Bangalore has industrial areas and also urban areas. Many people are interested in settling down in these areas. There are many kinds of properties available such as apartments, flats and villas. There are also many construction projects in progress at the prime locations of the city. Investors seek the properties in prime location. The increasing demand of these properties and hiking prices are the prime factors that attract eager investors to these properties. Many foreigners have invested in the properties in bangalore. M.G Road, Brigade road, Electronic city, White field have been attracting investors since decades. The properties in these locales are excellent value for money. Real estate business has been brimming in Bangalore. The green city is among the pioneer in attracting foreign investments. Many tourists who spend the large share of their time in Bangalore also rent or lease properties here. Many of these properties are residential while few of them are commercial, for promoting foreign brands and goods. There are several real estate agents in the city providing insight to the various properties available in the city. The prices of the properties in the green city are on the hike owing to the metro service functioning in the city. Thanks for listing down the list of docs required for a khata transfer.
But public after reading this may think like this as well :
- i'm not in a hurry, its okay if i get the khata transfer happen within 1 week or so. then do i need to pay 5k as bribe ?
- i'm going out of station for a month - will my work happen if i just pay 2k ?
- i'm flying tomorrow. will it happen today only if i pay 10k ?
Also, people may think - what is the big deal here ? you paid bride and got your work done - that is the usual process at these BBMP offices these days. whats the experience that you are sharing here ? what this personl is trying to convey ? pay bride and forget and your work will be done.
I'd suggest you one thing - Please share something where you have done on your own to take a untrod en path which eventually help build better and cleaner society.
Check this link where one Mr.Biddappa is facing issue but still reluctant to pay any "additional" bribe to get his work done.

Already Indian Rupee has breached 58.35 against Dollar. Since last 2 weeks, rupees is depreciation at a very high speed and may reach even 60 shortly. So already companies are gearing up to pass on this burden on the customers. Unless there is no dramatic changes in the economic scenario in a week, definitely we can expect hike in the petrol and diesel prices which will impact on rate of inflation and all other sectors like Transport, automobile, consumer durables, agricultural outputs.....etc and last but not least Real Estate is not an exception. Already cement companies in south india have increased rates by Rs. 30-50 recently. RBI in most likely case, not going to reduce the Repo & CRR Rates in the forthcoming Monetary review event scheduled for next week.
The buying power of an individual is continuously deteriorating in India. The only solution is to increase the exports than import, which can bring back the appreciation to the Indian rupee and give a relief to ordinary man to some extent.

This is due to the weak macroeconomics of our country. The outlook is bleak, unless until a strong all round policy to develop the main sectors is introduced at a war footing.

I was out of station for a while. So the current state of construction is this:-
1. All floor tiles have been laid except for the floor of 1 toilet out of 3.
2. Main door is fixed. Other doors are being fixed.
3. Plaster has been done but there were cracks in many places at the joint of the beam and the bricks and that is being fixed now by reapplying cement.
4. One coat of putty has been applied. I can see tiny holes (due to bubbling) though. The supervisor said it is just the first coat and more coats will be applied and the bubbles wont be visible after that.
5. Wiring is being done.
So based on all above, what stage of completion would this be?
Owing to the positioning of the main balcony and the door being glass+aluminium, I want to get it completely grilled for safety. The builder once mentioned something as to he will not allow the elevation to be changed when I said I want that done. I didn't discuss much about it since I don't think he has any say on what I do with my house. Or can he?

But BBMP is not accepting any betterment charges to regularise the non-approved/violated layout/plots.
A PIL case is going on in High court, and the Court turned down the betterment tariff chart propsed by BBMP.
Even though HC has given instruction to BBMP to issue A Khatas without waiting for Betterment charges,
(can be collected later also), so far BBMP has not started the process.
Also the Akrama-Sakrama scheme proposed by the earlier Governemt to collect one time penalty to regularise
the properties is in cold storage as the Governor has neither accepted nor rejected it.
So there is no question of paying now or later arises at this moment.

Raghu, truely appreciate your response. I agree that the agent through whom I went through did not get the papers notorized but the BBMP authorities should have told us that. After a while I took the matter into my own hands and you see the follow up. I already have the dd with me when they had asked last time but now as no signature is done, it is lying there. Need to check when it will expire.
I am trying to call Suvarna 24*7 but no one is picking the call. Yesterday, one of my representative had been there but due to no electricity in the evening he could not get the endorsement of what else is required. Today they will go there at 4 pm to get the endorsement.
I plan to go again this Saturday as a follow up, I hope Suvarna news or Sakala gets to me quickly. If you know someone whom I can escalate please do let me know. For Sakala to help you, you should first have the sakala number for your khata transfer. Website for sakala : http://www.kgsc.kar.nic.in/gsc_home.aspx
That web page explains which all departments and what all tasks are covered under sakala and also mentions the timeline. BBMP khata transfer is also under sakala. 30 days is the timeline for khata transfer.
If it is not done in 30 days, for each extra day, the salary of the person responsible is cut and is paid to you as compensation. But for you to claim this, you need to have the sakala number for your job. In all probability, they havent logged your case in sakala at all. One should ask for the sakala number as soon as all the papers are accepted by them. The next time you go, ask for the sakala number.

Thank you VVH. I tried calling TV9 and Suvarna news but it keeps ringing endlessly.
I called the Joint Commissioner office Rajarajeswarinagar and they have noted down the details and told me to call them tomorow. Hope something happens. They were saying that there are lot of complaints against the Caseworker Lingaraju. Thank you to Raghu and all who suggested that I call Joint Commissioner office BBMP rajarajeswarinagar.
Today one of my representativeswill goto BBMP Kengeri office and get the endorsement. Hopefully atleast today the Caseworker lingaraju will be available.

I called the Joint Commissioner office Rajarajeswarinagar and they have noted down the details and told me to call them tomorow. Hope something happens. They were saying that there are lot of complaints against the Caseworker Lingaraju. Thank you to Raghu and all who suggested that I call Joint Commissioner office BBMP rajarajeswarinagar.
Today one of my representativeswill goto BBMP Kengeri office and get the endorsement. Hopefully atleast today the Caseworker lingaraju will be available.

My representative told me that the file has moved to RR nagar office but I did not follow up.
I WFH on 7th June as I was supposed to meet the DC(Divisional Commissioner - Ramesh Kumar from RR nagar office) , unfortunately i bore the brunt of the rain and reached the RR nagar BBMP office but the DC was not available as he was in a meeting. I called before going there but no one picked the call. Despite that I went. I met Mr. Ravi Kumar, extremely nice person to be a Govt official, amazing guy, very forthcoming and told me to come on Monday to meet the DC.
On Monday I called to check whether the DC is there, he was available. I ripped from Whitefield to RR nagar as I did not want to miss the ONLY OPPORTUNITY i had. Finally met Mr. Ramesh Kumar. Smart man, well spoken, educated and listened to every word I said. He gave me his number and told me that he will call me. Take a guess who else was there, Kengeri BBMP RI - Srinivas Murthy was there. I spilled all the beans about him, the Case worker Lingaraju and the ARO - Venkatalakshmi. I too was frank and told the DC that I too wanted to take the Bribe path first but then changed my mind when they started to increase the bribe from 12 to 13 to 15 to 17k and went upwards. Someone had asked me for 25k.I told the DC that despite agreeing to pay the bribe they still took 2 months and no work. So why should I pay the bribe? There needs to be a decency of atleast taking the bribe and doing the work. I told this to the DC. He listened carefully and noted down the details.
The RI stood there and uttered no word. I came to know by their conversations that there was lot of complaints against these 3 people in BBMP Kengeri office. I hope they take action so that the AAM AADMI get some trust on the Govt officials.
I have my hopes pinned on Mr. Ramesh Kumar. I will call him after 2 days and check the updates.

As of now, in EC it is showing as "Original sale deed was pledged in cooperative bank on 2006 and it then it was released / retrieved in 2008"....
Is it necessary to get this removed, as the originals are with my bank as of now?

I have finalized a plot in a BDA approved layout. I have done all legal verification myself and it is clear. However, the date mentioned in the sale deed (29/04/2003) is different than the actual registration date (30/05/2003). The owner is saying on 29/04/2003 the society person did not come and it was registered on a different date with the subregistrar.
Please let me know if this is an issue.

I think the document can be registered within four months of the date of execution (signature). So it should be fine.

BDA approved layouts will get BDA khata..when that area comes under BBMP limits..u will get A-Khata for the same...now pionier residency is not part of BBMP limits...once it comes into bbmp limits..u will get a a-khata..

There will be slight variation of concrete ratio when doing a manual mixing , but that is 'ok' when it comes to column - is what I have observed.

The height would be 10 ft and the lenght of the wall would be about 15ft. So it would be about 150 sqft construction. Instead of building a solid brick wall, can I go for Drywall or gypsum board walls for this partition? I just read about drywalls, but not sure will it serve my purpose. Also will it be durable and how much can I save compared to construction of brick wall? If there are any other options other than drywall that is better or cost effective, please suggest. Also suggest the places near nagarbhavi who provide this service.

I got the approval to dig a borewell a few months back. Before I forget the details, here is the process:
Phase I:
1. Print Form 1 A in http://bwssb.org/wp-content/uploads/201 ... -forms.pdf
2. Go to a Notary (I went near Jayanagar 4th block registrar office) and get an affidavit stating the purpose of drilling borewell and distance from nearest public borewell. Paid 150 Rs
3. Pay 50 Rs challan in canara bank to the account mentioned in the above form. Since I was constructing a house, I was asked to pay 500 Rs challan a second time (house construction is apparently commercial use)
4. Take a copy of challan, khata, tax paid receipt, latest EC (sale deed if need be)
5. Go to BWSSB Cauvery Bhavan 2nd floor office and meet Mr, Ravindra
6. His assistant Geetha will provide a signature and ask you to submit in 7th floor
7. Get acknowledgement
Phase II:
1. BSWSSB will forward to Vishwesarya towers 13th floor Department of ground water and mines
2.Meet with the office and confirm the geologist in charge. Confirm that the application is in order (i was asssigned senior Geoligist Mr Nagabhushan)
3. (I had not submitted affidavit and had only submitted 50 Rs Challan. Hence I was asked to resubmit these)
4. Sr. Geologist will call you and fix up a time for site visit.
5. Sr. Geologist will visit the site and also recommend a point for drilling borewell. He reaffirmed the points given to me by the coconut method and a different geologist I had hired
6. He will expect due bribe to be paid
7. Collect the letter next day if you took care of 6 above from Vishwesarya towers 13th floor. Pay a small amount (they said service charge or something! Amount was small, 30 Rs) to the person providing you the approval letter.

Very sorry to hear this Krishna....looking forward eagerly to understand what went wrong. Honestly speaking, i do not believe the geologists, since, you had this verified by the coconut method too, i am surprised to know that it failed....which part of bangalore is this??

My existing home is east facing and is "L" shaped. I plan to put pillars in the open South east corner and construct the first floor.
When asked for an estimate my engineer has charged for the ground floor extension as:
1) Cost of pillars and staircase
2) The entire roof area which would cover the south east corner.
Now, as per the 1st floor plan, a Kitchen occupies that corner and he's charging me again by including this kitchen area again in the 1st floor area calculation.
I feel I am being charged twice for the same area, once as the Ground floor roof and again as the Kitchens carpet/floor area?
Is this right? Please advise.

If I understand it correctly, he is right. Since he has to build ground floor for for the kitchen area, he will charge for it. and then he will have to build entire roof on first floor he will charge for entire first floor roof that includes kitchen area also.

I too visited the as i need doors and he told it is 450 Rs per sqft, so 7*3 dimension doors would cost around 9000 Rs+TAX 14.5% which i see as costly as Honne.Cost wise i am not seeing any advantage in that prespective. They are joining the small pieces of wood together to make this. My question is how strong will it be ,as so many joining pieces are there . Otherwise it looks nice..... If we give the dimension he will give quotation, and it is costly that laminated door which cost around 250 Rs per Sq.ft whic comes to 4200 Rs. so compared to Honne or laminated door there is no cost advantage on this....but compared to teak it is less price same door in teak would roughly cost 18500 to 22000 Rs.
@Raghu: did you got any cost for doors per Sqft,as window shutters is 125 Rs per running feet....? . I still not decided on acasia as that cost we could make Honne doors but we don;t know quality wise acasia as Honne is good as traditionally we go for honne in all the houses where it reliability is known to everybody for long.

the bell dealers do not stock all patterns with them. i visited their warehouse on tumkur road & picked up the material. i gave them a cheque in the name of the dealer, as they do not accept your personal cheque. the warehouse is on tumkur road - when you are going to tumkur from the city, it is to your left, do not take the toll road. it is just before the NICE road entrance towards bannerghatta road.

Though I have all documents - betterment charges paid receipt(in 2001), tax paid receipt, the BBMP officials refused to give an A khata citing the data never flowed into their records from the CMC register.
I have been doing the rounds for the past 1 year but still in vain......any suggestions?

construction activity and trying for an out of court settlement. Also the planned phase II
launch is on hold. Also the initially promised SBI & LICHFL are not giving any loans for
this project.
