Hi All,,

Those who want to buy property on either side of main roads of bannegatta road, East End Main Road, BTM Main Road please be Carefull... as Namma metro will demolish those homes on main road vicinity to accomodate metro line... Please check the links

Main buildings to be demolished are Gopalan Mall in Jayadeva Junction, hundred of home on either side of east end main road, BTM Main Road, Bennargatta Road.. WAllTech IT PArk, Infosys building and many others...


So if you get a lucrutive independent house sale on the above m,entioned Road, please take NOC from Metro before buying and getting demploshed later...

All the people who use to boast of having homes near main roads and charging hefty rent to tenants will be affected and will be provided nominal compensation for their homes..

Guys,
From my personal experience, never ever think of Axis bank for any housing loans. My relation with Axis bank started in 2011, when i purchased a plot near electronic City. The loan was a homePlot+construction loan. They disbursed the first part of the loan (HomePlot) without any hassles and i was very impressed with the way they processed the loan.
In mid 2012, i decided to start my construction and my trouble with the bank started.

(i) First of all, there is only one contact who can interact with the bank on your behalf. That is the same sales person you would have dealt during your first phase of the loan. He may not be interested in follow-ups or getting things done, because it is of no benefit to him. The loan is already approved and it would have already been added to his (Sales Persons) target in the prior year/quarter/month itself. So doing something for me was like doing some kind of charity, for him. I have actually recorded the number of calls/messages i have made to him(using a android app), and I can tell you, for every part disbursement, i would have made minimum 25-50 calls to him. I have spoken to his team lead as well, but it is of absolutely no use. They all are busy with their new targets for the year

(ii) Delays --> So far I have requested 5 part disbursements for my home construction. And the number of days they have taken to process them is given below. The bank says it takes 10 days to process the disbursements.
First Disbursement --> 9 Days
Second Disbursement --> 33 Days(not a typo, its really 33)
Third Disbursement --> 26 Days
4th Disbursement --> ~16 Days
5th Disbursement --> 10 days(After my relative who works for the bank intervened)
The people who constructs a home would know the pain of waiting for money. So i dont want to elaborate on the pain part.

(iii) Total Chaos --> I have a Axis bank saving account under the same customer relation number. All my disbursements were to that bank till last time. Last time they issued the DD to my HDFC bank and which took another 3 days to get credited. Again last time, I requested 5 Lakhs, I got the DD for 5Lakhs, but the loan history was showing 10 Lakhs. When I raised a complaint, they added another transaction to my account showing 5 Lakhs as prepayment. Now my loan is showing correct outstanding amount, but the loan disbursed is showing 100%. So I cannot get the 5 Lakhs which bank needs to give once i complete next phase of my home. I am still following up with Axis bank to get that transaction corrected so that I can request for 5 more lakhs .

I have raised the issue to Axis bank directly through the Grievance portal, i have not even heard anything back. If the same behavior was from any public section bank, I wouldn't have written anything here. I want to let the people know about the Axis Bank service.

Anyway, please check with othe options before you go with Axis.

Hello All,

Recently, i cam across a Layout (BHoo Vaibhava) near Hennur, Byrathi village.

This layout is A Khata approved for the land (not for individual plots) and the conversion is happened with the owners name with clear title.
I tried to get the documents verified with my lawyers;

One of the them mentioned that this is a granted land, so the grant certificate (application form, form8 and grant order) is needed to confirm whether this land is freed from the grant.
When queried to the developer, they says that they don't have the grant ceritificate, so they provided a NOC of it from Tahsildar mentioning that grant order is not present.

Now, my lawyer says that; it is very risky to purchase it, if you don't get the grant ceritifcate.

I'm confused now; can anybody put some light one this document and its importance.

If you look at the way records are kept at Revenue department, it is not surprising that grant orders would be missing for many properties. The villagers are no better and the grant certificate will not be kept by them too as property changed hands using RTC and by VA and RIs in the past. You can ask for grant register and look for entries for the original grantees and also confirm the grant by looking at RR 5 (Record of rights) and Index of land records (6).

However, purchasing a site involves risk and the degree of risk varies with each site. Your lawyer is right in the sense there is an element of risk if the grant certificate is not available. The grant certificate lists the conditions of the grant. If the conditions are violated, then the parties (gov't and the legal heirs of the grantee) can challenge the violations within 30 years. So if the first sale transaction after the grant (presumed violation of the condition of the grant) is older than 30 years, then the risk is a bit less (assuming such a violation has not been challenged).

I am no lawyer, and your lawyer is probably better equipped to guide you in this matter.

While the increase in guidance value and stamp duty will contribute to increase the land prices, the slide of the rupee vs the $ will also lead to more inflow into real estate from overseas. With a toothless real estate bill on its way, we can only expect the scenario to worsen the conditions for the middle class.

civi88, I did not get the Sakala number, u know why? The only doc i got from them was an acknowledgement of the receipt. Can you believe it? So the process is, when you goto BBMP office, apply for Khata Transfer, they rectify if all the docs are in place and then they provide you a number. This will be am acknowledgement number. You should ask for a SAKALA number at that point. This is the point from where your file will move. If you do not get your Khata in 30 days, you can raise a complaint with Sakala by calling them on their helpline. They will follow up in 30 days, but unfortunately Sakala did not follow up for it, maybe my stars were not good ...but as for me it was already 90 days I took the extreme step.

Hi Biddappa.

Thanks for the updates. One more question. May be lame, but I hope you don't mind.

I have purchased a site and completed the registration. It is a BDA approved layout in Whitefield. Which is the Khata document type that I need to apply for.
I hear 3 versions of it:
a. Khata Certificate
b. Khata Registration
c. Khata Transfer
I am the first allottee of the plot from the developer of the layout. So which one of the above is relevant in my case.

Am not sure buddy...I would advise you to please call the number 080 4455 4455 and get it clarified...wish I could have helped you...
Do not hesitate to call them..they are very helpful...get all the details and be well equiped before you apply for the same...it will become easy for you to execute teh same without paying unnecessary bribe...

Onbe thing folks should keep in mind is, the time for khata transfer is 30 days, wait for it and then another 30 days for Sakala to react. If your plan is for investment for site, once registered, you can even wait for 90 days as it would not matter. If you plan to construct a house, you need to get plan from an architect which will take a minimum of 1 - 2 months. So apply for Khata transfer at that time and pay a visit to the BBMP office once every saturday...no harm

Finally, I made it up to Bangalore after a long gap. Within my 20 days stay, I managed to sell my 20x30 plot in 9th Block SMV Layout for a reasonable price. Even though I posted my response on the price that I sold, my message did not appear. I am posting it once again on members request. I sold it for Rs. 4333/sqft (Rs. 26.5 lakhs). Brokerage was a bit considerable in my favor as the person who helped me sell my plot was closely known from my relative's side.

Plots are also being priced upto 28 and 30 lakhs in 9th Block by brokers and owners. After me having sold my plot, brokers are still calling me and telling that they could have fetched me even upto 28 lakhs for my plot, after everything has been said and done. Cheers.

Its astonishing to see members giving their negative feedback on the delay of my response being displayed by the forum admin, I was helpless to comment further inspite of responding instantly on members request for price sold. I felt like laughing the way some guys commented without patient to know about sold price...hahaha. Anyways, no hard feelings, as I am member of BDA group since more then 10 years.

By the way, I intend to retain my other 30x40 plot in 2nd Block for long term investment purpose. I am forecasting a price for my plot to reach around 1 Crore Rs. plus by the year 2020. Cheers.

Perhaps it is the best price that I have got for my plot, yet I am not too convinced with the offer I have accepted, due to the reason that I am in urgent need of funds for my house construction and I have to leave Bangalore in next few weeks time for my work place. I am sure that my land would have easily fetched me around 30 lakhs in next few months time. Anyways, no regrets.

Its astonishing that inspite of me informing by my posts in this blog that I am gonna be in Bangalore during the month of June'13 to sell my plot, nobody was very keen to know the price that I would quote nor anybody bothered to remain in touch with me to buy my plot. But when I reached Bangalore and as soon as I posted my offers in Quickr dot com, people came like flock of flies to grab my plot, starting with range from 24 lakhs onwards. Just in few days time, my plot got sold. This shows that members here are not keen to study the current market trend in BDA layouts nor are very interested to buy / sell plots. They just come to enquire, comment and vanish. Sad.

-- Is it advantageous to get a bore-well against Tanker water supply for construction
-- What is the best approach to find Water Source ( coconut method or Geologist )
-- For a locality with 20X30 sites the possibility of water table drying up is faster right ? Though the site is located near to a water bed.
-- Who is the best bore-well drilling service provider around Vishveshwaraiah layout. Any experience(s)
-- Is it advisable to wait for the Cauvery water to be made available by the authorities? or have your own bore-well with RWH plans.

I have gone through other posts/threads pertaining to bore-well but the above are some of the clarifications that I could not find information about.

Hello AB

9th, 10th and 11th Bock are part of this association, which is part of Anjanapura Further Extension. The requirements and the problems are different compared to other blocks. The first priority of this association is to get basic amenities which is lacking. The other extensions might have other problems, it is better to form your own association, I think already there is an association in 2nd block or 3rd block, you can join them.

Green City is a gated community layout located 1.5 kms from electronic city Wipro EC4 office (on Shikari Palya Road) and 1 km from Neotown. It is right opposite to Treamis World School.

The layout is beautifully developed with quality work done in providing basic amenities such as asphalted roads, water & sewerage work, maintenance of avenue trees, 24 hour security etc. The layout is growing steadily by adding most of the land between roads leading to Hulimangala village.

Based on my research the biggest USP of this project is its excellent location and reasonable price (Rs. 900 per sqft after negotiation).

The risk is that it is Gram Tana or Panchayat approved and not BMRDA.

Has anybody taken a leap of faith in buying from this or similar layout in electronic city? Please share your experience.

There is going to be a delay in closure of all the cases/litigation running in the court, related to the proposed R.T Nagar layout land acquisition between MUDA and the Land owners. Hence MUDA has informally giving an option, for those who have applied for R.T Nagar Layout and not eligible in the probable allotment list(Probable list is already finalised), can withdraw their initial down payment (Less than 4-5 attempts in General category and similar way for other categories also. You can refer the other two layout allotment List for reference). Last week I collected my amount.

All you need is to send your Application No, MUDA Unique No. Applied site dimension, No of attempts, Initial Down payment amount, Date of Application Submission details to the new MUDA chairman Email Id(dcmys-ka@nic.in and also cc to mudamysore@gmail.com) addressed to Chairman/Chief Accounts Officer. If you are not in the shortlisted list, Your money will be transferred to your Account directly(mentioned in your application form) within a week time with a reply to your email.

Already many of us waited for 1 year 9 months. Instead of waiting forever and making your hard earned money as dead investment and feeding interest to MUDA, take back your money and reuse however you want.

1) Toilet beading - This beading will be used to cover the tile joints. I find that the beading is available in two shades a) white b) ivory. Is it available in any other color shades ? I am looking for grey, brown and green shades. Please suggest

2) Laminate beading - I am using three different laminate sheets for wardrobe shutters in a horizontal pattern. I find a small gap between laminate sheets and I want to cover that up with a beading of small size. Any idea where can I find that type of beading ?

I also visited BATH STORE on Infantry Road. The person there showed me some shower panels from a brand called Simol.
He said its imported from Germany or some european country, but I'm not able to find them on the interenet!

Check for Grohe product its simple but very elegant and durable.Price will be little higher but worthy. Also check rainshower as an option while checking for shower panels as the later will give you lots of maintenance problem after three four years.Its my personal experience.

Grohe shower panels are quite expensive (but very good) they start at 75K+( a very basic one) ,u can check with a brand called oyster they are reasonably good in quality and price.

Oyster is good. One can also check Hightide international, who manufacture bathtubs and shower panels, may be you can customize also. I got Jacuzzi from them, so far has been good experience. You can also check their website and visit their factory.

From my side, the Polycarbonate sheets start from 50 to 150 per sqft depending on the quality. I saw shops in SJP road. For fabrication, one vendor said he will use the 16 gauge square tubes to make the hexagon design and place polycarbonate on those for more sturdy structure. For the fabrication alone he was asking 240 per sqft.

Somany Cabrio White 80X80 vitrified --> Rs: 81 (for living and common areas)
Kajaria Velia Brown 60X60 ceramic --> Rs:44 (for bedrooms and balcony)
Nitco Cotto Series 30X30 ceramic --> Rs:46(for bathrooms)

I got these items from two different shops(Naidu Enterprises, Chabbria tiles ) . I think the price on Somany Cabrio white is really good. Though i was purchasing 1400 sqft, the best offer given to me by many shops were Rs:90. One of my friend introduced me to Naveen of Naidu Enterprises and he gave me that for Rs: 81.

I took Toto 122k (its a wall mount 2 piece commode with external tank) all all my bathrooms except commom bathrooom. For Common Bathroom i took Toto 580K. For 580K I took Geberit Midline series concealed tank. Both these Toto models comes with soft close toilet seats . If you are relying on borewell water, its better to have external tank than concealed one.

And for Kohler I got 20% discount from Kohler dealer in HSR layout. With that discount, the price is almost the same as Jaguar.

Yes got the connection within a week.

Apart from the total cost that you have mentioned, check if any additional charges (With ELCB/Wires/Switchboard/Switches/sockets) are needed for installing in your site.

Get full final quote end to end from your electrical contractor who gave you the quote.

Charges are same across the board. Ensure that you get a good RCCB/ELCB as its mandatory for the temporary connection.

Btw, I was told you need to have the borewell registered & show the proof to get the temp connection. I believe if they see a 2KVA or 3KVA requirement they assume you have borewell..? Dunno how else they can find unless one discloses.

That process is not acceptable . It wont serve the purpose . You have to insist him to Mix it properly . If it is machine mix it will be Good . But dont forgot that is very important part of the Building . PCC is going to be base course for our building . So try to have well mixed and maintain a minimum of 150 mm thick . I personally suggest not allow him as he like.

Diviner just gave an idea of where we could find the water source. Once it happened, I wanted a geologist (TBH, more scientific) assessment of how far to go further.

Yes during the plan approval stage bbmp collects road cutting fees and will issue a challan. However in order to cut the road u will need a road cutting endorsement letter. This letter will be issued after house is nearing completion and AE will visit the site carry out inspection and measure the road again and if there is extra amount that needs to be paid he will ask u to get a dd with diff amount. However citing deviations they usually ask bribe ranging from 50k to 1 lac to issue road cutting endorsement letter. Without road cutting endorsement letter bwssb will not issue a water connection. Bescom is not asking for endorsement letter yet.

Challah for road cutting are valid as long as plan is valid. Endorsement letter validity is 6 months.

I bought teak & honne for door/window frames 20 days back. My neighbours are telling atleast 6 months seasoning is required otherwise the wood will shrink at later stage.

Understand timber yards in Mysore Road offers artificial seasoning of wood. Planning to visit them tomorrow.

Anyone of this forum members have used artificial seasoning? How effective it is and what is the cost involved?

I had tried to find out information. Contacted the company for details and they did respond back. But problem is (or was at that time) that there were not many sufficiently trained architects and engineers who would take up these projects. This was a few years back (perhaps around 2009), but maybe that situation has improved.

I liked that the product supports green construction, is very quick and efficient to complete construction, there is very little dust and litter around the property after completion and many more things. They show pictures of homes constructed in Australia about 20 years back, still in good shape - so performance is not an issue.

I got one person from Udupi who is archtitect and also supports in construction with the Rapidwall building constructions. He constructed some houses at Udupi and nearby places. His name is Sudhir Acharya.

Also, recently a video is updated in youtube. IIT Madras people constructed a two storeyed house with Rapidwall technology and looks really good, not less than any conventional RCC framed structure.

Recently I come across another method of quick construction technology used by our karnataka State Police Housing Corporation. A 1500 sq.ft Ground and First Floor building was done in just 17 days at their Audugodi quarters with all amenities and which is earthquake/fire/flood resistant and cost effective.

My basic question is that are these types of buildings are really works for individual houses in terms of safety, look, life etc?

Because coming from a middle class family, I am looking for one time investment for house construction. So technically how safe and aesthetic these building are?
No convincing answers for the above aspects anywhere in net.

So I would like to check if anybody already constructed their home with these newer technology or interested to go in and around bangalore?

come across a vendor in bangalore, he also suplies floor guard which is Rs.5.5 / 6.5 for 2 mm and 3mm thcikness of floor guards. Air bubble costs Rs.1200 per 100 meters roll

Don't buy property on the outskirts, says BWSSB chief; half of Bangalore might have to be evacuated in 10 years due to water scarcity, warns V Balasubramanian.
Those of you planning to buy property on the outskirts of the city, especially in the newly added areas, better pay heed to the words of the Bangalore Water Supply and Sewerage Board (BWSSB) chief.

Gaurav Gupta, chairman, BWSSB, adviced people to not to succumb to the advertisement blitzkrieg by real estate companies, saying that the BWSSB needs 10 more years to supply Cauvery water and provide underground drainage facilities to these areas.

The BWSSB chairman said that it had become difficult to supply sufficient water to old areas in Bangalore as there was no water available at Hesaraghatta and Tippagondanahalli reservoirs; besides, the BWSSB was already drawing excess water from Cauvery river. "I want to make it clear that if people buy sites on the outskirts and expect the BWSSB to provide UGD facilities and supply Cauvery water, it will not happen. No one should blame the BWSSB, since it has no plan to supply water to such areas for another 10 years,'' said Gaurav Gupta.
V Balasubramanian, former additional chief secretary, put things in perspective, and it makes for a disturbing reading.

Balasubramanian said that with Hesaraghatta gone and Tippagondanahalli drying up, the only reliable water supply to Bangalore was Cauvery, with a gross of 1,410 MLD. But there was no question of drawing more water as Bangalore city was already drawing more water than what has been allocated for the entire rural and urban population in the Cauvery basin,'' said Balasubramanian.

There is no good news either on the borewell or on lake front. Talking about borewells, Balasubramanian said that there were about 312,000 borewells in Bangalore which draw about 300 MLD. The drawing of underground water is 3.7 times more than the recharge from 900 mm, Bangalore's annual rainfall. This is the reason why the borewells have gone deeper, up to 1,000 feet, he argued.

Lakes are now nothing more than sewage tanks, Balasubramanian said. Of the original 927 lakes in Bangalore Urban District, according to the revenue records, less than 200 are said to be "live" lakes; and the "live" lakes are only storing city's sewage, he said.

But the harshest words were reserved for the much-written rain water harvesting. Rainwater harvesting done now for name's sake covers 44,000 houses out of some 18 lakh properties. It has no meaning, said Balasubramanian. "As only 40 per cent of the area of Bangalore is covered by roofs, for rain water harvesting to be effective, it should be done on a geographical basis covering the entire four basins area of Bangalore as done in Singapore, a city that works. What is done in Bangalore now is only sloganeering,'' he said.

Warning that "history will repeat itself as tragedy", Balasubramanian cited the example of the city of Fatehpur Sikhri, which had to be abandoned by Mughal emperor Akbar due to lack of adequate water supply; and the same fate might befall Bangalore, cautioned Balasubramanian, and half of the city would have to be evacuated due to water scarcity and contaminated water in 10 years if urgent measures are not taken.

I am also planning to start constructing a home soon. Am in the plan finalization stage. This site is near BGS hospital.
I need to get a Diviner and check where the borewell point (yes I should have done this while the plan was in progress). Hope the borewell point does not offset the building plan. There is no Canvery water in this area hence need to go for borewell.
I read couple of mails which spoke about materialcontract. I presume that here we need to provide the material for the Maestri. If we go with the contractor then he would take care of of the same. Please correct me if I am wrong.

If we go for a Contractor (am going for a home loan for construction), how would it work out for home loan?
Material Contract : We buy the material, complete one stage, so all the money inpuit from our side. After that stage is complete, we provide the details to Bank and they release that amount for that stage.
Normal contract: We pay them 10 or 20% for that stage. He gets all the material, completes that stage, we check the bill, provide the bank the details, with the money released from the Bank we pay him for the next stage.

Please let me know if I am correct
