Instead of laying down a roadmap of how this will be dealt with, govt has announced banning unauthorized borewells in Blr. This could be a good step in long term, but i suspect it to be one more area where you need to grease the palms of govt officials.

As per the reports, 22lakh people in bangalore depend on tanker ie borewell water. Just imagine how the ground water is being exploited daily.According to me the situation is very serious.My suggestion is build or buy a house where cauvery water is supplied regularly.

I'm planning to purchase a plot from a Seller who do not have previous sale deed document original copy. The Seller's Seller could not collect it from the SRO which he got registered from the land developer in 1996 and by the time he contacted back SRO that deed document was destoyed.This is the reason Seller is stating now. My Seller bought this site in 2004. While purchasing, his Seller produced a duplicate copy and a notary affidavit stating the original has been destroyed by SRO. However there is no FIR or paper publishing made during that time.

Now, the Seller has the Sale deed and other required documents like mother deed copy from land developer, EC (reflecting the name of his Seller), Khata, tax paid receipts and other land related copies (DC converted, BDA NOC etc). He doesnot know whereabouts of his Seller now as he was not a localite.

What legal complication could arise buyig this site now? Please share your thoughts.

While the non availability of old sale deed can be overridden, the issue out here seems to be more complex. If the EC is not showing the current owner's name (from whom you are buying) that means the change of seller from the previous seller has not occurred. That itself is a risk. Again you have not mentioned if the Khata is in the name of the current seller or old seller.

Please do not proceed unless you have a legal check done through a good lawyer.

Thanks for your reply. The old EC shows the old Seller name and the latest EC (from 2004 till date) has the current owner's name. Khata is recently being applied from the current owner which obvioulsy reflects only his name.

Dilip: As per my discussion with the developer and BG check from my lawyer it was seen that only plots in Sy Nos. 57, 58 and 144(part) were pledged to IDBI bank. So any sites to be registered under these Sy Nos. should get an NOC from IDBI. You have mentioned that Sy No. 56 will also be auctioned but I have bought a plot under Sy No 56 and have also taken a loan from LIC, I have also got the plot registered but I didn't take any NOC. Both the developer and LIC agent clearly said that I don't need to take an NOC as Sy No 56 is not pledged. The whole process from booking to registration took less than 3 weeks so there shouldn't have been any insider trades. Please clarify if Sy No 56 was mentioned by the AGM!

Is it possible to get the list of plots IDBI is planning to auction? I am sure IDBI wouldn't be selling it at the registration price but they would be auctioning it at market price only. I came across this auction notice on the internet where IDBI was planning for auctioning some of Duo Associates' properties in Yelahanka sometime in Nov 2012. They are quoting Rs.2800/sq. ft. which is definitely not the reg price in this area.

I just bought a land in Kagllipura 01 year ago for 1400persqft. You should go for Gokul gardens beacuse there are very few small 60*40 dimensions available there & mostly big plots like 60*90. all the people who have purchased the bigger plots are singers from the south / film stars & big shot NRI's. SLV is a good developer with perfect papers & he could easily made the big dimesion plots into small sized one & sold them easily like his other projects krishna & shruthi gardens but he does not want to compromise.

Concord community ahead of Gokul gardens have the similar rate & brigade medows is just next to Gokul gardens & you cants imagine the rate in that area after thats ready so i guess this is the right time coz i had seen Gokul gardens for 960psqft 04yrs back & now i regret.

And yes the road is widening & a mall developer has taken 50 acres just next to Gokul garden... so take your call!!

I spoke to the SLV guys today about a site in Gokul Gardens. I like the layout and the locality but the problem is they expect 30% in black. So if you are looking at taking a loan you have to be ready to put up 30% of the cost apart from the 20-25% (of the remaining 70%) down-payment your bank demands. I have heard that SLV does not own the entire property. They are into a JV with the land owners. However, there is nothing wrong with that. But we need to do our due diligence with regards to the legality of the project.

All that you have heard is correct as I have lived in the vicinity for 3 years now and know that NH209 is going to be doubled in width and the Metro is going up to the Art of Living ashram. However, that is going to take atleast 5-7 years. These developments will cause appreciation in property prices along Kanakapura Road in the coming years.

Here is a good article that was published in The Hindu some time back about Kanakapura Rd. Don't worry about the water as Cauvery water is coming to the area soon. http://www.thehindu.com/news/cities/bangalore/article3422596.ece

All said and done I can vouch for Kanakapura Rd. area as a good investment even if you are only planning to build your house and don't intend to sell it.

Essentially the agreement amount will be 70% of the actual agreed upon price. The remaining 30% can be paid in white but it will have to be paid to someone else. If you are seeking a loan then you can only get a loan for 70% of the actual cost.

I thought of a way to get about the 1 lac booking amount they are asking for the papers. There are plenty of people in B'lore who take that initial deposit and if for some reason you find the papers are not good or you decide to exit then they do not give it back. So to play safe I have asked SLV for the contact numbers for some people who have bought plots in Gokul Gardens. We can get the papers from them for free most probably or token amount. If you want to discuss further please give me your number and I can call you.

Has anybody recently taken a plot/site loan from Axis Bank as I am interested to know more details about their experiences and how the overall process is handled.

The processing fees quoted from various agents/bank officials/ websites are very confusing and no clear picture can be derived about the actual costs. None seem to be telling the 'Hidden Costs' and I am afraid that it may be applied at the last moment - which is their trick!

Do let us know if anyone has any suggestions / best practices.

Kunal, Not sure if my response has reached in time. I recently in early Jan 2013 applied for Axis Bank loan. In a few days time, I got everything that I expected in terms of the loan disbursement. I did not have to spend any money and also did not encounter anything such as 'Hidden Costs'. This is my 2nd experience of availing a home loan. Compared to the one which I availed in 2002, there are a lot of changes that have happened, which favors the loanee. Though I had other choices, I deided with Axis Bank and stayed with it and it seems like I did the right choice. Bank has been very responsive and I get all details that I have requested till date. Recently the EMIs repayments have also started and hope the same kind of responsiveness prevails till I close the loan. By the way, SBI's HL offer seems quite interesting. You may want to check it out. Cheers!

even I have taken plot loan from axisbank,so far I am happy and as such not seen any hidden charges!. In 2012 I paid 1% as processing fee but later my friends are paid only 0.5%. You can bargain on that!.

Axis bank loan depends on the person who is dealing .. many time RAC or other agents will be their.. if u go with them in short .. it will like trouble ride ...

i got a loan from them finally with lots of mistakes from bank... personally i think u need to deal with Bank directly... or else it will roller coaster ride till u done with the Loan...

No RE agent had shown me any good property, finally I found the property of my interest from online, directly from the owner. So no agent was involved and it saved us some money. My suggestion is first try if there is any property listed by the owner directly. Now a days, there are many online RE sites. You have to do some research as well on the price, area etc.

Best is to avoid them. Else Its like finding a good one out of a basket having rotten tomatoes.

Do your own research online or give an ad online or in newsprint media and directly deal with the property owners.
Agents don't do any great miracle in finding the owners of any asset which is for sale. They also put ads online or
TOI or DH Classifieds for sellers. Else in areas like BSK, SMV or Anjanapura, they put one of their guy to roam around
the layout through out the day to find the visitors of that layout and identify them as Sellers/Owners.

Even though you need to invest good amount of effort and time, it gives you good knowledge and you will have
satisfaction at the end of the deal and never regret that you got cheated by someone.

Could you please walk the talk and mentor others to establish a proper business, so that each one of us is fortunate to meet a good "professional" Real Estate agent. The number of so called professional Real estate agents is so miniscule that it has become next to impossible to meet a good professional Real Estate agent.

For a start, how about "full disclosure" when it comes to cons of a site to a propective buyer. I have dealt with atleast 15 different Real estate brokers and have done business (either bought or sold) with at least six of them. Only one of them a real old timer, who took up Real estate after taking VRS from a bank would put in the effort to take a look at the docs, understand them and then suggest it to prospective buyers only after he is satisfied with the docs. Most other brokers just push all the sites in their inventory so that the prospective buyer would atleast like one and close the deal and earn them commission and kickbacks.

There are hundreds of brokers dealing with sites in all areas of Bangalore, more so for upcoming BDA layouts. You need to work with more than one, to ensure you get the best site/pricing, etc. Never get pressured by any of them and do not be in a hurry to finalize a deal, even though the brokers make it sound like, there is a long list of people waiting to grab it and the broker is doing you a favor by holding it for a day or 2.

Real Estate is no longer a "business". It is a game played by the brokers. Unless, you are lucky to find a site through your known sources or internet, there is no choice other than dealing with these Real Estate professionals. You play their game, the rules are defined by them, they are the refree and the buyer or seller is always the loser. Howmuch one loses depends on how many times one has played the game and mastered it. The more you master it, the less you loose.

SLV is a good developer but he will take a while to register the plots as he sees that all the papers & sanctions are accurate!!

Do not mistake him for a fake developer who has taken advance & not registering the plots. One of the finest developer who comes personnally to register the plots for every single property buyer. I liked them & have two properties from them

To avoid this direct buyers and direct sellers should close the deal through internet or whichever way and avoid brokers. I saw an article on Times Of India today that work on water supply pipeline has halted due to land ownership issues. Strange to discover that even BDA doesnot know whose land they are laying roads and pipeline on. Isn't this sheer callousness? I am pasting the article below for the benefit of all members here...

Bangalore: Buyers of 2,000 homes that have sprung up in a BDA layout have landed in a soup. M Visvesvaraya Layout, near Nagarbhavi, faces the threat of running dry as a land ownership issue has halted a water supply project.
The BWSSB was to lay the last 100 metres of pipeline to bring water to the layout when a dispute arose over the land where the pipe had to be laid.
Jamnalal Bajaj Seva Trust claimed ownership of the land where a road connecting the layout has come up. It was developed before Arkavathy Layout. Allottees lose all hope of getting Cauvery water
With the only approach road to Visvesvaraya Layout passing through land claimed by Jamnalal Bajaj Seva Trust, chances of the residential enclave going without water are very real. The layout has a provision for 17,000 sites.
DS Gowda, spokesperson, Sir M Visvesvaraya Layout Site Allottees and Residents' Association, told TOI they were shocked when work on the water supply project was halted just when it was about to be completed. "We've been waiting for Cauvery water supply since 2010. Now, there's a land dispute and we're losing hope of getting water. Sadly, all borewells in our layout have dried up and we're depend ent on tanker water."
A BWSSB engineer working on the project confirmed that work has stopped temporarily. "Our job is to provide the water pipeline network. We've laid the pipeline from Anjana Nagar, near Magadi, for 8 km; just the 100-metre stretch is pending. A private trust stopped our work and we had no choice. The land dispute has to be sorted out by the BDA. We've already written umpteen letters to it to speed up the work," he told TOI.
A jurisdictional BDA engineer who inspected the layout on Wednesday admitted there was a serious problem. "We asked the trust spokesperson to prove his claim to higher authorities. We need that portion of land to complete the pipeline. We'll issue the trust TDR certificates if its claims are true," said the engineer.

Ramesh Sharma, CEO, Jamnalal Bajaj Seva Trust, said it was a clear case of encroachment of property belonging to the trust.
"There was a BDA proposal to acquire 61 acres of our land in 2003-04. But we never got a notification about it from the BDA. In 2007-08, the BBMP formed the road on our premises and said we would be issued TDR certificates. Our head office in Mumbai was not fully aware of what was happening here. Our officials in Bangalore were dominated by local politicians. The road was made. Now the BWSSB is laying a pipeline. How can they form a road on private land? We have opposed it and have spoken to BDA officials about it," Sharma said.

I too agree with Ragh_avan. The prices in 2nd Block are surely not below 2800. And if at all the prices are below 2800...then the plots are surely situated on the other side of NICE Road. The plot that I own in 2nd block is being quoted by brokers at around Rs. 3750/sqft, which is closer to 1st Block and double road .

One seller quoted around 3500 for his plot in the 2nd block beyond the nice road. And the reason he quoted was that there is a direct road from kengeri railway station to the 2nd block via the komagattha village which is tarred; no need to cut across the entire layout. Is that true; is accessibility to second block via this road to kengeri railway station and mysore road nearer?

Yes...from Mysore Road you need to come over Kengeri Railway bridge and onto Vijayanagar main road. Take 1st left turn which leads into SMV layout. This road starts with bazar and shops around and goes right through inside towards 1st block and 2nd block with double road dividing the 2 blocks on right and left.

So I had to return back via the main layout and pass under the Nice road underpass. But again this will be corrected at a later stage I guess. Also the site I saw was opposite to a t junction. I don't no why but people say it is not good with regards to Vastu and I could have difficulty in selling if I need to at a later stage. Also another point raised was this block is on the other side of Nice road and hence could take longer to develop. These are opinions of agents. The site was listed at 2700. I think the add may be still online on sulekha.

Do not blindly go by the reason of the agents. For him Direct Connection to Kengeri Railway Station may be a good selling point.
Think from your perspective, whether a direct connection to kengeri railway station is your requirement or not. Agents always
give plenty of reason, which are of not our interest & for them getting a deal is important. In order to get a deal they try their
level best to convince the person who come to them for enquiries.

Anupama...you can search for 20x30 plots in Quikr.com or similar websites such as 99acres.com, magicbricks, etc. You can find a seller there and negotiate for settlement. Well, I do own a 20x30 plot in 5th Block, but I am retiaining it for investment as I am 100% sure that by the year 2020 the plot will give me immense returns as I am foreseeing SMV layout to possess a full fledged developed look just as similar to Vijaynagar. I have read in recent posted article that Water pipelines are being laid in SMV layout. With State Elections approaching, I presume there will be fast developments in BDA layouts that are waiting approvals for developments. Come year 2020, SMV Layout will consist of lively look almost just like Vijaynagar. Prices by then will be unbearable to buy any plot / house in SMV Layout. Think it over, hunt for genuine plots soon and if you are serious, go for it. Best of luck.

As per your opinion by 2020, SMV layout will overtake Singapore in development with a state of the art Airport superior than
Changi. it will be another republic within in india and the entire india will follow this model.

BDA doesn't even have time to restore its disfunctional Website, so where is the time for them for the developmental works
for common people in next two months ahead of elections.

All political parties in karnataka are busy in looking for candidates having huge petties of Money to issue B Form. With Just little
about 2 months for the assembly elections, all govt bodies like BBMP, BDA, Revenue Dept, Police, BWSSB are all busy in exploiting
people to raise election funds for the ruling party or the potential government forming party aftre election. So which party will
care for the problems of ordinary man. After the elections, the elected party will look for loop holes of the existing tenders and the
bidders and try to exploit money of the election expenses.

Result will be further delay in the implementation of the basic amenities, escalation in the project cost by many folds...etc.

Thanks for pasting the article for our info. Alas, its in Kannada and I know reading but can't understand much. I love my state language and trying hard to learn it soon, hopefully. The clarity on the article's info is unseen to me. Yet, we all know why candidates stand for elections and spend money to win. Once they come in power, its obvious that their intentions go vague to isolate comman man's needs and they tend to get busy looting to fill their kitties. Post elections, we need to wait and watch the developments happening in SMV layout atleast before 2015. Yet, I presume immense developments to occur atleast in the long run, as we know that the entire status quo of every individual has been changing from the recent past and racing towards hi-tech process. People possess tremendous wealth and they are venturing to acquire properties worth crores of rupees from developers, even if location is on the suburbs of city. Inner city circles are all dominantly saturated. Now, the growth will spread on the suburbs and will keep pushing as the population grows and per capita income rises with hi-tech society giving rise to new modern living on daily basis. By and large, according to my prediction, SMV layout and other BDA layouts in and around Bangalore shall see immense developements by the year 2020, irrespective of how these politicians play their role in winning elections and filling their kitties with corrupted funds.

Dear All Anjanapura BDA layout site owner,
Yeserday, I went to meet BWSSB chairman Mr. Gourav Gupta(IAS) along with 10th and 11th block Association member at Cauvery Bhavan,KG Road . I am happy to share that it was a very good discussion. We handed over our memorandum to Mr. Chairman. He mentioned that he has sympathy to our demand and will take up the issue very soon.Also he mentioned that nobody has given this kind of demand from Anjanapura.. But there is a procedure that need to follow to call the tender etc.


We also met with chief executive engg. of BWSSB at Simsa bhavan @ Banashankari.
Looks like things are moving towards our way. Hope fully, our dream to stay @ Anjanapura will fullfill soon. Please start to construct house..shortly I will also start...

Hi all

I request all those BDA site allotees to check their site measurements. If they are in metres, please visit your site periodically, say once in 15 days. Many people are still clinging to feet measurements and cannot digest the fact that the BDA has switched over to metric system.

In my case my rear site persons have taken 20cms from my site stating that theirs is 20ftX30ft, which actually is 6 mtX9 mt. The site owner at my left is insisting that he wants 40 ft where as he is entitled to 12 metres only (ie 39.35 ft). So if you are not vigilant and is last to construct in a row of sites, when you construct you will find that you have lost substantially.

Dear all,

I am a long time reader of this forum but this is my first post. I am planning to buy 1.5 acres agricultural land (dry) which is 13 kms from Mysore and 6 kms from outer ring road. The land is completely fenced, has a borewell, electricity connection, watchman shed and a poultry/dairy shed. Water source is good in Mysore. Asking rate is 25 lakhs per acre. My question is whether to buy this as a long term investment or for the same price invest in a BDA site (30*40 ft).

Which is better for investment? Investment gurus please advice, this is my first proper investment and I do not want to stuff this up and lock the capital for say 5 years.

Not directly related to your question. But I hope that you are aware of the restrictions of buying agriculture land in Karnataka. I believe, you are eligible for buying it.

My preference would be BDA plot.

I would go with agricultural land as well. 13 Kms from mysore is close enough to be attractive for a land developer. Go for BDA site if the investment horizon is 3 to 5 years and agricultural land if the investment horizon is more than 5 years.

1.5 acre land is too good for investment or personal use in the longer term.

For personal use, you can have a great farm house with all self contained amenities in that area
without any objections/interference from any neighbours.

In future, when the land value appreciates, you can gain multiple folds than a 30X40 Bda site.

Hi,

As we posted in December, we registered a plot in Byrathi. We have got 40+ years of history for this plot and survey number. The forum advocate, Mr. Murali scrutinized the documents and found them to be clear. We applied loan from 2 banks, HDFC and SBI. SBI took a really long time (~2 months) for getting the legal verification. As time was running out, we went ahead with HDFC. Couple of days after registration, I got a call from the SBI lawyer that the papers are fine, and she wants to see the originals to give verification report. We also got a copy of the original layout plan from BDA office (not through the society), so we are sure everything is proper.

Regarding GPA, we took the common-sense approach (some may see it as a risk). We felt the GPA was unregistered simply because it was legally valid at that time and it saves them money. They don't want to do consent signature now, because its a lot of effort. While we wish we got the consent signature, we felt its highly unlikely a dispute would arise here (refer to previous discussion on GPA). If someone is highly risk-averse, they may call off the deal because of GPA. But, we just took the risk.

Just wanted to put some facts out there, and clear a few doubts about the layout. But, remember, the layout is composed of multiple survey numbers. Though all these survey numbers share the same recent history (last ~5 years or so), the earlier history could be entirely different for each. So, its very important to go through each plot's/land's legal history separately.

I have seen some shops and seen yellow patches in granites. Why is this ,as they mentioned only in granite tamil nadu will have this and once laid it won;t have any problem>
Some others saying it will absorb stains and get patches as years passes and looks bad. Is it so?

The stones from the TN quarries are rich in Iron content. Hence, the stains. Over a period of time, it will even turn black!!

some granite person saying 1. During cutting if the patch is there , just reject it and take the good pieces as this patch will come only if the granite is open in the shops. Once we lay it won;t expand or create new one as underside is covered under cement mortar
2. Some other person saying rich iron content so definitely it will come on the long run
3. Some other person saying if we remove the stains(like coffee/water/lime etc) instantely then this patch won;t come.

Not sure which is right and difficult of identify as i heard couple of karnataka/andhra as well has same problem. Please share your experience.

Barring paradise, all other stone types from TN are affected. There is absolutely no chemical treatment, which will help you recover the original shade. Karnataka & AP ones do not have this issue.

If i go for yellow stone lke amber yellow or tiger skin etc from TN do we have any problem as though patches comes it will be yellow only which may not be noticed with the original color.

Can you please specify any yellow color granite other than from TN as i haven't seen anything from any other region where yellow is available ? I have seen one or two but they are not completely yellow....

How is the look of having a yellow color granite for flooring?

Sadarahalli - 1st Quality - 90+
Sadarahalli - 2nd Quality - 75+
Sadarahalli - 3rd Quality - 55+
Flamed sadarahalli - 4 rupees in addition to the actual cost of granite. The taxes have to be paid. They normally charge you for 50% of the bill amount. If a certain truck is caught by the commercial taxes without a bill, the whole consignment is siezed. The customer is the looser in here, hence, it is important to be very careful.

If you find a certain crack in the stone, that particular area is not included in the stone measurement. This however is of no use, as you will end up in not using that particular slab to your requirement. Try to look for slabs that are totally crack free. There are granites that are very hard & will never have cracks. Examples are - Ruby Red & Royal Brown.

how to determine the quality of Sadarahalli ? Does it so that if it is smooth it is good ,then if medium rough second quality , highly rough low quality...........(55 rs). I heard rough price is at 65 as rough the gas flame need to be done so around 4 to 5 rs high.

How good of using this for carparking/bathrooms? . Whether we should go for rough ones (medium) or smooth (Granite type) one for carparking/bathrooms????

Every stone is polished smoothly. There is no concept of a smooth finish & a semi smooth finish. There is a leather texture finish for the granite/ marble - which is different from what we are discussing.

Quality of Sadarahalli is determined by the uniformity of the grains & the black patches. More uniform grains without black patch is the first quality. Flamed sadarahalli is made by applying high pressure flames on the granite.

I have used flamed sadarahalli for the exterior staircase & the balcony. Flamed stone can be created accross all varieties of the granite.

1) I have seen in all house they put a exhaust type of vertical pipe to let the bad smell exit, isn't this sufficient?
2) When you say "separate lines all the way to the chamber", is it one (chamber) that we construct inside the compound or the BWSSB chamber?
2) is there a technique/hardware we can use to avoid waste water coming back/reverse, similarly for rats and rodents?

Exhaust is required for every sewage pipe.

There are 6 chambers constructed around my house. Chamber will act as a buffer before flushing to the common sewage line.

my plumber did same thing ...for commode outlet he used 4inches pipe and for washbasin and bath outlet he used 2 1/2 inch pipe and he joined both the lines inside bathroom n connected to a common outtlet 4 inch pipe i(outside)which will be droped to the chamber

is it correct method ?

in our current house the 2 1/2 pipe is joined outside the bathroom to a common outlet

Both are wrong. You need two lines to the chamber (one line for 4" pipe and another line for 2-1/2" pipe)

Mahesh - I had the same problem. out of 5 bathrooms he had done 2 sep lines for 3 bathrooms. I forced him to cut concrete/wall to redo the separate lines for atleast our master bath. For the other one which was at second floor i just left it like that since it was too difficult to do based on our bathroom design.

my architect also insisted on 2 separate ilnes.

I have problem with 2 trees opposite my site ,though i would like to retain them but since the lots of leaves fall into the site and also cant get in a borewell lorry also,I left will create problem in the future as well.I decided to get atleast one tree removed. I would like any body who has got it done from forest department to let me know the procedures and contacts if you have any on how to proceed with this.

First find out the approximate depth you need to go for bore well drilling. If the required depth is below 600ft, you can opt for Flexible Rig for drilling, which uses a tripod stand and a compressor on a motor vehicle outside your plot. This method is used to drill Bore well inside the existing houses or in narrow spaces or inside the compound walls also.

Alternately you can look for Bore well pooling, I saw similar exercise near SMV layout where 3 houses are sharing a single bore well and two adjacent neighbors are paying a nominal maintenance charge of Rs.100/month to the bore well owner. The Bore well owner is voluntarily offering water distribution to the new houses coming in that area, to avoid multiple drilling of bore well in a way to preserve the ground water level. Every day he switches on the borewell for around 45 minutes which fills the Sump of all the 3 houses simultaneously. Those who doesn't want can control it with their individual valve.

The universal theory is that you need to bear a small byproduct for getting huge benefits from anything or everything. Don't think that dry Leaves falling from a tree is the biggest problem. Think its just a small natural byproduct. More over corporation people will clean the roads every day.

If everyone think trees creates problems to humans, then we have to eliminate the entire greenery from the human living zone. If So, how do we get the fresh oxygen to the nature or water & soil conservation or controlling the external temperature of the area. Finally we are the looser.

You can always build a case if you have the trees which is alongside your house. For something which is at the opposite, not sure how ethical it would be even to make a case. However, the people who clear the files @ the MS building, will also make similar observations. I too have similar two huge grown trees opposite my house & I do tend to get many many leaves/ twigs in my premises. But, for the cool breeze it provides, the rest is negligible.

Thanks guys for your advise ,but nobody is talking of the process that i asked for.I figured it out that from last 3 years its under the BBMP and not under forest department. There will be a forest range officer who will be responsible for many BBMP wards.We need to write a written requisition letter and attach a photo of the tree. Then its upto them to decide if they can really approve to remove tree or not.Let me see how far I can go on this .

Some years ago I wrote a letter to the Chief Conservator of Forests,Malleshwaram, to plant trees on K.R.Road. After about 15-20 days, a person from forest department came to me and asked which tree is to be cut. I scolded him for not reading my letter properly and sent back. He went back disappointed.

So if you really want to cut the tree, you have to approach the Chief conservator of forests. From the internet I found that the Chief Consevator of Forest office is at BBMP Central Office,3rd Floor, Major Roads Bldg., N.R. Square, Blr 560002

You can also try this address. Office Of The Deputy Conservator Of Forests, South Division, Jayanagar 2nd Block, Bangalore - 560011, Phone 080-22975713. Try this phone number. I don't know whether it works.

First thing is I just want to know the process and I have never ever said I will ensure the trees will be removed.I am also looking at other options even before you suggested for your information.

I am a born Bangalorean and know how this city has be tormented in last 10-15 years.I do appreciate your concern and respect that.

I wish I had two huge trees infront of my site. Unfortunately, there was none and I have planted 2 saplings that will take atleast 10-15 years to get matured. I can't imagine people cutting down trees for dead leaves falling near the house. I love when that happens as it gives very rustic look.

I have seen many people cutting down trees for dry leaves or car parking or just to get their stupid concrete box to be more visible from curb. At the same time they complain about heat, no rain, no water, air pollution etc more importantly (for them ) they look for other trees to park their cars in summer

I think, in our country, educated and uneducated people doesn't make any difference. Lastly, I know the procedure but my conscience won't allow me to share such ideas. I have fought with many people when they were cutting down healthy trees. I was successful in stopping only 1-2% of the cases.

msn - I totally agree with you. Many stupid vastu guys give such ideas if the tree is on east or north. though I believe in vastu to certain extent where it also make sense from the scientific perspective, I have never listned to them when it came to cutting down the trees as the benefit from the trees will far exceed any ill-effect from wrong vastu.

This price is extremely high. Normally it is around 28 - 30 rs/ SFT. This price remains the same for G + 1. From 2nd floor onwards, it goes up by 2 to 5 Rs/ SFT.

Its 24 Rs to 30 Rs based on which floor you are doing the centering. For Example.

SFT is measured for the area where the plates are installed & it does include everything. The RCC column boxes have a separate rentals & is not calculated in SFT, rather in the height of the box.

Hello All,
Am a big fan of this site for a long time. I have been following it since it was hosted in MSN sites. After many months of researching finally I am ready to start the construction at my site.
Currently I am in the process of getting my plan sanctioned from BBMP.
My site dimension is 60*45=3000sft. Planning to build multi units for rental purpose. The ward is Nagapura ward (Mahalaxmi layout).
Need couple of information from you guys.
1) Is it good Idea to approach the AE/AEE directly for plan process and ask them to direct to Registered Architect/Engineer to take it forward?
- Infact I have talked to the AE briefly, he has asked me to come next week. Before going, I would want to get the opinions of the readers.

2) Can any one please provide contact details of BBMP Registered Architect, who deals in this Ward?

3) Am looking at constructing G+2 bldg, may ask for G+3 plan approval (for future perspective), will there be additional cost included for this?

4) What would be approximate cost for this kind of plan approval, including bribe?

The best solution to get this plan approved is to evaluate a e2e solution with the AE/ AEE. If you would adopt a method of first approaching a registered architect, get the plan made & then the AE of the ward, the expenses will go high. Having said this, you will still end up in not using the approved plan in all probabilities 'coz the working plan & the approved plan always differs.

Also, get the plan approved with a future perspective in mind. The cost is always subjective, on an individual perspective. Always present a very modest picture at the BBMP....no Hi Fi appearances!!

Thanks m3_07 for the suggestion. I was in doubt about the approach, through architect or through AE/AEE and then Architect. One of my relative was suggesting to approach architect first and through them approach AE/AEE, that way there will be standard cost and AE/AEE may not take you for ride. Not sure which approach is cost-effective.
One obvious advantage in approaching AE/E directly is, during construction if any problem happens, I can always contact them directly.
Was reading Sakala advt in news paper today, it says AEE can approve the plan only if the site dimension is within 2400sft, is it true?

Hi pal,

Sorry to be replying to you in this way.

I strongly recommend not to construct a multi storied building for RENTAL purposes only. Because it works this way.

Assume you are constructing a rental building of 24 squares in each floor in 3 floors resulting in 3 houses each. The cost of constrution should be not less than 24 x 1500.00 x 3 = 1.1 crore. For this kind of money you will get more or less a tax free income of of about 8.0% = 8,80,000/- per annum. The building you construct will definetely not fetch any value (until and unless it is extra ordinary) after 20 years. So your investment of 1.1 cr is 0 after 20 years. A RESIDENTIAL building depreciates faster than a Commercial building. And supposing if you get a 35k rental per month for 3 houses = 12,60,000/- per annum, you have to bear with the following.
1. maintenance of the tenant
2. maintenance of the building.
3. Pay BBMP tax of about 1/2 month rent.
4. Pay your income tax for the rental.

Here you are getting a tax free bond income of 8.0% per annum.
So go ahead and evaluate your proposal once more.
You may spend 2 cr for your own house, which you will enjoy for the rest of your life, but not for rentals even at 35k per month.

Hi Meharnath,
No Issues. Suggestions are always welcome. Well let me clarify my reasoning,
1) An empty site is always a liability (tax, maintenance etc) not an asset [As per robert kiyosaki]. I agree with his views. Also safeguarding the empty site from encroachers is highest risk
2) Am planning to build these houses as economical as possible. Not hi-fi stuff. Cost works out to be 1200 psq = 2400*1200*3 = 86 lakhs.
3) Rental value expected (with multi units) is about 50k
4) Moreover if I had that much cash in hand I will definitely look at Shortterm bonds +MF through which we can achieve more than 12% PA. So basically I am trying for financial leverage with bank loans.
5) Finally it will give satisfaction and independent source of income, in these job market condition i feel this is must.

my ctactor suggested to go for granite like sadarahli and other colours but im not very interested in it and looking for simple light colours llike rustic finish ....i have been to some shops and all of them have same thing ceramic stone finish tiles and for natural stones it occupies more space balcony is just 2.9 ft ...and found some vterified tiles matt finish which has got some decent colours

can we use vetrified tiles for wall cladding ?
wat r the other materials used for wall cladding ?

Hi All,
Can any one help me with stages of underground sump construction
( I feel its one of the important task - as we suffered a leaking tank in my native)

The stages I know
1) dig - by calculating the capacity ( I am going for 5ft width * 10 ft long * 6 ft depth - which aprox to 7000 ltrs - after factoring motor/wire space) - this is in progress now
2) lay bricks (red) on 'all' the sides ( minus the top) - fill mud between brick and digged wall ( to fill gaps)
3) make edges curvy - so that pressure is uniformly distributed
4) mix a waterproof liquid with cement/sand mix -and plaster - not sure which water proofing to use

Some time I hear people talking about iron mesh - not sure if that is required - and when

Please let me know your thoughts - so that I got to my contractor - with my 'home work' done.

You can use Mr.Fixit water proofing liquid. Have used 5ltr for my 10k ltr sump. It costs around 550/-
Yes, good iron mesh needs to nailed to the brick construction. This needs to be done before plastering of the sump. Iron mesh will help in evenly distributing the water pressure( as per my contractor) and also helps in avoiding leaks.

RCC Sump is where the walls are built using RCC (Steel and concrete, like your roof slabs). In your opening thread, you mentioned brick walls.

In my case, this seems to be the order (still under construction)
1. Excavation - done
2. Brick Masonry - done
3. Slab to cover sump - done
4. Am told a mesh will be put all around - to be done
5. Plastering with a water proof liquid - to be done
6. Am told some additional water proofing coating will be done on top of plaster. not sure what this is - to be done.

Its a lesson just want to to share with you guys, around Bangalore few shops doing bussiness only by means of cheating customer. I don't know how this shops get very good ratings on main famous web sites. Me too fall on trap after looking at that rating.

Just want to share my experience on Bore pump me & my friend purchased it from Jinani pumps, SJP road. Because of few hundred price difference I purchased with this shop. Once after purchase product from them, we can't reach them thru mobile for need. For me problem started from installation day onwards till now. When I called for my pump issue, they keep postpone the service dates finally I need to rely with other pump repair guys. Even my texmo pump have not completed one year, I couldn't get service support.

Before proceeding to purchase for this big amount, choose the shop based on reputation of the shop not just considering intial discount they offer. Similar like sharing best shop to discount/buy, we can share here shops with very bad customer service too. Some shop owners here in bangalore thinks that what a average customer can do once after product been sold.

i just avoided jinani pumps coz in justdial and other site people posted negative comments ...i feel u should post ur cooment in thse sites ..it will be helpfull for other people

i had a prob with bore so just contacted texmo service center and told them to check motor and give service ...he told he that we have to give the motor to the sevice center only then they will check and service the motor ...and i then contacted the dealer wher i bought he told the same thing and for removing motor and installing the motor we have to pay for vervice charge but he gave his serrvice person no and discuss with the price and i contacted him and after 2 days he came ...first he checked wat was the probs ...no water in bore and suggested to install further bought pipe and wire he joined all the things just for 1hr job paid 2k for sump motor he was charging 750rs

Does anyone know of any sealants which can be applied over the surface of the currently laid granite (home flooring) since we notice the flooring is getting some tiny holes/specks coming off from the pattern in the stone.

* Is this sealant something which we can just buy off the shelf from a hardware store? Which brand? How much quantity should be purchased (say for 100sft application, or 500sft application)? Can it be stored and used after few months years again?
* Can it be a DIY(try on a sample slab first, with a putty blade?) since I dont need to do it for the entire place?
* Will this suffice? Is there any other solution?

Is this because of chemical polish ? i also greatly worried as when visited couple of shops they all applying high powerful chemicals and making the granite looking appealing with various designs but emerging with lot of problems like fading ,decoloration etc. I am not sure yours problem is also because ,as natural stones are hardly to find .

Washing machine water can be collected (and pumped to a separate tank) for flushing, but has to be used within 24hrs else flushed out. I was surprised to learn that washing machine water (excessive phosphates) and water from kitchen sink (with food particles, oil etc) are unsuitable for garden. So, I have decided to let these be dumped into drainage.

However, I am planning to have a double bowl sink in kitchen - one for soap/oil laced waste water (goes to drainage) and another sink exclusively for waste water from washing rice, veg, fruits, rinse of clean utensils etc - routed directly to the garden. My estimate is this will give me about 3-5ltrs / day savings

Even the biological wastes from your other non-soap sink (which may contain rice, leaves etc), could be harmful as it decays over time when stored and lets bacteria grow. You may need to filter it.

I am seriously thinking of implementing this, but am skeptical about its maintenance aspect, and also how safe the water would be after recycling. Even if you use it on gardens,humans can get in contact with it while walking etc. So, if it breeds harmful bacteria, it could be dangerous.

My understanding & experience is it is probably safe to do so. I used to collect water after washing veg, rice etc in a bucket and pour it in the garden (we had severe water shortage then). The water would disappear quickly leaving no option for mold/bacteria to grow. I will ask in the horti dept and see what they say.

Hi,
My painter has finished the initial part of polish of the doors and shutters and has now started primer for walls (the shutters were fixed by carpenter and was removed and was given to painter to do polish). Painter is asking me to have the door and window shutters fixed again to the frames, so that he can match the shutter with the frame while doing the spray polish. I have decided to go for only one coat of paint now. Please let me know is it better to fix the shutters and doors now and finish the spray polish or complete the one coat paint and then fix the shutters and doors and do the spray polish.

I am going for a GI gutter for my home slope roofs to harvest rain water. I need to go for a special coating to the inner surface of the gutter so that it will be rust free. The gutter fabricator suggests either Duco paint coating or FRP sheet lining. However, both the options are costly. I would like to find out if there is an economical option available. Any suggestions ?

M.S Casing Rs.350 per ft
PVC pipe Rs.350 per ft - We didn't use as the rock was hard
Collar Rs.100 per collar
Welding Rs.100 per welding
Labour Rs.300 Lump sum
Transport Rs.300 Lump sum
Total collars =Total M.S.Casing pipe -1 ie if the total pipes are four, then there will be 3 collars.
Total welding =total No. of collers X2. Ie if three collars are used, the welding will be 6
Paid Rs.250- to the rig operator and Rs. 50- to each labour for tea.
For 533 ft I paid Rs.75000- as per the above rate. I got it done on March 8th. If you want I can PM the mobile No. of the firm.

I heard that which ever granites has more appealing colors are chemical polished, and it will fade as years passes. So choose the granite which are not chemical polished. This is input i received from buyer ,but granite sellers not agreeing to it saying every stones need polishing which is done by chemical one and it wont fade. I am not sure who is right?

2. I was told that beyond 100 ft one cannot bore with 4.5 '' drill bit. Every body is drilling with 6'' bit. I joined the masses.
3. The BWSSB permission is required for temporary BESCOM connection. I have recently applied for this with the BWSSB permission letter.

Probably not the answer to your question, but interested to know how is this reboring procedure ? Is it expensive ? Is there any height requirement like cejja has to be this many feets above or something ? Can we reuse the electric wires and the water pipe we had used earlier ?

If you already have a borewell and if you are going to rebore it, it would be better to register it as an existing well, especially if your area is getting Kaveri/Municipal water, since there is restriction for digging new borewells in areas getting Kaveri water.
The registration process is to be done by you and not by the borewell person. In the BWSSB office the registration is for (1) Existing well and (2) for New well. I didin't find anything about reboring existing wells. I believe that they cannot deny reboring for an already registered well.

Copies of certain documents are to be attached with the application form. Since mine was a new borewell I didn't go deep into the existing well registration details. The fee is Rs.50-. If you go to the BWSSB office at Jayanagar 4th block full details can be had. It will take a minimum of 3 trips to BWSSB office and 14 days for either of these registrations.

yes we can reuse electrical wire and hdpe pipes by joining them to the new 1s and motor can be reused n it depends on the motor capacity ...we did this process for another 20 feet but no water ...rebore is the only option

i think i was cheated last time we got water at 240 feet about 2inches and then drill for 300feet i asked him to drill for another 100 feet he refused and was saying that its not possible to drill further coz of water pressure and later people say that it could cost more for borewell person like diesel and otherthings ...near my site all the borwell r dry say for 300 feet

iwhen the water pressure is high is it possible to drill more than 200 feet ?
have u guys exp anything like this

are these rates r reasonable ?
staircase n wall r measured in sqft or rft ?

wat r the rates for laying vetrified tiles ?
and laying charge for bathroom tiles ?
3500 to 4000sqft will be total measurement so will it be the less if the area is more ?

Rates for small piece works will always be higher. Secondly removing the existing
tiles and cleaning up the area is a messy job. So you cannot compare the normal
rates for a new construction to this situation.

Removal of existing tile as well as fresh ground concrete, has been charged and paid for, as extra labour(40/sqft).
I was referring to the tiling work on fresh concrete/mortar.

My problem is that I do not know any civil contractor, nor know a friend/relative who has recently hired one, which means that Im driving totally blind, and had hoped for someone here throwing a guiding light!

I have question.......... Does 8 feet *2 feet pit around the borewell is enough for recharging . My neighbour told if small rain come around 5000 litres of water can be collected and putting all the water into the borewell would overflow the same and getting into the house as pit would take time to absorb this water . Any excell water before absorbption would overflow..... Is this assumption right ,if so how to avoid it?

HI all ,

My bore well drilling is over. Found rock at about 80 ft. Four lengths of M.S. Casing pipe was used. Found first source of water at about 150 ft. The main source was hit at at about 460 ft. Dug up to 530 ft. They say the water pressure is 2.5 inches. I don't know how they calculated it. About five sites before my site a bore was dug the next day and they hit water at 1000 ft. I feel I am lucky. I didn't consult a geologist or water diviner as all around my site the ground water level was +450 ft. I thought I will also strike water about the same depth.
The bore well contractor and workers were very amiable. I checked the rates with various other bore well diggers. One day I found these people digging a well near my home and got a quotation. Found that the rates are comparatively low. For 533 ft it cost me Rs.75,000-. Paid the workers Rs.1100- for tea.
The bore well person told me to go for Texmo 2HP, 22 stage, Single phase motor,Rishi HDPE pipe and Finolex cable. Can somebody tell me what will be the current price for these ?

I am in the process of selecting options for windows. My engineer suggested aluminium windows instead of wood as the cost of aluminium windows will be half of wooden windows. He says UPVC is not suitable for our country as it is hot and the windows will loose its color and sheen and the life is also less.

What is the reason for you to shift from Al to UPVC ?

Hi,
Upvc is recommended as much better than aluminium .Upvc are actually meant for any kind of climate ,it has no scaling problem like plastic,it doesn't fade if you choose white (for that reason aluminum are powder coated and fades much faster)
You would have seen in many old apartments white power coated turns in to pale yellow.
UPVC in many brands comes with leed cirtification (green concept)
UPVC has very less temperature ,light, wind, sound leaks compared to aluminium,
They don't make rattling sound like aluminium windows
Upvc locking system is smooth and long life with Multi point locking option
Many more advantages

In my opinion these mason/mestris are unfit for this. In my case atleast
the mestri said for water proofing just mix some chemical and paint it.

For the bathroom I wanted to go for FOSROC based solution, unfortunately
I could not locate any applicator. So I finally called the Dr.Fixit helpline
and could get somebody to apply Pidifin 2K to the bathrooms.

Now for the sump I am again looking for FOSROC solution.

Yes.. Mestri are not aware of technicality of this. I and my father did it for 600sqftt.
I used Dr Fixit New coat and a recommended primer, cement colour and painted entire roof and it sticks well.

Since I have done few months back, i am not sure how effective it would be.

Hi guys,
Let us understand the original polish method.
1.Emry paper should be to a extent of making the veneer surface clean and soft.over done will kill grains in veneer.
2.Sealer should never ever be applied with brush (un skilled do this to finish it faster)it should only be applied with soft thin cotton cloth.I am sure many would have seen in olden days polishers apply the sealer alone for days
Sealer is to fill the veneer gaps (NUSS in polishers language) and act as base for polish
3.Sealer is applied twice with sanding in between some times 3 times (depends on veneer,wood grains and depths)
4.Coloring to fill the nail gaps ,a good polisher will mix 2-3 shades in the veneer and use appropriate color to fill the nail pores(dark at dark grain,light at light grain)you need a microscopic eye to see those detailing.
3.Then the actual polish is applied in hand one coat then sanding ,second coat and if required 3rd coat to be applied just before melamine/PU spray to avoid dust particles sitting on it
Touch wood/melamine/PU/lamination are hierarchic in finishes.
Precautions
polish cannot be done in nights unless you use high watt incandescent /halogen bulbs kept very near to the application areas.Polish should be applied with ideal density.
Over coloring the veneer will loose the grains.
Nc thinner is very important ingredient mixed in melamine ,little less or more will spoil all your base works


Polish work is not much about material cost ,its all about workmanship, time ,patience and how study they apply.It is equal to hand carving (tools are not costly workmanship is price less)
A true talented polisher work can be identified looking at his hand polish strokes .His hand polish it self will beat out a machine spray.
Polisher should have a very detailed eye

I made a sale agreement for one resale flat in vinayaka layout, bhoopsandra with a deal of 2850persq.ft and while checking guide line value, it shows 3050.
Now I understand from the above thread that I need to register for 3050 only and not 2850. am I right?

I am planning to go for SBI home loan and In this case,can I proceed for sale deed with 2850per sq.ft and stampduty & registration charge I need to pay for 3050 sw.ft or I need to make a sale deed itself for 3050 persq.t

Kindly give your expertise opinion and let me know if I need to give any more details.

First think of the amount which are expecting from the bank as Home loan. Usually banks give around 60-70% of the guidance value as loan for resale properties. Even though the Guidance value may be Rs. 3050, Banks takes final decision on the report of the valuation engineer who estimates the value of the structure.

First you approach the bank and check out your home loan eligibility. Then you decide about the sale agreement value.
If this amount is within your requirement, you need not to worry about the buying value or the guidance value.

thanks for swift response.
I will make you clear that I checked with SBI panel Engineer and also he valuated for 3000persq.t & also checked with bank and they confirmed My home loan eligibility , what I require as loan . Even if its 5%less, I can manage no problem.

As I said earlier, Sale agreement had been made for 2850per sq.ft and now my concern is ONLY about sale deed.

It has been quite some time since i last posted on this thread. This is my first house and am learning many things:-) I was supposed to start construction from Jan but yet to start for a variety of reasons. I had estimated 1 Month for Plan approval and 1 month for Loan Sanction. But i was wrong on both accounts. My plan approval took 3 months and loan sanction more than 45 days. Meanwhile i have decided not to go for a Borewell. I will post about all these things in my coming posts.

BORE WELL:
Back in Dec-2012, i had finalized Vinayaka Borewells for digging a bore well. You can see details of his quote in one of my previous posts on this thread. We agreed on a particular Saturday to start the work. I had clearly told him to come early morning (6 AM) and start the work. In spite of reminding him several times the previous day, he called up only on Saturday afternoon saying that he can come in the evening. I asked him to not come and do it on some other day. He tried to convince me but i was firm.

Again, we agreed on next Saturday. It was dejavu! He called up on Saturday saying that he can come late afternoon. I said NO.

During this period, i was doing research on Bore wells over the net (including this forum). I started thinking in terms od cost vs benefits of going for one. A water tanker (6K Litres) in my area costs around 300/- . So i can get almost 300 tankers for a Lakh and this should be more than enough for my construction.
- A bore well with motor will cost anywhere between 1.25 lakh to 2 Lakhs. Very costly!
- There is no guarantee that you will get Water
- No guarantee that the quality of Water will be good.
- No guarantee that the well will not dry up after a few years.

Keeping all these factors in mind, i decided NOT to go for a bore well. Luckily, this bore well guy hadn't taken any advance. So i didn't pick his call when he called next and i never contacted him.I had good feedback about this Guy from this forum but in my interaction with him i didn't find him very professional.

I am planning to have a bigger sump than i had planned initially. I will also have a proper Rain Water sump and use this water wherever possible. Hope my decision is the correct one and doesn't hurt me later!

I don't know why it took one month for plan sanction and 45 days for loan sanction for you. Regarding borewell I too made calculations as you. Then I found that this tanker water rate is also going up. In my area it was Rs.350- a couple of weeks back, now it is Rs.400-. There is no guarantee that I will get Kaveri water after my construction is over. One of my neighbours has not dug a borewell and is getting tanker water. He pays Rs.1600- per month for water. Since I knew the general water table at our area I calculated on those lines and prepared for an estimate of Rs.1,40,000- for the bore alone. But as luck would have it, I dug only 530 ft and cost me Rs.75000-. I have to say it was pure luck as another person five sites away from me dug a well and could find water only at 1000ft.

My engineer was also in favor of a bore well. So I took a risk. Though I am lucky now I don't know how long I will be able to use this water before it dries up. I am going in for rain water recharge also.

Finally, it is luck that counts.

I have modified the plan as per suggestions. Attached is the updated plan.

Changes made:
1. Set back applied to the rear wall of the house (rear wall not touching the boundary line now)
2. Set back of the right side (towards north) increased to 2' 4''
3. Room names renamed appropriately
4. Parking width reduced and accordingly increased the Kitchen size to get more space and .

Guys, One quick question.
On a rough guess what would be total cost required to complete the building as per this plan ?

The economical side of construction (a simple modest house having vitrified tiles etc).
This would help me decide, if I can start the construction now or sometime later.

Awaiting the replies.

Yes, I have not included the Pooja room in the plan. Instead I am planning to have a pooja mantapa or the a wardrobe like furniture (as displayed in the link) to keep the God fotos.
