Hi all,

It is found that members are opening new threads (New Topics) for existing threads. Because of this, valuable information get scattered in different threads. Look at GDP growth rates for the current quarter and year. This would indicate if there is slow down or not.

Have a look at the GDP of India for the last 20 years, you will find the dips on an average of 4-5 years.

When compared with other developed countries like Japan(-0.7), UK(0.7), Netherlands(1.3), USA & France(1.7), Canada(2.5),
Germany(3.0), Singapore(4.9), India is doing pretty well.

Growth is cyclical in nature, so you will have periodical dips.

You cannot compare the growth rates of developed nation such as Japan or USA with a developing nation such as India. In developed nation, infrastructure is fully developed, where as in a developing nation, there is ample scope of growth in terms of infrastrucutre. Even on an individual level, In developed countries, middle class and above usually have all the required white goods,etc. so there is little scope of buying new items out of necessity. We should be comparing our growth rates with China of 10 - 15 years ago. We are probably where China was 2 decades ago.

Economic slow down for any country is in relation with its own growth rates. Ex: From the chart you presented, the growth rates were above 9% for India and has been steadily decreasing and has reached 4.5%. This is considered slowdown of growth. Growth is still there. however it is slower compared to what it was a while ago and what the potential can be given the right policy inputs.

absolutely you said it right, we need to compare ourselves with our neighbour China.

As for as your statement that GDP coming down from 9+ to 4+ is not an indication of economic slowdown. I say its policy paralysis of the government which is heading this country. Chinas communist government is very firm on its decisions to take the growth towards public needs(indian Govt spent more money on papers for Common Wealth Games Existing infrastructure Renovation than China spent for the Olympic Nest village). Whereas our Netas makes project to fulfill their needs. Depending on the government which takes bold and futuristic decisions, our growth will be decided.

A simple example is, In shanghai, to decongest the traffic, in one of the busiest main road, china is constructing the sixth line on a elevated Highway( its not just 6 track road, I literally mean 6 track 6th line - each road is one above the other). whereas in our own city, for making a simple flyover or an underapass, our corrupt government system takes an average of 4 years.

When the Government comes out of its political drama, India will develop and its GDP also grows well.

msn1270, Policy paralysis is the cause (along with many others) and economic slowdown is the effect. The economic growth is measured in percentage of GDP growth. Lesser GDP growth compared to previous quarters, previous year, etc. is considered economic slowdown. GDP growth reversing is considered recession.

Once Nandan Nilekeni said in an interview, " we are building flyovers, whereas chinese are building cities ". China has less corruption compared to India. We have to pay 10 % commission for all the developments happening to the politicians in the form of bribes.

Similar to 2008-09, we don't see any mass lay-offs or company closures so far. Every company is giving promotions and Hikes/Increments/Bonus as usual this time. So far no company has reduced salary for any employees. Moreover every month on month India's import index is rising and also people are madly investing/consuming Gold even at this higher price. Steel and Cement Output is steadily increasing compared to last year. Central Revenue Collection for the month of Feb 2013(Rs. 60,000+) is up by 12% compared to Feb 2012(Rs. 54,000+). This doesn't indicate any slowdown in the Money Rotation in our market. Nothing has come down in general except some agricultural commodities due to drought/lack of rain in certain areas of India. I Feel Its pre-mature to call any slowdown as of now.

Msn1270 the GDP figures look good compared to many other countries as they are not inflation adjusted, and as Tvsh rightly pointed out, the stage of development maturity of the west doesnot allow a very high rate. Ofcourse that doesnt mean that everything is hunky dory in Europe; it is not. For a real feel of the economy, we need to look at the inflation adjusted growth rate and compare it to other developing countries. India is doing quite badly currently compared to other developing countries including China. As it is, our state of infrastructure is 20 years behind China's state of development. Add to that the our high rate of corruption at all levels which means that only 50% or less of the planned expenditure actually reaches the ground level. The picture is not pretty friends and we need to vote the right people to represent us in the state and country level who will work for the country's development and not rob us of our (tax payer's money).

Finally, to harishmk's starting comments, yes in India passenger car sales are down 26% and commercial vehicle sales are down 35%. The vehicle industry is going through its worst year in a decade. I never said, everything looks perfect in india. I've already clarified system is not working in right direction in India.
Policy makers are not functioning for the people or the country, rather they are giving excuses of for political compulsion,
Which needs a 180 degree change. I just mean there is nothing like economic slowdown as of now. This speculation is there since last one year.

w.r.to car sales, last year all the car manufacturers made the big gimmick during December 2011and march 2012, that they are going to make a steep hike in the prices of their vehicles and people danced to their tune. This time also they composed the similar tune, but this time people ignored. In the whole of 2012, diesel vehicles accounted more than 60% in the total sales figure. petrol vehicles were very dull. In the last 4-6 months, both the price of petrol/diesel prices are hiked very steeply and is not that affordable anymore. So the affordability factor makes the difference for individuals. People have deferred their spending's.

The popular belief in India is the slowdown means everything crashes in a short period (stock market, Real Estate, Bullion....etc) & people will loose their savings, investments....etc. When stock market can come up from 8000 points(2008-09) to 19000 - 20000 points in 3 years, don't we consider this as a steady progress in the market. some level of consolidation or moderation is expected at intervals in all domains. We should not immediately consider it as the economic slowdown.

Interesting discussion but my opinion on real estate market is quite simple. As long as there is an influx of people into Bangalore, the real estate prices will keep going up. This influx will accelerate during economic boom and typically slows down a little during a downturn, but hasn't turned negative yet(more people moving out than moving in). Thus even during the last slowdown, the population of Bangalore went up steadily.

After seeing this tender i went to IDBI Bank and verified with them. they are not going to Auction Duo South County property for at least next 2 months.

Although legally there may be nothing to prevent construction in released plots, only 100% release means that basic facilities are available since BDA gives full release after this. So only 100% release would mean one can think of construction right?

This is an AUCTION for Duo South County Properties ONLY but much before in 2011 which did not take place and subsequently in july 2012 DUO got the permission from IDBI for INDIVIDUAL NOC's and sale of Sites.


What I mean to say is this is a VERY OLD DOCUMENT which almost all of us in thsi thread know about and nothing new about it.

It is best to avoid this developer. He is bankrupt and all his assets and land holdings have been possessed by the banks and are being auctioned. So not only are his assets in trouble but any further development/maintenance of his layouts is also in question. Better to be safe than sorry.

@dilip : Did IDBI manager mentioned anything about which property is for auction? if not Duo South county?
Old auction notice clearly mentions that auction of some survey numbers except few already released survey numbers..
Did IDBI people mentioned anything about which survey numbers is under their perview?
If i am not wrong, it will be only for Not registered plots.....for which they have not given NOC....

yes, IDBI Bank GM told they will be auctioning property at Yelahanka not the Duo South County... Also if they will come across situation to do an Auction... they will be doing only for unregistered plots....

I visited the layout today morning and met some person who said he is supervising the workers. Almost all plots were cleaned up and he was saying they are checking that all underground pipelines are working fine, after verifying all lines they will start tarring the roads. Also he was saying they have set up poles for street lights and will be fixing the lights soon. According to him the new development happening next to the cement block area is not an apartment but another layout. Looking at the size i guess it will be yet another dc converted a\b khata layout. Has anyone who has bought a plot planning to\already measured and put a fence around your plot?Could you share any contacts nearby who can do this and approximate cost? Also do you think it is necessary?

none of the phase 1 sites are fenced....also full time security will be there in the layout....

Hi,

I myself had purchased a house in Hoysalanagar in Ramamurthy Nagar about 2.5 yrs back.

To the best of my knowledge, none of the independent houses/sites in Ramamurthynagar/Akshayanagar have A-Khata.

They are mainly B-khata property including my own. That might be the reason as to why the prices are on the lower side with respect to other areas (i guess a tradeoff between price and khatha).

Many property owners might claim that their property has A-Khata which often turns out to be false.

In case you are purchasing an house, please don't leave the property document verification to the banks. Do get the property docs verified from a reputed lawyer.

About 1 year back, a friend of mine had purchased an house in a location off akshayanagar. He got a home loan from DHFL.

There are a lot of houses being build mainly 30x40 independent houses to cater to the demand. You could just roam around these ares (hoysala nagar, R.M Nagar, NRI Layout, Akshaya nagar) on a sunday morning and if the house looks new (or being constructed) and is vacant then there is a high prohability are that it is for sale. That way you can avoid the brokerage as well and get a better deal.

In my last visit to SMV BLK1, I noticed this company
Sri Krishna constructions has started work on 3 acre plot. which was marked as Park 4 and 5. The land owner has sold the land for this company i believe. ( THis was park land, Part of park 4 and 5). with a BIG storm water drain passing thru it. now he is developing this area to build row houses..see for yourself in net..

Dear all,

I got a Audit report by CAG on BDA titled "Denotification of Land by Government and allotment of sites by BDA" it has all the details of Denotification done by BDA..and I found the history of SMV blk 1 denotification also.
The file size is more than 7 MB so I am not able to upload it. I will paste the relevant area for SMV blk 1. here the layout is mentioned as Gnanabharati layout. but survey no. and all is for SMV blk1. SInce both of them are next to each other.

The Government issued (March 1994) the final notification for
acquisition of lands required for the Gnanabharathi Layout. The lands so
notified included 12-13 acres of land in Sy.No.20 of Nagadevanahalli village,
Bangalore South Taluk. The award for the land in this survey number had
been passed in June 2001. Ten out of 12-13 acres in this survey number had
been granted by the Government under the Karnataka Land Grant Rules, 1969
to three persons before acquisition.

One person (P1) had purchased (January 2003) seven acres of land in
Sy.No.20 from the grantees in violation of the provisions of the KLRT Act
and executed (August 2004) General Power of Attorney (GPA) in favour of
another person (P2). Yet another person (P3) also irregularly purchased (June
2004) three acres of land in the same survey number from the grantees in
violation of the provisions of the KLRT Act.
P2 and P3 represented (17 March 2006) to the CM requesting for
denotification of the lands purchased by them on the ground that BDA had not
developed these lands and had not taken over possession. The Denotification
Committee, which examined (August 2006) the case of P3 recommended
against denotification as the land was required by BDA for the layout.
Though the case of P2 had not been referred to the Denotification Committee,
the PS recommended (August 2006) for the rejection of the request for
denotification on the same ground.
However, the CM ordered (May and September 2007) denotification of 10
acres in this survey number (three acres in favour of P3 and seven acres in
favour of P2, the GPA holder) citing that BDA had not taken possession of the
lands. Thereafter, the Government denotified (June 2007) seven acres of land,
in favour of P2 and three acres in favour of P3 (September 2007).
Though the denotification made by the Government was per se legally valid as
possession of land had not been taken, the reconveyance of the land to persons
who were not the khatedars and who had violated the provisions of the KLRT
Act by purchasing the land notified by BDA for a public purpose, was irregular

Hello All,
I had been planning to pen down this update for sometime. Finally got the time...
I bought a 50x80 site in SMVL 8th block about a year back. After an ordeal of sorts to find a direct owner via a good broker (thats another story for another day . I finally did the deal for 2050 / sqft in Jan 2012!

I intend to build my dream house here and vusit the location every so often. I visit the place almost every fortnight . I also try to go around other blocks when I visit. Below are some updates. I'll post some pics soon

1. Block1 seems to be the most progressing one. I see quite a few houses there. Price range 3600 - 4000 mostly brockers
2. Block8 has been layed with asphalt in the last month. Finishing touches ongoing. Price range 3500 - 3750 - mostly brockers again
3. Block 5, 6 not much changes

Havent been to other blocks recently. I also saw some denotification fiasco in the forum about sites in block1. Is this limited to block1 alone?

I have purchased a land loser site and living in one. In the older BDA layouts, there was no 40% share to the farmer. The farmer was given compensation for the land and a 60x40 site was given for each acre as encouragement for the farmer to give up land without any litigation. The farmer had to pay 50% of the cost of the site. I am not sure how it is done with arkavathy layout. Even though the ancestral rights did not flow over to the BDA site, the farmers can create trouble by filing a case and geting a stay order while your house is being constructed. They may not win the case,but can delay your house and cause you nightmares. So it is better to get family tree and get affadavits from each member of the familty that he does not have any objection for the sale. This way you can be reasonably sure that there would not be issues later. Land loser sites do not carry 10 year lease period and hence used to be in demand in layouts where the lease period was not yet over.

we went to RT nagar bda office last week to enquire about fees and documents required for khata transfer.they gave the list of documents but just would not tell how much it will cost. ours is a 30*50 plot. we dont want to pay bribe and are not in a hurry to get the khata. we called one agent to get an idea and he says it will cost 5k. if anyone has done it recently , can you tellus how much did you pay to get the bda khata transferred? we got all the documents ready and are planning to go this saturday

Hi ,
I had approached for Khatha transfer directly without any agent.....with all the prerequisites documents and they took around 3 to 4 weeks. You dont have to pay any bribe there they will do it but you need to patiently follow up with them continuosly atleast once a week you need give the call to them , i had taken the number of the case worker there who was handling !!!!! If you face any issues then you can directly talk to RO ( Revenue officer ) in charge of tht office. This is my personal experience with RT nagar BDA office.

Hi Paruom,

Where is your property ? Is it under BDA or BBMP ? If it is under BDA, you have to get the challan from BDA and pay the tax at the DESIGNATED banks. Normally the challans are mailed to the site owners. Since you were not here for two years you may not have received it. Hence, you have to visit the BDA office of your area.

If your site or house is under BBMP, you can go to any Bangalore One centres. Get the appropriate form by paying Rs.5-. You should have the details of last tax paid details and the application number of start of the block period ( ie the application number 3 years back), PID No. or Khatha No.. Fill up the form. Ascertain the exact cheq amount and write the chq only after the Bangalore one employee confirms the amount. If you have any doubt, the Bangalore One employees will help you. They are helpful.

That drainage is for rain water purpose. It ends near Anjanapura Lake. But it can become all-purpose when occupancy increases in this layout. Already sanitary water from Royal lake front phase-3 south passes through this drainage.

It will be helpful if you can post wikimap links to understand the location. Royal County itself is divided into multiple parts. So it is always confusing which part you are referring to. From a development perspective, JP Nagar 8th phase 2nd block is witnessing many apartment as well as house construction near Arya Hamsa. Even BDA is coming up with its apartment complex in this area as per the recent ads in the newspaper.

the apartments are all from small time builders.... the entire area is getting dotted with these... I am not sure that really helps the area since the only source of water is borewell ...the roads have become very terrible over the last 2 years...

I think location is not near to royal county, it is other end of 8th phase 2nd block towards arya hamsa and royal lake front phase 3. 80 feet road
he is referring is road which runs in front of ashraya colony slum (some apartment, i think gr heights also coming up in opposite to this slum). same 80 feet road runs in front of arya hamsa apartment and classic pleasant villae.

I think it s a resonable price 'cos I've seen some other post in the Commonfloor.com quoting 4200. And after a long search I found a site with A Khatha where larger banks are giving loans .

Try to grab it ASAP.

I visited pionier developers layout which is b d a approved and met their executive who showed me the layout plan approved by B D A. When i inquired about H T lines,he informed me that they have left around 120 feet open space and roads below H T Lines and the sites are further away from H T Lines. He also informed me that he has clientle from T C S , Infosys, Accenture.Intel, I B M, Cisco etc . He also gave me referance Of Mr Summet and sarkar who has bought sites in this layout ,and he can give more referances if needed and most of his clients are planning to construct their homes He also informed me that by another 10 to 15 days the developers will be asphalting the roads and once the roads are asphalted the layout will look beautiful.They are finalising the intermediate sites around 2950 to 3000 per square feet depending on the facing of the sites. Can anybody suggest about the price factor and the future appreciation if i buy the site in this layout

I visited kajaria dealer and dound couple of tiles in the ranges of 52 ,62 etc but they are mostly plane ,not look like granite with waves ,pebbles ,flower patterns etc. If those are needed they quoted it is available at 149 range called etiquite varieties as it has shining and looked good.One sale person told it is not 100% scratch proof, as if some hard material are moved over it it can give scarches and break as that part will become loss. Cost is more than granite which will give same appearance , so yet to decide on granite or tiles.

Hi Sam.

I brought vertified tiles recently around 7500 sq ft for my house, i chose johnson marbonite and nitco for flooring, vertified 2X2 starts around 42 to 45 rs per sq ft the normal ones, if you want much superior quality the price goes up, try if you know someone in small towns you would get commercial quality of tiles which will not be supplied to cities ( as i heard from the shop persons) the commercial quality is fairly good and is reasonably priced. Just my thoughts.

Friends....there is a sea of difference between the non-branded gujarat tiles & the branded ones. the gujarat ones look more appealing than any of the branded ones. however, when it comes to strength & the shine, the gujarat ones literally fail. personally speaking, i have been using the johnson tiles at my place for the past 12 years & they appear as good as new. i also have seen many gujarat tiles, loose their shine in 2 year life span.

Anyone has a reliable contact who can do this? Just for your information - I have approached and provided drawing to 2 such architects before and both have turned out to be very difficult to catch hold of. They just don't respond to calls!

BBMP Registered architect or engineer will be busy with large projects, you need to get hold of agents or peons in BBMP office to get your plan approved.
If your site is in south Bangalore and area is coming under RR nagar BBMP office, let me know and I will guide to on the same.

When contractor says skirting cost, does it include, laying and rounding of the edge?
e.g. skirting cost of Rs 50 rft, does it mean that it includes laying and rounding of the skirting tiles. Tiles cost being extra.

If you are planning to buy granites in Jigani area; Please don't visit Nokia Granites which is located next to the lake in Jigani area.
They are fraud; they are cheating all the people by showing worst quality of granites in their shop; initially they are offering less price compared to other shops in JIGANI area.
If you are thinking to buy because of less price comparing with the other area; you will be 100% going to be cheated by them.

They are cheating people in different aspects.

1. First they will show one granite which is exactly similar to other shops granites ; if you ask the price they will quote Ten[10rs] less
2. Later when you are going for the actual buy they will tell you those granites are already sold..etc..you buy a new one.

Pls don't buy any granite in NOKIA and their subbranch which is in krishnagiri;

I have obtained permission from the authorities to only to cut branches which comes inside the plot and rest I have modified my plan with slight changes in the parking space.In total out of 2 trees only 5 branches will be lost. I will compensate with planting addition trees and roof top gardens etc and also will try to reduce my automobile useage .Iam glad that with mininum damage I can go ahead. Thanks for all your inputs...

plot size is 40*40, corner site (because of site position we are getting 140 sqft more now. wood assumed as of now is engineered Acasia (Teak only fro front door), Jaisalmer Green Marble (120 Rs/Sqft). for electrical and Sanitary we have assumed 7% of total cost for each (9Lakhs, premium fittings), exept bath/SANITA all otehr material are chossen based n function rather than general trend (eg Hourdi blcoks for celing etc). built up area is almost 28sq

which stage we should do the grill work? . Is it to be done before flooring, else during welding the sparks can fall on the granite flooring and can damage the same. so we should start after the flooring/plastering... am i right?

Do they use welding to fix the grills? I thought the fabricate the grills off site with protrusions, and these protrusions are fixed inside the wall.

I think they place the grills before plastering. So, it is surely done before flooring.

How much these cost per Sq.ft ?. I have seen above replies on 110 and 170 but not sure what does it mean....

I have seen staircase with top/bottom MS pipes and center with horizontal rods(10mm) or vertifical rods(10mm) or both . Is this you are referring to it.......

MS pipes (Rft) * 110 and vertical rod (Sqft) * 170..... .if this is case it is very costly for eg if my stairs is 14 Rft (then MS pipe cost would be 16*110 = 16160. .....How do we measure as i feel my calculation something is wrong....

@sahu, flat rod not required but I feel it will give better look as both horizontal and vertical lines will be at the same plane.

horizontal round or hexagonal rod will go through vertical flat rod, if you do not go for flat rod then, both square rod will be welded next to each other wherever they cross each other path

today i enquired and for grill work they told me rate starts from 110 per sqft for MS Pipe ,and using flat rods as well it is same, and based on design will increase . There is no running feet or anything just square feet based. Is this normal rate...I have finalised my final price till not a not choosen the design.

Which is best 1)MS pipes or 2) flat rods and MS pipes with vertical or horizontal flat rods (12mm or 8 mm) or 3) whole flat rods (vertical and horizontal)?.

Regarding FRP Panel door (30mm), Y'day I have checked price at SJP road on few shops for surya brand without frames it comes by Rs 2500 and with frames Rs 3500 and also I checked the price (Excel) PVC Complete Solid doors from Delhi which comes for 125 rs 15mm & Rs 140 19mm. Even I'm also in dielamma which one I can go. I don't like to go with Normal PVC extrudes doors, I feel its not durable.

I approached the company to buy six panel steel door but decided later to go for hardwood external door. I regret that I should not have gone with hardwood external door with six panel design because my carpenter workmanship is poor and the six panel design was screwed up.

Have visited Suraksha (Granalite) today. Cost is not cheap, but they have got good quality
For both the Frame and Door they charge 250/- psft.
If for door 3' * 7' door and frame 5' 2.5" (3 sided) the quote is 2726+4331 = Rs.7051
If it is steel re-inforced door, they charge 400/- psft.

How come there is such big difference between Surya (door+frame=2500+1000=3500/-) and Granlite (almost double)?
Is Granalite is overpriced or Surya doesn't have that good quality?

Another company to consider: Omega doors, omegadoors.co.in / 080-23241080
They quoted at Rs.180 per SQFT.
I had also been to the Suraksha shop in Sheshadripuram. He quoted Rs.225.
When I pressed, he said his rates are higher because he uses sal wood for the outer
frame. (ofcourse, how will you know ?) . He also claimed that their doors
cleared all the tests as per IS 4020 but I am not sure whether that means it is
IS marked.

One important thing to note about FRP doors is that they are custom built
exact to your requirements. If by chance you need to scrape or cut at the edges,
then the vendor again has to apply and seal some FRP material at the edges
to make it water proof.
Second point is that the door pigmentation is done at the manufacturing time
and hence it is supposed to be permanent.
Though I followed up with these two vendors, finally I didn't
go for these doors

Sam, yes for both of your questions. For main door you can go for steel reinforcement (inside the door shutter) which will make it stronger than teak door

Hi Anup,

Recently i was in a similar situation with SBI's evaluator,the only difference i can make out is that it was a fresh application for a housing loan and the deviations were internal to the house.
There are certain banks which insist on physical evaluation during subsequent loan disbursments and there are certain others who just insist on having a printed photograph.
You could get this clarified from the bank as to how the evaluation and disbursements works out and whether there will be a physical verification after the first disbursement.

Hello All,
I am planning to construct a home on 60*40 lot in south Bangalore, close to Bannerghatta road. I have no experience or knowledge, whatsoever, in building construction, process, material needs, quality, etc.
So, I am requesting any information from experienced members who have gone through the home building process about how I should go about it, things i have to look out for, how to judge the estimates depending upon quality of materials, etc. I heard that i need to get a plan first and get it approved. How do i do this, and where do i need to go for approval?
Also, if you know any reliable and excellent architect and contractor (full), please let me know. As, I will be unable to be onsite and check progress on a day to day basis, the need for a good and ethical contractor who will not skimp on quality of materials/process is very important to me.

then plan aproval /others will come, u need to depend on some brokers/ not much difficult .
then u have to identify contractor,
only material s u have to check, structure they cant cheat you, u specify the brand and specs, i think u get th egood product.

Please let me know your thought on this,

I have the option of fitting Window grill either on the outside or inside of windows as I am planning to go for sliding window (grill will be fixed to the wall and then wall will be plastered)
Most of the houses I have seen have grill fixed on the inside, very few of them have grill fixed on the outside

I am thinking of placing grill outside for following reason
1) I can have the grill fixed now, complete the wall plastering, later Window vendor can fix the window from inside without the need getting him scaffolding arrangement (which will cost me)
2) repair and maintenance (like replacing broken glass) can be done easily from inside in future
3) easy to operate the window

Disadvantage is that,
Looks
Grill will be exposed to elements and would require bit more maintenance
Each time new guest visit to home will have question on this setup

check out the UPVC windows thread and you will see a lot of discussion on the grill side.
My thoughts are that - grill on inside is more advantageous (will gather less dust, will be easy to clean it from inside, also leakage etc. are lower if you use the premade windows).

Similar to pvr59ksl's information, we dug up a borewell at our house in the month of Dec'12 and the rates are just short by 4rs on the rates mentioned above.
Pretty professional and don't hound for unnecessary rewards even after the work was done.

With computerised color mixing options available, you will be able to add asian shades into berger & vice versa. Hence, this isn't a issue. There are indeed many paints that are better than asian, however, asian is a household name today & enjoys the monopoly. This is also a premium to this.

There is a company by name surfa coats, who also claim to have products better than asian. call them & it is worthwhile to know their products. their prices too are very hard to ignore them.

Topic: why there is yellow patches seen in some granite?

I visited Shree Vishnu Granite which is near Kanakapura road and Nice road intersection. The sales guy explained the reason for yellow patch which is same as @m3_07 explanation above.
He said iron ore content in some TN granites are more. So when you cut the granite and leave it open in the air, the iron starts rusting and starting giving out yellow colour. He also showed few cut slabs where I could see colour changing effect.

What I liked about this place was,
1) When I enquired about some of the granite, sale guy explained me why I should not buy it, like one reason above. This was unique and I didn't see/experience in other places or shops.
2) polishing of granite looked very good, they had layed few granite on the floor for display and I have to touch with my hands to convince myself there is no glass kept on top of granite. He mentioned they have purchased Rs.45cr worth polishing machine and even other ppl come and get their granite polished there.

What I am not so happy is, there starting range is from Rs. 200

So my question is 1. Is it that it won't appear in all the granites except few which are exposed to air?. If we reject those pieces taking a fresh lot without patches does it come in the future. Those sales guys saying it will not come ,is it true?

When i inquired and seen that very few ones has those patches,and those guys claimed there used to be 50 varieties of granites used to come from TN which has been stopped. There was great demand and many people used to take ,and there is no issues of this problem ,if so it they may not even taken those granites rocks at all. I have seen plenty of old stock from TN lying and granite people are waiting to open as mostly TN,andhra ,Bangalore are mostly stone which now 80% available as mostly from North are exported which are costly and not available mainly here. Price i have inquired as it starts from 220 to 240 range only as i visited Hindustan marbles.

Hi,
Yellow patches in granite are due to iron content.Its not true that "once you lay the yellow patches wont show up".Yellow patches can happen even after 10 years of laying or in one year itself.
Most of the light shade granite has this problem ,i am not sure of tamilnadu /ap/ karnataka granite iron content .There is no way you can remove yellow patch once it forms

Think twice before you opt for light color granite.

Friends....if someone is interested in gangsaw slabs, visit TAB INDIA @ Hosur. It is one of the biggest IMPEX units in TN & they have a wide variety to choose form 160/ SFT to 2K/ SFT. Visit them even if you are not interested to buy one, it helps in getting to know the stone better.

PS: They do sell 40mm 1SFT tiles too.

Yes. I agree nylon mesh tear after some years, but are easier to clean/wash. They can be replaced once in 3-4 years if they tear.
In steel, with the kind of dusty environment we live in, any amount of cleaning is going to make it look dirty over time (some dirt are so stubborn, that they refuse to go unless washed with soap water after detaching the mesh). This will eventually reduce light and air flow into the house.

Is there a way we can fit nylon mesh on aluminum windows and change them once they tear?

you mentioned 2 problems
1. operating the valve to switch outlet from solar to geyser. Yes, this is a problem. We may have to go to terrace to do this. But I guess we have to do this around 20-30 days a year. 2. Cold water in pipe to be wasted. This is not a problem specific to having geyser on terrace . You have to do this every day even with solar. First bucket or two will be cold. But we can store this and reuse for other purposes.

Fixing geyser in one bath is a good option, but inconvenient if rooms are on two separate floors of the house. Alternately, you can have geyser in the FF batch and have common pipe to GF bath. My current house has this system.

I have connected output of solar to instant geyser (3 ltr capacity). I dont change the valve in terrace during summer or winter. If solar water is not hot enough, we will switch on the geyser. This will also ensure that geyser is used to heat water which is already warm in solar heater.

I am in process of doing my kitchen and would like to know good brands for kitchen drawers. Prefer solid SS or aluminimium baskets instead of the wire baskets. Have looked at Sterling and Evershine so far and would like to know if these are good brands and use good quality steel. I am going to use Hettich Quadro channels and the baskets should be compatible with it. Also please suggest a good cost effective corner unit, as the Hettich one is costing more than 30k.

I was in exact situation of Mahesh. I built a 3 feet height wall on one side separating the living and kitchen and on the other side I build another 3 feet wall for breakfas counter. Other people just like complete open kitchen,diniing anf living room. it all depends on the light in that area, how clean you keep your kichen etc

thanks for this post, I was about to buy a plot mentioned in one of the above mentioned layouts, Thank God I went for a second lawyer opinion after seeing this post. The 2nd Lawyer checked under What CDP zone the layout comes under and found that its in Logistics zone, not residential.

Having a residential plot in non residential zones of CDP is always risky was his opinion and he suggested me not to buy.

You can consult this lawyer for an opinion: H.S Muniraju 9448094611, 7795508045. His office is @ Hoodi circle, He charges a nominal fee of 1000Rs unlike 3k or 5k by other lawyers.

Updates:-
I have been in touch with Om balaji for a long time to buy a plot and just wanted to share some factual points:-
Our payment plan: 30% agreement+70% registration
1. I have not paid anything till now and we are negotiating in group to buy 6 plots.
2. When I asked to put Master plan(a map vinay shows every time, 33 acres including amanitas like playgrounds, club house, swimmingpool etc) in the agreement copy as an annexure, he completely refused. Only verbal assurance about master plan
3. I asked to specify the amenities which are going to be provided in agreement but they denied to put in the agreement "only verbal assurance"
4. Om Balaji refused to take responsibility of credibility of any documents shared via email(when I asked to put on agreement, he wildly refused):- Lack of awareness of IT law.
5. Om Balaji looking for full payment without any layout development, even practically he is not committing for single piller.
They says that they will complete development within 3 months and ready to put in agreement, but when you asked for 70% payment once development is done(it is matter of max 3 months), then they refused to commit and not ready to wait for 3 month for remaning 70%amount. If they are so sure about completion of construction in 3 months, why not registration after completion(I was ready to pay interest for remaning 70% during construction period). It's a matter of only 2 months
My discussion:-
a. I asked for construction based installment, they refused "Mai Nahe karge"
b. Then I said I want of hold 30% amount till completion of basic things(road, water and power) but they refused, "Aisa hai, Mai Bola na ke Mai Nahe karge, BOLE TO KOI NAHE KARTA"
c. then I also said I will pay interest from date of agreement to completion of construction on due amount, for this option also he denied. "mai bola na, mai nahe karega"
d. He said " bole to mere liye kay hai, Maii to 15 days Me development Kar deinga" I said please take 15day more time from my side lets go for registration within 1 month. "App jo cahta oo nahee ho sakta"

It seems that they are looking for full amount in advance but no practical assurance for layout development. If you relate land development with payment then only developer will do what they say otherwise they will invest your paid amount in other project. But here developer is not giving any kind of practical assurance.

Actually they will not do any construction and will buy time behind government clearance(They may say that government is delaying for approval(power, water, pollution etc) then they will say "what can I do I'm following government but government is taking time", Keep in mind they BDA Layout has not ready as per BDA work order. BDA officer will supervise the work then only BDA will give consent for go ahead for 2 acres(188/2) for that they have 5 years time. The Developer has not shared NOC from KSPCB, BWSSB and BESCOM, these are primary certificates required for BDA approval. They have already taken 1 and half year for BDA Work order and they have legally another 5 years time to delay construction)
