I am not sure if this is a good idea. Now a days mobile apps becoming so much popular and each and every person is using smartphone. My just thought, why don't you guys develop mobile app for mybdasites.com? its just a thought comments are welcome....

Hi,
The content in the forum is really good. Moderators should ensure it is organised. More importantly, there are so many questions that are left unanswered and we get multiple responses for the some questions. Although responses from each user helps a lot, it would be great if you dedicate experts to answer all the questions. Architects and engineers can volunteer for this and have the questions routed to them whenever their is a post in the forum, so that no questions are unanswered. For example, you can route the question on civil construction to an architect or an engineer. Interior design questions to an interior designer. By doing this the user will be assured he has got the best advise.

Although i understand the naming "Mybdasites" few years ago, i think it is outdated now.... I would say the site needs to be renamed and anyone who searches for mybdasites should be still redirected (ofcourse !)...I am not sure how feasible it is though....

We too are thinking about it but so far, we depended on open source tools heavily. Will take up this issue in our next meeting.

The content in the forum is really good. Moderators should ensure it is organised. More importantly, there are so many questions that are left unanswered and we get multiple responses for the some questions.


I agree that we need to focus more on content moderation, more seriously. But since the site has nearly 19,000 posts now, it'll be difficult for us to do things ourselves. We request our members to raise the issues using the 'Report this post' (inverted icon for every post) option so that moderators can take a look and decide if the topic is placed in wrong section.

Although responses from each user helps a lot, it would be great if you dedicate experts to answer all the questions. Architects and engineers can volunteer for this and have the questions routed to them whenever their is a post in the forum, so that no questions are unanswered. For example, you can route the question on civil construction to an architect or an engineer. Interior design questions to an interior designer. By doing this the user will be assured he has got the best advise.


That is the precise reason why we are allowing all users and categorizing users based on their professions. The registration mails have clear communication about marketing, that we will allow marketing if they contribute to the forum. We have stated the same many times openly also and we are encouraging members from above background to participate and contribute. But very few professionals understand this and are continuing selflessly. Since our forum runs in the same lines as old MSN's bdasites group, we can't invite a company and ask them to take care of answering the unanswered queries. One of the leading new paper group's website does this. But we believe that selfless contribution and education of community members by real estate professionals will help them gain market in long term.

We sincerely want to see the forum used by more professionals and educate our community. If you happen to have any such friends or acquaintance , you can encourage them to contribute to the user queries.

Yes. It is possible to redirect from one domain name to other domain name, including mails. In fact, we have already assigned a new domain name 'bangalorerealestateforum.in' to redirect to mybdasites.com

Hi Admins,

I think the name should be more generic as this forum covers almost everything in real estate (not just bda) and covers info about mysore and other places too (not just bangalore)
The domain name "bangalorerealestateforum.in" seems pretty long and sounds like its for bangalore only.

how about something like "myrealestate.com" or "myrealestate.in" which is easy for people to remember and reach out
Just a suggestion

Also, generally people look out for visual information than textual information, so we can encourage members to add more and more images and videos (if feasible) related to real estate ( like layouts, developments happening around, events, structures, constructions, designs etc). This will attract people and will create interest in them to join this forum.

I am planning to buy a plot in BDA Employees Layout - kanakapura Road(Near Bank Officers colony). The site that I bargained is close to the double road connecting kanakapura Road and Avalhalli.

The price that is being quoted is Rs.4,100/sqft. Price looks too high but this is the price now running in this layout.
Can anyone provide me the feedback of this layout?

Only u can decide about your needs. Others can simply put their suggestions/ideas, But they are not accountable for anything. w.r.to your current situation, you can consider few options like

1) If your current home is very convenient for you in all ways and your other two plots doesn't have the same comfort, just try to go for an additional room + attached Bath in II Floor as a tentative measure.

2) If your BDA Site is having all amenities and convenient for you all for work location, commuting & all other facilities like schools, health care centres...etc, just sell of your other B Khata site and build a house, provided the sold value make your construction estimate +/- 10-25% from your hand(Savings).

3) vice versa, if your B Khata site is having more convenient than your BDA plot, Sell your BDA plot and construct as per yoru need.

4) if your family has multiple earnings/financial back up, just go ahead and Construct in any one of your plot which has more convenient for your family needs by borrowing Loan + Savings and if there any situation arises, you can use the other plot as collateral for clearing your Loan.

5) Last but not least, just continue in your existing house compromising your current issues.

As MSN1270 said, only you can decide about your needs. Having re-iterated that, below are my comments.
Assuming you are less then 40 and have long way to send kids to college, I would go with option #3. Which is build as much as required and expand later.

I would think long and hard before selling the B-khata site until it is absolutely required. It is getting hard to find sites at decent location at decent price so just don't sell it until it is really required.

Good and bad times are part of life and that too will pass. If you don't take calculated risk now, it might be too late later. Just make sure you have emergency funds(6-12 months of expenses+ loan re-payment) and go with option#3.

Came to know that prestige group is planning to launch an integrated township PRESTIGE FALCON CITY at kanakpura road in association with khodays breweries and the land is located at konankunte cross.

Can anyone let me know regarding this project and it seems to be a very big township with multiplexes, office space and malls.and also came to know that ISCKON's new project vaikunta hills a 350 cr project is also coming up on this road

I feel these two along with NAMMA METRO will surely impact this area(Kanakpura road/Konankunte ) hugely in coming years

I have constructed an apartment for own use, i.e Stilt Parking, G + 2 (G & 1 are two separate apartments, 2nd floor will be shared by both myself & my brother) I'm planning for 4 electrical meters, BESCOM official say that if built-up area is more than 500 sqmtr, we should put up a transformer.

My requirement is only 12 KVA ( 3KVA for each floor), do i still need to put up a transformer ?

Are there any alternat ways to get the power connection without transformer ?

Pionier Developers near Sarjapur road Its wrong.. From Hoza road its 6 KMS inside. I had seen the property. Its part of Reliable Group. There as of now nothing is there full barren land.
One issue I saw is high-voltage cable cable going on. The Club and play house area comes there.

U need to cross the road. Overall too early to comment on price

You may want to re-ckeck on the calculations. The tanker guys don't charge minimum 1200-1500 per day, but it is based on the load - 4000 ltrs, 6000 ltrs etc. Not sure which area you are referring to where the minimum rate is 1200 (I'm aware that some areas do have this rate), but on an average, a 6000 ltrs tanker load costs between Rs. 450 to 800. Also, you don't need a load of tanker everyday during the period of your construction. From personal experience, I have another 3 months to go before my construction gets completed, but I haven't spent more than rupess 9000 till now on tanker water.

Also, you cannot use corporation water for construction. It can be used for consumption only after you start living in the house. So unless borewell fills the need, there is no alternative but to use tanker water for construction.

But the so called Middle Class Population which constitutes more than 60% of Indian Population, who are mainly salaried class have limitations in order to make their future plans along with managing their present needs.

If Petrol Prices rises by Rs.5/ltr, Essential Rice Price suddenly hiked by Rs. 10-15 this month, BMTC/KSRTC/Railway/AUTO Fares get hiked due to Fuel price Increase, KMF speculation of increasing the Milk Prices by Rs.5/lts soon, ....etc worries these segment of population as their monthly earnings/savings shrinks relatively with ever increasing cost of living.

Asian Community always wants to live with savings rather than borrowing/credit. Our main concern is the social security which we don't' have like in western countries. In a recent Financial Report, the average household savings of Indian families has almost come down by 50%. Its nothing but, their average cost of living has drastically increased.

msn...as I have already indicated above, there is no use of making hues and cries for ongoing cost of living and other middle class income and inflation issues. We are living in a society which is highly corrupted, insecure, malfunctioning and irresponsible. Can you and me change this? Do we have time to raise our voice, collect supporters, form revolting groups and march towards politicians dens to seek justice? NO. We can't as we are all least bothered and busy in day-to-day lives. Therefore, instead of making and pinpointing all unfavorable issues, why can't we adopt strategies to go in length with increasing costs and manipulating our budget? Adopt plans, think of resources in order to enhance more incomes and to go with the crowd and live with the crowd. I know some few smart people who are making use of their knowledge and doing research to make more valuable income to survive in an Indian society. The present is an indication of worsening future. Therefore, wake up and apply strategies to be ahead of crowd and make a happy living, irrespective of what kind of attrocities we face in day-to-day life from our compassionate politicians and blessed govt. Since you are rich person having multiple plots in Bangalore from long time, you are giving all these Gyaan.

If I Remember, few weeks back, you had asked for an estimate going for constructinh a duplex house in your 30X50 site. When many of us gave a rough fig of Rs.40-50 Lakhs(Excluding Land Cost), you yourself felt cost looks high and thought of plan B for a moment i.e. buying a constructed building at reasonable rate, Right ?. Why can't you go for a Posh luxury duplex/triplex house with a private Lift, Rooftop Swimming Pool, imported Belgium Luminaires, multi car parking at basement.....etc.

why can't you follow today's trend which many rich people are doing it?.

I've seen many salary class people who borrowed home loans easily during 2005-06 period(around 5% at that time from all the private Banks), and made their own house few years back. Once the rate of interest rised above double digit, many of these pseudo-affordable people started feeling the real effect of paying back the EMI's, couple of them who lost the jobs during the recession/or who had multiple loans like Personal loan for marriage, Car Loan and Home Loans, became defaulters and came down to rental homes again or went back to their native by loosing all.

Hence those who are capable of taking calculated risks, can go for achieving their aspiration by stretching themselves. Rest have to live alongwith their limitations. If every one start following the trends, we also become like americans & europeans who are begging for their Government's Favour for their survival.

With no plot owners moving in to Anjanapura Layout due to lack of basic amenities, the Bangalore Development Authority (BDA) is being forced to spend Rs 66 lakh a year to guard the transformers installed in the area. According to the documents available with Bangalore Mirror, the civic agency has approved a proposal to hire 40 security personnel this year to keep watch on the entire layout.


The BDA formed the layout 11 years ago on 1,500 acres of land with 11,051 sites in blocks 9, 10 and 11. As a part of basic infrastructure, the civic agency installed 193 transformers and streets lights in the area. It also spent Rs 12.68 crore to install 161 kms of high tension and 65 kms of low tension power lines.

BDA officials said it was the civic agency was responsible for the maintenance of the layout until at least 25 per cent of the owners occupied their sites and that it has been paying security agencies for the past nine years for guarding the infrastructure there.

After thefts of electrical equipment were reported from the layout, BDA hired a security agency in 2004 as it was not possible for few security guards to guard the entire layout. Each security personnel was assigned a stretch of at least 15 kms to monitor.

Besides security personnel, the BDA has also decided to hire four jeeps for patrolling the area. While 16 guards will keep watch during the day, 24 guards will be deployed at night. Soon, the civic agency will float fresh tenders for the purpose. The security agency will also be held responsible for any theft that takes place in the layout.

BDA commissioner T Sham Bhat said, "We are aware of the situation at Anjanapura Layout. Allotted sites are vacant as owners are yet to take up construction works. We are making arrangements for water supply. Once water is made available, we will issue a deadline to site owners."

P V Ramachandran, who owns a site in the layout, said that at this rate it would take at least another 15 years for BDA to see that this layout is developed. Many site owners are worried about the security as the layout is in an isolated place and are waiting for others to construct houses first. Unless everybody thinks on the same lines, the layout won't develop in the near future, he said.

Even chief minister Jagadish Shettar, who also holds the BDA portfolio, is worried about the situation in the layouts formed by the agency. He has asked officials to complete pending work by December 2014 and later allot the remaining sites to purchasers.

Meanwhile in 1115 site I see cow shed like rooms coming up that was acquired for some school. This cow shed lookalike is for needy house hunters of recoup. In a few sites away a big godown has been constructed are these legal?

I dont think, Shcool will be coming up in the resisdential plot. If that is the case, u can oppose/take it up with BDA. BDA before they convert the land use from residential to other use, option will be given to the public to file objection.

Wanted to check about NOC from bank: I have been asked from BDA office to submit NOC from the bank where i have availed loan. And now that the bank guys are saying there are unsure about NOC and asking me "WHAT IT IS?". Now how do i put across to bank fellows, they are telling me NOC is not required. Pls assist

Do all national banks provide NOC, is there any format where i can show it to my bank (PNB housing finance)

Bank should give you NOC saying the Loan availed for the property has been cleared and Bank does not have any objection regarding the property. All national Banks will give you the NOC. I had loan with Indina Bank and once cleared I got NOC.

No need to clear the loan for getting NOC, you have to request the bank to provide old owner's original BDA Khata and tell them that you will do khata transfer in your name and get them new Khata in your name.
For NOC, generally all bank give NOC stating so and so person has taken a loan for xxxx amount and all orignial documents are with bank and they have no objection for your khata transfer. I have taken loan from SBI and I got NOC from bank without any problems.

I am in discussion with a RE for a 40 * 60 site. Now we expected the total sq. ft to be 2400, but looks like (according to documents) BDA allots only 12 X 18 metres = 216 sq. mtrs = 2325 sq. ft.

The RE is of the opinion that even though the total sq.ft is 2325, it is still considered 40X60. I believe this is the case across Anjanapura, Visweswariah and BSK 6th stage BDA layouts. Some time after 2001, BDA has started doing this.

Have you guys faced such situation? Do you calculate the total amount as rate * 2325 or rate * 2400?

If it is a BDA site formed after the BDA introduced metric system in site measurements and the documents say that the measurements are in meters, then the site is 216 sq metres or 2325 sq ft. Vacant site owners have to be very careful as there is every chance that the neighboring site owners, by ingnorance, build their houses to full 40X60 or 30X40 measurement encroaching their neighbors ' sites.

Hello folks,

I was about to finalizing plot(north facing) in south avenue, J P Nagar.

Plot (i remember #273) has direct entry from BDA layout. When i asked RE, whether this site is part of initial layout plan, he says it is south avenue extn layout and old plan will not have it. Another RE says it is actually (gomala - government land), some people got involved and extended layout.
Can any of folks confirm whether south avenue extn layout exist. If possible can you please share layout plan. It helps me a ton in finalizing plot.

It is approved from village panchayat from what i understand they call as B-Khata. Once regularized by BDA, betterment charge(nominal fee) need to be paid to obtain A-Khata. w.r.t nandagokula, mahalaxmi & other pvt layouts, land is NOT acquired by BDA but would get eventually regularized. BDA might have successfully acquired some pockets of land in few village around that area which is said to have been settled with compensation.

Hi,

I am planning to book a flat in BM Splendor park, Borewell Road, Whitefield.
The builder has BBMP approval for Silt + G+ 3 floors where as the construction is happening for Silt + G + 4 and a pent house on top with Gym, clubhouse etc.
The approval for loans is available only LIC Housing.

Is it safe to buy a flat here? What could be the issues that may happen in future.

When I checked with others about these issues, most of the people say that these are normal issues in Bangalore and need not worry... is it ok?

5-6 rs per litre + VAT = 12-13K range.

Over head tanks come in various types go for triple layer. Sintex and Kaveri are equally good. Sintex might be slightly costly. Check out warranty (Ideally 10 years).

Preferred one is 3 layered Tank.

Based on the Brands and Capacity/Model, cost varies from Rs. 4.50/ltr to 7.0/ltr. Tax,Transportation, plumbing & Installation are Extra. This is based on my experience of 6 months back. Now, there could be slight variation in price on either side.

please don't go for small ones ,as i have fitted in my current home. I find the pressure will become so low when water from small tank start flowing below. I have one 1000 litres ,and two 500 litres and whenever water is there in 1000 litres i will get good pressure ,i am not getting the pressure.

finally after lot of discussions, our architect was against using poro therm, she had her own arguments and some how Porto therm guys couldn't answer to those questions. in end i wanted something more close to Mud so decided to go for compressed stabilized bricks.
Cost is same for Burnt and CSEB, but we may save some cost on plastering if we leave out the walls without plastering (we might leave one side but, don't like the plain wall as the CSEB walls are bit dull for our requirements), but they offer good heat insulation and mental we get satisfaction that we are doing our own bit for environment

There was on-going construction near my house (which is also under construction) with full porotherm brick, initially they kept outside wall fully exposed and inside plastered, now I see that they are plastering outside wall too after electrical work. Looking at it I feel bad, because it looked so good with exposed brick earlier.

My suggestion is instead of full house, use porothem only at specific sides like front for elevation, work with your engineer to plan and avoid electric wire path at those location

My initial interest in going for Porotherm was to use their dryfix solution, which was ruled out after discussion with Architect and Portotherm representative saying it needs complete pillar frames and since bricks are horizontally laid it won't act as load bearing.My house is G+1 with only 3 pillars for cellar parking construction hence we cannot go for this

Next was Porotherm with Vertical arrangement for load bearing with cement plastering, though they say it is load bearing since we don't have column/beams allover the house (We are not even using plinth concrete) this was also ruled out, another things amount of energy spent in making this bricks (Electricity, may be i am expecting too much , but we did argued on this point as well)

they we came back to cement blocks and Burnt bricks, i some how can't relate to cement block (my personal reasons), and sicne i was looking for coooler home the cement block is not helping much. also when we did our estimate with cement Vs Burnt Brick Vs CSEB mub bricks using cement blocks of good quality the price difference was only 60,000. this lead us go for more sustainable way of building home using Mud bricks onsite since cost is going to be same and if we plan to leave it exposed on one side that will save us money in plastering and painting. some how mentally also i felt good about going for it and i felt i am doing something Unique

One of my relative built G+2 house (A room 10x12 in 2nd floor) with only 2 pillers & they have used wienerberger blocks (Vertically mounted) in major portion of the house & rest using burnt bricks & also some parts they even plastered for pleasent look. This was around 2years back when wienerberger was in startup phase & price was about Rs 35-38 for each block.

The price of the windows depends on the window size. The bigger the window, the cheaper the price. I am using Casement windows (16) and 2 fixed windows. (Rest wooden).
The average price comes to around Rs.550 per sq.ft including installation charges. Sliding windows will be even cheaper (should cost around 500 or lesser). Fixed windows should cost you around 400 including installation or lesser.

if the name plate will be exposed to sun and rain them avoid wood, you can go for glass or think transparent plastic (I don't know the technical name) and plan it such a way that you can fix a light source at the back or on the topic of the name plate. Fonts should be engraved so that it refract (shine) the light

I think you are getting good price for both bricks

Contractors are usually against using wire brick as it is lot of work for them and require skill workmanship. They have to ensure for each row of brick's horizontal and vertical space (mortar) should be exactly same, otherwise exposed brick wall will look ugly. This is the actual reason your contractor is not supporting your decision and has nothing to do with cement plastering not sticking. Wirecut brick has a grove cutting to take care of cementing plastering

I have dropped the idea of using rubberwood for 2 reasons - overall cost of rubberwood (120 persqft vs 60 to 70Rs for plywood) and difficult to find a good carpentor who can do rubberwood work.
I think rubberwood can be used for shutters as done by dream_home, doing the entire work using rubberwood is costly..

I have taken temporary connection , but need to apply for permanent connection.

1. what amount of 4500 Rs paid for single phase/1KV temporary connection will be adjusted against the permanent connection which i am going for 3 phase/3 KV ?

2. I have been asked for 12000 Rs dd for 3 Phase/3 KV for pole erection to the department.They were telling 4000 Rs per phase . Is this true?

3. contractor are askng for 4100 for 3 phase meter again ,means 12000 + 4100 Rs = 16000 Rs.

4. for digging /wires/laying wires/bribe in office all included asking for 4000 Rs. Is this true ?

Means altogether i need to pay around 20000 rs for entire permanent connection. I am not so convinced on this amount. Did anybody has anybody any experience on this?

I have a site measuring 60X58 in whitefield. Basically I am looking to build a rental property. I have few questions for the experts to answer.

1. How many floors I can build on this site?
2. How much space I need to leave to the four sides as per norms?
3. Whether I can build a small apartment or not? Basically looking for maximum space utilization?
4. Whether I can construct a pent house or not?
5. Planning to kick off construction in 6 months. Is it sufficient to do all ground work like A khata, plan design, plan approval etc?

if I remember , the person from pidilite was mentioning that skilled labour is required (they will provide the details if enquired). Jult is right , you may want to consult the structural engineer, 100 pounds /cft would be the approx load of the top soil\growing mix with some water absorbtion.
for ex a lawn of 6 in : for 10x 10 ft area it can easily add 2.5 ton of dead load. In your case , lets say for creepers , keep 18 inch top soil and you plant them 5 in one row and other 5 in other row , with 10 ft spacing between them , you can imagine a square of 10 ft x 10 ft and your plants are 5 in one row and in the opposite corner 5 in a row , it can easily add 1.5 tonnes + add 0.5 ton for pergola . so it would still be 2 tons..
I am also contemplating the same for my construction of 60x40 villa.. I had this same creeper\pergola idea too. with few passion fruit vines,thunbergias etc..

The best way to avoid pests would be to deny them food and shelter.

eg: Keep your garbage covered. Segregate wet/dry waste. Don't throw litter around. Keep usage of wood to a minimum or eliminate moisture near wood. Don't build too much storage spaces that will go unused. Give away old/unused items etc

Jolly, Today I enquired few shops for sanitaryware (hindware). Actually chhabria & sons actually are adding VAT on Mrp and give discount 28%,so real discount will be (28-14.5)=5.5% and I checked Chhabria Tiles shop (Shivaji Nagar) giving discount on hindware sanitaryware by 20% on Mrp (No VAT) and they are giving 15% on Jaquar fitting. It seems we can ask for 1% or 2% during purchase on order quantity.

If anyone planning to buy Nirali sink, best to go with PC Mallapa infantry Road, Yesterday I bought it in 2 sinks with Mariswamy, NR Road, Its 400-600 rs costlier.

Two varies of water proofing material is available

Fosroc : Brushbond RFX + Nitoband BBX is a very high quality water proofing this is used for Sump where water stay continuously. for 15kg +4.8lts it cost about rs 2641 +vat

Other one is Brushbond+Nitobond BB is next verity which is for Bathroom purpose, Depending upon the budget you can choose either one it cost about 6kg +1 lts ==> Rs 611.

i have purchase excess quantity while doing the sump activity so i am using the same for the rest of all my bathrooms.

once this material is applied it turns in to a polytin film kind which do the water proofing.

Hi all,

Two labor contractors have quoted Rs.26K per chadra. The exclusions are,

Earth work,
Parapet wall
Roof surki/Muddi,
Footings,
Watch man room,
Curing above 4 times a day,
Curing for moulding during curing period,
Demolitions and re-work,
Sump,
Chain Staircase (Half charge)
Elevaion works,
Corner designs on ceiling,
Watch man salary.

He says the measurement is roof area.

Is Rs.26K on the higher side. Is there any more points to be clarified with the Labour contractor ? Will there be dark areas which he would take advantage while payment is made. Since I have no idea about the step by step civil works involved , I could not catagorically ask him about all the inclusions.

Regarding payment, he says the payments are to be made weekly. How to calculate the quantum of work executed ? Wouldn't at some point of time the actual payment made will over shoot the quantity of work done at which time the contractor will loose interest in continuing the work ?

I see the rates are high it should be around 22K-23K if there are so many 'exclusion' ( all these exclusion will take your project cost to roof)
check out for 3 to 4 different contractors.

Did your friend visited the pervious construction done by that mason. Please be double sure withe the person if a person cote 18 to 19 k and does he is covering all the above work mentioned. Intial people will accept the contract and after some times they will say cost has increase and hike the price or they will say like parapet wall and other finishing is separate. i will be surprised if all these are included for 18 to 19k. i think this cost was running 2years back.

my exp

last yr ther was 22k max some is included and some not ....it depends on contractor ... we started our house n we have given for 20k includes evrything n now for 3rd floor he is asking 21k and it includes all the work and roof to roof area ....except stair case mesh covering 40 feet height and plastering coz its not in the plan ...and yes shed construction n watchman salary is seperate

even in this feild also ther ir premium ,standard contractor lol

contractors who does projects with min site measurement should be 30 * 40 / 1cr n above n their starting rate will be 23k and it includes evrything but they ask for site to site measurment ....one guy who was constructing a 5 bedroom independent bunglow 40*60 i guess and workmanship and finishes was good n asked him for my work n this was in march lastyr he quoted 22k for site to site measurement and it includes evrything ...and asked his engineer for material contract he quoted 200000 lacs per square ...my budget was less

some medium labour contractors who will accept for 21k or 22k n some work will be excluded ...i had seen my contractors work ...he was constructing g+2 floors rented portions and have done similar work not big projects n all

it all depends on workmanship

i think these prices r irrespective of locations i guess

Yes the labour contractor was constructing my friend neighbour site which is now in finishing stage. Also 18-19K rate excludes earthwork, Sump & RCC. Finally he got a another labour contractor who quoted 23K including all above mentioned works & now work in progress ( Pillars being constructed).

Hello,

My painter is in the process of polishing the wooden doors and windows. I have gone for a lumpsum contract with the painter. Now I am planning to install flush doors for internal rooms and baths. Since the doors I have seen doesn't require polishing, painter would be saving material and labour on them. Can someone let me know what would be the cost of polishing a normal 7*3 door shutter from both sides. If you guys can breakdown the material cost and labour cost separately, it would be great. I can bargain further to reduce his charges since he is saving on wood polish for these doors.

Can someone let me know about Duco Paint. I am planning to get it done for kitchen cabinets on plywood. Can we directly paint it on plywood? How is duco paint done and about its durability and maintainence.

I have used used top mounted channels for 3 wardrobes and one Teak wood sliding door. The teak wood door is quite heavy and it is working fine so far. The fixtures are designed for a certain weight, the ones that carry more weight is more expensive. Check with a good plywood,handle, knobs store, they have catalogs and can make suitable recommendation.

I have a plywood door of similar size as yours and fixed a full size mirror on one of them. As long as the sliding rails are good, they should not bend.

It has been more than one and half years, so I am not sure about the make or the price I paid. I will post a picture some time later.

I am using the sliding wardrobe with bottom fitted as recommend by my carpenter.
He says if you use blockboards for the shutters it will not bend, and there is better grip for the doors. (He has seen that even top fitted fittings have issues, just like the bottom ones).
Cost wise too it will cost about 50-60% lesser than the top fitted fittings. You can buy good quality hardware and it should not matter if it is bottom fitted or top fitted.

one of the vendor contractor suggested is able to provide a 5 year guarranty. His is Dr. fixit Newcoat chemical and Dr.fixit Krystalline integrated solution.
he quoted more than Rs. 60 per sft, as usual excluding screeding and other cement work to be done by contractor.

Another vendor www.siliconvalleywpf.com (deals with Bitumat brand) quoted Rs.40/- per sft (plus tax), with 10 year written Guarantee.

I am getting the wardrobes done by a carpenter on labour rate basis. I need advice on the following things.

1. Do I use cup hinges or butt hinges for the wardrobe/loft doors ?
2. Where do I get the hinges at reasonably discounted rates(hettich or ebco brands) in bangalore / chennai ?
3. what kind of exterior lamination will be maintenance free ? (planned to let out the house on rent as I am working away from my dream home)

You can buy the hardware from Killari Road (Perpendicular to BVK Iyengar road) or Avenue road. The price difference between Hettich and Ebco is hardly 5-10% for hinges.
For hinges the shop vendor recommened Haffele as being the best product in the market.

Hi Friends,

I am planning to start interior work in my new flat and came across a carpenter who is quoting 825 rs /sqft (labor and material), he told that he would be using
finewood from Raj company, as i have heard only plywood I asked him why not plywood then he told me that Finewood is better than Plywood(plywood might bend it seems) also quoted that he can do the work with Plywood(Raj company) aswell for same price.

As I am very very new to this , can you guys help me in understanding below,
1.Is it better to go with finewood or Plywood?
2.Is the price quoted by carpenter is reasonable?
3.What are the parameters I should check for each material he is going to provide.

There is nothing called as finewood, even Raaj company is making only plywoods. Is your carpentor referring to pinewood? I dont know why pinewood plyw is considered to be better than hardwood ply. From little reading I have done on this topic, it only looks like hardwood plywood should be more stronger and resistant to termites than pinewood. Need fellow forum members input on this..

The price looks reasonable but please check on the following with before finalizing.
1. What is the finishing, should be inside laminate and outside laminate or veneer.. what is the laminate sheet cost and veneer per sqft cost. If veneer does it include polishing
2. Hinges and channels, what brand? Branded like Hettich or ebco is better
3. Handles and locks - what is the price range for handles and lock used in the ward robes?

I got it done last week, It cost around 130 Rs/ Rft for me it came 60ft for (G+1) floors. 4 valves (300Rs/per brass valve)
7800 Rs+ 1200Rs = 9K. I don't have info on labour contract charges. Gas piping person dilip have done decent work. I got him refered from this forum by jollyrogger.

Gas Piping is Good but it should be with in 10 ft to max 20 ft. if piping line runs in the order of 60 to 70 fts there will be lost of Gas approx 1/2 kg per cylinder. LPG is precious, govt gives subsidies and we should properly make use of this energy.

For a particular survey number,
Person A (Seller) had executed registered sale agreement against Person B (buyer) initially after that
Person A (Seller) had executed registered GPA against Person C(buyer relative)

They formed a layout back in 90's and Person C has signed the sale deed for all the buyers in this layout.

Please note Person B's signature is not in GPA. Based on my lawyer the sale agreement has specific validity and it won't be valid now since its more than 10+ years old ... But he says chances are there Person B can file a case .. In such case we need to fight ...

Experts ... please help me taking the decision in this scenario ...

What specific help are you expecting from members on the board?. Your lawyer has clearly told you the risks involved with the plot. You need to decide if you are comfortable with the risk, if you are then go ahead, if not drop it and look for another plot.

Its not easy to give you exact solution, as none of us have seen both the sale agreement and the GPA Documents.

If you have the Sale agreement copy, all your queries will be solved if you go throgh the content of that agreement.
usually Sale agreement will be done for a specific period for arranging finance by buyer before going for registration.
Between 2 weeks to 2 year period(Incase of large area development by developers).

One thing you need to verify is that, the GPA (between A &C) registered date. It should not be within the Sale Agreement
(between A & B) validity period. if there is any such overlapping, your advocate can guide you better.

Moreover, since it is a layout, if any such situation arises, Risk is not just for you, it will be for everyone who bought in this layout.

If document (possession certificate) of the site give the following dimension
East to west (40+42)/2 ft
North to south 40 ft
Total 1640 sqft

how can I visualize the dimension
I am assuming it to be
Noth-east corner to south east corner = 40 ft
North-east corner to north-west corner =40 ft
South-east corner to south west corner = 40 ft
South-west corner to north-west corner = 42 ft

Is this right ?
issue here is I don't have layout plan , need to run from pillar to post if I want to get from BBMP.

i've made a small jpeg image to simplify your need. Refer the Lower Side and upper side of the image attached.

East to west one side you get 40 ft and on the opposite side of the same direction you get 42 ft.
Hence on one side, you do not get straight line border. It will be a slanted line border.

Hence the average of 40+42/2 becomes = 41 ft. So the Total dimension is calculated as 40X41 = 1640 ft.


Hope it gives you the required info .

physically you need to measure the dimension of the plot to know the actual.

Recently I booked a Plot in a BDA approved Layout.

This site is just at the side of compound wall. So I want at the back of compound wall and saw.

I could see a small drainage kind of a thing which could be aroudn 6 to 7 feet wide ( not sure but should be less than 10 feet.) running at the back of compund wall.

I enquired few locals there, they told me it is a Rajakaluvey.


1) Is it a Rajakaluvey ? How to identify a Rajakaluvey. I mean what will be the widht of a Rajakaluvey in general ?



2) If not a rajakaluvey what is it and what precautions should i take before purchasing this site ?



3) How to get the documents ( SURVEY SKETCH or HISSA TIPPANI..) for this Survey Number so that I will know if it a Rajakaluvey ?



4) what should be the prescribed distance from the drainage to the site ?


5) BDA should not have approved such a site right ?


6) Shall I go ahead with the purchase and what to confirm before that ?



Please advise and guide me.

Hi adroit

You can visit BDA office for enquiry and confirm from them that approval is done after looking at village map and CDP map. Also map of village should be available in tahashildar office you can confirm from that. You can ask you lawyer if you consulted any to verify this. Enquiry in BDA office is easy to do and not a big thing as thought to be. Generally you should be able to verify from these sources with certainty whether such a thing goes through your plot. When you locals told you what do you mean? Do you mean they have constructed houses in the layout or near the drainage? Better than believe the words of people you should confirm from official sources like above. Do not reject the plot based on hearsay at the same time do not buy without confirmation.

When i meant villagers the layout people of the adjoining layout told me that there is a Rajakaluevy in between the two layouts and hence no Border Issues as Such.


Bacause My Worry was more to do with the Border of the site as it is at the edge of compund wall.



Then the adjoining layout ppl told me that there is a rajakaluvey in between and hence no such fear.


and then this fear started.

Rajakaluve width is upwards of 20 feet unless someone encroached and grabbed the land. Distance from rajakaluve i think should be atleast 10 metres. But are you sure this is a rajakaluve and not just the drainage of the adjacent layout? Is the adjacent layout fully occupied? How have the people who told you about this rajakaluve built in the other layout if there is a rajakaluve there? Are you consutling with a lawyer? What does he say? BDA\BBMP and village map are the best way to verify. Good luck.

If BBMP wants to discourage splitting of a bigger A khata plot into smaller B khata plots, why do they register sale of such sites? Where is the loop hole in the system ?

Loop hole in the system is the conditional affidavit given to developer with Katha (for whole land) to the owner/developer, as mentioned by Chidu earlier.
It (a temporary katha) is given with intention that the owner will properly make a layout (leaving 45% to common amenities like road, park), and get the layout approved.
But the developer/owner never makes such a layout with 45% for CA. Why should he leave some area for park or water tank, transformer, when he can make that also as a site and sell it off. He wants to sell ALL as plots, make money and push off.

BBMP also does not care because they put rules, but developer/owner has found a loop-hole and not making a proper layout.
BBMP gives A-katha for whole layout, indirectly influencing the builder to go for apartment, than layout. And if its a proper layout, then they need adhere to layout norms, pay betterment for every plot and get katha (which the builder is not interested), and since its not complied BBMP takes it as unauthorised layout.
So what if its not authorised says BBMP ? We will get money from plot owners tomorrow, when akrama-sakrama comes, at that time we will get money (betterment/fine) and give them katha. What is the urgency, is what they think.

However please note the sale is valid. Your name will come in EC, RTC, mutation records etc,.
Only issue is due to NO-Katha (ie,. B-katha), you wont get construction loan or plan approval.

Only way to prevent this is:
1).Government has to put a rule, that NO-registrations can happen, unless seller shows the Original Katha for that plot during registration date.
which means that developer has to obtain katha for every plot in their name.
2).And for all registrations happened before, govt. must accept betterment/penalty and give katha.

Here is what i personally believe, as mentioned in other posts "Current system favours apartments than plots"
Government WONT fix this, they actually LOVE this complication/loop hole, because owning a plot of land, makes salaried folks, IT guys, employees, Non-karnataka folks to become richer. Instead if they have complicated system, like this A-katha, B-katha,.blah,. blah,. it will FORCE people to buy apartments, and make all of us sit like monkeys inside apartment, owning only 300 sft of undivided share and pay EMI for 60 lacs for the rest of our lives, while business men, politicians, who can afford HARD-cash, can go for buying plots and villas. Even if you buy a plot with Katha (it is either BDA plot which can be bought dominantly by kannadigas only or if it is BDA approved private layout plot), you cannot get it unless you pay a huge price to government for approvals (like the way confident builders do), and finally buyers like us pay for it.

Its very simple logic from government, politicians, that you cannot become rich by owning plots, without we getting a major share of it, in the name complicated approvals.
If you by-pass any loop hole (ie,. buy a low priced B-katha), then you cannot get plan approvals, and need to wait for akrama-sakrama, and in that time also they will get a penalty and give katha

No one says its mandatory. It is just to know the facts abt the land. But in your case, i dont find that survey no. in Bhoomi itself. That means for that particular village and Hobli, the Sy.No mentioned by u might not exist/Wrong. so plz chk and confirm with any good lawyer.

It may be a matter of time before the other part gets asphalted too. Also, as per the construction workers in SLN city, asphalting is done only after all the other works like sewage, laying of electric poles, lines etc are complete. Hi, I am planning to buy a site in Lake View Residency, Venkatala, Yelahanka. It was registered as a BBMP 'A' katha, and i was told that SBI will provide the loan facility. Anyone in this forum had purchased any site here or had any opinions about this layout. This was a very old layout formed almost 15 years back. The layout is just 3kms from the Yelahanka Railway Station. Road connectivity is very good, and location is perfect. But i don't see any development in this layout, not many houses built. Hardly i see 15-20 houses, on a total of 200 sites. When i asked the broker, he says that most of sites are bought by NRI's and they haven't constructed any houses here. I am not sure if i could believe, but i just want to make sure if the layout is not under any litigation. How do i check on this?

Since SBI is giving loans, can we trust and invest in this property? Should i consult a lawyer as well before any proceedings. Any information about this layout, please let me know.

Nowadays while constructing homes, people pay a lot of attention towards Front Elevation. An elegant front elevation gives a pleasing look to houses. Some spend lakhs of rupees for front elevations whereas others spend a few thousand to achieve the same pleasing effect. During the course of construction of our houses, we inspect a lot of constructed houses for guidance and come across many beutiful front elevations. Nowadays most people have mobile phones with camera. It would be a good idea to photograph the front elevations and upload them in this forum. It would give a lot of ideas to people who are constructing their houses. Photographs of other aspects of house buildings are also of great help to us. Let this forum be an encyclopedia of house construction.

I have uploaded one front elevation(Named Elevation1), which I liked. It is in the Gallery section. It is captured by Samsung S6102 3MP mobile phone.

Hi,

For a rough 2D sketch, we can even use Microsoft Excel, like the one i have done.
Please find attached a rough floor plan which i attempted via MS Excel.

Note : Excel square in the excel is mapped to 1/2(half) sq.ft.

I have drawn for a site dimension of 30 x 44, North Facing
