I also visited as per Praveen's suggestion and it was very useful esp. since I am yet to build my first home. It certainly gave me an understanding of various options available and decisions that I need to make during construction. It was a lot of info for a newbie like me - summary of key takeaways for those building homes for the first time
1. The choice of color/material for tiles is mind boggling. There was Nitco, Kajaria, Johnson, Somany and at least 3 other tile companies displaying the latest digitial print tiles. I was specifically looking for anti skid/Matt finish wood looking option and found one in Johnson that was as low as 80 Rs/Sq feet. Various interesting options in stone cladding for elevation as well. I was still deciding between tiles/marble/granite and I am now almost sure that I will go for tiles for most part of my house given the choice available
2. After visiting the UPVC window stalls (esp. Finesta's wood finish type windows), I am almost deciding on UPVC rather than wood. There was one German UPVC company and an LG brand UPVC also at the event.
3. There were whole lot of options for sanitary ware and shower panels etc, ranging from basic 3-4 K washbasins to 1.5 L digital shower panels. It gave me an idea of where to/where not to splurge money for my needs. (I am planning to go for mid range models). There was hindware and a bunch of fancy foreign brands (forget the names)
4. Lagrange's modular switches gave an idea of various advances in switches (round switches looked nice).
5. Found some options for PVC pipes- sounds like this is a norm and GI is out?
6. Asian paints had a stall around wood paints that can be applied on top of veneer/ply. Interesting concept- though I am unlikely to go for it
7. Various kinds of roofing materials that are water resistant and heat resistant etc. Not sure if these are required for Bangalore but interesting concept (which is neither hot nor does have heavy rains).
8. Ready made doors like Niki. Not sure if these are good- at least an option to consider
9. One home lift company- sounded very expensive for my requirements.
10. Home automation companies- interesting ideas - but did not feel that I need them.
11. Home security- did not find anyone in this category- was eagerly looking for one.
Collected a bunch of brochures- need to go through it when I get time.

The society registers the site to a member/ associate member. Hence, you will be able to buy/ get the site registered only as a second party, legally speaking. There have been cases where such transactions have happenned in past & people have ended up loosing both the land & the money.

Appreciation of BDA approved sites along kanakapura road has been 25-40%- (Bank officers first stage/BCMC 3-3.2 K to 4.5 -4.7 K, Bank officers II stage 2.5 K to 3.2-3.5 K). The appreciation in JP Nagar (8th and 9th phase) probably was around 15-20%. I guess the appreciation in Anjanapura layout must be less except for 11th block which seems to be developing fast.

Comparatively with BDA formed sites, if your interested in purchasing BDA Approved site,t here will little risk on title. When your interesting to purchasing BDA approved sites you make yourself clear that the Developer has purchased property from lawful owner and all the necessary parties have duly consented/Authorized to such sale deed.
Secondly you have to make yourself clear that property is duly converted for use o f residential purpose and layout is approved from Competent authority whichever may the the case
thirdly You should verify whether site which your intending to purchase is released for registration ( as matter procedure,Approving authority will release 60% sites at first phase, 40 % at second stage. In event developers fails to develop the layout as per terms and conditions then competent authority will sell 40 % and develop as per approved plan.)
But In case BDA sites situation will be totally different there the question title or third party doest not as Govt acquires land Under L A act and land vest with Govt. Only aspect which you need concentrate is allotment and other things.

Today B Khatha Sites itself are being quoted 3000 Rs/-, So A Khatha Sites in this Price Range are almost an Impossibility.
and Moreover BMRDA layouts are getting sold at 1500 Rs + along B.G. road and EC. So I don't think 1000-2000 is any more possible within city limits for clear titles.
if we get at 2500 then it is a really good deal.
My Personal Thoughts based on about 7 to 8 months of searching.

Most of the BMRDA approved layouts around BG road & EC, Most of the BIAAPA approved layouts around Airport will be in the range of 1k-2k.

The adjacent site owner has illegally encroached about 1.5 feet of setback area in her property and built a compound wall. Actually the point where his house wall ends is the actual point where his property also ends.
Their family taken lawyer advice who says that the court case will go for years and needs time and money which is not an option for them. The owner is not willing to give back their share of land.
What are the options available to my colleague in this case?

If the encroachment is only limited to a compound wall...it can be very well demolished. the concerned party will first have to approach bbmp with the necessary docs/ goto police & see what happens. approaching courts will be the last option. the area corporator also will be of assistance in such cases.

We are a group of 3 friends who are planning on buying a 30x40 site in South Bangalore. Then we want to build 3 independent homes (Basement + 3) one above the other and register it in our respective names. We are still in the planning stages and felt it will bring down the cost considerably.
Now my question is,
1) Is it possible to do something like this legally ?
2) Are there any complications involved ?
3) We are assuming that costs will come down. But will it be considerable with all the formalities and multiple registrations ?

Cost angle which you are looking is still a premature one. There are many more factors other than your assumed advantages to be considered before going for any Joint ventures. some of them like
1) How long you all 3 will be friends & have like mindedness ? Any guarantee ?
2) What about dependents(Spouse, parents, Kids..etc) of you all 3 friends ? Do they all like minded along with you 3?
3) G+3 building needs a Lift. This will need at least 6 X 6 ft space apart from the stair case & also a control room in the top
floor. It is also an added cost of 3-4 Lakhs and a regular maintenance cost. First floor person may not need it exclusively.
But other two wants it mandatory. When the power goes off, maintaining lift on UPS or Generator is not a cheap option.
Hence Cost multiplies here.
4) Who will occupy which floor ? since top floor is always gets more heat and water seepage issues(also good ventilation and
natural light) if the roofing is not done good work and lack of maintenance. Also second and third floors are less
preferred for safety reasons of kids, elders...etc.

different view on the cleanliness and maintenance of this area. will all the 3 families aligned to that definition ?

i registered in November and i clinched the deal in April, so it was 1600/sft at that time. Since, there was delay in getting the 'A' khata, it took time for registration and other stuff.

agree with you @spankuj , but i heard that some people made deal @ 2800 and after that minimum prize that people are asking for is 2800+
and broker are in their race for hiking the price for another 500 so they are quoting 2800+600 = 3400

Reason is the layout is not laid out as per BBMP/BDA regulations (eg space for park area, etc..) hence they cannot get approval for the layout now. My suggestion is to show the documents to a lawyer and get more clarity before proceeding

Yes, they are asking 15% within 7 days from booking and another 15% while allotment. I agree its a risk. But my thinking is that you are paying it to a big company and in white through cheques, not to an individual in black. Any pre-launch happens on certain trust. Even when you book an apartment, the agreement to sell is signed only after your 15-20%. If you trust Confident as a brand, you can go ahead. Only risk you are running is if they don't get approval (which I have not heard has happened) or you don't get a plot you like. In either case, you should get the money back is what they said (I won't expect the 8% interest), even if it takes time I think. No pain, no gain and your guess is as good as mine .
I just heard from confident guys the launch price they are looking at around rs 4000/- sqft(after bda apprl, which they expecting in Feb). What the marketing guy said was they have achieved the target for jan and any new booking will be logged on to the system only in feb(may b a marketing stunt).So people are buying may be it is getting attention due to the strategic location.

you can easily get sites in nri layout for 2500 , P& T layout 2500 in and around Ramamurthy nagar @ 2500 but it is prone to maximum risk with respect to titles. Most of them will turn to be settlement sites...
Hormavu side also you can get for 2500, there is lakeview , green garden layout all these you can get @ 2500. But papers might not be clear.
Nandanam layout, ashirward layout, brindavan layout in horamavu side ..all these are very good but again to get site with proper papers is big challenge.
All are Big B khata Layouts .

I think the minimum area for building apartment should be 7000 sqrt (not sure if this is correct). So you might not getting BBMP permission/approval for your apartment.

All Apartment Sale agreement must contain seperate agreement for Undivided Share of Land... If the builder is not giving you "Undivided Share of LAnd" then you will be wasting your money...
The Age of any Apartment will be 40 to 50 Years.. and then builder will demolish the apartment and try to build new one at same land, then your "Undivided Land Share" will play important role in fetching you handsome money if you want to opt out of Apartment and buy some other property...
Remeber toooo many flats in apartment will lead to very less Undivided Land Share... and you building value will become Zero after 20 years.... and if you want to resell your apartment only the "Undivided Land Share" can Probably fetch you some money...
Dont be blind folded to book junk apartments in out skirts at hefty prices where there is very less "Undivided Land Share" or "no undived Land " Provided in your sale Agreement...
Lets take sample Example on determining the Price of Apartment..
Total Cost = Building Construction Cost + Cost of Undivided Land Share
say you are buying 1500 sf Apartment
Then
A-> Cost of Building for 1500 sf Apartment is = 15 LAkhs (one Lakh Per 100 Sqft as you will have shared roof and shared floor and just walls)..

Total Cost = 15 LAkhs + 14 Lakhs = 29 LAkhs... (you can add other miscellaneous cost + 5 LAkhs) = Grand Total = 34 LAkhs for (big 3bhk Apartment)...
Now you think how much extra much you are gifting the builders....
Say you want to Resell this Apartment after 15 years.. only Undivided Land Share can save you from getting good value for apartment..
Think.. Think.. then pay your builders.... and dont fall in universal trap.. the builders are weaving....

Our engineer tells us that during construction and curing, the bricks will develop stains hence it is better to paint it (eg: terracota red). We do not want to paint the bricks. After painting that bricks wont look like as painted surface .So the original look wont spoil . Make sure you deploy good painter.
My contractor got it cleaned it with some kind of Acid and water. Now house elevation looks impressive.
Our architect has asked to keep these walls on hold and to construct them at the end. Even then, I suspect there will be some amount of stains/cement dust which will settle on these walls. Need to see how they handle it. Please keep this thread posted on how it was handled in your case.
in whatever way you clean it , but stains will come until it painted . It may look very good in the initial days but it will start create stains .

2. Rubberwood fingerjoint boards are available in 12, 18, 25 mm thickness and different qualities like AA, AB etc based on the finish of the sides.
3. RUBCO seems to be good brand as it is from Kerala government and there are other brands like rubwood, woodline etc which are other manufcaturers of rubberwood mostly from Kerala.
4. Rates of 18 mm board is about 150 per sqft for RUBCO and 130 per sqft for other brands. 12 mm board is only 10 rs less than 18 mm boards.
Appreciate feedback from forum members about the usage of rubber wood for interior wood work..

images. I thought it would be good to share with you all.
I would start with,
1. Ready made (teak) doors:
I found one store where he had kept teak doors with good finish and polish.
He said, they make these doors and windows in Delhi and would ship it any where in bangalore.
I just enquired about the price for a burma teak door(), he said it would be approximately 19k. I also happened
to ask him if they make custom sized doors and windows and also what all materials he would do.
He said they would need 40 days approximately to deliver the door. I personally felt it was good, i would like to
know suggestions form you guys if this is good idea to get ready made doors than buying wood, hiring a carpenter
to get the job done.

2. Ready made sink:
This was a product from Futura, it was made from some Quartz material. I felt the quality was very good, looked solid great fit and finish. And it was priced 7550 Rs i dont know if this is over priced or not.

i saw four different companies showing off there products
1. Fenesta 2. Lingel (Germany) 3. LG Hausys 4. Fimen Windows.
I liked the quality of Lingel. Most of them have websites so you can visit them to check it. Price was confusing for me, they said to contact once again when we need it.
4. Wallpapers:
There were few vendors who were selling the wallpapers, they were starting from Rs 40 till 800 so on per sqft. The one attached in the image was 40 Rs/ sqft it seems.
5. Shoe Rack:

I have been a silent member of this community (till now).
I have a plan to construct my dream home in Rajarajeshwari nagar in bangalore. So i am doing my homework by visiting the websites and places to get more knowledge.
I have visited the ACE which was held on 11 till 13 January. I have seen some products and also clicked some
images. I thought it would be good to share with you all.
I would start with,
1. Ready made (teak) doors:
I found one store where he had kept teak doors with good finish and polish.
He said, they make these doors and windows in Delhi and would ship it any where in bangalore.
I just enquired about the price for a burma teak door(), he said it would be approximately 19k. I also happened
to ask him if they make custom sized doors and windows and also what all materials he would do.
He said they would need 40 days approximately to deliver the door. I personally felt it was good, i would like to
know suggestions form you guys if this is good idea to get ready made doors than buying wood, hiring a carpenter
to get the job done.
Please reply to this lets see pros and cons of this.
2. Ready made sink:
This was a product from Futura, it was made from some Quartz material. I felt the quality was very good, looked solid great fit and finish. And it was priced 7550 Rs i dont know if this is over priced or not.
I have a question here, can we install these instead of granite sink.
3. uPVC windows:
i saw four different companies showing off there products
1. Fenesta 2. Lingel (Germany) 3. LG Hausys 4. Fimen Windows.
I liked the quality of Lingel. Most of them have websites so you can visit them to check it. Price was confusing for me, they said to contact once again when we need it.
4. Wallpapers:
There were few vendors who were selling the wallpapers, they were starting from Rs 40 till 800 so on per sqft. The one attached in the image was 40 Rs/ sqft it seems.

Yes, Lingel (Germany) uPVC windows quality was good & at par with Fenesta. Their price was around 400-600 for two track & 500-700 for 3 track sliding windows. Again the sales executive told that final price varies slightly also based on model.
Burma teak door price was 850/sqft. Also wide varity of tiles display was there.

Koolanil, Only carpenter or experience person can guess the quality of wood. Also since these are manufactured at different place out of your sight can't rely thier quality. Please visit Karnataka forest dept depot in Mysore road for good quality of wood & workmanship is ok.

I just presume that the price quoted is not a "typo error". I feel it should have been 91K, you probably could have heard it wrong too. The basic cost of just "teak" with no bells & whistles attached for a decent size of 7 x 4 will be 50K upwards.

Can someone share their experience?
What I had heard a long time back, is that each person builds only 3 sides. But that is not confirmed. In our case, only 2 sides were open, since the one on our left side already had a compound, the guy behind also had one, but insisted that we build our own wall. So it is necessary to check with the neighbors. Particularly in your case, since there is encroachment, you have to get that rectified before marking for excavation.
If there is no way to contact the owner who has put up the barbed wires, how does one rectify it? As I mentioned, the wires have fallen towards our site and it does not appear to be intentional

Because when you construct, you have to make sure the markings are correct and you don't encroach on the neighbor's property and they have not encroached on yours. If all else fails, put a notice in the local newspaper asking the neighbors to contact you. If you have an attorney, (say for purchase of property etc.), they would be able to give you more ideas regarding how to get more info.
Also registration is digitized these days, so you could try and get that info from registrar's office as well. Perhaps the local tax collection center could get you details too.

Krishna Ji.....you are supposed to build compound on all 3 sides. i.e, front, rear & right hand side. Left hand side is supposed to be build by your neighbour to the left. Since all 3 sides are open at this time, it is in your interest that you build the ones to the left too.
Make sure that you have the right markings & have the barbed fence removed, wires wound up neatly & kept aside. If you expect this to be dealt with all nicieties & leagalities, you may have to wait for ethernity. thanks. but here the confusion is on the pots they used. I bag of cement is 4 pots,so others need to be mixed at 6 pots and 12 pots of jelly. but mason saying we should use 4:7:6 where they normally use everywhere as they need to add more sand than jelly. here 1 pots more sand than jelly (7 and 6). Here it won;'t become 1:1.5:3 ,it would be 1:2:1.5 which is coming. Is this right proportion?????.

most labours or gangmen are like this. They are plain lazy to bring the required number of pots (baandlis) into mix. If you want to be sure of the proportion, you have to stand and monitor if your contractor/labour is not reliable.

There are different Test available germs like bacterial and etc can be tested at Manipal hospital for Rs 300/=. To know the hardness of Water and a kind of Softner that need to be used you have to do a different testing. i know a reference pradeep he will do the water testing and suggest the softner (i think he is running softner business)

Yes, Saisuraksha is right. People selling water softener, will test the water before selling and installing the product for you. They do charge a fee. I had mine installed by Venkatesh from Malleswaram, they tested, delivered, installed and then came back for a follow up on my softener. I remember that if the sample is delivered to them, it is slightly lower, but if they come, there is an additional fee to come and collect it. Only I forget the separate amount for testing (I purchased the softener and water purifier from them). You can check him out at - 9900434343.

We want to get safety grill fitted for our house in our setback area . The people who do the fabrication want to do the welding work onsite using power from my home. I asked them for the KVA of the machine, but they are not able to tell me. Mine is a 5KW connection for my home. Is it okay to allow them to use the welding machine from my home power ? I'm concerned about the load and any other issues.
We used connection from home itself (most what have seen) Ours was 3Kva. Any way you would MCB which would trip in case of load.
can you please share how much the grill cost? . Is it depends on the guage they uses ? .What additional attributes you have considered in deciding the final cost.

I think its reasonable. I got the quote of 8K and 10K respectively for same work for bathrooms and 2K each for kitchen.

I am planning to drill a borewell and regarding that i downloaded the form and filled in the details and approached the Jayanagar BWSSB office couple of days back. They didn't accept the application because they wanted the original chalan, Tax receipt, Sale deed and a declaration on a 20rs stamp paper. There documents were not mentioned in the application form but they said that these are mandatory.
Today i approached them again with all the documents but now the are asking the borewell agency certificate copy along with other documents. This is ridiculous , as i have not finalized on the drilling agency. I thought i will finalize after i get the approval.
Please suggest.

On the other hand BWSSB itself is drilling plenty of bore wells and giving free connection(Bypassing the Water meter) to each and every households unlimited water free of cost at Bangalore west region on the instructions of the corporators and MLAs.
Better you meet the chief engineer of your BWSSB Dept with a written request and ask him to give in writing all the necessary documents to be provided for getting the authorization.
On the other hand BWSSB itself is drilling plenty of bore wells and giving free connection(Bypassing the Water meter) to each and every households unlimited water free of cost at Bangalore west region on the instructions of the corporators and MLAs.
Better you meet the chief engineer of your BWSSB Dept with a written request and ask him to give in writing all the necessary documents to be provided for getting the authorization.
It is obvious what their real intention is. But I am just thinking,
since any borewell drilling outfit wants your busines, why not shift
the burden to them ? Ask the borer to prepare all the documentation,

1. If the wall that is being constructed is a western or a southern wall, then keep a small opening, say 3" below the roof slab of size say 12"width and 6" height. This you do only if you anticipate a lot of suns heat falling on this wall and there is no much cross ventilation in the room.
2. If there is a double heighted roof, then provide a sky light with no windows on the double heighted volume, but a turbine ventilator attached to the sky light for a wonderfull exhaust system.
3. It is better to keep ventilators in the bathrooms and toilets, rather than in lviing room and bed rooms.

I am planning a modular kitchen for my house under construction with a inhouse carpenter. I want to do wider soft closing kitchen cabinets, but the carpenter says the wider cabinets wont be possible as the SS baskets would support only a 20 inch width. If I need to go for the wider one, I would need to go for complete ply cabinets or tandem boxes which would cost more and the fittings for these like channels etc would cost a bomb. Please let me know what would be the difference for a cabinet if I go for soft closing instead of the normal one? It would be great if you guys can provide a breakdown of cost that would be incurred on hinges, channels and other hardware to be used for both SS cabinets and the Wider Soft closing cabinets. Appreciate your quick responses.

Most of water level controller seems to be dumb, try going for industry standard grade for this purpose. It can do lot of things.

* The Locally available model i had came to repair fast, but no one wanted to repair it.
* Some models use cheap electronics like relays which are of not high quality. After certain amount of latch off and on the relays go for toss.
These make lot of noise.
* Some good models uses TRIAC but they are costloier.
* Frequent switching OFF and ON of the pump will spoil the pump.
* I have seen few installations that have caused problems to pump.
Industry standard one I am taking is about PLC grade. You get cheaper one (not sure about the price)

Recently I visited one of the layouts in Srinivasapura, Yelahanka(Near Bagalur main road, Delhi public school). The layout is around 1.5 km from the main road. And the connecting road is not in a good condition(Its a mud road). As per the developer, BBMP has planned to widen that road to 60ft. and has marked all the properties on both the sides of the road.
Please let me know how to verify the developer is telling the truth or not. Before buying the property, I want to verify if the road widening is actually planned by BBMP or the developer is fooling us just to sell his sites.

Hi All just to update you all, dont go for first cross in Nobel residency , it has legal litigation.
there is a case running on Survery no 50/2 on which 1st cross is situated, all plots on both side of 1st cross are under litigation.
which is 1st cross :
landmark 1 : you are coming from kammanhalli main road... you see a big bunglow and take right there...
soon after you take right ...the first left if you take ...its a dead end road which goes to park...( though there is no entry for park from this side)
Landmark 2: house no 48 is situated on this road, ,, also the plot number 50,49,47,46,45 on left hand side of road ...on the right hand side of road plot number 11 is situated...

@Bengaluru Boy : Its ancestral property Issue , when some deal in had happened in past, seller's son was minor @ that later on when he became major , he had put a case , if you go to the resident of this cross, some of them who are really to help you will give you case number and some of them may tell you there is no case, they tell lie because of one of following three reason
1) they really dont know, may be the constructed back in 2004-2008 , when case was not entered into books of registrar office and BBMP etc.
2) they will give some broker's number, and get commision from them
3) from the security point of view they want people to come down, in their cross and settledown.

Thanks for the info. I inquired thru other sources on the rates. Its still around 2500 psft. there is one 60.40 site avaialble in the layout ( not in the cross you have mentioned).
@BangaluruBoy : 40x60 south facing site. rate quoted is 2700-2800 , Every agent of that area seems to know this site. its not in my budget else i would have gone for legal verification for this site.
This site doesn't belong to first cross ( doesn't belong to survey no 50/2 , Yelenahalli) , so its free from the litigation that i am aware of , you need to check if there is other litigation.

I bought 2 plots one 1500 Sqft and another 4000 sqft.
I cleared legal approvals before buying. Then got loan from LICHF and got it registered thereafter.
They had a bad name in the past because if delays in completetion that's because one of the director was contesting for election in AP and had lost lots of money and seats aswell.
Surrounding areas they are quoting 1800-2000 psft.
But I still wouldn't want to pay money and wait for any developer till layout completetion. Not only aishwarya .
Why not buy a site in completed project when all legal papers are clear?

My personal opinion is that you consider BDA sites for investment as they are safer compared to others, especially considering that you will keep the site vacant for a long period. Also appreciation on BDA sites is usually higher.
