apartments at that price, that too for highrise buildings ?

5) Malagala(Nagarabhavi) which is very near to the city centre, supposed to be a descent location where middleclass people preffers and such an asset sells like Hot Cake. But scrap people have planned only 1 BHK project of around 380 sq.ft meant for EWS section, which will be going nothing But a Slum. This shows the vision and mission of the Planning authority in the depts.

on the other side Provident housing(Puravankara Builder Sister Co) which is making so called affordable flats on mysore road near R.V College rised their property price by 2 lakhs from June first week, which means still he has lot of enquiries for his project or able to sustain his business.

One very good thing which has happened recently to bring down price is Govt of India Real Estate bill is accepted in parliament..

Summary of Real Estate bill

1. Bring down all black money in real estate

2. Builder is supposed to sell only CArpet Area and not super built up area

3. Builder will be put to jail for 3 years if he delay project construction

4. Builder is supposed to get all approvals in place before selling its flats/plots

5. Builder is supposed to put 70% of total project cost in one account and he should not use one project fund to other project..

6. This is a great bill , finally Indian Govt making some benefit to home buyers .. now builder cannot eat the 30% chargerable waste area as he has to sell only carpet area...

Hello Mods,

We have finalized to go for Virtified tiles but some how I still do have couple of questions running my mind, which I want to get clear them off, So that I can go with peace of mind.

Can you please answer my queries with respect to the virtified flooring :

1. Is it Ok if virtified tiles have bend in them ?
2. Will the Flooring last longer if few of the tiles have Bent and still we lay them?
3. Do we need to explicitly add an extra chemical solution to avoid air gaps while laying?
4. Will the Airgaps cause any issues in future, like breakage or disturbance in surface level?
5. Does it make any difference between Double charged or Nano Tech ?
6. Will the Tiles dealer allow us to do the Marker Test?
7. Advantages or disadvantages of opting for 80cmx80cm tiles vs 2'x2' tiles

Apart from the above questions, I have been told by some one that Kajaria Tiles will have More Bend when compare to other companies, Is it True? if so which brand I can prefer?

Last but not least , can you please let me know the order of preference to opt for the Brand and Best place to buy in bangalore.

My contractor is not mixing the concrete before applying the footing bed PCC. What he is doing is to first dump 40 mm JALLI and then adding mixture of sand and cement on top and mixing it all inside the pit. Is this correct?

When i questioned him, he said that this is the normal process for small projects and hiring a mixer becomes very costly. My project has 14 pillars.


I see 2 problems with this. Soil in the pit gets mixed into the PCC. There is no way to check 1:4:8 ratio of cement, sand and JALLI.

Guys,

Looking at this thread, seems like the total charges can be classified as (based the amount paid):

a) Road cutting charges (paid to BBMP Commissioner)
b) Construction Worker fund (paid to Secretary, KSB And Others CWW Board)
c) Unofficial charges
d) Other official charge (betterment, license, misc receipts, ground rent etc)

It seems like everyone at the very minimum has paid for (c) Unofficial & (d) Other Official.
It also seems like some have NOT paid for (a) Road cutting charges and (b) Construction Worker, or they have paid only (a) or (b).
So does some know whether (a) and (b) is required for sure for a BBMP Plan approval?

AEH = All Electric Home

in the olden days, electrical connections were of very low capacity (probably 1000W?) So it is impossible to run a geyser and microwave at the same time. So there were some newer "AEH" homes that could have a 1500W electric water heater / geyser

Nowadays, I think the supply is 3kW (or maybe 5kW) Hence multiple electrical gadgets can run simultaneously. The AEH name is somewhat meaningless nowadays

Here's a summary of my experience with borewell drilling for my house (so far):

0. To do OR not
This actually happened after step 1 for me. I went back and forth a few times. Economically it makes sense NOT to do it provided you et Cauvery water within a reasonable time. In my layout all feel +ve it will happen next year. But that's what I heard early last year too. Besides, following up on tanker, ensuring its quality & quantity seemed somewhat of an hassle. But the real reason is the uncertainty of Cauvery in my area.

1. Borewell Application
rkrishna's post covers all details well. I followed up pretty much those steps:

One deviation: phase 2 step 4 happened differently for me.

2. Diviner
Called Mr. M.V.Srinivas for Borewell point fixing. You can read an old article that appeared in "The Hindu" about him here:

He did the coconut method as described there. He has to come from Hebbal by bus but was fairly accurate on the appointment time. He asked me to bring a small rod to fix the point that he would mark (I ended up getting one from the construction site). He took about 15-20 minutes. He was focused and seemed to locate two points - one near NE corner and the other near SW corner. He mentioned the latter has better yield but I couldn't go with it since that'd be a significant change to my plans. Went with the one near NE corner. I guess I've to do something about the small projection the Borewell may cause. He charged me Rs. 2000 (seemed high, tried to bargain with no luck). He also brought one Borewell guy with him. Srinivas claimed to know him for 15 years (thought the Borewell guy looked like in late 20's). I didn't go with that Borewell guy though

3. Drilling
I had spoken with Venkatesh from Vinayaka borewell. His rates were good (attached). Called Venkatesh on Sunday evening - he was ready to start but only by 5 PM. Skipped that since it was Rahu Kalam. Decided to do at 5 AM on Monday. Venkatesh's contact person, Bagyaraj, called me to confirm but called very late at 10.40 pm or so. I told him I'll meet at 5 near a common point.

The next day (Monday) Bagyaraj called me at 4 am (Btw, I was told, in Blr no one does Borewell digging on Tuesdays). Asked if I can come in 30 minutes ?! Anyways got ready and reached site by 4.45 or so. It took a while to get the lorry in - finally all came and unloaded by 5.30. They need to remove one compound wall pillar around - rest of the area were all set (it was cleaned up on Sunday). They started work at around 5.50 or so. I prayed all Gods I could think of.

The first sound was shockingly loud. Lot of white powdery smoke flyin around. I was told it was all rocky surface. We used only one MS Casing pipe - they said that's enough. I couldn't get to read the manufacturer label but asked Bagyaraj he said it is 2.8mm pipe only. God knows what brand. Since it was only one, I left. Was there for another one hour. It looked like they were roughly covering 100' every hour.

Kept calling Bagyaraj. Finally at 1 pm the call came just when I was about to have lunch - "we got water exactly at 700'". Asked them to continue - went & got some sweets. I was told yield "looks" like 2 inches. I could see the water gushing out and streaming away. When I went they were at 740'. Called Geologist, he said "go till 800' and see if the yield looks better; else stop". Went till 800' - looked the same to me. Finally decided to wrap up at 840'. Was feeling damn hungry as well as the dust was doing something to my head.

Here's where I made an error - asked my Mesthri who was there to count the rod once they're done and start pulling them out. Went home and came back. I don't think Mesthri was doin a proper count - was very upset. Counted the rest myself - some 25 rods. In hindsight should've stayed anyway.

Got the final bill: 92K (cash 30K advance). They charged me for welding as well even though only one casing pipe. I decided to leave that as tips. Finally the main driller came - I tipped him but I guess for some reason he turned it down - must have been lower than what he thought though I felt it was good.

4. Motor

Still shopping. Almost zeroing in on one:

Lessons

1. Don't rely on anyone to do the Borewell drill rods counting; better ask them to hold off till you're there
2. Skip Tuesdays (Blr Borewell inauspicious); or if you don't care, do it that day as you may get a good deal
3. Diviner: seems ok option; I'd say better get it done before construction plan approval; if you get a point marked for Borewell, that way you can plan accordingly
4. During drilling, they need few gunny bags to cover the drill head (the place where the drill rods are joined). Carry 3 or 4.
5. Finally, trust Him/Her/It, be prepared for all results.

I am looking for setting up simple sloped skylight for staircase headroom. like the one here, size will be around 6.5ftx10ft

No leaks will come ,as they put fabricated rods and lay the poly carbonate sheet above it with screws with gap filled with washers. They are same as what we fit for absetos sheet, only difference here for poly carbon we need to do fabrication where cost is more but get good lighting. There are readymade skylight also available in market townhall nearby whhich you can fix directly in the concrete plastering its end with cement. I have seen in some houses like that .

My current rental home has polycarbonate covering the skylight (maybe half the size of the picture that you sent) in the staircase area. When it rains it makes a lot of noise. When birds walk/perch it will make noise. So beware.

I used it for all internal doors of my house , including bathroom doors. I am quite happy with it. I had insisted on Niki to my contractor because of good reviews from my friends about it. Again, it has been only about 5 months , since my construction is over, and hence not too long a time to comment on the durablity aspect of it !!

Thanks . I too visited today to one of there shop and i like there products. Doors can be used to internal/external/water areas.... with teak beading if required. They do have wood which is chemically treated which can be used for bathrooms and water proof . I like it.

I haven;t checked fittings material cost /carpenter charge as need to decide on what type of doors i need, then thought of going with carpenter as we know what activites he need to do .

Just visit the site there are various type of doors including main door with Teak venner/polished looked very good which cost 11700 Rs. There is Skin door which cost around 156 Rs, and bathroom doors which are chemically treated for 125 Rs ,and teak laminate/PVC laminated looks very good at 196 rs. Since they treat everything chemically it very sustainable, and in enquired with my neighour who has put around 6 months back and no compliants or bends. Even we can put external as well with painting/teakk beading below so that moisture wont come as nowdays even Honne are not cured properly .In old day they do cure for at least 6 month before making it ,as nowday they do cut and built shutter so once exposed to environment it can lead to bends. Even they do cut the trees which are not matured ,as in old day they do cut teak after 80 and 90 years ,as nowday those pratices are gone. We need to live thos.. I enquired on Honne cost is more but still bend happens as i have seen in neighbours house ,so dropped that plan....

fitting charged i got 40 Rs per sqft .Need to enquire further today as i mostely i will for for NIKI doors.... I already posted a message (carpenter cost for fitting) on this subject but nobody has replied till now.

Dear All,
I have also completed digging borewell in my site @ L B Shastrinagar.Thanks to this forum for helping
me choose bore well contractors.I went by vinayaka borewell after reading few of the frens experience here and they
were perfetly right.Vinayaka Borewell people were really nice and responsible.He dint have a digger free hence he
had arranged the digging machine from S P Borewell to stick on to the comitted timeline!!!.He was on time and the
owner ( Mr.Dinesh) was very responsible .He was constantly following up with me on the status, although he had
sent an onsite manager to look after things
I got around 1 " yield, although was expecting more.However i have all the reasons to be happy as water source in L
B Shastrinagar area is very bad and felt lucky for not ending up with a dry borewell.We got the first source at around
150 ft and second one at 600+.On day1 i was very disspointed as i couldn't see any water flushing out and thought we
dint get any water.However borewell guy was constantly telling me that we already got 1/2-3/4" water which should
be good for your family.I still dint believe him. On day2 he had sked me to be there at site by 5:30 am.I went there
by 5:am and he started lowering the rods.First thing he said was " sir.....now you can see that i wasn't lying" n he
started flushing the water which was collected overnight.Around 1500litres of water suddenly flushed out and i was
very happy to see that.Finally we got around 1" of water and stopped at 740ft.We started getting silt and stopped at
740 as digging beyond silt would be waste.The mud might slide and close the borewell once we remove the
rods.This was told by the borewell guy himself and he forced me to stop digging, while i was constanly asking for
minimum of 850ft!!!.Thanks to him for educating me and finally convincng me to stop at 740!!!.We stopped at
740.

Total expenses were as below:
Borewell point Test ------------------------->700
Borewell Digging Labours tea+Bun------->250
Tips to labours & drivers------------------------>1600
Casing & welding cost ( 2.5 mm C class) --20650
Borewell Digging cost(740 ft) ----------------> 72000

---------------------------------------------------------------------
Total: 95,235 ( got 2k discount hence paid 93k .. )

Couple of things learnt ,if it can help others:
1) Def recommend Vinayak Borewlls ( Completely based on ONLY my exp with them. I dont know anything else
about them)
2) If you are not aware, the drilling rods are of 18.5ft each and NOT 20ft. Please make sure you know this while
calculating total depth ,as heard many will cheat saying its 20ft each!!.
3) Make sure you keep the drill operator happy to make him do little more than what he is just supposed to do....I
paid him 100 on day1 and 200 after finishing the work.Asked him to keep on flushing water as and when he finds a
water spurce , which atually make the craks open and clean allowing water to flow in.He did it 3-4 times on my
request where ever we felt there is a small watersource.

Stage 1 is done ,now stage 2 is to hunt for good contrators to construct my house.Appreciate any help on this.

Still now that kind of mechanism was not found but right now there is only video capture facility available.

Regarding audio coupling - I guess intention is to capture info about water sources, dry zones, boulders, silt, water level, dead end etc., - I have manually noted down the details on my phone - like "274 feet - small source of water", "804 feet - loose boulders - go for 4" instead of 6" pumpset"

I purchased Toto Commodes and Geberit concealed tanks from Maruthi Ceramics(on Banaswadi, near to Outer Ring road), at 30% discount ( 14.5% Vat. extra). So the actual discount has been somewhere around 20%. I am not sure if this is the best deal, but PC Sampath and some other shops offered me only 15-18% discounts on all these items.
The reason why I chose Toto is, that is the only one which comes with whirlpool flush(which I believe would be more effective). If you want to put all sanitary fixtures high end, then Maruthi Ceramic have some packages as well. You can probably check with them.

Now I am looking for a good Kohler dealer. When i compared the basic versions of Kohler and Jaguar, the prices are almost similar. I am thinking Kohler would be better as its a global brand and will have their own factories(Rather than Jaguar producing it from some chinease factory and labelling it Jaguar). The best discount offered to me so far is 15%, but i am yet to check with most of the Kohler shops. Anyone knows any Kohler dealer, who gives good discounts???

Finally got a quote from KSFIC as well for same, They said they use Burma Teak and Australian Honne only. gave QUOTE after paying 300Rs. total quote for my requirement including VAT come around 6.5Lacs (Engineered wood come to 3.5 Lakh including VAT)

Couple of point what i learned on Glulam/Engineered wood
- It's tried and tested process in other countries when you need longer beams over 50ft also
- Sustainable as you use fast grwoing wood

Than i had doub't on the manufacturing process in India, so went around and found that
[list=]- Geetha timber get all their equipment from Germany and they are only few company in India who are making this product
- The product is tested at Indian wood research Institute
- My Architect her self has used this wood on outside (as climbing steps from past two year and it has been exposed to all kinds of weather harsh Sun/Rain/Dirt etc and no cracks expect they lost their polish
- It treated/season for 24 days before manufacturing
- They are not using any waste wood exempt only Acasia[/list]

Many article mention that Glulam product is more stable/strength than steel itself

Just to make myself more comfortable, i am visiting some house owners who already have used this during this weekend, may put some Photos as well.

Try Maruthi Ceramics in banaswadi(near outer ring road). I got 30% discount (14.5 vat extra) on Toto/Geberit brands. The effective discount would be 20%. I have posted the same in another thread as well.
Now, I need a Kohler retailer in town. Any suggestions?? I have visited only 1 Kohler shop so far(one on the HSR), they offered 15%. I dont think thats the best. Any other better ones?

Nivas, the GGBS was around 3800 is the last quote and the 100% ops was 4200, yes Vibrator was used all the while while pouring.

ok GGBS is better ...
So i my earlier post i had told i went for GGBS, which is wrong sorry i had gone for 100% OPC since my engineer told it will be strong, But the RMC guy told me ...it is better i go for GGBS. but i went with what my engineer said. s0 100% opc is always Costiler.

I thought of doing the gas pipe line @ residential home ( G + 2 floors, each floor 2 homes ) space under the Stairs .
on reading the post, vertical lift is not advisable and more than 10 to 20 feet is not advisable.

Hence dropping the idea of making storage of gas in a common place.

is there any way i can achieve keeping Gas in common place.

+ Looks nice. Easier to clean floor. No holes in floor tiles.
- Limited weight carrying capacity , expensive.

What's the pump required for 840' ? I heard it must be submersible (Ramsons, JC Road said that). Also Ramsons was saying you've to go for 4 or 5 HP.

Another quote I got was this:

1. 3 phase 3HP 40 stage motor - 23,800 [ need to check warranty]
2. Starter C&S brand 4,200
3. Rishi pipe - 12.5 Kg is 115/mtr; 10 kg is 90/mtr - need 228m ?
4. Finolex cable 4 sqmm 90/mtr - need 245 m ?

6. Installation (?) - 1800

Total comes to 81,000

All above includes taxes. This is a dealer guy.

Dear Lakshminarayana,

My name is Rathod.
I am planning to construct the house in Gottigere. I am in dilemma whether to go with normal bricks or clay hollow bricks. following is my understanding for these two. Could you let me know which one would be better?

1. Normal bricks are load bearing. Hence house wall would be very strong where as clay bricks are non-load bearing. Wall would not be strong. And also walls will have some spaces between wall and wall beam.
2. Normal bricks are plastered. Hence life is more. Where as clay bricks are not plastered. Wear and tear seems to be more.
3. Normal bricks are plastered. This will does not catch the dust. Whereas clay bricks have small lines which would catch dust.
4. We can put screws in normal bricks wall where as not in clay bricks
5. When we go for electrical wiring, need to chisel the wall. This might damage more as it hollow.

Please let me know your view on above things.

I too am interested in buying a plot here, but am wondering if its worth at 1750/- SQ FT. They say the project is on the proposed Peripheral ring road and is BDA approved. It is around 5 kms from Nice road and am not sure if its having an litigation/issues.
Can someone please throw some light about this project please??

Is it right for the Government to legalize what is essentially illegal by levying a penalty?

A few points for the the Public and the Government to consider:

1. Going by the prevailing law of the land, Akrama Sakrama is perceived to be unfair. The amendment is seen as condoning, even encouraging, illegality. However, it is a fact that lakhs of gullible people, many of them poor and perhaps unable to afford clear properties are in a lurch as a result of either their stupidity, poverty or both. Ignorance of the law is no excuse. Neither is poverty. However, it begs consideration that much of this group have bought or built on illegal land primarily to provide shelter for their families.

2. The group that is primarily guilty of grabbing or building on illegal land is the land mafia. This corrupt, black money fueled nexus of politicians, government officials (namely BDA, BBMP, DC, sub-registrars, etc), developers and real estate agents have grabbed or facilitated the appropriation of thousands of acres of government land for commercial gains.

Between the two, the gullible and poor may be charged with a lesser crime – a crime of omission. They are also the primary victims of the the land mafia. The people that make up this mafia are guilty of a graver illegality as they have not merely looted public land to profiteer, but are equally guilty of cheating the public.

3. What would be a fair way to dispense justice? Ignorance of the law is no excuse either for the foolish or the land mafia. However, we live in a welfare state in which public good is the ultimate objective, the government would do well to take a more empathetic view of the former and provide reprieve with a penalty. The land mafia, however, need to be dealt more stringent punitive measures or penalties to ensure an absolute stop to their activities. Reclaiming or demolishing such properties will affect families more than it will affect wealthy land developers. Politicians and government authorities who have colluded should be dealt equally stringent punishment to deter such illegalities from occurring.

4. Corruption and collusion apart, government organizations such as BDA, BBMP and DC are inefficient and plain ignorant. Ignorance is no excuse even as applied to the government. A few examples: The BDA notifies lands for formation of much needed sites for allotment to the public
but fails to mark or fence such areas, or even take possession, as required by law. The land, as per BDA's own rules, should be acquired within 5 years of the notification, yet many such areas remain undeveloped for 30-40 years. In the meantime, the unscrupulous form layouts and sell them to the unwitting. The BBMP knowing full well that registering these areas is illegal turns a blind eye to these transactions. Essentially, one hand of the Government doesn't know or care what the other is doing. By registering such properties, the BBMP lends a false or psuedo-legal sanctity to these illegal transactions. As we all know, the BBMP will even approve building plans in illegal revenue and BDA notified areas. This begs a question. Whose ignorance (knowing or unknowing) of the law is a greater crime? The Government's or the public's? And who should be punished for this?

5. Civic society and the public are correct to object or file a suit against the amendment. The condoning of illegal land grabbing sends the wrong signal, yet demolishing or displacing lakhs of people will come at a social cost. The lands so reclaimed run the risk of being grabbed again by the political/influential elite. Even if re-allotted to the public by fair means, it would mean depriving of one's shelter to provide shelter to someone else (as an astute Hon'ble High Court Judge pointed out).

6. The moral high-ground taken by some that justice has to be ensured on the grounds that it is unfair to those like themselves who have played by the rules is questionable. Were the BDA sites on which their homes are built allotted through due and fair process? Can they honestly say that they or their parents did not own a site in Bangalore at the time of applying for a BDA site? (a pre-condition for applying). Weren't some of the premium gated communities they live in not in the green belt before the CDP was conveniently changed to accommodate these elite communities? Were the DC conversions of these erstwhile revenue lands done without the developers greasing the DC's palms? Ignorance of any such deeds does not absolve one of being a passive participant in the subversion of the process. Indeed, at every level, however ethical, by omission or commission, most of us have benefited due the flaws in the system. Those who were not rich or influential enough to get the system on their side are the poor. Justice will be found wanting if social justice is not ensured.
