Hello All,

In the Past few days checked the prices of the Flat under Resale and always felt the price Tag is more than what it is actually should be.
I understand that Age of the building/Present building condition and maintenance costs plays a important role in quoting a price for a resale flat.

Just wanted to check few things with you guys
1)How can we determine the present Base Price per square feet if the building is 3 years old for example
------Example area being on Bannerghatta road a)Behind IIM (Near to vijaya bank Layout ) 2)Behind HULIMAVU 3)Gottigere

i have booked plot in Survey Number 144. and it is in the Builder told tht he they will Provide NOC to LIC From IDBI bank if we are going for loan.
DId anyone buy plot in the Same Survey number.

Hi

I visited the layout today. The initial road from Hosur road to Chikka Thogur is repaired but the connecting road to the layout is still the same. No changes.
Inside the layout road work is almost nearing completion. Also I saw one more house construction is started in the layout. Also in the area next to the layout where there is cement block factory work had started for some construction. When I inquired they said that there is a new apartment coming up here. I see someone has already marked this on wikimapia

Not sure what is the name of the apartment but if this comes up it should remove the last empty stretch on the connecting road which is a good sign.

it says the complaint is resolved on Monday. When i visited on saturday nothing had changed. Is it really resolved and road repaired? Can anyone comment on this?

Hello,

Has anyone got khata transferred recently, BDA officer is requesting for NOC from bank, since i have availed plot loan.
And bank guys are unsure of NOC (Punjab National Bank). Can anyone of you pls share the draft copy / sample Copy of NOC from bank, so that i can show the same to my bank officer and get one for me

if its acquired by BDA, its BDA's land. plz confirm with BDA once before u go ahead. if its theirs land, anytime they can use it for some purpose. if house is built, they dont even care to demolish it.. so beware !!

Its possible to get the BBMP A khata for the revenue site( without DC conversion) , there are many revenue site with BBMP A khata, only difference is they would have paid the Development charge for the same

Thanks for the input appreciate it. The site in question is a gramathana site, with bbmp a khata.
Regarding BDA acquisition, the document in the below link says that the particular survey number is acquired by BDA, i guess this is a regular part of regularization process.
Could any body tell what is the risk associated with such revenue converted bbmp sites ?

Hi,

Our apartments association has applied for Khata transfer. Approval is from BDA with CC & OC. Land is DC converted and A Khata from BBMP is available in Landowner's name.

The project was a JDA.

BBMP is asking for payment of Betterment charges and ARO says same was agreed by Builder/Landlord while applying for Khata.

When checked with Builder he clearly told that he did not pay betterment charges. Both landowner and Builder deny any such writing given by them.

Our apartment is in a fully developed residential area and nothing has done by BBMP. I am not able to get the reason why Betterment charges for any apartment which is in 0.36 Guntas areas surrounded. The amount is 20 lakhs. ARO says that Bommanhahalli DC- BBMP can take a call on this.

I requested ARO to delink the Betterment charges payment with Kahat issual. SOme months back area RI came to us asking of bribe which we denied. We see this is the reason for all the mess. ANy advice.

Today i visited the BDA office in kumara park, to check whether the particular Survey number of my site, has been notified by the BDA. The Land acquisition officer told me that the particular land has been notified by BDA in 1989.
Could some one tell me what is the risk with buying such a site ?

Finally after visiting the Assistant land acquisition officer in BDA office kumara park west, i found out that the property has received final notification by BDA for acquisition. Hence dropped the idea for buying this particular site. This site is in chandramma layout or else called lakshmamma layout in banaswadi belonging to survey number 31/2A and 31/2B, both these survey numbers are notified for acquisition. Luckily i backed out couple of days before signing the agreement.

Fake opinion. Looks like she must be an employee or marketing staff of Dreamz.

So far I don't see even a single completed occupied project of this group. But they are working on
plenty of projects in Blr. wonder, how cash rich company is this and making a great social service.
They never mention the amenities/specification offered & the approval details. Simply they claim
they are offering at 40% lesser than the market price. We have seen such self hyper-promoted
companies like ITTINA, Orange Properties, Country Club...etc, who made big news initially &
then went behind the bars.

I would also like to add one more precaution in addition to the mentioned list in OP. Please get an NOC from BDA that they are not interested in acquisition of the particular "Survey Number". Also check in the ALO ( Assistant Land acquisition officer ) whether the land has been notified by BDA or not. If it has been notified, then get the documents thoroughly checked by a reputed lawyer to avoid any legal issues.

Hi Saibabu,

You say its a gated community and also If the layout is BDA approved, then according to me a compound or fence may not be necessary. Some points to justify this.

1. A compound is required only if you wish to leave the plot vacant for long time. As you have plans to construct in a year or two, it is not necessary.
2. You would need to build compound only on 3 sides when you construct the house, so now if you wish to build one you may have to build on all 4 sides.
3. An already built compound may obstruct the construction process to some extent
4. as it is a gated community, you already have security for your plot, so visiting the plot once in a while would be sufficient.

Suggestion: If there are houses already present in the layout, then you can talk to anyone of them to keep an eye on your plot

Thanks very much for your reply. My other concern was if anyone begins construction in adjoining plots and encroach on some part of my plot intentionally or unknowingly. I read some incidents like this with other ppl and was thinking based on this. Also would constructing compound wall on three sides be ok for future construction or would it still hinder in some ways since on the side where there is road anyway compound is not necessary as of now.

I feel, the issue of being encroached by others can be avoided by having contacts with the owners of the plots adjoining your site. You can get the contact details from the association or the society who built the layout or the gated community.

You can talk to owners about when they plan to start the construction and request to see their house plan before they start the construction process. Discuss the plan and make sure you come to a mutual agreement.
Anyways they are going to be your neighbors in the future, so having a good rapport with them from the beginning will help.

On the other side, they hesitate to face the competition. Now they're lobbying to check the import of steel from other countries to safeguard their interest.

Poor end user is paying for their lobby.

Under pressure of surplus domestic capacity, stainless steel makers in India are seeking economic protection from cheap imports. Steelmakers such as Jindal Stainless and Steel Authority of India (SAIL) claim that there has been a 30% rise in cheaper imports in recent months, particularly from China. Imports now account for 34% of the domestic stainless steel market and companies are demanding to raise import duty from current 5%.

According to N C Mathur, president of Indian Stainless Steel Development Association, of the 6.32 lakh tonne sold between the period from April to November 2012, about 2.16 lakh tonne came from imports. "Of India's total steel production, stainless steel accounts for 4%, well above the global average of 2% (of stainless steel against total steel produced). We've worked hard to create demand, the government must consider doing something beyond a safeguard duty which is very specific," Mathur said.

Unsure of a relief from this budget, an industry meeting in Mumbai is slated on Tuesday, where the participants hope the government will hike duty by the middle of next fiscal, as was done for carbon steel imports. "Against the current 3.7 million tonne capacity, domestic consumption is only around 2 million tonne. A stainless steel maker making profits is rare, even profit making alloy steelmakers are few. Cheap imports are really pinching us given our own domestic surplus capacity," a senior official from Steel Authority of India said. Sail's stainless unit at Salem, Tamil Nadu is running at a loss of around . 150 crore. Of its 3.8 lakh tonne capacity, it produced only1.2 lakh tonene of hot and cold rolled steel and sold a mere 0.84 lakh tonne. Similarly, Jindal Stainless is running its facility in Odisha at one-fourth its capacity. "Stainless steel production facility at Odisha is being ramped up. Slow growth in the sector is not encouraging us to ramp up at a quicker pace. In the last one year, global growth in Stainless Steel has been at 1.5% only due to subdued global economic conditions. This has led to increase dumping in India, especially from countries such as China, Malaysia and Japan," says Ramesh Nair, President and Executive Director, Jindal Stainless Ltd.

I was looking for a 30*40 in SMVL from last 6 months and I have finally zeroed in on one. I have approached the owner directly and negotiating the deal.

Question: Owner says the site which is near CPRI compound(adjacent to Kanakashree Layout) belongs to 4th block. But, when I enquired with few brokers, they said it belongs to 2nd Block. Anyone who is aware of this area please let me know if this site really belongs to 4 th block. I have not received any documents from the owner to verify it by myself.

Look out for the site number and location of the plot in layout plans of both 4th and 2nd block. Almost every agent has the layout plans of all blocks at their office.

Another option would be for you to take the plot number, take some pictures from all angles and go to BDA office and equire from there directly, instead of having doubt before you go in and clinch the deal. Also, I presume there are Plot numbers in each Block on the board around in the area. Go the board and check as to where the plot belongs, either Block 2 or 4.

How can you clinch the deal from the owner when he has not shared with you the copies of documents to read and varify details? It's really strange that you have zeroed on a plot after 6 months search and that too without appropriate information to know as to which block the plot belongs to...!!! If you still feel it difficult to get 100% confirmed details, I would advise you to opt for other plot in SMV layout and be contect with every aspect before you buy one, instead of having doubts. Mind it.

I would go with the owner's take on it rather than the brokers. The address is mentioned in the schedule of Title deed, EC, etc, which the owner will have access to. Further I am not sure why should it matter if the site is in 2nd block or 4th block? If you like the site and the price negotiated, and if the documents are clear, isn't it enough?

If you have not seen the papers, how are you sure that the person you are talking to is the owner of the site? I would not negotiate on a price, until I see the papers. The site can be a land loser site, or a site with irregular dimensions, etc. The price depends more on the characteristics of the site rather than whether it belongs to II block or IV block.

In Sir M Vishveshwaraiah BDA layout is not devloped full and some of the old land owners put case against BDA in Some Blocks like 7th Block, 8th Block Etc,.. , in this case the Allottees facing the Problem with there own sites which is already registered in BDA also paying the Tax to the BDA.

like this kind of site allottees can share their Experience with the BDA. you got solved with those sites. are still facing the Problem.

Firstly, BDA Can't allot lands/plots which are in dispute with the landlords..

After allotment, if there is any continued dispute between BDA and the land owners,
it is the responsibility of the BDA to handle the issue legally at courts against the land owners.

In case BDA Fails, they're liable to compensate with an alternate site.

Even when I trusted the broker and bought my plots in 2006 (30x40) and in 2007 (20x30) in SMV layout, the broker cheated me by giving wrong information on the price as there were multiple brokers involved from inside. These guys consist of mafia and every guy has a link with one another there and nobody is spared from being cheated, even if you have solid contacts with these nasty brokers. The hide the actual price from within and keep a huge margin and sell / buy plots, making huge hidden profits.

That is why, try and find direct owners to buy your plot. You can go to quikr.com and you will find plenty of direct buyers and sellers out there.

Lets celebarate for 80feet road construction work has started. This will link Anjanapura BDA lay out with Bannerghatta road. Road will be operational in 4-5months. Association has already requested for BMTC bus from BSK, KBS, KRM, Electronic City.

Please have a look at attached pictures of on going road construction work in full pledge.

Through Association, we have achieved to get required road finally contacitng MLA, BDA and evan we have submitted our request to CM too.

I invite all of the site owners and Tesidents of 10th and 11th block owners to join our association.

Hi,

We had Monthly meeting Today (3rd March). Two more Plot owners joined to Association today. We have discussed about including 9th block Associates in Association also. For this in the coming AGM amendment will be made and later 10th and 11block Association will be re Named as Association of "Anjanapura Further Extension" This will cover the 9th, 10th nad 11th Block Site Owners and Residents. Active memeber of this blog Mr. HSRP was also partcipated in todays meeting and he is owing plot in 9th block.

Coming to the development discussions, all are happy about work in progress of 80feet road and it may complete in another 3-4 months. We have made a plan to meet BWSSB chairman @ BWSSB Bhavan (near Mysore Circle, KG Road) on coming 15th or 16th, date will be finalised based on appointment of Chairman. Also discussed about to get more Sodium lamps from MLA Quota. Now we recieved communication of getting 25 and we will be asking to increase this figure to 60 atleast. Regaeding bus service, we will wait till Road work completes and then will demand with proper rout plan and stops.

I hope now, 9th Block people can also come, join and participate in activities. Please have a look at the below snap of this monthly meeting session. I hope HSRP will have the resposibility to mobilise 9th block people to Association.

Negotiating rates with brokers is a lose lose proposition. Work with the owners directly for the rates. Anything around Rs 2500 is a good deal in my opinion.

Thanks for the info. But it is becoming very difficult to find the owner directly. Whatever maybe the means (online, newspaper, etc.) i use to find plot for sale, it is mostly a broker who front ends.

Are you serious about 2500 psft??? The broker i met were quoting 3400/psft for 6th block, 3500/psft for 5th block, and 3700 for 9th block plot. I felt it was a little high. But is it really off by 1000 psft?

Yes. The prices are not that high.

Brokers are inflating the prices for no reason. As you saw in this link http://www.mybdasites.com/viewtopic.php?f=17&t=1670&start=20 someone has been trying to sell for much less. Most BDA plot allottees are old time "Bangaloreans", and may not be in the Internet to sell their properties. In any event, you should have no problem talking to them since ownership is public information. So find out the exact plot number that is on sale, get the owner details and talk to the owner directly.

been trying to dispose my property @ 7th block for 2600 since quite some time. Unable to find a genunine direct buyer. I have ironically seen that people pay up 3K/ SFT & buy through a broker rather than pay competetively to the direct seller.

@anandkn.007 - Yeah, 6th block is near to NICE road. In this link (http://goo.gl/maps/NyGh4) the green arrow points to a temple that's there in the middle of 6th block. That temple and surrounding plots constitute Anjanapura 6th block. You can find NICE road further south.

@m3_07 - So true. I came across the property I mentioned above through a broker only. I always felt that if there is a way I can find advertisements directly put by owners, I will get a better price. And it will avoid the unsustainable rate hikes in the long term. Works out well for everyone. But sadly, in every real-estate website, for every genuine advertisement by an owner there are at least 15-20 phony advertisements from brokers.

Nowadays, the plots are measured in meters instead of feet. May be thats the new rule.
So, 9m x 12m is equivalent to 29' 6'' x 39' 4'' (in feet' inches'').
the total will come up to 1163 sq ft.

Dear arun4will,

I am also planning to purchase a 30x50 plot there. I visited the site this morning and found 2-3 guys working on the side other than the park/amenities where I have been shown a few west facing plots.
I am not thinking of buying from an investment purpose but purely to start constructing a house in 24 - 36 months time. What are your plans and do you think it's going to be livable by then?
Other concern is that the amenities can be accessed only by crossing the road, which may not be safe. Though the builder is talking about plans for phase-II where there will be amenities, but I am not sure of that at the moment.
I visited their office in Koramangala and surprisingly is had Fountainhead logo everywhere. That, according to them, is another sister concern of Reliaable Developers!!! I hope we don't land up in a situation where our concerns are just passed like a ball from Pionier to Fountainhead to Reliaable!

Do let me know your views to ease my decision making process

Hi Sarkar,

I purchased plot no.49 out there & my friend site no.51. It is also in the right side of the road. I'm also planning mainly for construction purpose. I see a lot of potential to construct in 36months from now if not earlier. I see lot of potential for development after Mahaveer construction gets completed. It is sold out project as per Mahaveer website. After people start occupying 400 odd apartments, there will be new shops opened & the area will be bound to develop. That's one of the main reasons for me buy.

Off course, the amenities are in the other side of the road. But I dont see any problems with that as it is clearly menioned in your sale-deed and agreement that the amenities are common. Also, I don't thing people in future will fight for it as we spend relatively less time there..

I feel the main point to buy out there is papers were clear. The owners are same. Reliable,Pionier & foundhead. I got it confirmed from reliable people. Everything went very smooth for us.

Have you heard anything on the Phase-II of things? Also, sales told us that they are leaving one plot on either side (left & right row) to allow connectivity for future expansion...do you know? The area behind their temp office is fine, but the other side is a stone crusher business right now, so not sure if they are planning to buy that land as well?

hi,

They said they are acquiring lands around the current plot. But usually the process of getting BDA approval takes around 1 year time. They said once BDA starts giving approvals they will not allow that stone crusher business to continue. And that land is also at lease for that stone crusher business. I'm not sure if they will buy that land as well..and even if they buy it..it might take 1year to actually make it a layout and get approval from BDA.
the main thing I saw here was the following
1. It is phase-1, so by the time phase-2 comes, the rate will be atleast 3500/-...
2. Mahaveer has sold the whole 400 apartments..so atleast some people will come there in near future.
3. I think 3km before this layout is developed. So, this wont take much time to develop.
4.I will take atleast 1 year to get some money for construction..so till then it will be safe

Hi

I am looking to start planning my construction in a 30*40 plot. I wanted to gain some knowledge about the kind of plan that can be approved from BBMP.
Basically I want to construct a duplex 3 BHK and 1\2 BHK for rental.
Which of the following is most feasible to construct as well as get approval as per BBMP plans.

1. Basement car park + Duplex starting ground extending to first floor + rental house on second floor.
2. Rental house on ground floor+ parking in front of this house + duplex house starting on first extending to second floor.
3. Any other plan suggested by you.
Also what will be the maximum number of floors allowed as per BBMP - road width in front is 30 Feet. I want to get some basic knowledge before going to a contractor or for plan approval hence thought of seeking your inputs.

I feel the second option is the best,

Ground Floor:
Parking space for 1 or 2 cars and 2 bikes, 2 BHK (with medium sized rooms with or without dining hall ) for rent

First & Second Floor:
Duplex house for yourself 3 BHK, where you get sufficient ventilation, light and also free from dust.

I too am planning to start the construction soon.
My requirement is also somewhat similar and I have made a sample/draft plan for an east facing site. Following is the thread.

IMO i don't advise rental homes unless you are getting lump sum money from a sale, if you are going with home loan a rental house will eat away to the money which will otherwise helped you to build a better home. also think about the rental income Vs Amount your paying for home loan

About plan, i have seem one particular house designed by my architect as per request by owner, in nor mail duplex they will have car parking, Living room. Kitchen and room in ground floor, Master bedroom and another guest bedroom in first floor

But in this house they had steps outside using which you will climb to first floor where the full floor was utilized to construct Bedroom, Kitchen and Living room. now there will be wooden steps using which you will climb down from inside to two bed room which are in ground floor (along with space for Cra parking), which i felt quite change from normal duplex

kraghum : That is indeed a new design. Thanks for sharing it. Also about the point on the rental home from loan - i was thinking of building it at a later stage if and when i have funds for it but just want to plan in such a way that it is possible to build if possible.
My only problem with duplex for self starting from first floor is once parents are aged they will need to always need to use stair whereas in the basement+duplex starting at first floor there can be one bedroom on the ground floor.

Yes that's valid reason, what i saw earlier was built on same thinking. by moving everything to first floor they have good space in first floor without sacrificing anything for garage, but they had two rooms in ground floor with a side entrance which they can use on need basis from ground floor it self
But yeah in this case parents need to climb up to reach living room or to be with family

I used RMC for footings. Recommended grade was M20. I got M17 on 7 day test, and M24 on 28 day test. Later someone told me, they had brought separate concrete in a bag and put that in the testing cubes. I have also heard they do not use good input materials. Example, for sand, they use half quary dust and half sand. So, for my GF roof, I decided on gang mixing. Recommended mix was M25. I stood the whole day at site and ensured they put the required quantity of sand, cement and jelly. The 7 day report shows M25. Need to still get the 28 day test.
My advise, if you have the time to monitor properly for one day, go for manual mixing.
Even the structural engineer said he prefers manual mixing.

Also, in RMCs, you do not have a control on the quality of the materials they use. RMC issues get compounded by the chemicals they use to harden the concrete.

Even i was in a same state to go for Manual mixing or Ready mix i did few research and Here are the same.

Ready mix : it was costing Rs 2400 approx for 1 cubic meter and we may require 14 cubic meters including beams for a 30 x 40 site

R M Concrete is a mixture of 50% cement , robo sand, natural sand and fine 6mm to 12 mm stones along with this they will be mixing GGBS (google it) , apart from concrete charges there is soming called pumping charges involved this charge is to deliver the concrete to the place from the vechical

ACC case it was very high and its 25k they were asking rest all companies were are also asking pumping charges ranging from 7k to 10k.
Ultra tech said they will not disclose the mixture and they will give a certificate after 28 days what would be the strength.

After doing all the research i found there will be 20k difference per molding between RMC and Manual execution
but every one suggested to go for Manual mixing and no one is incline to RMC.

my personal preference is window magic India doors and window frames simply because the color match is very similar in the white and the quality is spot on. halo are also good and easier to get a better energy rating because it is a five chamber system but you can get a c rating with windows.

Only If the tree is very old/doesn't have enough strength to survive the Rainy breeze/threat to the life/Infrastructure development work like Road widening or Flyover or underpass...etc, BBMP Forest Division gives permission. They don't allow axing the healthy trees for cosmetic reasons.

Probably, you can chop off the part of the tree, if it is extended inside your plot.

I suggest, make some modification to your plan and retain the tree for your own greater benefits.

Hello Friends,

I would like to know how to check if the site is A katha or B katha?

Recently we had purchased from my landlord, they have paid the betterment charges of some 11 laks odd.

I have got all the documents with me like, sales deed, mother deed, katha certificate, EC, Tax paid receipt (12-13).
I am unable to identify if this is A or B katha.

The option i have is to show to a BBMP officer or a broker who can get me conversion done.
I have to start construction for my home and i need to approach the bank, with out approval from BBMP i cannot do this.

Total quote is - Rs 26000

Is this cost justified for 2KW - 3 Phase - 56 days temporary connection.


When requested for cost breakdown he gave something like this.

AEE - BESCOM - DD - Rs 11700 - Bill
3 Phase meter - Rs 4200 - Bill and reused for final connection
Bribe and Charges - Rs 3500 - No Bill
Legrand RCCB 4 Pole 40MA - Rs 2000 - No Bill but will be reused for final connection
Rest electrical items - Rs 4000 - No Bill but needed (2 rolls of best aluminum wire costs about 1800)

Today I discussed with my contractor, he informed the same. for 3 KVA its 12 K as infrastructure fees. I have pole already, For my 3 phase connection, one cable to be taken from next poles from my house. (25 metres).Other than that I need to pay 3K for Eb people to draw it from 2 post from my house. Total its coming 15K additional for adding one wire for 25metres.
from my contractor, I understood whether its pole or cable infrastructure charges will be based on KVA's. Also not sure we can get material from them, sometime we need to buy and give to them. I think for 12K you will bill from BESCOM.

for me one 3 phase connection (3KVA), 2 single phase house connection including metre, official charges and bribe it come nearby 40K.

Digging & Cable to connect the post from my house will be seperate.

Is it reasonable charges.

b. Infrastructure - 12000 Rs (1Kva x 4000Rs) 3 KVA
c. 2.M.M.D - 2470 Rs (1090 x 1690 )
d. Development charges - 6600 Rs (1650 x 4 )
e. Single phase meter - 2380 Rs (1190 x 2) (I have already temp meter for 3 phase connection)

Total (Bill) = 23700 Rs


# List below doesn't have bill

a. Electrical Plan - 500
b. File - 750 (3 x 250 Per file)
c. Office Expenses +
Contract - 9000
d. Three phase wire
rowing labout - 3000

Total (No Bill) = 13250 Rs

i am not sure of the split cost, as i got the call from contractor that intimatton to take the DD of 12000 K has been received to him . I will go next week to collect the same.

for me he told 12000 Rs (4000 per KV and pole charges) ,and 4000 Rs for meter and 2000 Rs for office charges which i haven;t negotiated + 1000 Rs for digging which would come with total of about 17000 to 18000.

I haven;t heard anything about these items from him . 2.M.M.D - 2470 Rs (1090 x 1690 ), Development charges - 6600 Rs (1650 x 4 ), A.R.F.C - 250 Rs
.So i fell yours is around 6000 Rs more than mine, becuase there is development charges of 6600 Rs which i am not aware of why needed. I feel it depends on the area as mine was in Ramurthy Nagar side.

I am constructing on a contract basis. Doubtful about contractor's costing for constructing mesh work boxes (5' X 4') around windows. He has quoted Rs 183 per sft. Compared to basic plastering cost of Rs 20 per sft, this seems exhorbitant. Also, for sloped roof meshwork (5.5' X 3') the cost quoted is Rs 128 per sft. I saw some of the other BOQs posted by other members and the cost was a lot less. Are the costs quoted above reasonable?

Hi,

We have a borewell drilled in kudlu village for depth of 1050 ft. The borewell was closed with lid since the construction was not started. After 4-5 months when we did the camera testing, we found that there is a block at 720 ft. The camera testing guy told us that the block will not be for entire 300 ft but may be for 10-20 ft so go for a re-drilling. Since the block is at 720 ft and a good source is at 800 ft odd, i somehow need to get re-drilling done.

Can someone please let me know if you have an idea who can do this

Based on my experience where I took the quotation from a couple of different vendors (some so called reputed ones in BVK), I found them offering good rates on Havells and Legrand. For other brands you might still try to explore other options.

I have been using Zicom fingerprint lock for many years and happy with that, but miss remote control feature in that brand.

Pardon my ignorance, but ain't finger print lock and remote control quite contradictory? I mean, to scan the finger one must go to the lock, so what does the remote control do? Or is it that the finger print scanner is actually on the remote and not on the lock? In that case, if you go out and somehow lose/misplace the remote, what's the backup method to open the lock?

Yale is well known and old manufacturer of locks of all types whereas Zicom is just a label brand (they source stuff from Chinese OEMs and sell them under their brand name). I don't think you could go very wrong with Yale but may like to take feedback on the specific models on the web. Another good brand you could consider is Schlage from Ingersoll Rand.

I have a small foyer on ground floor and living etc on first floor only, so need remote control to open the door from inside (while I am at home) instead of climbing down from 1st/2nd/3rd floor esp when maid/cook come in.
finger print if for access to family members who are already enrolled.

Latest update:
Phase-2 remaining 40% sites khata has been released by BDA. Now there are few 1500 sq ft sites left. Zonasha is considering increase in price. I guess its high time to book one @ 3500. The ROB work in Hoodi has been put on fast track and all roads have been patched up. I also saw some road widening activity happening near SJR eternity. Do any of you guys know more about it?

Dear All,
I planning to buy a B khata site(land lord share) in Reliable lifestyle, haralur. It's survey number is 57/2. In this survey, half sites are BDA A khata sites, rest half are B khata.

Anybody bought plot in this survey number, please share your opinion on this survey number and on lifestyle layout itself. Are there any legal issues? icici is funding for this site.

I know, Bkhata site won't get homeloan, but i am ok with it as long as property is clear with legal things.

Please share your experience or thoughts on this.

Attached is the house plan for east facing 9m x 12m (29' 6'' x 39' 4'') dimension plot.

I designed this myself, by getting tips from other house plans and learning some basic vastu.
Kindly share your comments, suggestions and improvements on the same.

MD - Main Door (3' 6'' x 7' 0'')
D1 - Door for rooms (3' 0'' x 7' 0'')
D2 - Bathroom doors (2' 6'' x 7' 0'')

The exterior walls are 10 inches thick
The interior walls are 6 inches thick.

Stair case: 5' 2'' wide total ( each stairway 2' 6'' wide )

Hi,

Following are the observations:

1. Utility area not planned.
2. If you intend to build another house for rental purpose then car parking to be planned .
3. It's advisable to leave space around the building as one room is touching the boundry line.

Which software did you use to draw the plan?

Thank you so much for the suggestions. Will modify the plan to the incorporate these suggestions.

Regarding the third point, I have noticed in few plans that one of the rooms or portion of wall (having the stair case inside the house) was touching the boundary line. Hence I did the same in my plan, so that I could use the extra space for the second bedroom. Is that allowed ? or will it become a violation ?
Plz lemme know.
( However, I ve made sure that the natural lighting or ventilation is not compromised )

Missed adding these info before:
The exterior walls are 10 inches thick
The interior walls are 6 inches thick.

I used 3D Home Architect version 4.0 to draw the house plan,
it's very easy to learn and implement.

Hi Ramesh,

As per the BBMP guideline, you have to leave 1mt around the building, which is impracticle. however most of the people leave 2.6/2ft.

BBMP Guidelines:
SETBACKS :
Table 8: Setbacks for building Height up to 11.5m & Plot size of up to 4000sq.m
Above 6.0 up to 9.0 1.0 m on all sides

Yes Santro, the guidelines w.r.t setbacks are rarely followed and many deviate from the actual rules.
Keeping the deviations in mind, Is the portion of the wall touching the boundary line considered a total violation or is it allowed ?

I am OK with leaving space all sides around the house, but if this variation is allowed, then the extra 2 feet can be utilized for the room.

It all depends on your neighbor & BBMP person. At this moment you might be getting sufficient ventilation because of empty plots surrounding. Say tomorrow you neighbor constructs without leave space then it will block the ventilation & you can't question/ask him to leave space.
My suggestion is to leave space and this can be utilized for extended wardrobe in 1st/2nd floor room.

The purpose of the guidelines by the authorities is to facilitate good ventilation (light and air) for the benefit of the people living in that house, and the neighbors. Touching the wall of the house to a boundary of the plot I think is more of a life long pain for you, and your neighbor, other than being profitable for the BBMP AE in your area.
I recommend you leave atleast a couple of feet gap on all sides to let air and light come in.
There is no use following Vastu and not letting air/light into your house. Vastu, as far as I know is designed around light and air flow. Blocking these and following vastu may not be of much use.

Yes, I too believe in the same logic, Vastu is all about light and air.

As I have mentioned earlier in the thread, the ventilation is not compromised at all, coz the set back to the right side of the plot is 2' 6'' (which is quite sufficient for the ventilation even if the neighbor builds his house). I was just keen in utilizing the space without compromising ventilation or affecting others . So wanted to know if this is allowed.

But, the best option is to leave the space all around the house, which is good for me and my neighbor. I will make the changes accordingly.
Plz feel free to pour in more suggestions if you have any.
This will surely help me and also many others in the forum in understanding and planning their own houses as per their needs.
