Topic: What are the indicators of economy slowdown in India?
msn1270, unfortunately, in our country, stockmarket is very sentimental and largely moves upward/ downward due to FII investment/ divestment. You would have seen that the markets rose rapidly from the 2009 levels though the fundamentals didnot improve, and is now seeing 6 monthly lows now. Hence, it would not be correct to equate the state of the economy with the sensex.
It is a given fact that prices of fossil fuels are not going to go down, and hence people donot put off decision of buying a car just because fuel prices are going up, they decide not to buy a new car or replace an existing one when they realize that their jobs and sustained earnings are under some short term threat due to the state of the economy and they would buy again when the economy looks up.
As a country, we are victims of the government's lack of direction and policy paralysis. We see some changes happening, but largely cosmetic, with the 2014 elections in view. Changes like the interest rates coming down by a few basis points, now what stimulus did they provide to the industry? The economic slowdown is real and will take sometime and real efforts to pass over.

5th April Revenue Secretary said, Central Govt Finance Ministry has exceeded the Target of 10.3 lakh crores (Direct + Indirect tax collection) set for the fiscal 2012-13. Exact numbers will be revealed by third week of this month(After 20th April). Hence things are not worst as being speculated. If at all any speculated slowdown is there, it has to reflect in the 2013-14 financial year only. As I said earlier Due to election expenditure, the money rotation will be there in the market and

Very interesting article in today's BM(attached below). In the heart of Jayanagar, Water is available at just 10ft in a house, which has plenty of free space leading to easy water percolation. At the same page gives the average depth of borewells across the city.
Today, every one covers with cement all the free space around their house, which has very very less benefit than leaving it as it is.

It depends on builder when they will apply...
If they apply imemidately you should get in 2 weeks...
but no need to worry...as it will be taken care by builder...
you just need to go and cloocet once it is ready

I am planning to buy an apartment in kanakpura main road, the project has approval for stlit+ground+four floors and ready to occupy , the builder has built apartments in 5th floor which he did not differentitate from the other ones, he has provided lift too for that floor. He did not take permission from BBMP to build apartments in that floor that floor being a terrace or pent house floor, he has built 12 apartments, we are a group of 6 people who tied up with the builder and buying the property. The builder said he would get loans for this property from Federal Bank/ Sundaram Finance.
He is giving it for us at 2700 persqft where the legal ones he is selling at 3300persqft. Please let me know whether to buy this property or not, please answer in Yes or No . No grey answers please
If i buy this property tomorrow when akrama/sakrama happens whether will i be able to regularise the property or not and most importantly whether i can sell this property tomorrow with out any issues or minimal issues.

I would say NO to such purchase.
Reasons :
1. Its an illegal floor construction which does not have approval
2. Cannot rely on something(Akkrama-Sakrama) which does not exist as of now as per my knowledge and cannot expect it to have rules for legalizing totally illegal structures.
3. The illegal construction is liable to be demolished/sealed by Govt. in future.
4. Apartment/Layout association consisting of approved flat members can request the respective Govt. bodies to demolish the illegal construction stating that their UDS(Undivided Share) of land is eaten up by these illegally constructed flat members.

5. Selling of unapproved apartment could be a problem in future if the purchaser wants to go via loan(99% of banks do not give loan for unapproved/illegal construction).

7. You may end up in paying hefty bribes to Govt. officials at frequent intervals where in they can threaten to demolish the illegal constructions.
8. Not sure if BDA can instruct BBMP/BESCOM to disconnect power and water supply for illegal floors.
9. Not sure how can you claim for Tax rebate as part of Income Tax.
10. Not sure how can a bank provide loan for illegal floors since banks needs to follow RBI guidelines.

You will not get individul A Khata, if the entire land has A Khatha. You can not bifuricate until Akrama-Sakrama comes. Please verify all the ocs with your lawyer. if you have any questions you can reach me xxxxxxxxxxx. Sicne i have some experience when i am buying my site I can clarify you.

Now, you need to click the required sub-division on the left hand side of the page. For example NW3 for Peenya Industrial Area. This opens up a separate window in which a blue colored area which will be marked in NW3 sub-division which is nothing but Cauvery stage 4 covered areas.

The leftover in the Bio gas chamber is a very good organic manure which can be used for Garden.

I came to know about the bio-gas generator from msn1270. I am yet to fully study the various models and their efficiency. Right now I am constructing my home and only after its completion I would like to buy it. Hence right now I don't have any idea about the quantity of kitcher waste to produce 2 hours of gas.
Thinking of it, I realise that if everybody adopts it, it is going to reduce the carbon in the atmosphere. While burning fossil fuels we are taking the carbon from deep beneath the earth and polluting the atmosphere. Whereas this bio fuel is recycling the existing carbon in the atmosphere. Plants take the carbon in the atmosphere and store it in their body and fruits. We are generating gas out of these plants and their fruits. When this gas is burnt the same carbon goes back to the atmosphere which is again used by the plants. A continuous cycle takes place and no extra carbon is added to the atmosphere.

As per the article, 1/2 kg Kitchen waste(Lemon, Moosambi,Orange kind of acidic nature items not to be used)

2) 1 foundation in progress
3) 3 borewells already dug
Next will be my chance to construct a house.
We need to get all the contacts of owners here so that we all can form an association. As i informed earlier:
1. This is a small layout and pretty decent sized plots and wide roads

3. This layout also has garden area, walkway.
4. we can really make this a very posch layout if all of us think alike.

Thank you very much for all your advise. After the last visit to BBMP kengeri office, I heard that the file has been transferred to RR nagar office. Now the agent tells me that the officers are not available due to election duty. He said that once the file is transferred from RR nagar office(expected this Friday) it will take another 3 - 4 days to bifurcate the khata and transfer it in my name. The agent said once the file moves from RR nagar to Kengeri office again they will ask for the DD. Once the DD is given I will get the Khata on the same day. I will wait for end of next week and then will apply for RTI with the acknowledgement.
Next I have to look into getting the plan approval. I intend not to pay any bribe here. I will follow all the rules as per the guidelines and let us see how it works out. I would need all your constant guidance.

I was informed that the expected rates could be ranging from 2300 to 2800. But it varies on the location etc. Mostly 2 nd block is on the wrong side on Nice road and the valuation is lower compared to the rest of the layout.

Visited Anjamnapura, 80 Ft road work is going on full swing. Except at the connectivity(May be 100Ft) all other land is leveled. Right now road side water drain work is going on.

Hello All, I visited my site in Anjanapura 8th block over the weekend and was shocked to see that sand was scrapped from my plot and neighbouring one. Did not have a clue as to what was happening as there was no one to enquire. When I had a look around, I could see some of the plots separated from my plot too had sand scrapped off them. This relaxed me a bit, as I thought BDA could be doing levelling work or something.
Also, have a doubt if someone is stealing sand? Posted some pictures of it. Do any of you know such activities happening? Also, if I need to get information from BDA about this, which BDA office and procedure should I be following?

BDA never does these kind of works,please watch carefully your plot.These are usually done by sand guys to make filter sands out of the scooped soil or some one would have stolen for good soil to fill in their site .Never allow these kind of works .Now you end up spending money to raise your house while constructing.Lodge a complaint with police.And keep an eye on local real estate agent fellows . Those are the main culprits .
As per pictures your site was neatly elevated above road by 1' earlier ,now when they lay final road your site will be below the road lvl.

Yes, if you get a site in Anjanapura 11th block or Anjanapura 12th block ,that would be better. Even in 7th A block,sites on next road to drainage are equally good.

Hello - Have been following this post for quite sometime now... My answers to multiple questions raised on Sites in Nobel residency
-- Yes! I finalized a 30X50 site in this layout in the month of Nov'13. The agreement with the vendor was done in July'13. However, due to attaining A Khatha by Seller, My loan processing and some documents missing we took about 4 months before I got it registered. The price I paid was 2600/sqft and went ahead for full value registration that costed about 2.5lacs. Not sure if it was a good price or not. As some of you have commented rightly, I was in need of a property and could afford the price what the seller expected but was 2600/sqft the running proce is something that I am not able to comment on.
-- With all the documents I have seen, the Layout according to me is out of any litigation which defnitely is a good news.
-- Talking about the prices that agents quote and you see an increase of 200-300rs every 2nd month that is mainly because of people like me who are in need and will stretch a bit to buy that peice of land. For a registration done in Feb 2013 in Nobel residency, the price paid was around 3070 per sft, that too without A Khata. Getting A Khata will probably cost them around 75 Rs. / sft. So you can consider the deal to be around 3150/sft.

it is very difficult to achieve 100% vastu
any staircase it should be clock wise not anti clockwise
as per ur plan inside staircase is according to vastu and outside stair case is anti clock wise
and all other things r according to vastu as far as my knowledge is concerned and u can still check with vastu expert and u can google it

I am not a big fan of vastu, wherever I find it practical/scientific I follow it,
1) swap toilet and staircase, advantage is that,
1a) toilet will be close to bedroom which is useful when using in night. Also in case elder are using this bedroom
1b) staircase will be exposed to living room and if you give it a good finish (granite raiser, steps and good looking grill design for railing), your house will look good when someone enters it
1c) since staircase is open, it will make your living room feel bigger
2) try make staircase clockwise, as most of us are right hand, it will help with better hold of railing when climbing staircase
3) check if there is enough room after parking the car, you can freely move in and out of the house. Otherwise even on sunday you will have to get up early and park the car on the road
4) 10x12 bedroom will become congested after placing cot (6.5x5 or 6.5x6)and cupboard/almirah (2x6)
5) you can move the pooja room to NE corner of the dinning hall, this way dinning and Kitchen will look bigger and also easy to move around. You can build a half wall b/w kitchen and dinning room and use it as breakfast counter/table. This will give more shelf space for kitchen. Also kitchen needs to be at least 8x10
6) Foyer - I planned my home without foyer and now I feel it would have been a good idea to have it, when you have sales ppl, laborer coming to home, you can talk to them and send them back from foyer and they do not get to see rest of the inside house

b. Middle level landing are not considered. It will give better look. It is also good to prevent major accidents.
c. Have a small lower railing for kids esp 2ft or 3ft.
Vastu:
1) From the diagram, your plot is ODD dimension,Ask vastu expert to correct it
2) On the External staircase on north west, You may end up collecting lot of dust because the area is small.
3) The north side, it is only 2 feet. It is very small to mover around.
4) The Utility area far big, you can save some space.
5) ensure the Sofa won't come under the beam coming from East-West, Have a TV there.
6) I think worshipper should face east. Now, you are facing west. You need to move pooja room to opp side.
7) By doing (6) you have no obstacles while moving around.
These are just a suggestion, Vastu is nothing but good light, air and free movement in the house

But the item-wise rates are 15-20% more than the prevailing rates(especially RCC, platering rates). Apart from the over priced quotation, most of the items say they will be on actuals which may be charged extra. So be careful and do your due diligence before awarding the contract. Also do a reference check of the contractor.
My house construction also is based on item rates and it is nearing completion . If you are interested, I can refer my contractor as he has done very good job and I find him to be a reliable guy.

it is very costly for this specification that he has mentioned ....for this specification max cost will be 1.4 to 1.5 lac per square (chadra) for 30*40 max built area will be 40 square

I discussed with my relative on 2 pillars construction, following is the explanation given by them.
House details: 30x40 plot
Ground floor: One car parking, 1 BHK
First floor: Living room, 2 Rooms
Second Floor: 1 Room & Terrace

actually.....gang saw slabs should have been quoted lesser than the smaller ones 'coz there is lot of effort involved in laying the tiny bits in terms of cutting them to sizes & making sure that the corners match with each other. Anywayz....the labour community always come up with innovative means to fleece the owners. Tomorrow they might quote a different rate across the colour of the stone.
Interestingly, this is very similar to the corporate sales guys giving gyaan to the enterprise customers on different pricing categories towards different levels of services offerred. We do not complain there.....do we???
@sreekanthcg i havnt finalized yet laying is reasonable but nosing charges r high people quote diff prices and also need to check ther job but this guy is doing good job but also need to check how reliable and trust worthy ...regarding payment and work need to be done on time ...if these things r confirmed then only i can recommend

2D - I feel doesn't give much details ( at least for me ) , but from what I can make out , its decent enough.
Looks good, more of contemporary style. But, can't comment much on this without the floor plan.
See if you can make the first floor balcony fencing wall same as second floor as it has blocked most of the first floor and might affect proper air flow from west.

Actually, following the vasthu, in the first floor, i kept (in the front), master bedroom (with 4feet width balcony) and attached toilet (matching to balcony edge) .However in the second floor, since it is duplex floor, i kept (in the front ) the hall with 4 feet balcony for full front side (leaving staircase space) and master bedroom in third floor in the front. this is for making some clarity on front elevation.
Presently I am looking for suggestions to improve the elevation in the staircase side (from ground to second floor). the total width for staircase is 6 and half feet. the stair case starts from inside and landing at the front side. can forum members suggest something to improve upon keeping ventilation, light and rain protection in the mind.

u can cover the stair case area from ground to second floor and in between window (boxtype) for light and ventilation and can be protected from rain ...im the doing the same thing and it can be also be decorated with tiles//natural stones/ and wood planks which also matches main gate

I did entire ceiling re-plastering of my home since the one originally done 4 years before in my apt complex accidentally fell off in living room. Currently Curing is ongoing. The contractor person comes every day three times
9AM, 1PM and 5 PM and he does it with the curing pipe. My home is on the last floor below the terrace. (A small party hall covers 75% of my home on the top).
I have following specific questions
1. Contractor told me with three times a day 10 days curing is enough. Any good opinion?
2. How should I identify or test that the plaster has been cured? Is there any way I get an assurance of that from some inspection?
3. What is the best way to finishing before painting? Contractor is telling me he will use Birla Putty which does not really need lime finish. Please comment.

My plumbing contract cost rs. 2.7 lakhs (work got completed in Jan 2012)
Included in this -
1. cost of pipes, drains etc. (I forget the brand name of the pipes used, but I have been told that they are of a very superior quality (not just by contractor, neighbors too). That pipe is green and requires their own tools for cutting (they use a flame and the provided tool to cut and join them). I was shown that it could not be cut with a hacksaw blade etc.etc. If possible, I will find out the brand name when I get a chance.
2. Rain water harvesting
3. Borewell plumbing to overhead tank.
4. pipes and connections for public water supply
5. 5 bathrooms (4 with western toilet and one with orissa pan).
6. Water softener plumbing
7. Plumbing needed for water filter
8. Dishwasher and washer
9. One sink in kitchen and one in utility room, + one on terrace.
10. some taps and stuff for outside (utility area, garden area, terrace )
This did not include the cost of - water tank (syntex), faucets, sinks, drain covers (I wanted the anti roach kind and I had to get them myself).

Pardon my ignorance.....i really would appreciate if you could let me know the brand of the pipes....
I have used TATA medium gauge for all the waterlines & it was cut using the conventional method.

you may be referring to Polypropylene pipe (PP-R) pipe. it has very good life but requires special skills & tool for repairs.

can you just brief on what happened as it enables others to be cautious over the same?. Regarding listing the name all contractors civil/electrical/plumbing list to be uploaded so that everybody knows as i am sure everybody will be get cheated at least once during the construction period. This forum has been a blessing giving lot of inputs so that at least to some level we aware before going ahead, but still on personal level we get cheated as contractors being bad which we cannot assess initially.
I too agree on maintaining the list of contractor's who cheats the customers. I am right now going through mental harassment with a contractor who's executing almost 20 plus residential projects in Bangalore. Even he's threatening physically the day I pointed out his mistakes which affected his ego. I am waiting for the final 5% of work that need to be completed and then will settle down and will release his name to the forum.

You can't put wood to exteriors for sure, rain and sun will cause damage and it will look bad. You can put ceramic tiles 9 * 18. Light weight compared to vitrified. Checkout nitco series they have few with wood finish. Having said that do expect to see the color fade after few years but won't look bad even then.
Then there is another option cement high density boards with 8 coats paint and wood grain finish, the cost is high 120rs/soft for material and 100rs/sqft for painting. Advantage is you can repaint after few years. Lot of people are using this for gates.

all, I got baskets for kitchen cabinets. At the time, the carpenter told me all kinds of things (not to go with regular drawer, but use baskets). In most cases it is fine, but for cutlery and flatware drawer, it is useless. The utensils keep falling through the cracks. I had to buy some organizers to prevent that. If I were you, I would go with regular drawer and put the flatware/cutlery organizers in the drawers. This will probably save some cost on the cabinet work.

I got KKB bricks and it is very good quality, each brick is exact rectangle shape and exact size, wall construction worker also mentioned brick is very good as they were finding difficult to cut in half whenever they needed half or quarter size brick while constructing wall.
My site is in Kanakapura road, hence I think brick vendor shd not have any problem providing service to you (uttharahalli)

Please ask for a sample, soak it in water for 24 hrs and check whether it is still holding it's shape or disintegrating. Also drop it on the floor from 1 to 2 ft, it shd not break on first attempt after being in water for 24 hrs.

Thanks Niarhab and jackalbda. I did find the forms. I am late I guess, I was not aware until today. I hope that is not going to be a big problem.
I dont think many have registered. I read somewhere in the news, that so far only under 200 applications were received for existing borewells !! Even I have not registered , as my neighbors suggested me not to jump the gun , but wait.
End April'13 is the last date for registration.
Has anyone registered ? Please share your experiences.

I have taken a flat which is within BBMP limit. The land is having A khata, however building does not have A khata. I am told that there is deviation in the construction, so there is no A khata. I have enquired with some of my friends, they have got A khata with some deviation in thier building.
Request to forum members for views on this.

I have book Plot No 226(BDA:12) by paying 3 lakhs. Om Balaji promised to provide amenities(mentioned in brochure, website, master layout and youtube) but not added same in the agreement to sell. Before this, We mutually agreed on final copy of agreement via email, when I was about to sign on physical copy agreement at that moment I found that they changed some clauses without our consent/information, it happened two times. Legally agreement is done via email but Om Balaji is not ready to execute the same on physical copy of agreement. I heard that my allotted plot has been sold to another person, I don't know how it is possible. Ultimately, I sent a legal notice to execute the agreement. Let's see what happens!

I went to their office and talked to BINU(a representative) and gave advance for a plot almost 10 months back. From that time he is saying same thing "BMRDA approval will come in 2 months". He has not changed his dialog and not ashamed to say same thing every time.
Now they are asking for second installment(2,00,000) to develop the layout.
Before taking money, he will call you 100 times, talks very sweet and says that he will take complete responsibility but after paying advance he treats you like a slave. He never cares and understand what you are saying and to my surprise he shouts at a customer.
If you are a customer of "Terracon projects sai residency phase iii", please share your story.

Can panels made of gypsum reinforced with glass fibre be used as load-bearing walls replacing brick in a multi-storied building? Can they also be used as floor/roof in place of reinforced cement concrete (RCC) slab? The simple answer is, yes.
A few years ago, Rapidwall Building Systems, Australia, developed a technology to make gypsum strong and water-resistant enough to be used as load-bearing walls. This is by calcining process where glass fibre is combined with gypsum plaster to produce glass fibre reinforced gypsum (GFRG) panels. Now, researchers at IIT Madras have gone a step further.
They have developed a technology to make GFRG panels to be also used as floor/roof, thus eliminating the use of RCC slabs. An eight-storied building, for instance, can be built using the panels as load-bearing walls, floors/roofs and staircases.
They also collaborated in the indigenous development of an excellent water-proofing material. Water-proofing is essential for prolonged durability of the GFRG panels, especially in the case of roofs and toilets.
A demonstration building — ground plus first floor — is being built inside the IIT-M campus. The building, with electrical and sanitary fittings, will be ready on April 8 — just 29 days of construction after the foundation was completed. "It will be ready for occupation when it is completed," said Prof. Devdas Menon, Department of Civil Engineering, IIT Madras.
The building will have four units — two with a carpet area of 269 sq.ft are for the economically weaker section, and another two, with a carpet area of 497 sq.ft, are for the low-income group (LIG).
A few years ago, a couple of buildings were constructed at the GFRG panel manufacturing plants at RCF in Mumbai and FACT Cochin, and one at Visakhapatnam using the IIT technology. "Those were pilot projects," said Prof. Menon. "This is a demonstration that the material can be used for cost-effective, mass-scale and quickly buildable housing, with improved water-proofing."
What makes the rapid construction possible is that the panels are prefabricated and cut to desired sizes based on room sizes with openings for doors and windows.
A panel has two skins of 15 mm thickness that are interconnected at regular intervals (25 cm). The cavities formed by these interconnections are used for several purposes — filling with concrete, and laying electrical conduits and plumbing pipes.
In Australia, the Rapidwall technology has been used for constructing several 2-3 storied buildings. Since the walls act as load-bearing structures, every cavity in the panel is filled with concrete. They use conventional RCC solid slabs for the roof/floor.
"We recommend the use of two steel bars instead of one and filling all cavities with concrete in the lower floors in the case of a high-rise building," said Prof. A. Meher Prasad of Civil Engineering Department, IIT, Madras. The number of concrete-filled cavities and steel bars keeps reducing from the ground to the topmost floor. The topmost floor will need very few concrete-filled cavities.
A reduction in amount of concrete used in turn reduces the total weight of the building. The ripple effect is the reduction in the foundation cost. The demonstration building at IIT Madras is about 25 per cent cheaper than conventional ones. "There will be greater savings when used for mass-construction," Prof. Menon stressed. Aside from the savings and speed of construction, the buildings are subjected to lesser earthquake forces. This is because of their lighter weight.
For the floor/roof, the panels are placed over the vertical wall panels and the top skin of every third cavity is cut open. Steel reinforcement is placed in these cut cavities before being filled with concrete. The concrete-filled cavities tend to behave as hidden beams. The panel is then covered with a 5-cm thick concrete topping.
Since the panels have a smooth finish, the need to plaster them (as in the case of brick walls) does not arise. The total weight of the building (dead weight) is reduced substantially
According to the IIT researchers, tests conducted have shown that GFRG panels reinforced with concrete are also capable of resisting lateral loads caused by earthquakes. During an earthquake or strong wind, buildings tend to sway and the walls are subjected to enormous loads exerted laterally.
The Building Material & Technology Promotion Council (BMTPC) has approved GFRG for construction in India.
