Hi all,

Last week, there was a mail from one of our members that they are getting below message when trying to access the forum:

Access denied. Your IP address [xxx.xx.xx.xx] is blacklisted. If you feel this is in error please contact your hosting providers abuse department.


When we checked with our hosting provider, we got below reply.

xxx.xxx.xx.xx is your user's personal computer's IP address, assigned to them through their internet service provider--probably xxxxxxxxxx, in this case. It looks like that IP address has been added to our local blacklist because it was part of a recent attack on our servers targeting WordPress sites. This most likely means that one of the computers using your user's IP address--i.e., using their internet connection--was hacked and used by the hackers as part of this attack. The fact that the IP address was blacklisted for spam makes it even more likely that their computer is infected, since personal IP addresses shouldn't be sending any email at all!

Please ask them to use an antivirus program to scan their computer for the virus which caused this problem. If they have no antivirus program, I would suggest Avast! Antivirus, which is available for free on Mac and Windows:

In the meantime, I have added the to our local whitelist, where it will enter a "trial period" of 72 hours. If we receive any more reports of malicious behavior within those 72 hours, the IP will be automatically re-added to the blacklist. If, on the other hand, there are no reports of malicious behavior from that IP after 72 hours, it will be de-listed completely.


So, please use the anti virus to clean up the systems and also try to disconnect from network, when not using so that hackers wont exploit your resources.

Hi,

We have a plot in Bangalore which was registered in my father name in 2003. My father passed away in 2010 and now we are two sons who would like to transfer the sale deed to my mother name.
However, the plot is still a revenue plot with no khata and they still haven't collected betterment charges. We are although paying property tax yearly promptly.

How can such a plot be transferred to my mother name? Please guide.

you need to first have A or B khata to have it transfered. I am not sure about the revenue sites but otherwise the transfer can be done by attaching the will if any by your father and death certifiacte and family tree copy and go to the concerned sub registrar office to have the transfer done.

P.S : you cannot do this without a good lawyer.

We haven't done the family tree certificate, only have the death certificate. Is this must to get the transfer done and no A or B khata available with us.
Please if you can recommend any good lawyers you know who does this for us?

Its an painful experience , wen i dealt with buying an site broker has played
a gambling role. He took the control of enteir deal. Even charging 1%
On the price, his job is to just to introduce the seller n charging 1%.
Is there any way or forum where buyer n seller meet
is govt is taking any steps to legalize thiis issue.

I need suggestions.

I have a 20x30 Duplex house in HSR layout. It is not pillar constructed. So I can't extend it.
I am planning to sell this house and buy 30x40 or 30x50 site and construct house in telecom layout/MCECH layout in tanisandra layout.
When I spoke with few friends, they are not very positive on selling a site in HSR. I need your suggestions. Kindly give your view point.

Hi

I have taken a site sometime back , When I taken this site sale deed only has survey number. Now the area has developed and we have a postal address which does not match the survey numbers and come as
House #
Cross #
Layout Name
Area and other details about the area along with postal pin.
Is there any way we can get this added to the Absolute sale deed ?

Also will this be a problem when I plan to sell the house?
Any help regarding the same would be of great help.

Hi
The way bangalore growing ,number of layouts , huge number
of flats,increasing population by 50% in a decade.
Is it nt the time to worry for WATER. i feel bangalore is
Unplaned for basic need of water.
v lost allmost all lakes, no ground water.
who is going to think for it. Where the intiation going
to come...
is it really a scary one.. It realy hurts us , our
country lacks for a basic needy thing. Future is dark..... .

NIE (National Institute of Engg) CREST in Mysore (
http://www.niecrest.in) also has developed BioGas products. I understand that they are willing to offer guidance and training in setting up a BioGas plant. I was told an unit for residential use will cost around Rs 20,000 (2012)

Today i spoke to builders they told Possession certificate will be issued once remaining 40% plots will get released.
After that only we can start construction in the layout.

Thanks Dilip for the info. I think many including me were not clear about this. Hopefully the release will happen soon. In any case most of the people are thinking about constructing in about a year or so.. so at least by then things should have progressed. Hopefully even your problems with the IDBI bank are solved now? All the best.


@koti: Have you tried contacting the developer directly for any available sites?

All Problems and confusions with IDBI Bank are resolved for now.... As per assurance give by Builders, Layout should be good to start construction by next 5 to 6 months.

Hi Dilip, one can start construction only if his site in amongst the 60% released sites right? Any idea when the balance sites will be released- the developer maintains it will be within 3 months. Given the auction notice, is it safe for one to buy into the unreleased sites?

Even I was under the impression that one can start construction in (at least) the 60% released plots but as per what shabini and dilip found out even that requires possession certificate before plan is approved and as per developer this will be available after 100% release.

For released plots which are pledged anyway IDBI is providing NOC before registration. About the unreleased plots I think only 2 survey numbers are pledged to IDBI and rest are with the developer. So i guess those should be relatively safe(in any case most of us verified that the original deeds are with the developer before registration for released plots) . About the survey numbers which are currently pledged with IDBI I think dilip has better info. Probably one would need to directly verify from IDBI about these before proceeding. I think dilip has posted the IDBI contact details earlier in this thread. Hope this helps.

My husband bought the property in bangalore in 2002, i hav e two children boy & a girl married.Now if i want to sell the property do i need their signatures? the katha is in my name after my husbands demise.the power of attorney given by my children to me is registered in chennai reg office,.After me if the property goes to any of my children individually , do they need to exec ute a release deed favouring the other party, or what is a relinqish deed? or can i make a settlement deed now itself to anyone by taking signature. if settlement is made what are the implications in future. or is there anyway i can convey the property with absolute rights to anyone person pl clarify. thx in advance.Do the pOA hold good still .

Since it is purchased by your husband and later it has come to your name, all the 3 members(yourself & 2 childrens and aslo any children to your married daughter) have equal rights over the asset. Hence in all the transactions related to this property, everyone's consent and signature is must. Even though Power of Autorney is given by your children, Buyers insists for their physical presence and their signature to safeguard their future interest.

Tomorrow if your son marries, again his kids will also get their inheritance rights over this property. Instead of continuing this chain forever, better all the stake holders can have mutual agreement and transfer to one person name legally (in case of a small size property. If it is a big size property better to settle their individual equal share at this stage itself) or better to dispose and share their monetary share.

Since you have a registered power of attorney from your 2 children, you do have aboslute rights to sell the property (provided the POA gives you the right to sell). A registerd POA is given in circumstances where one cannot be personally present to sign the deed. All you have to provide the buyer is an affadavit from both your children which states that the power of attorney is still valid and they have no objection in selling the property to the buyer.

Regarding your second query, it depends on how the property goes to any one of your children individually. Is it via a will ? or a gift deed? If it is via a gift deed, does your existing power of attorney grant you the right to gift the property? If it is a will, then the other child's family might contest it.

Instead of a Power of attorney, if you had got a release deed from your children, then you would have been the aboslute owner and had the rights to sell or gift or pass it through via a will.

I am not a lawer, so take the above as a layman's opinion of the situation.

msn1270, Tax collection is a lagging indicator, while auto sales, etc. present the current situation. More over, Tax collection is also a function of compliance, when the tax officers are stirict, and go after offenders, they tend to collect more. You will see a dip in tax collection next year due to economic downtrend. Elections are only for a few states, the national election is next year.

Central tax collection is one of the official indicator of the economic status othe country. When the expenditure/money rotation by Government and Individuals is high, tax collection will also be high & vice versa. After 2008-09 year, tax collection is steadily increasing year on year till date. We can't ignore it casually.

Do not underestimate the election expenditures. 10 States are undergoing elections this year mainly Karnataka, Rajasthan, Delhi, Madhyapradesh, chattisgharh apart from other smaller states. The above mentioned states are key cash rich states of Politicians. When a Candidate who contested for the BBMP Counciller positions spend 3-4 crores unofficially for getting 300-500 votes in a ward to win the election, can we imagine the amount candidates spend for MLA seat ??. More over for the big political parties, this is like a Quarter/Semi final for next year parliamentary elections to strengthen their position.

For the Karnataka Elections itself, estimated spendings from the candidates is estimated around several 1000 crores. Real estate developers are key funding people to all the politicians. Imagine the amount they spend on the liquor, apparels, Gift items, fuel, food items, hiring vehicles, hotel accommodation, print materials, cash for vote....etc. In all these cases, Government will earn taxes directly or indirectly. So money will rotate for some more time freely, which will push the economic slowdown even though there is reduction is the IIP Data.

my site no. 145 in j p nagar 8th phase second block is denotified by govt without any information to us and the case is pending in high court for writ appeal. How long we have to wait for our site which we got in year 2001 and taxes paid regularly till date. niether the bda is getting back us the site nor Govt is not withdrawing the denotification. my appeal for alternative site also not considered by bda and informed me to wait. I am waiting for the decision and it is yet to come. I do not know how long I have to wait for my site or alternate site.Any body who knows better what is the alternative left for us may kindly inform us for which I will be greatful to them.

Rarely BDA notifies its own plots. Revenue plots are ones which are always hit harder, this does not escape evn though the taxes are paid. Alternative sites is a very tricky & a long gestation affair. It may take anywhere between 5 to 15 years - personal experience!!

It is very important to have all the necessary papers in hand, have a copy/ acknowledgement of all the correspondences with BDA & meet people only above the level of deputy secretary.

Alternative sites will always be provided at newly formed layouts in BDA. Currently they do not have any. Anjanapura/ SMV do not fall in this category.

Hi All,

A quick update. We finally found a plot and it is in 1st block. The purchase price is 3500 Rs. Plot is near Arunachalam Layout but in SMV layout. A key concern faced during our search was many of the sellers want black money and not many sellers are accepting full white. And indeed raising black money to the tune of 20 to 25 Lakhs with no loans etc is a big hurdle. Next step would be to build a house on one of our sites. But this will be more towards end of the year. Maybe this i will document in a separate thread. Also most of the layout is getting tar roads now. Hope we get water soon.

All 9th Block Site owners you will be shocked to know that Anjanapura 9th block has turned into a Dump yard. You will find all the waste materials lying all along the road and on many of the sites.
I have chased away a tractor who was dumping all the rubbish on some of the sites.

Its high time that you visit your sites and see the amount of rubbish lying all around, else it will be too late for you all to recognize if its 9th block or a govt recognized Dump yard.
I stay near by and i visit often and chase away any person indulging in this kind of act, but i cannot do it alone, better we all get together on this, else we all will be the losers.

There are few good updates.
The Bus terminal filling activity have started near Recoup,between 9th and 10th block. Spoke to the contractor who is constructing the Terminal, he confirmed.
Also spoke to BDA officals today regarding the cleaning activity for further extension , they said Tender is out and the cleaning would start post election.

BDA doesn't take any complaint in this regards.Once its sold to you ,it will be your problem to take care of your site.You may try complaining in police station.
BDA can only help you if your site has a legal issue ,it cannot even do any thing if some one occupies illegally (its a civil case).

@Ssiddapu: Nope I dont live in Nobel Residency but I am in plot hunt in Nobel residency and surrounding area since last 6 months. I know about 20+ people in Nobel residency , i have gone and met residents in their weekly meeting @ colony park.

Whenever you are buying, you have to ask people who are living on the same survey no. i had almost finalzied site no 46 through broker called ramesh( who was right hand of colonizer Narayan rao)
he dint tell me about the case, i spoke to existing 7 houses that are on the 1st cross, only 2 of 7 owners knew about the case, they gave me case no , i asked my lawyer to fetch the details of case and
he told me that case is till, next hearing is on 14:03:2013. and in the case register its mentioned that all transaction on this property should be be stopped.

I went to begur registrar office and asked them if there is an entry of this case in their register, lady @ bebur sub registrar office was very helpful she asked her staff to fetch the files, and then also found out the same case number that i mentioned above. part from this case there was some other case number also on same sy no 50/2 Yellenahalli.

I just hope you are not on sy no 50/2 Yellenahalli.

If you are on the road thats closure to existing NandiWoods apartment , that's fine you are saved. that's the southern border of Nobel residency.

I am talking about the Northen border of nobel residency, even on the northen border of Nobel residency Nandi's apartment going to come , work already started for that 4-5 months back.

You should take the case number to some lawyer and ask him to verify the case details and he will be in right position to tell you in whose favor case may go.
but remember i had given the same case no to three lawyer , two of them could not find any relevant details but one of them found.

i think there are some eight district courst or session court and one high court... so there are various type of court , which we dont understand.
and same case no 464/2004 will be there in all court, its the 464th case of year 2004, hat you have to verify is , is it related to Sy no 50/2 yelanahalli or not ?

If the parties involved in this are marry pushpa and Sy no matches then you have found out the correct case detail.

As i said i met all 7-8 people who lives on that road 1st cross....( a dead end road which ends to park) except two people everyone on that road was unaware of the case.
I got the case number from Lokesh who was the resident on the northen border of tejaswini.

Yeah, but the problem is , i dont know which court is this case running in.

I had found the party name through the same URL 3-4 months back, however Sy no detail was not mentioned as far as i remember , and it had taken really long time and multiple attempts for me to get that detail.

instead of breaking your head with that it would be to ask some lawyer to fetch case details for you, give him about 500-1000 Rs. scan the paper and post it here for the benefit of others.
in my case lawyer just fetched the party name and property details and he dint charge me for it.

Thanks again, Spiderman. When I was searching for a site for our house construction I had taken the case number and details for a different layout but our lawyer was not able to find the details in the website for the same reason that you hve mentioned. I didn't pursue later.

I assume you don't have information on the outcome of the hearing of Mar 2013 that you have mentioned here. I know one resident in that lane by name prakash. I'll try to get information on the same.

Yes, Ramesh is a small time broker and contractor who is related to nobel residency builder. My brother bough a site in the same sy no few years ago thru ramesh/narayana rao ( orginal builder) few years ago.

I bought a corner plot 30*55 on the side where park is present, last week and got it registered. All sites are equipped with water/sewage/electricity points.. Roads are asphalted. But I think it would take 1 year before we can construct a house as around 1 km around the area (from the main road towards the site) is yet to get developed. But I see a lot of potential as BDA approvals were done. I had seen some sites all along sarjapur road, whitefield/devengundhi/devenahalli and near airport. In these paces villas are quoted at 1.5cr and sites at 1000 to 1500 sqt. This is revenue land. And around 20 kms from wipro corporate office. So this sits I thought was worth the money as its just 3kms from wipro office, hosure road, sarjapur road (from kanneli) and just 8 kms from hsr bda complex.

One irritant though is the constant sound that the HT lines generate.
Also after 7pm the area is deserted and dark.

The guidance value as the builder informed is around 450. Got registered for same value.

Hi Friends,

One broker has shown me a 30*50 East facing site in Shirdi Sai Layout, Akshaya nagara ( behind Hiranandani upscale and near to St Anns school).

I have noticed that lot of properties in this area are under litigation issues and cases are pending in court.

Broker has mentioned the price of the site as 3500 per sq ft, which I believe is much less than the current trend in this area.

Please let me know if you have any additional details about this area, pricing, precautions in this area, pitfalls etc.

Your suggestions will matter a lot.

I too bought a corner plot 30*55 on the side where park is present, last week. All sites are equipped with water/sewage/electricity points.. Roads are asphalted. But I think it would take 1 year before we can construct a house as around 1 km around the area (from the main road towards the site) is yet to get developed. But I see a lot of potential as BDA approvals were done. I had seen some sites all along sarjapur road, whitefield/devengundhi/devenahalli and near airport. In these paces villas are quoted at 1.5cr and sites at 1000 to 1500 sqt. This is revenue land. And around 20 kms from wipro corporate office. So this sits I thought was worth the money as its just 3kms from wipro office, hosure road, sarjapur road (from kanneli) and just 8 kms from hsr bda complex.

Looking for inputs on kitchen drawer unit planning and corner unit for my kitchen.
The total counter height for my kitchen is 34 inches and getting around 27inches cabinets for the drawer units and baskets. Iam planning for 3 drawer 1 each for Thali basket (8'), plain basket (6') and cup and saucer (4'). These will be fitted on Hettich Quadro sliding system. After checking the baskets by keeping the plates used to store in them usually, I find that the height of the drawers are not sufficient for 3 drawers and putting just 2 drawers may not be very efficient. Please provide inputs on the kitchen planning if anyone has done this recently.

Also for corner unit, what is the best and cost effective unit. The logic corner unit is very costly and the simple carroussel system is not looking that great. I am considering putting a D-tray corner unit and looking for inputs on a good brand for this.

I have posted on the forum that we love the way the windows look. Performance wise, I would say, it does provide sound insulation, is quite well sealed (not much dust in the house) and I have not seen any leaks (in the one year we have had it). There was one small leak - but that was due to the seal being insufficient and once they fixed that, it has been great.

In terms of wood vs. UPVC, I would go with UPVC. Here in the US we had wood windows in our old house for 8 years, the paint used to fade and peel and needed work to maintain it. And now in the new house for the last 17 years we have UPVC and that we have not had to do anything (no paint nothing), perhaps we fixed a few screens (mosquito nets) which got brittle with the change in weather (extreme cold and hot).


So my preference would be UPVC anyday for the following reasons -
1. looks (we got wood finish UPVC and it looks wonderful)
2. Peformance - good sound and dust insulation.
3. Maintenance - not much (some regular cleaning - which would be required for wood windows as well).

The only down side is cost wise it is higher, I feel we spent about 2-3 times the cost of wood,

But then in the long run, we will have no maintenance and that will make up for the initial investment. If the sealing is done well, we will also save in energy costs (if you plan on installing AC etc.). I have not installed that in Bengaluru.

My contractor is including the car parking and water-tank (over-head) in square feet calculation, when projecting the total cost. Is this normal?

The rates are inclusive of transportation. Please let me know quotes are reasonable.

Also given orders for red bricks (for sump) @ 8.50/- per brick.

I think Prime Gold is both economical and good quality
All sizes expect 8mm rods are FE500

Buy it from Hosur factory directly, you will get it for less than 7-8k of market price per ton
Only thing is they sell 10tons in one go and buyer need to take care of transport. You can partner with other buyers to take care of this suitation
Also if you make payment through cash you get additional discount of Rs.400 per ton
Whole thing will take one day time but at the end of the day, money saved will be a lot.

Hello Venkatesh,

I looked at your plan. I am also constructing a house on a west facing plot in a 30x40 and i took close to 4 months to get the design right. I still think mine needs more work. I am planning a 2 bhk in the ground floor and a dulplex up top. Your questions were the same i had when i started planning. Here's what i think of your plan.

a) I noticed that your intent the first floor bedroom for your parents. I really feel u need a attached bathroom for parents. In the old age they will be more comfortable with their own place than a common one. I tackled this by providing two doors (one in their bedroom and one in a common area).

And also, i went for separate bathrooms for my room and the kids room in the second floor. My thought behind this is that tomorrow, they need a separate bathroom to finish their morning duties and i don't have to wait for my turn .

b) Having the washing machine in the ground floor will be inconvenient IMO. So bathroom will be my best bet. Or the utility if you are planning one.But make sure you keep on the first floor. That's convenient for all.

c) I have seen innovative uses of the staircase space. Mainly for storage. I would recommend you browsing thru Houzz for ideas. I would keep a UPS in a more spacious place than a small cramped up place. That way it will get more ventilation.

d) Living room needs to be more spacious IMO. It will become difficult especially when have guests. I am guessing you are 5 in your family. So calculate if your living is enough for all 5 off you and a additional 2 guests. Cuz that will be the common scenario during weekends. I hope you understand what i mean.

Some more concerns i have....

a) I dont know much about vaastu but i've been told that the kubera mula needs to be where my wardrobe should be.

b) Do you really need a yoga and a theater room? I feel that the place is better utilized if you make both into a single room. I am getting acoustic treatment done to my home theater room so that will be ideal for meditation as well as the absorbers will keep the noise out.

Here is my take on it. I am no expert or something and my thinking might be incorrect. I have just suggested these from what i learnt from my experiences. Cuz building a dream house is a one time thing. Hope this helps.

My underground sump has a low capacity of around 4000 litres. Due to certain requirements, I need to double the capacity. Will an extension of the existing sump be possible or should i got for building a new one. If i need to go for a new one for 8k litres, what are the approx charges?

Expanding the existing one is very tedious job and may not give you the good result due to gap/crack/misalignment between the old & new wall and leads to leakage(loss) of water in the storage process. Better to remove the entire old structure and go for a new one. Regarding the cost factor, several threads available within this forum. You can have a look at them.

Alternately options are,

1) plan for another sump at a different location.

2) Retain the existing sump and install another overhead tank of bigger capacity and pump the water whenever you receive either from BWSSB or Borewell...etc.

I also think 2nd idea is good - if you ceiling cannot take heavy load then, get smaller tanks and connect them, this will help with balancing load, then fit a auto pumping device to ensure all these tanks are at 75% full most of the time

i think the above rate is little high. want to know that whether the contractor is near to the proposed site or far. because if he is nearby the rate could be 23k to 24k. if is far it is 25k and i suggest u to go with well known contractors or visit his on going projects or previous buildings.

Hi All,
I see in all over BTM,

1. people have not left the space for their neighbors as prescribed by BBMP, doesn't BBMP folks trouble these people? I want to understand how does it work ? Do BBMP people keep asking for bribe on a regular interval like monthly or yearly , or its just one time, when they come to inspect after construction ?

2. I also see 80-90% houses in BTM make use of 3 feet of footpath as their garage space by putting |__| shape gates, i.e. 'L' shape gate and they occupy like 3-4 feet space on the footpath/gutter.
for this BBMP guys wont trouble for rest of their life and keep asking for bribe always ? or its just one time affair.

I am looking for answers from those who have experience directly or indirectly (through some friends/relative).

My painter is asking for 3300/- per square (100 sqft). This is labor only. I will supply materials. This includes
a) Interior - 3 coat patty, 1 coat primer, 2 coat emulsion paint
b) exterior - 1 coat primer, 1 coat APEX/Ultima
c) Grills - 1 coat metal primer, 2 coat enamel paint
d) Door frames painting

There are no wooden framed windows (aluminium and UPVC only).
I have a stilt parking floor that has only pillars and no walls. Exterior finish is required on these pillars. My painter wants stilt also to be included like any floor in area calculation. Is this the normal practice?

Is this quote as per current market? Please share any good/reliable painter contacts in North Bangalore.

External walls: One coat of primer and two coat of Asian paint

Apex -> Rs 16.50 /sft
Apex Ultima -> Rs 17.50 /sft

Internal walls: Three coat Birla/Asian putty , one coat primer and two coat of Asian paint

Royal Emulsion -> Rs 19.50 /sft

I am trying to get door frame done in Red Sal.

I came to know that in addition to wood cost (CFT wise) and Carpenter cost, we have to pay additional cost for
1) tokku (the place in the frame where door shutter will sit)
2) plaening (I could be spelling this one wrong)
3) groove cut design (like S design or semi-circle design)
4) Clamps, fevicol, nails, tar (AVM) and primer (ASIAN)

What would be the cost for these things? please help me here

Today I purchased Supreme PVC and Ashirwad CPVC from Karnataka hardware in Jayanagar and the discounts are

Supreme PVC -> 40% on MRP
Ashirwad CPVC -> 45% on MRP

On the discounted total bill amount, a VAT of 5.5% is added.

They said they procure the pipes from Mahesh pipes (distributor) and their cost price itself comes to the discounted rates ( I don't think this will be true). Even though, I bought quite some items and I paid by cash, they said these are the best discounts and they can not offer more. And they said they can not do away with VAT too. They said some vendors who claim to offer a higher discount might put a higher MRP and they said the comparison should be done on the discounted bill amount and not on % discount.

you have 2 sets of stairs. Why not combine the 2 and make one set. Put it in a room so it is enclosed, but make it such that it is useable from inside and from the outside (meaning there will be a door from inside and outside).

this will save you space and money.

Hi,

My thought is to have different tiles for these areas. Car parking has to be concrete tiles to take load and balcony and utility has to be antiskid. Here are few of my short listed options. Both of them are non-branded Gujarat ones.

concrete tile was around Rs 30 - 35
balcony ones where around 50 I guess

thanks for all inputs, I went with Olive baskets (from evershine) for kitchen drawers. Though they look good, I am not very happy with the quality of the baskets. I would recommend baskets from sterling-wp, they have both ss wire baskets and full drawer units though the cost is on the higher side.

hi friends
i had worked with some contractors before few years back in an serviced apartments i saw some natural wood and rock type texture and colours. which was made with cement mortar i am i search of these peoples if i found them i will post the number. And we can see such type of flooring in Mocha cafe shop lavelle road Bangalore. when we see the flooring we get an idea it.

In market their are some materials available like wooden texture they are, EVEREST roofing company wooden planks and tiles which is 1000mm X 150mm in size the rate may be stats from 800 per piece.

need suggestions ....met few carpenters they used ss baskets and normal channels and fittings no soft close ....n 4 labour work people r asking rs200 per sqft ....is this reasonable?

not able to find a carpenter who has good exp in installing hettich or blum fitting

can anybody share contacts of good carpenter ?

Hi Mahesh,
Close to my house construction site there is another house which is almost ready for occupancy, I visited the house and saw the modular kitchen work done, I feel it is of very good quality and almost same as few showrooms I have visited. The carpenter's name is Pankaj, he has around 10 to 15 guys working for him. He mentioned cost is Rs.700 for material + labor. He is using Hetitch and Blum. If possible this weekend you make a visit and talk to him. I will also join you and we can work out together and ask for better price. I have sent you email with his contact and site location details.

rs700 for material and labour it is very less and hard to belive ....i enuired with 3 to 4 carpenters all r quoting rs 200 to 250 for labour itself inside and outside laminates and even we supply the material ourselves it will be not less than rs1110 including fitting from hettich or blum ...i think he will be providing ss baskets and will be using hettich channels

1 person quoted rs800 per sqft for wterproof ply+nisde white laminate and rs2175 for ply/mdf for shutter approx 1150 to 1200 s per sqft and this includes handles and other fittings for cabinets and the brand they use for ply is aeon,national,alpine and for laminates marino....price may be high or less depending on the accessories we choose if we go for hettich or blum will be costly if we chose 5 to 6 pullout drawers 35k to 40k and 20% lesser is ebco basket fittings..i just checked the price list of ebco not exactly the same can give approximate soft close hinges rs400 and telescopic soft closing channel rs 700and ss baskets 2k to 3k n corner 5k onwards and will get 40% discount on ebco

im still searching for hettich /blum price list ....can anybody share the deatails ?

sorry for the delay, it was around 5.50
after laying you can calculate no. of brick by length, breath, but you will get cheated as they keep space b/w the bricks in the inside layers and on the top layer they pack it tightly
Just once count the brick one by one when they are unloading, once they know you are serious about this thing, next time they will hesitate to cheat you

Please offer your comments on the lattest quotation for 61/2inch borewell drilling received today from Kannan Borewell.
a) Do they(kannan) negotiate the price quoted or fixed (being a big fish). What is running price at present.
b) Many borewell driller suggesting PVC pipes instead of MS casing pipes apart from 10inch PVC pipes.Is it normal going with PVC pipes.

I paid the same price last week from Kannan borwell. I think this is the least they Quote. My expereince with them was overall good ,but they tried to dupe me by saying that the filter PVC pipe cost per Sqft was 170.It would have costed me 170*330=56100 including labour. They were suggesting rather insisting go for that else your motor will be blocked and trying to make money out of me .I rather got the same thing done outside with Monarch Pipes for 26200/- a saving of almost 30,000/-.All borwell companies makes money on the sub standard pipes, they dont make money in digging.Please be aware of it. Please do your due diligence.

From past couple of years, investors were buying Gold as a safe investment and it was rising continuously. Probably now its time for them to liquidate it. if I remember correctly, this is II or III time happening in this range in the last one year for both Gold and Silver. Whenever investors(Especially Foreign Investors/Institutional investors - not Retailers) want to book their profit, they sell it abruptly leading to this kind of corrections. At present we need to consider it as on-off the case.

If this kind of downwards in God+Crude Oil happens continuously for several more days, then its good news and also for our indian economy. we can save our foreign exchange and rupee will become stronger.

Here is good news for residents of group housing and private layouts. The sites earmarked for the civic amenities (CA) in your area will have to be developed by the developer who has to hand them over to the registered residents' welfare association (RWA) for the upkeep. Not just that, the Bangalore Development Authority (BDA) has to ensure that the CA sites are handed over to the RWAs for maintenance after being developed as per the approved plan.

Though the BDA has the right over the site after the developer relinquishes it, it cannot demand any lease or other charges from the developer or the RWA while handing over the CA site to the RWA for maintenance.

Two verdicts

The Karnataka High Court has given these findings in this regard in its two separate verdicts on the litigations, in which the BDA's action of asking the developers and the RWAs to pay huge rents to lease CA sites in certain group housing projects and layout was questioned.

These projects were the Golden Blossom group housing project of Golden Gate Properties Ltd, and Sobha Althea and Azalea, Sobha Adamus and Amethyst, Sobha Chrysanthemum, and Sobha Ruby and Ruby Platinum group housing projects and Sobha Lotus layout project of Sobha Developers Ltd. in different parts of Bangalore.

The court said that the Revised Master Plan (RMP) 2015, which came into force in June 2007 for Bangalore city, states that the areas set apart as CA sites, open space and parks in residential projects will have to be relinquished in favour of the planning authority, i.e., the BDA.

The court pointed out that RMP makes it mandatory for the developer to create the civic amenities on the sites earmarked for that purpose and the BDA has the obligation to hand over civic amenities to the RWAs for maintenance.

Can't charge

However, it said, the BDA cannot demand lease rent — either one time or annually — deposit or surcharge from the developers and the RWAs for seeking approval to develop the CA sites and their subsequent upkeep.

The provision to relinquish CA sites, open space and parks in favour of the BDA has been ensured in the RMP so that the sites are used for the intended purpose and are not disposed of for profit.

The court also said that the RWAs could also seek to maintain parks and open spaces in the neighbourhoods.
